Anne McMullin on Vancouver’s “fabulous but finite environment”In a recent opinion piece, Anne McMullin, CEO of the Urban Development Institute (UDI), explains that Vancouver’s geographical constraints, and not foreign investors, have led to the city’s high real-estate prices. It’s as simple as “Economics 101: Supply and Demand.” Supply: Vancouver’s supply of real estate is limited, because it is bound by mountains and the Pacific. Demand: an increasing number of people are moving here every year, so demand for property in Vancouver is high and only getting higher. Therefore, instead of crippling investors—and current homeowners by proxy—in this market with taxes or other restrictions, McMullin would search for real answers as to the effects of foreign investment, so that solutions that are fair to all involved might be found. One thing is certain, with what McMullin calls Vancouver’s “fabulous but finite environment” and its steady influx of new residents coming from far and wide every year, change, in the form of densification, must come to Vancouver.

Vancouver Launches Vanconnect AppThe new Vanconnect app provides a variety of information and services for those who are wired on the go. Looking for a park, swimming pool, fitness or community centre? Want to dispute a parking ticket? Need to apply for a development permit? Want to pay for a dog license? Got a sick street tree that needs to be removed? Know of a streetlight that has gone dark? Have you spotted some graffiti that needs to be removed? A pothole that needs to be fixed? A dead animal that you have no idea what to do with? Vancouver’s VanConnect app can help you with that. That’s right. There’s an app for that, too, and its available for Apple and Adroid smartphones.

1500 West Georgia: engaging spaceArchitect Ole Scheeren had designed a new tower for downtown Vancouver that’s creating a lot of buzz, unfortunately not all of the positive variety. Scheeren designed the tower to be a standout on the Vancouver skyline, but critics are worried that it stands out in all the wrong ways, saying that it is disharmonious with the current look of the skyline. Bosa Properties and Kingswood Properties’ joint proposal for the site describes a 500-foot tower that has rectangular blocks protruding from its sides, which has been likened to a giant Jenga tower. The architect himself says of his design that it is “a tower that reaches out horizontally to engage the space of the city.”

UBC student micro units plannedPeople who have been to university don’t likely romanticize those years because of dorm room accommodations. Although these may never have been spacious, typically, if the University of B.C. has it’s way, they’re about to get smaller. The board of governors is to decide whether or not to build UBC student micro units with a total floor area of 145 sq. ft. on campus. The minuscule units are expected to help with the lack of housing for students at UBC, where the waiting list for residence is 6,300 students long, the highest of any Canadian university. It’s likely that these teeny-weeny units would rent for about $680 when adjusted for inflation by the time they’re finished in 2019.

Why size doesn’t matter

When purchasing a new home or condo, size doesn’t have to matter. With condos,

townhomes and semi-detached homes becoming more prevalent in many major centres – the average new condo size in Toronto is now 797 sq. ft. – designers and manufactures alike are coming up with space-saving ideas and products to make living in a smaller space practical and beautiful.

The first thing that needs to be established is flow. This can be done even before moving in. As a new-home owner, take the floorplan and decide how the space is to flow to get the best use of each area. This can be done the old fashioned way, by putting pencil to paper or by uploading your floorplan onto an iPad or tablet app that allows you to place furniture on the screen and configure the best set-up. It is important to consider how the space will be used and then plan separate areas for each major activity. Try to design these spaces so they feel separate by creating vignettes with different carpeting, furniture and accessories.

Storage always seems to be a problem in small spaces, but this

problem can be almost eliminated with build-in cabinets. Adding built-in shelving in several spaces does not take up any existing square footage and can go to the ceiling, almost immediately creating a plethora of storage. Built-ins are not only limited to extra storage; this idea can be used to create a desk or home office underneath a staircase, in a child’s bedroom, the kitchen or in a hidden space tucked away. Also, consider using a built-in to house the television and electronics to keep this visual clutter out of sight.

Choose furniture that can do double-duty. With the sizes of living spaces in urban centres steadily on the decline, furniture manufacturers have stepped up their game. Think about using an ottoman or cube for a coffee table, so when extra company comes, this can turn into extra seating. Consider an ottoman that opens up to allow for storage of throw pillows and blankets inside.

Moving away from the family room, there are a lot of great storage and furniture ideas for the kitchen. Many kitchen tables can easily be folded up and tucked away after a meal. This idea

is also been seen in desk design. Many desk designs include versions that can be folded up and stored when not in use. If a home office is not needed, this idea also works great with home beverage centres or bars.

