ORDDear All,

Welcome to the 12th edition of Asia Property Edge.

The unprecedented pace of growth we witnessed last year has given way to a period of uncertainty and caution in the first half of 2008. The sub-prime mortgage meltdown and high inflation that has hit most countries is a stark reminder of how global the world has become and how connected we in Asia are with the bigger market players.

It is not all gloom and doom, however. I am a firm believer that in every situation, opportunities are there for us to seize. And CBRE is in a good position to seek out new areas of growth and fresh business opportunities.

Indeed, I am glad to report that in the last six months, we continued to see spurts of activity. Earlier in June this year, we opened the 15th full service office in Shenyang, completing our coverage of the CBRE network in Northern China. Despite the slow down in the US, Greater China remains a key growth area for Asia. There remains a healthy level of activity, generated both by domestic and international developers, investors and occupiers in China. CBRE also entered into a Joint Venture with Vanke, China’s largest residential developer, to provide property management services to high-end residential properties developed by Vanke and its subsidiaries and affiliates.

As further testimony of our continued strong growth, CBRE Group Inc’s second quarter 2008 results saw revenues in the Asia Pacific region, which includes operations in Asia, Australia and New Zealand, increase by nearly 28 per cent from a year

ago. Singapore and China, together with Australia, accounted for the strong revenue increase. While the pace of investment activity has slowed, CBRE is still leading the way in securing top value commercial investment transactions such as the sale of Singapore Power Building (US$739M), The Atrium@Orchard (US$614M), Hitachi Tower (US$593M) and 71 Robinson Road (US$544M) in Singapore; and Tin’s Plaza (US$109M) in Hong Kong.

Across Asia, our leasing business recorded healthy levels in the first half of this year although we are entering challenging times as financial and professional firms have slowed their expansion in Asia.

That said, we are forging ahead to improve service levels, tapping on our comprehensive Asian platform to give our clients the value-add they are looking for. We take very seriously our leadership in corporate social responsibility in terms of philanthropy and environment sustainability, and the many activities we have supported and championed the last six months bear this out.

The Asian financial crisis in 1997 taught us invaluable lessons. I am very confident that we will be able to weather this storm and emerge stronger.

hiTaChi TOWER sOLD FOR us$593 MiLLiOnThe team brokered the sale of Hitachi Tower to a foreign fund at a purchase price of US$593 million. The 37-storey Hitachi Tower has a net lettable area of approximately 279,600 sq. ft.

sinGaPORE POWER BuiLDinG sOLD FOR us$738.8 MiLLiOnSingapore Power Building was sold to a fund managed by Pacific Star Group for US$738.8 million. Upon completion of the transaction, the Singapore Office Services team was awarded the leasing assignments for the building. The 17-storey building on Somerset Road has a total net lettable area of 550,000 sq. ft. Part of the makeover of the 30-year old property will include retail and dining space. The first phase of the building’s transformation is scheduled for completion in the second half of 2009.

71 ROBinsOn ROaD aCQuiRED FOR us$543.8 MiLLiOnGerman fund Commerz Real purchased 71 Robinson Road. The vendors were Kajima Overseas Asia and Lehman Brothers. The purchase price was US$543.8 million. The 15-storey Premium Grade A office building has a net lettable area of 238,000 sq. ft.

Financial institutions including Standard Chartered Bank, Natixis, ICAP, Barclays Capital and Wellington Asset Management have pre-committed to taking up space at Marina Bay Financial Centre. FaCiLiTiEs ManaGEMEnTIn July 2008 State Street Corporation awarded a first generation outsourcing contract to the Asia Pacific Facilities Management team for facilities management services throughout the Asia Pacific region. The portfolio comprises approximately 420,000 sq. ft. spanning seven countries with locations in Hong Kong, China, Taiwan, Korea, Australia, India and Singapore with a high emphasis on critical environments as well as service delivery and customer satisfaction. A unique characteristic of this new appointment in Asia Pacific was proficiency in transitioning documentation, procedures and technology.

