'DIARY' FITS THIS PERSPECTIVE

I got a call recently from a homeownerwho was truly upset with a subcontractor.It seems the work was not designedcorrectly, and the end-result was causingmajor problems in the caller’s home.

The caller let me know he moved into thishouse about 1 year ago, and the subcontractorrefuses to correct the problems.

I asked about the inspection on the sub’swork, and the caller said the inspectiondidn’t catch the problem. “Inspectorsdepend on the contractor to do the workright, anyway.” The caller was, however,having the inspector return to re-inspect thesystem to find “all the code violations”.

After I hung up the telephone, I wasvery glad. The perfect article for the Augustnewsletter had dropped right into my lap!What a great opportunity to pound homethe starched lesson of hiring a professionalbuilder for, perhaps, the largest investmentin your life!

But it’s summertime, and it’s been hotlately. So as sleeves are rolled up and topbuttons are open during the dog days, I thinkit would be more fun to re-visit our favoriteway to review this lesson – Diary of A MadHome Builder.

Bill Carson, who served the homebuilding industry as the Executive Directorof the Indiana Builders Association for 42years, wrote the following story of a regularguy who tried to save a few bucks bybuilding his own home. As I decided torun Carson’s Diary, it occurred to me justhow many times over the years he must havereceived countless, frustrating phone callsfrom “do-it-yourselfers”. From myWhen I inquired who his general

perspective, he captured the sentimentexactly. Enjoy.

APRIL 1 (Fool’s Day)My banker was very friendly. Said he

wished I would get a builder because Ididn’t know what I was doing. Best rate Icould get was four points above primebecause I was too marginal with noexperience. Also said I’d get the money instages after I showed proof of payment tosubs. What nerve! I didn’t realize therewould be this much paperwork. Missedthree hours of work. He gave me a calendar,though.APRIL 26

Took 25 days to finally agree on houseplans. Never dreamed there were so manydetails. Discovered that my wife is a verynasty person. Think I’m getting a nervouscondition.MAY 4

Finally swung the deal on the lot. Thedeveloper said, “Take it or leave it!” Saidthe builders buy several lots at a time andthat’s why they get discounts and that Ididn’t qualify. I know I paid too much but

NAHB REMODELERS LOGO UNVEILEDLOCAL REMODELORS COUNCIL

opened the NAHB Remodelers’ springBoard of Trustees meeting by unveilingthe council’s new logo with a champagnetoast to the new name.

The implementationof a new logo is anotherstep in the rebrandingprocess for the newNAHB Remodelers.The decision to change the group’s namefrom the Remodelors Council to theNAHB Remodelers came after extensiveanalysis of the council’s brandrecognition and investigation into how tomake the council an even more widely-known force in the remodeling industry.

Economists predict that the remodelingindustry will surpass the home building

industry within the next ten years, and thecouncil’s Board of Trustees wants to makesure that the NAHB Remodelers reachesmore of the remodeling population and growsas the industry grows. Updating the council’s

name and logo gives it afresh, new image, makes iteasier to search for onlineand allows it to be seen asassociated with NAHB.

Locally, the Remodelors Council of theSouthwestern Indiana Buidlers Associationhas decided to implement a name change andnew logo in effort to rebrand along with thenational council.

FALL TOUR RETURNSINVESTMENT

Builders are already revving up forSIBA’s 2nd annual Fall Tour of Homes,which is scheduled this year for October13-14 and 20-21. Builder packets withcontracts are being mailed to all SIBABuilder Members on August 1. Thedeadline to enter is September 14, 2007.

The Fall Tour is another fantasticopportunity for builders to meet and greetpotential customers. Like the Parade ofHomes in June, the Fall Tour is geared toattract potential buyers to newly builthomes, but in a more relaxed fashion forthe builder.

Requirements for entries in the FallTour aren’t as restrictive as the Parade.For example, an entry can be a home thatis completed, or a home that is still underconstruction, or even a subdivision oropen building lot.

Also in the Builder packet isinformation about updates and changesfor this year’s Fall Tour. One majorchange is the number of days for the FallTour. The Tour will extend over twoconsecutive weekends, but will still not

include the weekdays between. One thingthat has not changed is the cost forbuilders to participate. The entry fee forthe 2007 Fall Tour remains at $500 perentry – a great price for the exposureprovided through the event.