Creating separation in a small space can make the space appear larger. This can be done by hanging a drape from the ceiling to act as a wall between distinct areas like the eating area and the family room. This allows the area to feel separate, but not boxed in because the walls are not permanent. This can also be done with shelving, but, make sure to use open shelving as not to make the small space feel too closed off.

And finally, adding mirrors or mirrored furniture to a small space can reflect extra light to make a small space feel brighter. In addition, adding artwork with perspective or depth in them, hung strategically on visual walls can create a sense of openness or direction.

However, rather than holding steady, Vancouver’s real estate market has been writing headlines across the globe as one of the best destinations in which to invest and live in the world. Headlines such as “Forget Gold, Buy a Vancouver Condo…” in the Financial Post and “Global wealth flocks to Vancouver Real Estate” in Business In Vancouver, are just some of the many headlines grabbing the attention of domestic and international investors around the world. As a mid-year review, we’ll analyze some numbers on exactly how active Metro Vancouver’s housing market has been in the first half of 2015.

2014 ended strong with a 16.1% year-over-year increase in total sales of detached, attached, and apartment properties. Furthermore, this activity returned the housing market to historical norms, putting the region’s sales and listings totals back at median levels compared with 10 year trends. Though the market remained balanced throughout 2014, buyer versus seller activity started to shift as the year came to a close. Metro Vancouver started to experience some upward pressure on home prices with the composite (detached, attached, and apartments) benchmark prices for all residential properties in the Real Estate Board of Greater Vanvouver (REBGV) reaching $638,500 as the new year approached.

Home buyers continued to remain increasingly active in the early months of 2015, kicking off the year with sales activity above historical norms while active listings trended lower than typical levels. For the January 1 – May 31, 2015 period, the REBGV showed a 7.2% composite (Detached, attached, and apartments) benchmark price increase at $684,400. By March, more homes had traded hands for the month throughout Metro Vancouver than had since 2007, breaking an 8-year record. The sales-to-active listings ratio* — a measure used to indicate housing activity levels — reached an impressive 32.8% (anything over 20% is considered a seller’s market) and hasn’t showed any significant slowdown since. With increasing global and local demand, home purchases began to outpace supply with activity levels soaring as high as 29.3% above our 10 year average within the first 5 months of the year. With on-going low interest rates, a low Canadian dollar, and a shortage of supply, we forecast that the latter half of 2015 will see

the Metro Vancouver housing market continue to put in a strong performance although it may slow slightly from the blistering pace set in the first half.

*The sales-to-active listings ratio is a measure of balance between supply and demand in the housing market. The market is considered balance between 14% and 20%.

Packing up for the moveBREAKING DOWN THE PROCESS

Moving homes can feel like an overwhelming task, with packing up all your belongings

being the first major challenge. With a few deep breaths and these packing tips, though, you can conquer the move without losing your mind.

Before packing You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods to guarantee availability on moving day. Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process.

Start packing Once you have determined your moving date, start packing. Box up belongings

that you don’t use often and store them somewhere out of the way. Storage areas are usually good places to start because they are not high-traffic areas. If you have kitchen supplies, occasional dishware like fine china, or small appliances that go unused on a daily basis, carefully pack them away a few weeks before the move. Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. Keep a record of what goes into which box so you can find what you need instantly when it comes time to unpack.

Keep packing If you stand back and look at everything you need to pack, you’ll just be overwhelmed. Just start packing. If you start early enough, you can break up the packing process into a more gradual

and less stressful experience. Save the items that you use daily to pack last and make sure to label each box. Avoid packing items from different rooms in the same box to prevent confusion when unpacking.

BUYER PROFILE

Sometimes things just come together. So when Angie and her mom walked into the presentation

centre at The Park Metrotown in Burnaby, she knew she’d found the home she wanted.

“I’d been looking at different neighbourhoods in Metro Vancouver since September last year,” she says. “Brentwood didn’t really give me the lifestyle I wanted, and most of the buildings had a lot of amenities I’d never use even though I’d be paying for them through my strata fees. Burquitlam was nice, but a bit too pricy for me.” Metrotown was perfect — close to transit, close to her parents, and affordably priced.

