THINK YOU CAN’T AFFORD A HOME? THINK AGAIN.Much like that bank commercial that says, “You’re richer than you think,” a new home may be more a ordable than you originally thought. Perhaps you need only to change your defi nition of “home” to get into the market.
While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among fi rst-time buyers and empty nesters in the market for new place to call “home.”
Not only do townhomes and condos a ord you the opportunity to live in a prime neighbourhood at a great starting price, but when it’s time to up-size your home, you can often opt to remain in the same neighbourhood, which isn’t always the case for buyers in the single-detached market.
Today’s communities generally have a range of sizes and prices that start at the “a ordable” end of the spectrum. Many builders and developers are celebrating grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity.
Have a look through this issue and see what you think. The home of your dreams is waiting.
OUTDOOR AMENITIES & ROOFTOP GARDENSSummer is here and of course you want to spend every single minute you can spare outside and enjoying the beautiful warm weather. In years past, this may have meant walking to the park or sitting on a little patio, but the developers of today have a whole di erent array of outdoor options for you to consider.
Rooftop gardens with lawns, water features, community growing plots and even lawn bowling and putting greens are popping up everywhere. Outdoor fi replaces and barbeque areas bring you and your neighbours together in an atmosphere of friendly outdoor appreciation, right in the heart of the city.
Whether an outdoor pool is your thing, or you just like relaxing in the sunshine with a book on a lawn, these new outdoor amenities are not just good for the residents of the building. Looking out from an upper story now means seeing more green, less concrete, and the urban birds and bees certainly appreciate it too.

COVER STORY
By Susan M Boyce
RIVER GREEN One Community: One Developer: True Waterfront
THE ASPAC TEAM understands luxury waterfront communities well. This is, after all, the developer who brought Vancouver’s Coal Harbour to global attention with its exquisite combination of style, elegance and beauty. Both Harbour Green and its predecessor, Waterfront Place, are now iconic landmarks on the Vancouver skyline and have been honoured with a long list of awards and accolades.
The New CoalHarbour in RichmondNow Aspac is bringing its expertise in creating innovative, visionary communities to the Richmond waterfront. Named River Green, this new community is located on 27 acres adjacent to the mighty Fraser River and next door to Richmond’s Olympic Oval. Ultimately to be comprised of more than 20 residential buildings,
the community boasts 1.1 kilometres of waterfront plus direct access to the City of Richmond’s recently improved riverside trails, a soon-to-be-built pier and fl oating dock, as well as unobstructed views of the North Shore Mountains, Vancouver skyline, and the Gulf Islands.
As homeowners begin moving into the completed initial phase, 1 River Green, there’s a unique, vibrant sense
2 River Green - Coming this Fall

of character emerging — undeniably this is the making of a contemporary, world-class village within the city. Neighbours are already becoming friends as they make great use of the dazzling array of five-star amenities for health, entertaining and sheer relaxation found at River Green — music room with piano, state-of-the-art fitness centre, multi-media theatre, games room, golf simulator room, as well as an infinity pool with adjacent whirlpool, sauna and steam room. Naturally subsequent phases will continue to raise the bar — that’s simply the way Aspac builds.
Experience the LifestyleIf this sounds like the lifestyle you crave, here’s some news you won’t want to miss — 2 River Green is coming soon. Like the first phase in this new Coal Harbour, the 2 River Green lifestyle is inspired by the world’s finest five-star resorts and hotels: 24-hour concierge services, soaring
lobbies in marble and natural wood columns, and onsite property managers to ensure immediate attention to the smallest detail or request.
Best of all, you can truly immerse yourself in the River Green experience at the totally redesigned and renovated presentation centre. Open by appointment only, this three-level, 24,000-square-foot building is one of the country’s largest presentation centres and showcases three display suites including one of 2 River Green’s spectacular penthouse homes.
Here, you’ll discover how every detail, every finishing in a River Green home is meticulously planned to maximize the feeling of sophisticated luxury. Built-in steam ovens and custom made Italian cabinetry are just two of the features you can expect to find in this trendsetting community. Spaces have an easy sense of connectivity so each area seems to flowing effortlessly into the next.
Feel like checking out the view from a specific floor or suite, watching the sunset, or even exploring the neighbourhood? No problem. The presentation centre’s interactive kiosks let you explore at your own pace. Of course, you could also simply chill out in one of the lounging areas and watch the dramatic river views for yourself in real time. After all, this community is all about living life on your own terms. No wonder it was awarded the 2014 Urban Development Institute Award of Excellence for Best Master Planned Community in British Columbia.
Experience Richmond’s New Coal HarbourThe River Green Community’s newly renovated, three-level presentation centre is now open by appointment only at 5111 Hollybridge Way in Richmond. Whether you always wished you’d purchased a home in Coal Harbour or you simply appreciated excellence, this is your opportunity to be part of the New Coal Harbour.

