So what makes an award-winning before-and-after project?

For starters, the project must have been completed in the

last three years. We also ask for projects that have not been

featured in other publications. It’s all about the latest and

greatest ideas and fresh, new content!

Photography is also important. Photos that show the

“before” and the “after” from the same angle are very

compelling. We also look for well-composed, high-

resolution after photos for best print quality, and photos

that illustrate the true picture of how the room or landscape

has changed. Finally, a brief project description that

includes the main features of the project, length of the

project, the homeowner’s goal and any challenges that were

overcome is essential. With all those basic requirements

met, the judges then look at what the before-and-after

project accomplished and how dramatic the transformation

was to determine the winners. Join me in celebrating these

amazing projects!

Local Remodeler Wins National Contractor of the Year Award for Ne-Yo ProjectM Remodeling, Inc., with team members MODA Floors and Interiors and Recentered Pieces, LLC, has won a national Contractor of the Year Award from the National Association of the Remodeling Industry (NARI). The award was given for the team’s entry in the Residential Interior Element category, a �replace makeover at the Atlanta home of R&B singer Ne-Yo. “It was a fun project that allowed us to stretch our creativity,” says M Remodeling president Mark Galey. “I want to thank Ne-Yo and Mo for the opportunity to do the project and, secondly, thanks to all who participated.” The custom 16-foot �replace features hundreds of pounds of black marble and required complex framing and custom steel brackets to support the structure. Only 26 national winners were selected from more than 100 regional �nalists, which included projects by Battle Renovations, of Buford, and Kade Homes and Renovations, of Cumming, in addition to M Remodeling. Three Named to National Kitchen and Bath Association (NKBA) “30 Under 30”Three Atlanta area kitchen and bath professionals have been named to the National Kitchen and Bath Association’s �rst ever 30 Under 30: • Courtney Foster Shearer, kitchen and bath

designer at Bell Kitchen & Bath Studio and vice president of academic relations for the Georgia Chapter of the NKBA;

•Discourageburglarsfromchoosingyourhome. Burglars prefer to break into homes that are unoccupied, so one way to protect your belongings is to make it appear as though you are home. Set timers on lights, radios and televisions to turn them on during appropriate times. You can also temporarily stop delivery of your mail and newspaper while you are away. Additionally, burglars will take notice of an overgrown lawn and use overgrown hedges as a hiding spot. Make proper arrangements to have your lawn mowed and foliage trimmed if you will be gone for an extended amount of time.

•Denyeasyaccesstoyourbelongings. Research shows that burglars usually spend no more than 60 seconds breaking into a home. Using locks on windows and doors is one of the most basic ways to increase the break-in time, which may cause burglars to look elsewhere. Also consider using motion-sensor lights in the dark areas outside of your home, such as your garage or backyard.

•Managetheriskbyenlistinghelp. Inform trusted neighbors, friends and family of your vacation plans and ask them to keep an eye on your property. Tell them how

long you will be gone as well as names and descriptions of anyone who may need access to your house. Always leave a house key and a phone number where you can be reached with a trusted individual. Avoid accidentally triggering your alarm by making sure anyone who will have access to your home knows how to properly operate your alarm system. If you will be taking an extended vacation, consider a house sitter and let your local police know when you will be away.

•Protectyourhomebybeingabletodetectaburglar. Studies also show that homes without security systems are three times more likely to be broken into than homes equipped with a system. By investing in a security system, you’ll add to your protection and peace of mind, whether you’re at home or away. Before your vacation, get into the habit of arming your system each time you leave your home. Crime statistics show that homes with security systems are often successfully burglarized because the system was not armed at the time of the burglary.

•Keepaneyeonyourhomewhileyou’reaway. Smart home technology can be a useful tool for protecting your property while you travel. This kitchen is part of a whole-house renovation project undertaken by Hall Design Build and interior designer Rebekah Simpson that took four months to complete. The homeowners requested a large, open kitchen with functional, free-flowing workspaces and a clean, timeless appeal. To accomplish this, the existing support columns and knee wall were removed and replaced with an engineered beam. The team made way for a walk-in pantry and desk area by reducing the size of the gas chase and oversized foyer closet. Finishing out the kitchen are custom shaker-style cabinet doors and drawers by Kitchen and Bath Design Group, appliances and plumbing fixtures by Ferguson, honed Absolute Black granite countertops by Stonecrafters and a backsplash made with custom tiles by Daltile.

Terri Ervin, of Decorating Den Interiors, and CSI Kitchen & Bath Studio turned this 20-year-old kitchen into a more workable and contemporary space, as requested by the homeowner. The existing island cooktop was moved to a perimeter cabinet, and a new countertop with a larger overhang was added so the island could be used for dining and meal preparation. Ervin selected a chocolate brown for the wall paint and added sleek, contemporary furniture as well as two new light fixtures to complete the kitchen makeover.