Value and StyleAngie says she’d initially planned to buy a one-bedroom and den on the 25th floor. “But then I realized a two-bedroom on the 16th floor was a better value. I could start a family here, or in the event I move away for work — which is common among my generation — my parents could move in and I’d have a place to stay when I visit.”

on islands. Changing accent colours, so that the entire large room works together but there are distinctions between areas.

There is a lot of artwork in this show home. How did you choose what to use, and do you have take into account the spectacular view that you can see from almost every room? The view is amazing, and frankly could be all the art that you need. But we

envisioned that the owners would be sophisticated, travelled people with an art collection. Also, how else to best show the fabulous wall space that is available in these homes?

The light fixtures in this house are very arresting. When you are choosing your lighting do you look at each piece as a separate entity or do you choose pieces that will work together as a whole? We work with the whole, and then look to see where we can add something, colour, shine, texture etc. When choosing outdoor furniture for a deck that is so exposed, what do you

have to take into consideration? Firstly, that it is properly made of EP stainless steel or aluminium and that it’s heavy so that it won’t blow away. At our home, we love our terrace, so it’s natural to have a large table, soft seating and the best chaises.

There was an unusual mix of almost industrial furniture juxtaposed with all the wood and natal granite of the finishings. How do you strike this perfect balance of interesting pieces with still feeling homey? These are amazingly expansive homes, deserving of a natural mix of furniture. One never wants a show home to look decorated, just real.

It’s a scary question many homeowners are afraid to answer: how much will your mortgage interest total over the lifetime of your mortgage? Well, wonder no more – a recent poll

from BMO Bank of Montreal has the answer: $60,000.But that’s the average for Canada. Some will pay more,

some less.

» While the average amount Canadians expect to pay in mortgage interest is $57,938, the figure rises to its highest in Canada for residents in BC at $95,891. Homeowners in Atlantic Canada expect to pay the least, at $35,454» Canadians expect an increase in interest rates over the next five years (60 per cent), with 48 per cent expecting a small increase and 12 per cent a large increase» Most Canadian mortgage holders (67 per cent) currently hold a fixed-rate mortgage, sheltering them against any potential upswings

“It’s quite telling of the extended low-rate environment that a sizeable percentage of respondents [40 per cent] do not expect interest rates to go up in the next five years,” says Sal Guatieri, senior economist, BMO Capital Markets. “Hopefully, many have not been lulled into thinking that rates will never go up, as they could be tempted into taking on too much debt.”

$60K – what Canadians pay in mortgage interest

It’s not surprising that British Columbians are paying the most mortgage interest, as house prices in that province are the highest in the country, he says. The average was $623,000 in April, compared with $437,000 nationwide and $456,000 in Ontario.

“In any interest rate environment, it’s important that Canadians stress-test their mortgage against a higher rate to ensure they can afford it over the long term,” says Martin Nel, vice-president of personal lending and investment products, BMO Bank of Montreal.

Average age of mortgage freedom inches higher:On average, Canadians expect to become mortgage-free by the age of 59 – up from 58 in the last two years. One-third (31 per cent) expect to still be making mortgage payments on their 65th birthday.

Investing in a pre-construction condo is not without risk. You are effectively buying a contract with the hope that

one day this contract will become a piece of real estate that is worth more than the price you paid for it.

A lot can happen in three to five years while your condo is being built. Here are two tips to help ensure your investment is a successful one.

1 Always buy below market valueYour goal should always be to buy something that will increase in value, and the best way to do that is to buy something that is priced below the current market value of a similar resale property. For example, if a one-bedroom across the street in a brand new

completed building sells at $300,000, and you can buy a similar one-bedroom in a pre-construction condo at $285,000, then you are well insulated from any market fluctuations over the next few years and you are positioned to have a property that is worth more when completed than when you bought it before construction start.

2 Always buy cash-flow positiveInvesting in real estate is not a get rich quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes. The best real estate investors always buy for the long term. I always encourage my clients to take the long-view approach when buying pre-construction and to plan on renting

their unit out for at least one year (preferably more) after the completion of the building. Flipping before project completion (assignment) is a highly risky strategy and should be considered only as a back-up plan.

With this in mind, you should only buy a pre-construction condo that will provide you with positive or break-even cash flow with the standard 20 to 25 per cent downpayment. If at the current valuation and given current market rates for rents, you cannot reasonably expect to cover all your expenses, then stay away!

If you do your homework before buying by following these two tips you will be in great shape for years to come.