HOT NEWS
The skinny on what’s happening in real estate in the lower mainland. For more details on these stories, and for more real-estate news, visit nexthome.yp.ca/news
Anne McMullin on Vancouver’s “fabulous but finite environment”In a recent opinion piece, Anne McMullin, CEO of the Urban Development Institute (UDI), explains that Vancouver’s geographical constraints, and not foreign investors, have led to the city’s high real-estate prices. It’s as simple as “Economics 101: Supply and Demand.” Supply: Vancouver’s supply of real estate is limited, because it is bound by mountains and the Pacific. Demand: an increasing number of people are moving here every year, so demand for property in Vancouver is high and only getting higher. Therefore, instead of crippling investors—and current homeowners by proxy—in this market with taxes or other restrictions, McMullin would search for real answers as to the effects of foreign investment, so that solutions that are fair to all involved might be found. One thing is certain, with what McMullin calls Vancouver’s “fabulous but finite environment” and its steady influx of new residents coming from far and wide every year, change, in the form of densification, must come to Vancouver.
Vancouver Launches Vanconnect AppThe new Vanconnect app provides a variety of information and services for those who are wired on the go. Looking for a park, swimming pool, fitness or community centre? Want to dispute a parking ticket? Need to apply for a development permit? Want to pay for a dog license? Got a sick street tree that needs to be removed? Know of a streetlight that has gone dark? Have you spotted some graffiti that needs to be removed? A pothole that needs to be fixed? A dead animal that you have no idea what to do with? Vancouver’s VanConnect app can help you with that. That’s right. There’s an app for that, too, and its available for Apple and Adroid smartphones.
1500 West Georgia: engaging spaceArchitect Ole Scheeren had designed a new tower for downtown Vancouver that’s creating a lot of buzz, unfortunately not all of the positive variety. Scheeren designed the tower to be a standout on the Vancouver skyline, but critics are worried that it stands out in all the wrong ways, saying that it is disharmonious with the current look of the skyline. Bosa Properties and Kingswood Properties’ joint proposal for the site describes a 500-foot tower that has rectangular blocks protruding from its sides, which has been likened to a giant Jenga tower. The architect himself says of his design that it is “a tower that reaches out horizontally to engage the space of the city.”
UBC student micro units plannedPeople who have been to university don’t likely romanticize those years because of dorm room accommodations. Although these may never have been spacious, typically, if the University of B.C. has it’s way, they’re about to get smaller. The board of governors is to decide whether or not to build UBC student micro units with a total floor area of 145 sq. ft. on campus. The minuscule units are expected to help with the lack of housing for students at UBC, where the waiting list for residence is 6,300 students long, the highest of any Canadian university. It’s likely that these teeny-weeny units would rent for about $680 when adjusted for inflation by the time they’re finished in 2019.

DESIGN SECRETS
FOR NEW-HOME BUYERSRoom designed by Jane Lockhart, Jane Lockhart, B.A.A.I.D, intern ARIDO, Principal Designer, Jane Lockhart Interior Design (janelockhart.com) Photography By Brandon Barré (brandonbarre.com)
Why size doesn’t matter
When purchasing a new home or condo, size doesn’t have to matter. With condos,
townhomes and semi-detached homes becoming more prevalent in many major centres – the average new condo size in Toronto is now 797 sq. ft. – designers and manufactures alike are coming up with space-saving ideas and products to make living in a smaller space practical and beautiful.
The first thing that needs to be established is flow. This can be done even before moving in. As a new-home owner, take the floorplan and decide how the space is to flow to get the best use of each area. This can be done the old fashioned way, by putting pencil to paper or by uploading your floorplan onto an iPad or tablet app that allows you to place furniture on the screen and configure the best set-up. It is important to consider how the space will be used and then plan separate areas for each major activity. Try to design these spaces so they feel separate by creating vignettes with different carpeting, furniture and accessories.
Storage always seems to be a problem in small spaces, but this
problem can be almost eliminated with build-in cabinets. Adding built-in shelving in several spaces does not take up any existing square footage and can go to the ceiling, almost immediately creating a plethora of storage. Built-ins are not only limited to extra storage; this idea can be used to create a desk or home office underneath a staircase, in a child’s bedroom, the kitchen or in a hidden space tucked away. Also, consider using a built-in to house the television and electronics to keep this visual clutter out of sight.
Choose furniture that can do double-duty. With the sizes of living spaces in urban centres steadily on the decline, furniture manufacturers have stepped up their game. Think about using an ottoman or cube for a coffee table, so when extra company comes, this can turn into extra seating. Consider an ottoman that opens up to allow for storage of throw pillows and blankets inside.
Moving away from the family room, there are a lot of great storage and furniture ideas for the kitchen. Many kitchen tables can easily be folded up and tucked away after a meal. This idea
Jane Lockhart is founder and principal designer of Jane

