Find Your Center editor’sletter

When I say the words “community center,” what comes �rst to mind?Maybe I’m a moron, but I

assumed it was just town hall

meetings and senior citizen

stuff. Maybe some rentable

event space?

Then last week, a friend of mine signed us up for a free

meditation class at the Smyrna Community Center. Which

was incredible, by the way. I highly recommend it.

This was my �rst time ever setting foot in this building,

and as we walked down hallways looking for our speci�c

room, I think I may have had my mouth hanging open in

surprise.

Doorway after doorway revealed all kinds of cool stuff.

Game rooms full of laughing kids playing pool and ping-

pong. Yoga classes. Immaculate gyms with indoor tracks

circling nicely appointed basketball/volleyball courts.

Ballet and dance classes! (What kind of neglectful, ignorant

mother am I to have never known to bring my kid here?)

When I sheepishly asked how much it would cost to join

the gym, I was told $15 per month! In other words, about

one-third of what some other area gyms cost. Why am I

telling you all of this? Because I want you be aware of these

wonderful, affordable options. Take a peek around your

neighborhood. Look online. See if you have a community

center in your area. They are a fantastic place to work out,

learn something new and, best of all, you can do it all side

by side with your neighbors!

Okay. Community Center PSA over. Now I want to draw

your attention to some fantastic articles in this issue. The

modern home feature on page 20 will inspire you with its

big, beautiful photos of modern Atlanta homes. Then turn

of a number of Contractor of the Year awards, as well as the NARI Atlanta President’s Award and OBIE

SCULPTURAL LIGHT FIXTURE “Bathroom lighting is always tricky,” says Robert Ross of Ross Design Inc. “In this instance we opted for a sculptural light fi xture to hang in the high-ceiling portion of the space that helps defi ne the vanity area. The complementary sconces over the sinks and the recessed cans put the lighting where it needs to be.”

PROJECTED MIRRORThe vanity mirror is projected 4 inches from the back wall, bringing the mirror closer to the face (this is important with a 24-inch deep vanity). The required electrical outlets are out of sight on the underside.

WARM WOOD TOUCHES The walnut seat and morning bar bring a touch of warmth and richness to an otherwise cool palette. The morning bar also provides for an easy way to get up and going in the morning, or perhaps end the day with a quiet glass of wine as you soak in the tub.

CURVE APPEAL The interior designers at Balance Design chose the furniture and fabric for this modern master bedroom. The carpet and the bed were specifi cally selected to subtly refl ect the curves of the bath’s sculptural tile accent wall, thus creating an overall unifi ed design.

SCULPTURAL TILE As a collector of contemporary art, the homeowner immediately saw the power of the sculptural tile (from Specialty Tile) being used as a major decorative accent in the space. The wave pattern of the wall is subtly echoed in the herringbone pattern of the fl oor.

EXTENDED TUB SLAB The slab of the tub was turned up on the wall to accommodate the wall-mounted faucets. It solved the problem of trying to fi t the fi xtures fl ush with the heavily textured wall tile.

GALLERY WALL A unique approach to a typical gallery wall is shown here, using the same image in varying colors. These large portraits provide an impactful focal point in the room. These kinds of works can be purchased from a gallery, custom painted just for you or, as this homeowner did or, you can paint them all yourself!

SURFACE AREA “It’s always important to have multiple surfaces in a space,” say interior designers Lathem Jenkins Gordon and Cate Dunning. For this loft, Gordon and Dunning created a living space that could serve multiple functions. Now the homeowner can work or eat at the convenient “C” table (example from West Elm shown on left) or spread out work on the larger coffee table (detail photo, left). Multiple end tables of varying heights offer storage and surfaces for beverages, piles of work or collected objects from the homeowner’s many travels.

LAYERS OF COLOR AND TEXTURE “We fi nd the spaces that are most interesting are those that host layers of color and texture,” Gordon and Dunning say. Smaller woven rugs are overlapped in this loft to add dimension, color and coziness to the hardwood fl ooring. In the furnishings and accessories, the designers mixed everything from mohair to velvet and slick polished surfaces to rustic wood elements.