The Home Creations team took a 1980s wallpapered, country-themed kitchen in an Atlanta home and turned it into a sleek, modern cooking and living area. The homeowners wanted a crisper and cleaner look complete with a high-top granite table. To kick off the two-month project, the kitchen was completely gutted and materials were recycled. New energy-efficient doors and windows were installed, and new appliances were ordered. A custom pantry was created with swing-out doors for double food storage. Steel posts surrounded by cabinet boxes matched with the rest of the kitchen cabinets were created to support the granite table.

Though the homeowners initially wanted to renovate this kitchen so they could sell their house, the plan developed by Handcrafted Homes, Inc., convinced them to stay. While cabinet doors, countertops and appliances were all replaced, the company also addressed the layout of the kitchen, suggesting the sink be moved from a peninsula separated from the rest of the kitchen by a doorway to an island in the center of the kitchen. Other additions, such as a built-in dog feeding station, helped make the kitchen more functional and better suited to the homeowners’ lifestyle.

For this Ansley Park kitchen renovation, the homeowners wanted both an aesthetic and functional update while keeping the same footprint of the room. The design team visually enlarged the small kitchen by bringing in bright-white cabinets from Timberland Cabinets, quartz countertops from Atlanta Marble, a backsplash made with uniquely colored natural stone mosaic tile by Daltile, a cabinet-style pantry and extra-large windows to maximize the view of the garden. Other unique features include a recessed iPad docking station on the wall and an electronic self-closing trash cabinet. The general contractor was M.B. Alexander, Inc., and construction took approximately eight weeks.

New Mood Design transformed a 300-square-foot interior space on two levels into a powder room for guests and a master bathroom suite off the master bedroom. Working with Rabaut Design Associates, Keiffer Phillips - Patricia Brown Builders, Inc., gave this small bathroom an update using the existing tub and tiled walls. Highlights of the 10-week project in Atlanta include: new shower plumbing and a new mixing valve; a new built-in linen cabinet with Calacatta Gold marble top and open upper shelves; a new floor using a traditional 1-inch hex ceramic mosaic with black accents and black grout; and a new 15-inch round vessel bowl sink and Grohe one-hole deck-mounted faucet with Atrio handles perched upon a contemporary freestanding vanity with rich ebony stain and Calacatta Gold top and backsplash.

In renovating this master bathroom, the homeowner desired to open up the space and eliminate excessive partitioning while creating a sleek, modern, updated look. A key design decision was the oversized light-gray textural subway tile from Zumpano Tile, repeated throughout for a contemporary look that still retains warmth and a light and airy appeal. Claire Bell, of Chic Abode Interiors, combined this pick with the homeowner’s plumbing selections and a custom-designed espresso-finished vanity built by Gary Luke, of The Town Carpenter. The result raises the perceived ceiling height, increases light and creates a lighter visual weight throughout.

Hall Design Build was called on by Laura Bloom, of Home Expressions Interiors, to be the general contractor on this Duluth basement remodel. During the three-month project, the team added a kitchen and bar, enlarged the gym, finished and upgraded the media room and upgraded the HVAC systems. Peach State Building Consultants addressed structural changes for the new floor plan, and MODA Floor & Interiors installed new floors throughout. In the media room, can and spot lighting were added, the slab plumbing was relocated to allow for a sink drain in the bar and the HVAC and plumbing lines were relocated to make way for taller ceilings. In the gym, lighting was added along with a tray ceiling, audio systems and mirrored walls.

First, Giddons selected a grouping of fun fabrics in brilliant colors for the linens and accessories. Terri Ervin, of Decorating Den Interiors, designed this sleek, sophisticated contemporary dining room. Ervin incorporated items the homeowner already had, including a new shag rug, an original piece of art and a glass tabletop, which was outfitted with a new table base. To add variety, Ervin used a banquette on one side of the dining table and changed the fabrics on the end chairs. At the request of the homeowner, Ervin selected a sideboard to fit the small space. New drapery panels are hung outside the bay window to take advantage of the wall height, and pops of red were used around the room to bring everything together.

Hollies, after“limbing up” method


The owners of this Virginia Highlands home wanted to remove the huge hollies along their driveway and replace them with a colorful garden. However, approval to remove the hollies was denied by the city arborist, so Home & Garden Design, Inc., pruned the hollies, shaping and thinning out the canopy using a method called “limbing up”, which exposed the interesting trunks and created space below to add new plantings. A large Italian terra-cotta pot planted with annuals and tropicals was placed underneath, and the requested Italian cypresses were placed on either side of the hollies to create a striking texture contrast.