collection, Jane by Jane Lockhart, by Statum Designs. Visit online
at janelockhart.com
is also been seen in desk design. Many desk designs include versions that can be folded up and stored when not in use. If a home office is not needed, this idea also works great with home beverage centres or bars.
Creating separation in a small space can make the space appear larger. This can be done by hanging a drape from the ceiling to act as a wall between distinct areas like the eating area and the family room. This allows the area to feel separate, but not boxed in because the walls are not permanent. This can also be done with shelving, but, make sure to use open shelving as not to make the small space feel too closed off.
And finally, adding mirrors or mirrored furniture to a small space can reflect extra light to make a small space feel brighter. In addition, adding artwork with perspective or depth in them, hung strategically on visual walls can create a sense of openness or direction.
Whether moving into a house or condo, size doesn’t always have to matter. There are several design tactics and products on the market to make your space feel as big as you need it to.
The first thing that needs to be established is flow. This can be done even before moving in.

JULY 10 - 24, 2015 NEW CONDO GUIDE 33
COQUITLAM/PORT COQUITLAM/PORT MOODY
Every January, we at MAC release our annual MAC Intel report (macmarketingsolutions.com/intel) that reflects on the previous year’s real estate market and looks at the economic trends that will shape the year
ahead. Our team anticipated, along with many other experts, that Metro Vancouver’s market would likely see steady growth in 2015 due to historically low interest rates, population growth, increased global investments and a strengthening of the U.S. economy.

However, rather than holding steady, Vancouver’s real estate market has been writing headlines across the globe as one of the best destinations in which to invest and live in the world. Headlines such as “Forget Gold, Buy a Vancouver Condo…” in the Financial Post and “Global wealth flocks to Vancouver Real Estate” in Business In Vancouver, are just some of the many headlines grabbing the attention of domestic and international investors around the world. As a mid-year review, we’ll analyze some numbers on exactly how active Metro Vancouver’s housing market has been in the first half of 2015.
2014 ended strong with a 16.1% year-over-year increase in total sales of detached, attached, and apartment properties. Furthermore, this activity returned the housing market to historical norms, putting the region’s sales and listings totals back at median levels compared with 10 year trends. Though the market remained balanced throughout 2014, buyer versus seller activity started to shift as the year came to a close. Metro Vancouver started to experience some upward pressure on home prices with the composite (detached, attached, and apartments) benchmark prices for all residential properties in the Real Estate Board of Greater Vanvouver (REBGV) reaching $638,500 as the new year approached.
Home buyers continued to remain increasingly active in the early months of 2015, kicking off the year with sales activity above historical norms while active listings trended lower than typical levels. For the January 1 – May 31, 2015 period, the REBGV showed a 7.2% composite (Detached, attached, and apartments) benchmark price increase at $684,400. By March, more homes had traded hands for the month throughout Metro Vancouver than had since 2007, breaking an 8-year record. The sales-to-active listings ratio* — a measure used to indicate housing activity levels — reached an impressive 32.8% (anything over 20% is considered a seller’s market) and hasn’t showed any significant slowdown since. With increasing global and local demand, home purchases began to outpace supply with activity levels soaring as high as 29.3% above our 10 year average within the first 5 months of the year. With on-going low interest rates, a low Canadian dollar, and a shortage of supply, we forecast that the latter half of 2015 will see
the Metro Vancouver housing market continue to put in a strong performance although it may slow slightly from the blistering pace set in the first half.
*The sales-to-active listings ratio is a measure of balance between supply and demand in the housing market. The market is considered balance between 14% and 20%.
All data is based on REBGV data.