QUIRKY ACCENTS These two designers seek to add at least some elements of what they call “quirk.” For this loft, those elements include the shark mouth sculpture and oversized Jimi Hendrix portraits, among other pieces. Gordon and Dunning say, “We believe that having fun with your space is essential.”

What is the difference between nylon, polyester and olefi n carpeting? And what is Triexta? Nylon is the most commonly used � ber for carpet, historically regarded as the most durable. Polyester offers exceptional softness and is naturally stain and fade resistant. It also has excellent color clarity, color retention, strength and is abrasion resistant. Ole� n is the most stain resistant � ber and is primarily available in Berber and commercial carpets. Triexta, made by DuPont, offers the wear advantages of nylon and has built-in lifetime stain and soil resistance that does not wash or wear off and is very easy to clean with just water.

Which carpet wears the best - especially with children and pets?Nylon is traditionally cited as the most durable � ber, but new technology � bers have been found to perform just as well as nylon. But more important than the speci� c � ber is the construction of the carpet. Look for cut pile carpets that are tightly twisted and dense. Solution dyed nylon, Triexta and solution dyed polyester can be cleaned very aggressively without damage to the carpet.

What is the difference between saxony, textured, frieze and Berber carpet? Saxony, textured and frieze are categorized as cut pile carpets. Saxony is a formal carpet that shows footprints easily, while textured carpets are tightly twisted to minimize footprints. Friezes are even more tightly twisted. Berber is looped.

What is a “cut and loop” carpet?A “cut and loop” is a carpet with both looped � bers and cut � bers, in a pattern or design.

What is ounce weight? Ounce weight (also called face weight) is a measure of the amount of � ber in a square yard of carpet. The higher the number, the more � ber is used in the construction of the carpet. For example, an entry level carpet is usually 18 to 30 ounces. A mid-grade carpet ranges 30 to 50 ounces, and higher-end carpets are 60 ounces and up.

projects that will make a big impact for the lowest price. Fixtures like

faucets and doorknobs seem like details that only the most

discerning of homebuyers would notice, but outdated or

cheap �xtures can really affect the overall look of a home.

If your brass chandeliers or bathroom knobs make your space feel like

a throwback to the ‘80s, it may be time to replace them. Fortunately,

for a relatively small investment, there are a number of replacement

options to give your home a much more contemporary look.

Refresh Your Bath Hardware

Changing out your knobs and pulls to brushed nickel or bronze can

offer a lot of bang for your buck. “We are seeing a trend toward

classic materials like bronze, copper and nickel in more

contemporary design,” says Michael Murphy of Lamps Plus. “So

you have a nod to the classic while pushing the design to meet

today’s aesthetic.”

A bathroom isn’t complete without hooks, towel bars and a toilet

paper holder, and coordinating these items can liven up your

old bath décor. “Some people like all their accessories like

towel bars, hooks and tissue holders to match, while others

will mix it up,” Murphy says. “There is not a right or wrong

answer as long as you’re happy.

America. “Multiple spray patterns can contribute to a greater sense of well-

being.”

When making these bathroom updates, consider your water and energy costs as

well. “If your toilet is more than 10 or 15 years old, you’re wasting water — and

money,” Hinson explains. “Whether you’re shopping for a toilet, a showerhead

or a lavatory faucet, look for the WaterSense label. Fixtures that have earned

this label have been independently certi�ed to use at least 20 percent

less water than their conventional counterparts, without sacri�cing

performance. The high-performance toilets of today �ush better

than the ‘low-�ow’ models of the 1990s and still use less

water.”

Change Out Your Faucets

A faucet is often a focal point of a kitchen or bath space, so

choose wisely. “I’ve been in too many large, ‘fancy’ homes where

the contractor cut costs by installing underwhelming faucets,”

Hinson says. “It calls into question what other shortcuts were

taken in the construction of the house.” And since the faucet

is one of the most frequently used items in your bathroom as

well as your kitchen, it’s smart to update it with a new low-�ow

model. This is a relatively inexpensive way to cut water

consumption while adding a refreshed look to your

sink area.

“A vibrant �nish on a new faucet can make

it stand out,” adds Phil Sherer of Masterpiece Lighting.

