Loch Awe, at some 24 miles, is Scotland’s longest fresh water loch and oneof its most picturesque, rich in wildlife, and with wooded shores and numer-ous small islands. It is also renowned for the quality of it game and coarsefishing with catches which include wild brown trout, huge ferox trout, salm-on and monster pike. In addition to riparian fishing rights (indigenous freshwater species), salmon rights are also included in the sale of this business.The fishing season runs from March 15th to October 6th although pike can befished for throughout the year. Angling activity on the loch is controlled bythe Loch Awe Improvement Association (LAIA) and its wardens under aProtection Order granted in 1992. Lots of useful general information on theloch and its surroundings can be found on the Loch Awe Community web-site at www.loch-awe.com .Loch Awe Boats was established in 1996 and has grown to become theprimary provider of boating and angling services on the loch and was a venuefor the 2009 World Fly Fishing Championship (see You-Tube videohttp://www.youtube.com/watch?v=Y_fUPN6SMJI). The yard is situated onthe southern shore of loch at Ardbrecknish, approximately 8 miles from thevillage of Dalmally. The business is being offered for sale due to the plannedretirement of the present owner who lives nearby, and whose services will beavailable to new owners for a period of familiarisation and training.Land: The boatyard site extends to approximately 2.5 acres which includessome 120 metres of direct loch frontage with a breakwater, floating pontoonsand concrete slipway. The site also encompasses the two principal buildings,public toilets, a 10-pitch camp site, 80 boat/trailer parking berths and a staffcaravan. This area also includes a plot with planning permission for a new5-bedroom house.