Packing up for the moveBREAKING DOWN THE PROCESS
By Dan Hopkins
Moving homes can feel like an overwhelming task, with packing up all your belongings
being the first major challenge. With a few deep breaths and these packing tips, though, you can conquer the move without losing your mind.
Before packing You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods to guarantee availability on moving day. Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process.
Start packing Once you have determined your moving date, start packing. Box up belongings
that you don’t use often and store them somewhere out of the way. Storage areas are usually good places to start because they are not high-traffic areas. If you have kitchen supplies, occasional dishware like fine china, or small appliances that go unused on a daily basis, carefully pack them away a few weeks before the move. Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. Keep a record of what goes into which box so you can find what you need instantly when it comes time to unpack.
Keep packing If you stand back and look at everything you need to pack, you’ll just be overwhelmed. Just start packing. If you start early enough, you can break up the packing process into a more gradual
and less stressful experience. Save the items that you use daily to pack last and make sure to label each box. Avoid packing items from different rooms in the same box to prevent confusion when unpacking.

BUYER PROFILE
Sometimes things just come together. So when Angie and her mom walked into the presentation
centre at The Park Metrotown in Burnaby, she knew she’d found the home she wanted.
“I’d been looking at different neighbourhoods in Metro Vancouver since September last year,” she says. “Brentwood didn’t really give me the lifestyle I wanted, and most of the buildings had a lot of amenities I’d never use even though I’d be paying for them through my strata fees. Burquitlam was nice, but a bit too pricy for me.” Metrotown was perfect — close to transit, close to her parents, and affordably priced.
Value and StyleAngie says she’d initially planned to buy a one-bedroom and den on the 25th floor. “But then I realized a two-bedroom on the 16th floor was a better value. I could start a family here, or in the event I move away for work — which is common among my generation — my parents could move in and I’d have a place to stay when I visit.”
She also fell in love with her two-bedroom’s extra large balcony. “I can fit a barbeque sideways which will be really convenient when I have friends over.” Better yet, the corner location means window on two sides. “So I’ll have views of the mountains to the north and sunsets to the west.”
Crunching the NumbersLike many of her friends, even though Angie can easily afford the monthly expense of owning a home, coming

up with the down payment was a major roadblock. She talked to her parents, and together they came up with a creative, win-win solution. “They’re providing the 20 per cent down payment, I’ll handle the mortgage payments, and whenever I sell, 20 per cent of the profit will go to them,” Angie explains. The significant up front money not only means lower ongoing monthly costs, but removes the insurance requirement of a high ratio mortgage — yet another saving on the bottom line.
Angie says she’s excited to now have

a clearly defined financial goal. “We looked into buying something second hand, but it would have had to be a sale right now. A presale gives me some time to save up and plan things like furniture so I get just the look I want.” She smiles. “And, of course, to plan the housewarming party too.”

Live the vacation lifestyle, all year round
If buying and maintaining a cabin or vacation property outside of Metro Vancouver is financially and physically
out of the question, consider purchasing a condominium instead. Yes, a condo can serve as a wonderful second home, whether it is nestled adjacent to a lake or golf course, or in an urban setting. Use it as a pièd-a-terre for special times with family and friends, minus the worry and hassle of maintaining the property and its amenities.
And oh, the amenities! In addition to being the affordable choice in real estate, today’s new condos offer magnificent extensions of your living space in the forms of fitness facilities, theatres, party rooms, landscaped terraces, indoor and/or outdoor pools, games rooms. You get the beautiful picture. And remember that even if you purchase a compact suite, you have equal access to these common areas as the penthouse dwellers. Imagine being able to host a baby or wedding shower, birthday or anniversary party, or any other celebration in a glorious multi-purpose room right under your roof. There is no need to plan space for exercise equipment in your suite, when professional machines and aerobics/yoga/Pilates spaces are but an elevator ride away. Most condos even have a guest suite if you invite family or friends to stay over.
Vacation mentality reigns in the spectacular rooftop terraces many buildings feature nowadays. These urban oases can include anything from
spas among their amenities. It’s great to clean off your pet’s paws before entering your suite.
You can own the luxury of a condo for affordable prices, which is especially important if this is your second residence. Check out what a detached home anywhere in the Metro Vancouver, a cabin in Whistler, a residence on the beach on Saltspring Island would cost you.
Best of all, a condo in the Metro Vancouver affords you more opportunity to enjoy whatever leisure time you have, rather than eating it up with traveling, mowing lawns, shoveling snow, cleaning pools, etc. It’s the perfect vacation property!
pools to outdoor kitchens, lounge chairs, cabanas, barbecues, dining areas, trellises, water features and more. Standing on a condo rooftop looking out over a lake, golf course, forested area, people bustling in and out of stores and restaurants, or brilliant city lights is magical.
Taking resort-style living to an all-time high, you might even choose a condo atop a five-star hotel as your vacation home base. How luxurious it is to tap into hotel amenities such as food delivery, valet, turn-down service, etc. from your own home!
Where to look for a condo? You will find condominiums going up close to highways and public transportation routes, which means they are likely a lot easier to get to than fighting cottage and airport traffic throughout the seasons. Once you are at your condo, chances are, you will be able to walk to the very attractions that attract you, whether they involve playing a round of golf, sailing into the sunset, or indulging in dinner and a show in downtown Vancouver. At the most, these fabulous venues are a quick cab or subway ride away. Think of a condo as your home base for fun.
The condo you select can also be a great home base for your furry friends, and let’s face it – many people consider their pets part of the family and would not consider holidaying without them. Most condominiums are situated close to parks and green spaces where you can take your dog for walks, and many even offer pet grooming rooms and