“A chrome faucet replaced with a bronze faucet (with

matching cabinet hardware) makes the kitchen pop that

much more just by changing the �nish.”

Revamp Your Lighting A new lighting system will add some ambiance to your

home, so consider updating the existing �xtures or

adding a few decorative sconces to complement your

faucets and hardware.

In the kitchen, contemporary glass pendants and warm

industrial �xtures are the way to go. And most experts

agree that the latest trends in kitchen lighting involve

these three letters: LED. “They come in a couple popular

styles, one being the traditional puck light, just updated

with LEDs, and the other is the LED tape lights, a long

string of LED lights that can actually be cut to any length

needed,” says Rick Spencer, manager at DCD Kitchen

and Design Bath Studio. “They all work off a low voltage

transformer that is easy to install.” Another plus,

Murphy adds, is that the smaller diodes allows designer

to experiment with more styles and retro�t tried and

true classics to be more energy ef�cient.

update. “Replacing brass with

a polished nickel can give a

look that is more transitional

and not too contemporary,”

Sherer says. “You can � nd

inexpensive ones for as little as $3

a piece.”

Another inexpensive option for

updating kitchen � xtures is under cabinet

lights. “From plug-in, battery operated and

hardwired options, under cabinet lighting has

a solution for everyone and most are very do-it-

yourself friendly,” Murphy says.

While you’re at it, take a look at your light switches and

outlet covers. Hinson also recommends looking at alternatives

to that knife block sitting on the counter for storing or displaying your

chef’s knives. “Maybe it’s time to add a garbage disposal to make food

prep easier,” he adds. “An unused mounting hole in your top-mount

kitchen sink is a candidate for a soap dispenser, where the soap

container is located under the sink but can be re� lled from the

top. More than one unused hole? Add a hand lotion dispenser.”

Don’t Neglect the DetailsKatrina Derrico of Michael’s Plumbing suggests adding mirrors

as an easy way to upgrade a room. “Mirrors make rooms look

bigger, add lighting to a room and can give your bathroom a

signature look.” Jennifer McVey of Frame It Mirrors adds, “A cost

effective way to upgrade the look of a bathroom is to put a decorative frame

molding around any huge, bland mirrors. The mirror doesn’t have to be

removed so there’s no demolition or wall repair needed.” And don’t forget

about bathroom caulk! Removing old, dirty caulk and adding new, freshly

sealed caulk can instantly refresh your bathroom.

The good news is that a majority of these projects fall into the DIY category,

so if you can use a screwdriver, chances are you can replace cabinet pulls

and knobs. Many homeowners even have the skills to replace a faucet or add

a garbage disposal, but if you’re ever in doubt, these tasks may be best left to a

licensed plumber who comes with a good recommendation.

Protect Your Home from Insects and Wildlife with New Innovations

Charlotte is a lovely spider. Mickey is a super cool

mouse.

But let’s face it—the spiders and mice that can infest

a home these days aren’t quite that sweet or fabulous.

In fact, insects and wildlife can actually make your

life as a homeowner pretty miserable. Fortunately,

pest control specialists have a variety of innovative

resources available to help you not only rid your home

of unwanted creepy-crawlies and furry creatures, but

also to prevent them from returning.

The key is knowing what you are dealing with and

how you can eliminate the offenders in the most

safe and effective way possible. And in Metro Atlanta,

those offenders can include everything from termites,

mosquitoes and ants to mice, rats and squirrels.

Termites“Termites can cause thousands

of dollars of damage in addition to

the cost of the treatment once they are

found,” notes Jared Akin of MosquitoNix.

“They eat 24 hours a day, seven days

a week—meaning that they can cause

damage very quickly.” Unfortunately, many

homeowners “do not think about termites until

they are a problem.” And homeowners’ insurance

typically does not cover termite damage. That’s why

prevention is the best defense against these small

yet destructive insects.

“One of the most recent innovations in termite

control is Sentricon with Always Active, which provides

24/7/365 protection with bait in the ground at

all times,” says Kevin VanHook of Arrow

The bait is always available and it will

eliminate termite colonies and prevent

future invasions.