In 2006, SIBA had its first Fall Tour,and was surprised by the interest amongits Builder members. Expecting about 32entries, SIBA was happy to report therewere 44 entries in the 2006 Fall Tour.Even more are expected this year, sincethe event demands less stress on thebuilders, subcontractors, and suppliers.And builders report the return for theirentry fee brings in many potential buyers– much more than a typical open house.

GREEN BUILDINGCOMING TO

INDIANAThe Indiana Builders Association has

formed a special task force to review greenbuilding practices. One focus of the taskforce is to review practices that might shapelegislative and regulatory policies forvoluntary, market-driven programs that canmake sense for home building in Indiana.

Some efforts already made to implementgreen building practices were found to addtoo much cost, and would have detrimentaleffects on communities, especially thosetrying to maintain healthy growth.

However, NAHB has written a set ofGreen Building Guidelines that are muchmore builder-friendly and affordable toworking households. The NAHBguidelines are also in the considerationprocess for qualifying for ANSI standards.

Three SIBA builders are serving onIBA’s Green Building Task Force. JohnElpers, Shane Clements and Mike Zehnerare scheduled to attend meetings, which areexpected to start in July, and run mostly inconjunction with meetings of IBA’sdirectors meetings.

Updates will be forthcoming from theSIBA office.

$1000 increase prices out 414 households in Evansville marketIn Evansville, 414 households are

priced out of the median priced homefor every $1,000 of government relatedincrease in housing cost, according tothe most recent economic report by theNational Association of Home Builders.

The study gathered the median pricedhome for our market is $198,421. Thisprice would require a minimum incomeof $58,414. There are 140,138households that earn at least this incomewithin the market. However, with a mere$1000 increase, 414 households can nolonger afford that home.

Even as the hous ing marke tcorrection continues to exert downwardpressure on new home prices, localitiescontinue to push forward with new feesand regulations that will further erodehousing affordability, according to thenew study.

The repor t on the impac t o fgovernment regulat ion on housingshows that each $1,000 increase in thecost of a new median-priced homeforces 217,000 prospective buyers outof the marketplace.

Based on national mortgageunderwriting standards and incorporatingthe latest data from the U.S. CensusBureau, the report contains detailedresults for more than 300 metro areas.

The analysis found that every $819rise in fees paid at the beginning of theconstruct ion process – such as anincrease in the price of a constructionpermit, a tap fee, a proffer or an impactfee – adds an additional $1,000 to thefinal price of the home.

“The study shows that even modestimpact fees can have a dramatic effecton housing affordability,” said JerryHoward, executive vice president andCEO of NAHB. “Local governments need

to understand that higher regulatory costsfrequently push up the price of housingbeyond the means of many teachers,firefighters, police officers and othermoderate-income workers.”

The number of households whowould no longer be eligible to qualifyfor a mortgage based on a $1,000increase to a median-pr iced homeranges from a low of 10 in both the LaCrosse , Wisc-Minn . met ropol i t anstatistical areas and the Ocean City, N.J.MSA, to a high of 4,193 in the Dallas-Forth Worth-Arlington, Texas area.

At the time of the conference, theSenate’s discussion was heated mostly onthe immigration issue. Builders alsoimpressed upon lawmakers the importanceof FHA modernization as well as GSE’s.

Building professionals also made clearhousing’s importance in the economy.Housing accounts for 16% of the nation’sGDP.

The goal of thecampaign, whichfollows an effectivenational model, is toadvise consumers thatpurchasing a home ismore of a possibility than they may haverealized. A website supports thecampaign by offering articles aboutdifferent topics in buying or selling ahome, including how to select a builderor realtor.

This spring, the SIBA board ofdirectors voted to spend association fundson a media campaign. SIBA’s financialcommitment was met equally by theEvansville Area Association of Realtors,and the Mortgage Bankers Associationalso contributed to the campaign.

The Evansville Courier committed tothe campaign with special pricing andfinancial contribution that supported thecampaign. Lamar Advertising also

provided specialpricing and contributedextra boards forexposure. SouthC e n t r a lC o m m u n i c a t i o n scommitted specialpricing on radioadvertising.

The entirecommitment amonglocal organizationstotaled about $40,000,which was matched byNAHB – for a total of$80,000.

This was enough tospan the campaign over 90-days,beginning late May into August.

Especially with today’s marketstatus, the committee wants people torea l ize tha t homeownersh ip i saffordable, and that the home of theirdreams may actual ly f i t into theirbudgets. The advertising will provideinformational ar t ic les that wil l behelpful to consumers as they considerpurchasing a home. The website willalso include links to each of the entitiesinvolved.