INSPIRATION ONSITE
British Properties and Inform Interiors team up for this luxury showsuite in Aston Hill; British
Properties townhomes with spectacular views. And if the views aren’t enough, there’s plenty more to entice buyers of this collection of just 20 spacious, elegant homes, which include several terraces for outdoor living, huge walk-
through pantries with a wet bar and yes, an elevator.
What is more, the show suites’ interiors were created by Nancy Bendtsen of Inform Interiors and they strike a beautiful balance between being comfortable, interesting and making the most out of the spectacular vistas available from almost every room. We
caught up with Nancy and asked her about how to achieve this balance.
This home’s main floor is very open. How do you create different areas of intimacy within such a large open space? Leaving space between the separate areas, gives breathing room and area carpets also pool the furniture like it’s

on islands. Changing accent colours, so that the entire large room works together but there are distinctions between areas.
There is a lot of artwork in this show home. How did you choose what to use, and do you have take into account the spectacular view that you can see from almost every room? The view is amazing, and frankly could be all the art that you need. But we
envisioned that the owners would be sophisticated, travelled people with an art collection. Also, how else to best show the fabulous wall space that is available in these homes?
The light fixtures in this house are very arresting. When you are choosing your lighting do you look at each piece as a separate entity or do you choose pieces that will work together as a whole? We work with the whole, and then look to see where we can add something, colour, shine, texture etc. When choosing outdoor furniture for a deck that is so exposed, what do you

have to take into consideration? Firstly, that it is properly made of EP stainless steel or aluminium and that it’s heavy so that it won’t blow away. At our home, we love our terrace, so it’s natural to have a large table, soft seating and the best chaises.
There was an unusual mix of almost industrial furniture juxtaposed with all the wood and natal granite of the finishings. How do you strike this perfect balance of interesting pieces with still feeling homey? These are amazingly expansive homes, deserving of a natural mix of furniture. One never wants a show home to look decorated, just real.

