Proposal Date: 5/4/2008

Category Description Materials & Allowances Cost

Design & Permitting Drafting of the existing space and the intended layout into AutoCad. Drafting of all the necessary details and notes to procure the building permit. Submission to the County of Los Angeles Building department. NOTE: This proposal assumes there will require a Title 24 report due to the lighting requirements of the space. Detailing in addition to the single line diagram of any electrical uses beyond the space in question is currently excluded. This proposal is limited to the planning and permitting required to perform the scope of work listed herein. Additional detailing, investigation, and permitting that may be required for work that has already been performed and completed, is not included in this scope of work

Printing expenses. Permit fee allowance: $1,500 $ 3,590.00

Demolition Demolition and hauling of the carpet throughout the space. Continual management of debris and hauling and disposal expenses throughout the project. Debris storage, hauling and disposal will be performed in the most cost effective, safe and practical manner possible, and is at the discretion of APS management.

All necessary tools, equipment, containers, chemicals and protective material to complete demolition.

Framing All steel stud framing necessary to complete the project per the specifications of the plans approved by the City of Encino on__________ . This will include three step-down walls seperating the workout rooms.

Framing materials. $ 5,770.00

Plumbing All rough plumbing as indicated by the plans approved by the City of Encino on ________________. The new bathroom will be constructed at the right rear of the space. Price includes coring of the concrete deck in two locations. This proposal includes the installation of standard plumbing fixtures only.

All pipe, fasteners, copper pipe, and any necessary rough items to complete according to plans approved by the City of Encino on ______will be provided by APS. All standard decorative plumbing fixtures will be provided by and installed by APS (toilets, faucets, sinks, etc).

Electrical Electrical work includes; installing new receptacles in the new office areas, installing a dedicated circuit for the treadmill in the cardio area, installation of a continuous line of receptacles in the partition walls to service the workout rooms, installation of the necessary power to supply the insta-hot water heater, and provide power for the refridgerator, minor re-positioning of a few of the existing 2'x4' flourescent light fixtures to clear the walls which will terminate at the ceiling. Installation of up to an additional 2 2'x4' troffer lights throughout the space. Installation of a receptacle in the reception desk assuming the reception desk connects to a wall. NOTE: This proposal assumes that all necessary power will be provided to a sub-panel in the space by the property manager. NOTE: This proposal does not currently include installation of new lighting circuits, lighting controller or lighting timers.

Wire, junction boxes, receptacles and cover plates. Receptacles are white Decora by Leviton.

Phone & Data Installation of CAT5e ethernet wire and phone wire from the buildings hub to the office and terminated at one phone and data jack location in the office and one at the reception desk. NOTE: This proposal does not currently include cable as it is unknown whether or not cable is availiable and how much of the scope of work the cable or satellite company will perform.

Data and phone wiring, ethernet jack, phone jack. $ 1,088.00

HVAC Modification of the existing HVAC system to accomidate the three new enclosed areas. Scope of work is limited to installation of a return loop and supply to service the office area, the trainers room, and the storage room. Installation of a new standard thermostat. NOTE: This scope of work does not include repair or mechanical enhancements to the existing HVAC system, or installation of additional bracing on existing duct lines where not required to perform the existing scope of work.

Registers, ductwork, connection materials. $ 1,620.00

Insulation Insulation of the office walls, and the bathroom walls with insulation batts for sound deadening. NOTE: Soundboard can be installaed on the office walls for additional sound deadening if requested by the Buyer.

R-13 insulation bats. $ 250.00

Drywall Drywall on all new walls, and on existing walls exposed during the remodel. Drywall will be textured in smooth finish to match the demising walls. NOTE: This scope of work does not currently include installation of drywall, fire taping, or caulking of the demising and exterior walls or deck above the existing t-bar ceiling.

5/8" normal and water resistant gypsum drywall, corner bead, joint compound, joint tape and drywall screws.

Tile Installation of tile on the bathroom floor and up the walls for 4'. Tile will be installed on a straight lay pattern.

All tile, mortar and grout. Material allowance for tile (including all decorative tile, trim pieces and inserts): $400

Painting Priming and painting of all affected drywall, and trim work, in up to two colors and one sheen. Painting of the front wall seperating the cardio/reception area from the workout rooms using the corporate selected BARN Red. NOTE: This proposal does not currently include using BARN red on any other areas. This scope of work does not include painting of any surfaces on the exterior of the exit doors, or on the interior ceiling.

All primer, paint, and necessary materials will be furnished by APS, colors pre-determined by Fitness Together corporate.

Carpet Installation of the "PATCRAFT style I0038 Cutting Edge Color: 38301 DNA Sequencing" over the floor area in the main office, and in the trainers office. Installation of 4" of the same carpet bound and as a wall base throughout the carpeted areas.

Carpet, glue, seaming supplies. Material allowance $675

Fire Protection This proposal does no currently account for installation of any additional smoke detectors, strobes, or fire pull devices that may or may not be needed to pass the building inspections.

Doors Installation a comercial grade steel doorjamb, and hollowcore masonite door to the new bathroom, the office, the storage room, the trainers room. Installation of standard commercial grade door hardware for each of the new doors.

Hardware and Fixtures Installation of two stainless steel grab bars, one toilet paper holder, one standard bathroom mirror, the required tactile ADA signs for the bathroom and the exit.

Rubber Flooring Installation of ECOSurfaces recycled rubber flooring in all three workout rooms.

Engineered Wood Flooring (LVT)

Installation of the Gerbert LVT engineered wood flooring in the cardio/reception area, and in the hallways throughout the space.

Wood flooring material allowance: $1,800. $ 3,957.20

T-bar Ceilings & Ceiling Tiles

Installation of up to 24 replacement ceiling tiles throughout the space where damage occurs from utility installation, and where there are currently black design tiles in place. NOTE: This scope of work does not include the installation of any additional bracing to the suspended ceiling system that is not required to perform the work detailed in this scope of work.

Bevelled edge ceiling tiles. $ 754.00

Reception Desk Fabrication of a reception desk per the corporate provided detail. Front and side wall will be constructed out of steel studs and drywall. One two drawer file cabinet at the side will be installed. Installation of the phone and data jacks is built into the phone and data category. Installation of approximately 22 square feet of granite forming the work surface, the ADA required section, and the upper counter.

Steel studs, drywall, plywood subtop, top, pre-fabricated cabinet. Standard grade granite slab.