COMMITTEE TO VOTE NEXT MONTH ON GREENSTANDARD PROPOSALS

Proposals on everything from roofoverhangs and the percentage of recycledcontent in building materials to anincreased emphasis on panelizedconstruction — and a new ultra-green“diamond” designation — are among therecommendations to be reviewed whenthe Green Building Standard consensuscommittee meets next month.

Last week, the seven task groups ofthe committee members — each assignedto work on a different part of the proposedstandard — released theirrecommendations and those will be votedon by the entire committee when it meetsJuly 9-13 at the National Housing Centerin Washington, D.C.

Hundreds of pages of proposals, alongwith justifications for each, are availableat the green building standard section ofthe NAHB Research Center’s Web site.The Research Center is serving assecretariat for the standards process,which is being conducted according toprotocols developed by the AmericanNational Standards Institute (ANSI) andin cooperation with the InternationalCodes Council. When completed aroundthe end of this year, the document will bethe first ever consensus-based residentialgreen building standard.

The standard will be used for allresidential construction types, includingremodeling and multifamilydevelopments, both high and low-rise.

The proposed standard is based on theNAHB Model Green Home BuildingGuidelines, which were unveiled inJanuary 2005 and are now used by 20home builders associations as the basis oftheir state and local green buildingprograms.

Also, green, resource-efficient lot andsite development, which was included inthe appendix of the guidelines, willbecome a part of the standard itself.

“If communities are seeking an ANSIstandard for voluntary green building, theNational Green Building Standard willprovide one-stop shopping,” said GreenBuilding Consensus Committee ChairRon Jones.

“To have remodeling, multifamilyand land development as part of thisresidential standard is a huge advantagefor builders, too,” Jones said. “Manyof our members do more than one kindof home bui ld ing , and hav ing acomprehensive standard like this makesit much more user-friendly.”

After the next consensus committeemeeting, the revised standard documentreflecting the votes of the committeewill be released for a public commentperiod. The Research Center will gatherthe comments and then circulate them

to the appropriate committee membersfor their review and response.

Interested groups and individualswill also be able to appeal committeedecisions. “The transparency is integralto the development of this standard,”Jones said. “This is not some plan that’sbeing foisted onto the industry. This iscommon sense green building — abase l ine fo r a l l o f us tha t wi l lencourage this industry to becomegreener and greener.”

BUILDERS GOLF OUTING WAS HEATEDDozens of foursomes gathered for golf at

Rolling Hills Country Club on one of the hottestdays of the year. Thanks to the RHCC staffand well-positioned stations, golfers had plentyof refreshments and had a great time.

Congratulations to the winning team –Logan Lavelle Hunt featuring Trent Hunt, whotruly is a good golfer. He dragged along fellow“golfers” Jeff and Ray Happe, as well as JimmySchiff. It was never reported that they used aHappe or Schiff shot the entire outing, but theteam score of 53 was two strokes better thanthe field.

Congratulations, also, to the losing team,who accepted their last place prize sograciously. The excavation was filled with water. Itold him to fill the damn thing back up andI chalked my loss up to “experience” I’m anervous wreck.MAY 11

The foundation guys told me it wouldbe at least three weeks before they couldget to my job. They had to take care oftheir builders first. I hate delays.MAY 12

The lumber man said that I could qualifyfor discounts as soon as I bought at least$250,000 worth of materials. I told him thatwas discrimination. He agreed. He alsowould not guarantee any prices because thelumber prices were fluctuating almost daily.Told him I wouldn’t stand for that kind oftreatment and would shop around. Missedtwo days of work getting bids. Returned tooriginal lumber man and signed up.MAY 15

When the framing carpenter told me hisprice, I told him to go to hell. Told himthere were doctors making his kind ofmoney and that there were plenty of otherswhere he came from. Said he dropped outof medical school to become a carpenter.MAY 24

Made a list of everybody who has liedto me. Got writer’s cramp.AUGUST 18

Carpenter finally showed. I almost wentberserk when he pointed out that I neededa saw box from the power company or hecouldn’t run his power equipment. He saidI’d have to pay him for as long as it took toget one or he’d have to go to another project.I mumbled, “yes, I’d pay.” How was Isupposed to know about saw boxes? Missedmore work. Decided it’s not fun to build ahouse.OCTOBER 3