In March 2008, the team was awarded through competitive tender the Global Facilities Management appointment spanning over 100 countries covering approximately 18 million sq. ft. In Asia Pacific the portfolio covers approximately 3.7 million sq. ft. across 16 countries and 251 individual locations including Hong Kong, Malaysia, Indonesia, Philippines, Korea, Japan, India, China, Australia, New Zealand, Taiwan, Singapore, Vietnam, Thailand, Cambodia and Bangladesh.

The portfolio in Asia Pacific comprises of large manufacturing facilities, R&D centres and office accommodation where the team will provide full management services including maintenance, housekeeping, food service, and general support. Given the complexity of locations and in line with the clients business requirements it was agreed to transition the portfolio in a number of phases with approximately two million sq. ft. in China going live from June 2008.

The overall approach and solution with the Nokia Siemens Networks portfolio was to evaluate and recommend the most appropriate employer for over 100 managerial and task level operators on the account whilst looking at opportunities for saving initiatives through CBRE existing buying power and expert network including Critical Environments, Sourcing, Energy and HSSE (Health, Safety, Security and Environment).

A donation ceremony held in CBRe Beijing Office

LEnD YOuR hELPinG hanD anD shaRE YOuR LOVEA severe earthquake measuring 8.0 on the Richter Scale hit Sichuan Province, China, on 12 May 2008,with thousands of tremors subsequently felt or recorded. In response to the disaster, CBRE Greater China launched donation campaigns to assist with earthquake relief efforts in China. CBRE raised a total of HK$432,005.66 within a few days including corporate as well as employees donations.The funding has been dispatched to Operation Blessing, CBRE’s philanthropic partner in Greater China, to assist with relief activities. Currently, the funding has been deployed to help Yuejin Village in County An, Mianyang City to build basic infrastructure including temporary shelters, bath and shower facilities, as well as clean water.

The initial phase of reconstruction in the Yuejin Village has been completed, and life was going back to normal for the local villagers. The efforts were highly appreciated by the villagers and local government.

The partnership leverages leading-edge capabilities of both parties. In addition, it creates a new model in China’s real estate industry to further boost the growth of the overall property market in China. A signing ceremony was held in Shenzhen on 23 June 2008.Under the terms of the agreement, the joint venture will be jointly managed by representatives from both companies. The venture will be headquartered in Shanghai and will provide property management services to high end residential properties developed by Vanke and its subsidiaries and affiliates. These properties will include a wide range of projects including single family houses, town houses, serviced apartments and luxury apartments. CBRE ChaRiTY GOLF DaYCBRE Hong Kong joined hands with UNICEF and organised CBRE Charity Golf Day on 18 April 2008 to raise funds for a child vaccination programme. The aim was to ensure that children in the most remote regions of China had access to being vaccinated against preventable diseases. Over 25 clients sponsored individual holes, including Eastern Gotech (HK) Ltd., Fuji Xerox (Hong Kong) Limited, Henderson Land Group, JSM, Sun Hung Kai Financial and Sun Hung Kai Properties Limited (ICC). Approximately US$40,000 was raised from the event.

TOuR OF ThE FiREFLiEsCBRE Philippines employees cycled for clean air at the 10th Tour of the Fireflies on 20 April 2008. The 50-kilometer annual bicycle ride through seven cities in metro Manila drew over 6,000 participants this year, effectively drawing attention to increasing public support for alternative means of transportation that are environment-friendly, cheap, and healthy.

CBRE TaiPEi hOLDs OuTinGs FOR TCWC ChiLDREnFollowing CBRE Greater China’s launch of the philanthropic programme in 2007, CBRE Taipei adopted the Taipei Children Welfare Centre (TCWC) as the designated charity. The Centre is an non-profit organization that houses orphans and the children from broken families.