He continues, “This technology is

the most revolutionary change in

termite control since the launch of the

Sentricon System.” It also is a green

pest control option, as it uses only a

few grams of active ingredient and

poses no hazard to groundwater and is

pet-safe. It also is registered under the

Reduced Pesticide Initiative of the U.S.

Environmental Protection Agency.

would be better, though!)

Not only are these

annoying, but they also

can transmit deadly

diseases, observes Brian

Lunsford, of Inspect-

All Services. In addition

to eradicating standing

water from around your

home, a newer option for

homeowners is an outdoor

residential mosquito misting

system.

“Oddly enough, the

automated misting systems

are still relatively unknown to the

average consumer,” Akin says. “The

system is installed similar to an

irrigation system. Nozzles are placed

every 10 feet around the perimeter you

would like protected, and all tubing

is buried out of site.” A standalone,

diluted reservoir holds the pesticide

and sprays a � ne mist for 45 seconds,

three times a day, seven days a week.

The insecticides used vary and

minimal-risk pesticides can be

employed. In any case, the systems are

effective. These systems can deliver

up to a 98 percent reduction

in mosquito population, and

they even cut down on � eas,

ticks, white � ies, spiders and

gnats. (Talk to your installer

about pet safety guidelines.)

Spiders, Ants and RoachesTraditional pesticides often are

the � rst line of defense against

such bugs as spiders, ants and

roaches. “Chemical and granular

barriers can both help keep pests

out of homes,” Lunsford reveals. “We

also remind homeowners to take

additional steps such as trimming

bushes and trees near their home,

cleaning out gutters and more.”

For those homeowners who would like

to pursue other options, a newer trend

with professional pest companies is

the use of Integrated Pest Management

(IPM) programs.

This long-term, ecological approach

focuses on preventing insects from

entering a residence, as opposed to

simply eliminating them once they

are there. The practice begins with

identifying the pests that are in a

landscape, � nding their source and

using comprehensive information

about their life cycle and interaction

with the environment to bring those

populations to an acceptable level.

Then tactics like caulking cracks in

a home are used to create a barrier

around a residence. When necessary,

toxicity to non-targeted organisms,

low potential for groundwater

contamination, low use rates, low pest

resistance potential and are compatible

with IPM practices.”

Rats and Mice“Rats and mice are some of the most

troublesome and damaging rodents in

the United States,” Lunsford asserts.

“They eat and contaminate food,

damage structures and property

Bats are one of the most common critter problems Atlanta homeowners face. So we asked David Seeveld of Bats in the Attic to share some of his customers’ frequently asked questions. David

is a humane bat removal expert. And remember, bats who live outside our homes are our friends. They eat pesky mosquitos. They can even help spread seeds for certain kinds of trees!

Why do bats like to live in attics?

Buildings and attics in particular, provide a warm,

dry, safe space to live in and raise baby bat pups. An attic is sort of like a cave - but even better, because it’s protected from predators, and high off the ground, making entry and exit easy.

What problems do bats cause when they live in

a building?

Most people notice the odor � rst. If the colony is

large enough, people also notice the noise they make. They are generally harmless animals and they don’t chew on wires like rodents do. The main problem they cause is that they excrete a lot of waste.

Can I kill the bats with some sort of poison or

fumigant?

Absolutely not! Aside from being illegal, every attempt

animals and humans.” VanHook adds

that while roof rats were not found

in many southern states 20 years

ago, they now are “one of the most

frequent home invaders, along with

Norway rats. Like all rodents, these rats

reproduce very quickly, making them

nearly impossible to control once there

is an infestation.” What’s worse, some

rodents can enter your home through a

void the size of a dime.

So prevention is critical. “The best way

rid a home of wildlife and prevent

recurrence is to make all necessary

repairs to structure to prevent wildlife

from entering,” explains Stewart Cloud,

director of wildlife services for Skyline

Pest Solutions. All large gaps should be

covered with metal materials, and any

vulnerable spots—where rats could sit

and chew or use the construction of a

home to gain easy access—should be

reinforced with metal as well.