Structure looks beautiful. At least it willbe closed up for the oncoming winter.Neighbor told me the house looked off-center on the lot. I told him to mind hisown business and get off my property. Iaccused him of stealing some of my lumber.OCTOBER 6

Roofer fell off the house today and wasinjured. More delays. My wife just keepsnagging. Told her to leave me alone andthat I never loved her anyway.OCTOBER 12

NAHB OFFERS BUILDERS TWO NEW JOBSITE SAFETY RESOURCES

The National Association of HomeBuilders (NAHB) recently announced therelease of its two latest safety products, theFall Protection Video and the NAHB-OSHAFall Protection Handbook, English-Spanish. The two products provide easy-to-follow instructions on how to preventconstruction-related falls.

According to NAHB Labor, Safety &Health, more than one third of all fatalaccidents in the construction industry are aresult of falls. In an effort to increase jobsite safety and reduce the chance of jobrelated accidents, NAHB produced thesetwo products, which are now availablethrough BuilderBooks, NAHB’s publishingarm.

U.S. Representative Brad Ellsworthmet recently with home builders inEvansville during one of his few breaksin the legislative action in Washington,DC. The meeting was generously hostedby Fifth Third Bank, and became a greatchance for builders to meet the recentlyelected Congressman.

Ellsworth described some of his firstexperiences in Washington as aCongressman. Citing a 900-pageamendment to a bill, Ellsworth said someof the lawmaking process can seemoverwhelming. And he highlyencouraged builders and suppliers to stayinformed on the legislative issues andprovide input when they can.

Ellsworth discussed a few issues, suchas the regulatory oversight of GovernmentSponsored Enterprises (GSE). The GSEtopic has been an issue on Capitol Hillfor a few years, and can overly restrictthe financial resources of mortgagecompanies if handled improperly.Ellsworth’s multiple votes involving HR1427 helped assure builders andhomebuyers of an appropriate balance forFannie Mae and Freddie Mac betweensafety and protection for the housingmission.

The National Association of HomeBuilders currently has given Ellsworth anA-rating based on his voting record thisMay of the GSE legislation.

New members wereintroduced to the QualityAssurance Builder Standards,SIBA’s written set ofconstruction standards of eachaspect of a new or remodeledhome. SIBA Builders arerequired to meet or exceed the

standards, provide customers with amanual of the standards, and to placein the sales contract a mechanismthat would resolve any disputes thatmight arise.

so many positives that it’s important toreflect on the good things that we do.

Members of SIBA are always workingto make sure we can provide safe andaffordable housing. There are plenty ofpeople out there always trying to tack oncosts to housing through fees, unnecessaryrequirements, and numerous items that donot bring additional value to the buildingprocess. We are always happy to consideritems that really bring value to a home, butwithout our organization, lots of peoplewould be priced out of homeownership.

SIBA members provide sources ofincome for thousands of employees andtheir families. Employers try very hard toprovide good wages, benefits and jobsecurity to their employees. I know lots ofcontractors that will even make work at theirhomes, offices or investment properties fortheir people during slow times because theydon’t want them to miss a paycheck. Theycare about their people.

Builders and Associates providethousands of man hours and dollars tocharities, not for profit organizations,

churches, and schools. The NAHBRemodelers provide several opportunitiesthroughout the year through things like thepreparation of Thanksgiving Dinners at theEvansville Christian Life Center, theirworkday projects and the financialcontributions they make to those in needwith the money made through The Homeand Remodeling Expo. We put our skills touse to benefit others.

My children are proud that I buildthings. I can show them places around townthat we built. Some of our projects havebeen in magazines and they seem veryinterested when I show the pictures to them.They will ask me when I get home if I builtany buildings today. I think they believe thatI build something new each and every day!They have a positive image of what I do.

These are just a couple of the goodthings associated with what we do. Whentimes are slow or tough it’s easy to focuson the negative. It’s a lot more fun to thinkabout the good things that we experiencebecause of what we do.

Summertime is a good time for a littlefun, too. Many of us enjoy family vacationsand SIBA certainly does its part to mix in alittle relaxation. Danny Davis did anoutstanding job with the golf outing. It waswell organized and well attended. I heard

several people comment about how muchfun they had at the scramble.

August 8th will provide anotheropportunity for some SIBA fun. We’reheading to Ellis Park. We have reservedseating in the air conditioned Sky Theatreand will have the opportunity for a blanketpresentation. A good time will be had byall, and you might even make some money!I hope to see you there.