FUNDAMENTALLY SPEAKING
It’s a scary question many homeowners are afraid to answer: how much will your mortgage interest total over the lifetime of your mortgage? Well, wonder no more – a recent poll
from BMO Bank of Montreal has the answer: $60,000.But that’s the average for Canada. Some will pay more,
some less.
» While the average amount Canadians expect to pay in mortgage interest is $57,938, the figure rises to its highest in Canada for residents in BC at $95,891. Homeowners in Atlantic Canada expect to pay the least, at $35,454» Canadians expect an increase in interest rates over the next five years (60 per cent), with 48 per cent expecting a small increase and 12 per cent a large increase» Most Canadian mortgage holders (67 per cent) currently hold a fixed-rate mortgage, sheltering them against any potential upswings
“It’s quite telling of the extended low-rate environment that a sizeable percentage of respondents [40 per cent] do not expect interest rates to go up in the next five years,” says Sal Guatieri, senior economist, BMO Capital Markets. “Hopefully, many have not been lulled into thinking that rates will never go up, as they could be tempted into taking on too much debt.”
$60K – what Canadians pay in mortgage interest
It’s not surprising that British Columbians are paying the most mortgage interest, as house prices in that province are the highest in the country, he says. The average was $623,000 in April, compared with $437,000 nationwide and $456,000 in Ontario.
“In any interest rate environment, it’s important that Canadians stress-test their mortgage against a higher rate to ensure they can afford it over the long term,” says Martin Nel, vice-president of personal lending and investment products, BMO Bank of Montreal.
Average age of mortgage freedom inches higher:On average, Canadians expect to become mortgage-free by the age of 59 – up from 58 in the last two years. One-third (31 per cent) expect to still be making mortgage payments on their 65th birthday.
By Wayne Karl
3 tips to become mortgage-free faster:
Think carefully about fixed versus variable:
While variable-rate mortgages have been a winning strategy over the long term, fixed-rate mortgages (currently near historic lows) come with the peace of mind of being insulated against rate increases.
1Stress-test your mortgage: Gauging
the stability of your mortgage by stress testing it against a higher interest rate can help establish a plan to ensure long-term affordability.
2Understand every step of the home-
buying journey: The BMO Home Buyers Guide provides advice and information to guide buyers through the process of financing, choosing and buying a new home. Visit bmo.com for more information.

CONDO PROFILE
The best advertising for Murrayville House is the people buying their homes there.
“They’re all so happy and quick to tell a friend,” says Heather Forman, sales manager for this four-storey 92-home residential community in Langley’s sought-after Upper Murrayville neighbourhood.
From Langley locals downsizing from acreages, Ontario buyers retiring near friends, to young families, professionals and seniors appreciating the convenience of living a block from the hospital and nearby amenities — the full spectrum of homebuyers are spreading the good news.
and den, two-bedroom and two-bedroom and den homes ranging from 635 square feet to 1,131 square feet and priced from $224,900.
Murrayville House will integrate home and community into a lush, landscaped setting with private walkways and a central courtyard, large amenities room with patio and a children’s playground. Its spring 2016 completion date can’t come soon enough for recent buyers like Karen McIntosh.
“For me to come from a 2,100 square feet foot home, to a 1,040 square foot plan gives me lots of space to still have family or grandchildren over,” she says. “I’m just so excited for a fresh start and to decorate as I please.”
Quality, innovative design and meticulous attention to detailAnd for those who need some prodding that downsizing truly leads to a richer life, recent complimentary workshops at the presentation centre provided practical advice for making that transition from single-family home to condo.
Built-to-scale, the furnished showhome provides the opportunity to experience Murrayville House in living colour with its hardwood laminate flooring, well-designed kitchen featuring a pantry, stainless steel appliances, solid quartz countertops and shaker-style cabinetry. Each detail from the handset tile in the ensuite to the spacious covered decks adds comfort and style to everyday living.
Murrayville House brings together the enjoyment of a quality home and an excellent community. Learn more at MurrayvilleHouse.com and visit the sales centre at 220-230 22196 50th Ave., beside the new Shoppers Drug Mart in Langley, open daily (except

JULY 10 - 24, 2015 NEW CONDO GUIDE 59
SURREY/LANGLEY
Investing in a pre-construction condo is not without risk. You are effectively buying a contract with the hope that
one day this contract will become a piece of real estate that is worth more than the price you paid for it.
A lot can happen in three to five years while your condo is being built. Here are two tips to help ensure your investment is a successful one.
1 Always buy below market valueYour goal should always be to buy something that will increase in value, and the best way to do that is to buy something that is priced below the current market value of a similar resale property. For example, if a one-bedroom across the street in a brand new
completed building sells at $300,000, and you can buy a similar one-bedroom in a pre-construction condo at $285,000, then you are well insulated from any market fluctuations over the next few years and you are positioned to have a property that is worth more when completed than when you bought it before construction start.
2 Always buy cash-flow positiveInvesting in real estate is not a get rich quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes. The best real estate investors always buy for the long term. I always encourage my clients to take the long-view approach when buying pre-construction and to plan on renting
their unit out for at least one year (preferably more) after the completion of the building. Flipping before project completion (assignment) is a highly risky strategy and should be considered only as a back-up plan.
With this in mind, you should only buy a pre-construction condo that will provide you with positive or break-even cash flow with the standard 20 to 25 per cent downpayment. If at the current valuation and given current market rates for rents, you cannot reasonably expect to cover all your expenses, then stay away!
If you do your homework before buying by following these two tips you will be in great shape for years to come.