For this one-month project, the owner of this Vinings home requested a long-lasting, low-maintenance space to entertain guests outdoors. To accomplish this, Leisure Time Decks created two main areas: a covered sitting area with a stacked-stone fireplace and an open dining area with a built-in grill, which features a stacked-stone cabinet and a large granite countertop. Among the low-maintenance materials chosen for this project are Fiberon Horizon decking, a new-generation composite that is stain- and scratch-resistant. The company also chose a composite railing post by Azek that never needs painting. Black iron railings are by Fortress.

Boyce Design and Contracting turned a crumbling and overgrown concrete slab outside a Lawrenceville home into a contemporary backyard retreat. To take advantage of the sloping site and provide the requested vertical planes, an infinity-edge swimming pool was added, turning the existing retaining wall into a beautiful water feature. A stamped concrete patio wraps around the pool on three sides, with staircases branching off symmetrically, and pockets of flowering shrubs and perennials soften the hard lines of the design, creating a powerful synergy that links the house to the beautiful wooded surroundings.

Decks and More developed and designed a complete exterior makeover of this home with the goal of increasing curb appeal. The 50-year-old home received new siding, roofing, stacked stone, windows and exterior lighting as well as a new portico, with Craftsman-style details infused throughout the whole project as requested by the homeowner. Special details also were incorporated, including custom handmade shutters, a custom paint job and a curved cedar arbor with custom, handcrafted corbels. All of this was accomplished despite the obstacles of old tree roots and coordinating multiple contractors.

Bryan Craig Development completed a six-month remodel/rebuild of this 1950s ranch in Atlanta, beginning by giving the exterior a mid-century modern appearance. The existing carport was expanded and enclosed with commercial overhead doors to create a two-car garage. Large, open living spaces were achieved by vaulting the interior roof spaces, removing interior walls and including vintage factory beams as architectural interest. Storefront commercial windows in the entry foyer and great room offer unobstructed views of the property. Bryan Marquardt, of Bryan 2 Design Kitchen & Bath Studio, re-imagined the kitchen, which features modern European cabinetry, a porcelain backsplash and industrial-style pendant lights. In the master bath, a step-less shower and floating vanities achieve a lighter, less cluttered look.

1. Sod Bermuda, St. Augustine and Zoysia lawns this month (common Bermuda can be seeded, also); Bermuda and St. Augustine can be fertilized in July. Water regularly and consistently for root development.

2. Dollar-spot is a common lawn disease in July. To combat, adjust your lawn maintenance practices before reaching for a fungicide. Aerate and de-thatch your lawn; make sure that you are mowing often and at the correct height; water early in the day, once a week for a longer period of time. These alone will probably solve your problems.

3. If the heat has gotten to your summer annuals, revive them by cutting them back to half their height. Fertilize with a water-soluble fertilizer and add a fresh layer of mulch. If they look too bedraggled, send them to the compost bin and replace with heat- and drought-tolerant annuals or perennials.

4. Water your trees and ornamental shrubs if you notice leaves starting to droop and fold; this is a good indicator that the plant is under stress and it is time to irrigate. Deep watering early in the morning encourages roots to grow deeply and strongly. Use a soaker hose to reduce water waste and prevent disease problems by keeping the foliage dry.

5. Fleas bugging you and your pets? Treat both the animals and your yard for best results. Check with your veterinarian for oral and liquid medications for your cats and dogs; treat your yard and other outdoor areas with Triazicide or Sevin.

6. Battle the Japanese beetle population by plucking them off of your roses and other ornamentals every morning and dropping them into a bucket of water. Plan to treat the lawn in the fall to destroy grubs that become these beetles next summer.

7. Spider mites are one of the pests that thrive in hot, dry weather. Inspect your plants often for signs of these and other bugs. Many can be controlled by a blast of water from your hose; check with your local extension service or area nursery for proper identi�cation before spraying with insecticides.

8. Stake your tall �owers (hollyhocks, gladiolus, Mexican sun�ower) so that they will be protected against damage during those pop-up evening thunderstorms. Plastic twist ties work great to secure them to garden stakes.

9. English ivy that is climbing trees should be removed, as it encourages wetness at the crown and steals moisture that should go to the tree’s roots. Cut the vine at the base and remove as much as you can from the tree; the remainder will eventually fall off when it dies.

10. Are you coveting the beautiful blooms on your neighbor’s crape myrtles or thinking about adding a shade tree to your yard? Wait until fall for best success; planting in summer’s heat increases water use and lessens the likelihood of good root growth.