Of course, traps are necessary if rats

and mice do get in. Some homeowners

opt for snap traps or glue (sticky) traps

that use bait or poison. And while

use live traps for living creatures, Cloud reveals, “In some

situations, lethal traps are considered humane. It depends

on how the lethal traps kill the problem animals.”

Squirrels and RaccoonsWhen a squirrel or raccoon makes a nest in your attic, a

live trap is a great way to capture the animal. As VanHook

explains, the captured wildlife is then relocated to a non-

populated area. And technology has made it easier for

experts to do their job. “There are several types of traps

that are connected to Bluetooth devices which can allow

remote monitoring of traps,” Cloud says. “This can reduce

unnecessary visits to a job and save on time, gas and

efforts.” While there are still issues to overcome with the

new technology–it certainly is an interesting addition to the

process!

In some cases, the best option may not be to trap a squirrel

or raccoon that has gotten inside, but to make sure that if it

leaves its nest, it can’t return. “One option is the use of an

Excluder, which is a one-way door placed at the point where

the wildlife is gaining access to the home,” VanHook says.

“When the animal ventures outside, a spring-loaded door

drops behind them so that they are unable

to get back in the home.” With this

option, it’s important to ensure that all

other holes or gaps are already closed

and covered so there really is no

entry point available. (In some homes,

excluders are being used to eliminate

bat infestations—another problem that

can occur in the Metro Atlanta area.)

“Pests, including insects and wildlife, have

long been a threat to the quality of life we all

enjoy due to their ability to damage property,

transmit diseases and spread bacteria. That

will never change,” VanHook concludes.

“However, there will continue to be

advances in the available technology that

we use to protect our customers’

families, homes and businesses

while caring for our

environment.”

Are you thinking of listing your home?  While

inventory is low, the pressure is on you to have

your home in move-in condition.  Because

in this market, buyers want the “perfect”

home.  A home sitting for more than a month

becomes stale. Buyers look at such a listing

and wonder, “What is wrong with this house?

Why has it been on the market so long?”

Here are a few tips to get your home in show-

ready condition. Although these are good

ideas for any home about to go on the market,

remember that every house is different.

Listen to your agent’s speci�c suggestions for

preparing your home for showing.

Paint and make it neutral! Fresh paint goes

a long way to improve the look of any house.

Pull down that “gorgeous” wallpaper that you

hung in the ‘80s. Even if it was expensive and

stylish at the time, it is now dated and needs

to go.

To replace it, paint only with neutral colors.

Eggshell, grays and khakis are usually safe bets.

One note of caution: avoid khaki tones that look

pink. Ask friends for colors they have used, or

talk to the staff at the paint supply store.

Check it twice. If you are having showings already, make a

checklist to review each day before leaving your house. This

is especially important if you are the �rst to leave home each

day, and your not-as-aware spouse is the last one out the

door. Your checklist can be simple: beds made, kitchen clean,

bathrooms clean, fresh towels out, dog toys put away.

If you plant it, they will come. Do a drive-by of your own

home. How does the landscaping look? Does your yard and

front approach make you want to go inside? If not, replace

plants or shrubbery that have been dead for two years. Add

some color with �owering plants. Fresh plants on your deck

or patio will add warmth to your home.  Don’t overdo it!

Simple and clean is the best look for landscaping.

These are a few easy ideas to help you get ready to list

your home. However, these tips don’t replace a thorough

walk-through with your agent. Your listing agent should go

through your home with you room by room and give you

advice on how to show your home in the best light. Listen to

this advice and follow through so you can make the selling

process as smooth and successful as possible.

1 Lightly sand the

entire surface of the

dresser. 

2 Prime the dresser

with Kilz primer to

give it a solid base.

Then paint the outside of

the dresser white. 

3 Unscrew the

handles from the

drawers and paint

these white as

well. You could also

replace them with

nice metal ones as

well to make it look

more modern.

4 Pull a color

swatch from the

same color palette.

Make sure the numbers

match up. You only need

paint testers for this project

in order to cover one drawer.

Testers cost about $3.

5 Paint the face of the

top drawer with

the lightest color,

progressing to the deeper

color as you go down. 

6 If you used a � at

paint, I suggest

putting a clear coat

over it, especially if the

piece will be placed in a

child’s room.
