What does a three-time Paralympian and a young married couple expecting
twins have in common? Both bought a new condominium in one of Surrey’s most sought-after new apartment buildings — Manarola.
Three-time bronze medal winner, Paralympian Alison Kabush, 34, loves the Fleetwood neighbourhood. First on her “wish list” was to buy in the community. After searching the Internet, she came across Manarola. She fell in love with the great room concept and all the quality finishes. Alison also knew Manarola would be a place where she could feel safe and have easy access to all the amenities she needs. In addition, Alison found Manarola’s sales staff to be extremely friendly and helpful — The developer gladly reconfigured her new condo so that it was wheelchair accessible. She was equally impressed
with its pet-friendly policy and the beauty and size of her floor plan.
Initially, first-time home buyers, Roy and Jenny Zhang were looking to purchase a townhouse. Expecting twins, they needed at least two bedrooms and a home that could accommodate their growing family. When the young married couple discovered Manarola they were sold. Not only did they love the neighbourhood — Fleetwood offers great amenities, including fabulous shopping, dining, recreational opportunities and easy access to Fraser Highway and Highway 1 — they were surprised at how sizable the homes were. When moving into a new space, sometimes, the window treatments are often
an afterthought as new homeowners struggle to put their own personal stamp in their new home. Window treatments are important as they are like the finishing jewelry for an outfit, but for the home. They are not only necessary, but add character as well.
Window treatments go so far beyond personal style, they have a job to do as well. A good window treatment will complement the new space without looking like they are working too hard. This can be achieved by first determining what functions the window coverings should perform.
A window covering is seldom just for show. Most people are looking for privacy, light control or to manage temperature. In a new space, it is important to first determine what “job” the window treatment needs to do. This will make it much easier to select the best type for the new space. There are two types of window treatments, operable and fixed. Operable means that the homeowner is able to operate them or move them, and fixed are non-moving.
Once a homeowner has moved into their new space and is able to identify what their window coverings should be doing, it is then time to identify style. Layering is a fabulous option for both style and purpose. Many people will select blinds, as they offer many solutions, and then add fixed drapery panels for decoration. Layering of window coverings is the best way to complete a window as it adds function and a personal feel. These are all important factors in a new home.

Blinds can be a great alternative, because they perform a function, but also come in so many different styles and colours. Blinds can also be rolled away completely or tilted to allow some lighting. If new-home owners don’t like the vertical strip, so synonymous of the blinds, and don’t want it to dominate their design, there are other options. If looking for warmth, look for a horizontal slat such as a wood or a fabric version called silhouette by Hunter Douglas (hunterdouglas.ca), which means they are all fabric and all sewn together. Most of the fabric is sheer except for one strip, which operates as the slat would on traditional blinds. Other options include
solar screens if homeowners are looking to control the UV, or roller blinds for minimal light penetration. A roman blind is another great option to add definition to window treatments. This option can be suspended completely, covering the entire window or a portion of the window. Roman blinds can also be completely pulled up, creating a decorative ruching effect at the top of the window.
When new-home owners are shopping for window treatments, it is important to know the difference between a shutter and a blind. Shutters cover the whole window and can be considered an all-in-one window covering so no additional drapery will be required. Shutters will

reduce the amount of light generally entering a space. A blind is lighter and can be rolled away to show an open window but can be more delicate in moist areas.
New condos have completely different needs in terms of window treatments versus a single family home. In a condo, blinds are important for managing solar heat. In addition, they also can be used for helping to maintain the interior focus within the space. Views are great, but can be distracting especially at night when windows can act like a big black mirror.
If, as a new homeowner, darkness for sleeping is a concern, add blinds for daytime light and privacy management and drapes for night time as these black out light the best.
Whether for a new home or condo, don’t let the window treatments be an afterthought! When done right, they will let homeowners inject their own personality into the home while managing light, heat and privacy.

What makes your investment condo most “rentable”?
Your investment condo is only useful to you if you can find tenants to rent it out and put cash back in your pocket. Shopping for a condo from the perspective of a landlord is different than shopping as a homebuyer. Yes, you
have to like it. But more importantly, renters have to want it.With an eye toward what will draw the most quality tenants, here are my top five
most “rentable” qualities to look for:
1. Convenient locationRenters today more than anything are concerned about having a location that is convenient to work, shopping and pubic transit. Buy near these three, and you will have a winner.
2. Affordable priceFollowing location, the thing that renters look at most closely is the cost of the rent. The lower the price, the more potential tenants you will attract. Keep in mind that most renters aren’t looking for spare rooms and fancy finishes. Therefore, buy small and buy cheap.
3. Extensive amenitiesWhile some renters prefer a smaller, quieter building with little or no amenities, generally speaking, most renters would choose a building with plenty of amenities over one without. The most important amenity by far is a good gym.
4. Flexible floor planFloor plans that allow for different uses of the space, for example a den that could be a second bedroom, will once again open up your unit to more potential renters.
5. Window coveringsThis seems like a small thing, but something that is very important to tenants. Invest in a good set of window coverings and your unit will be more attractive to tenants and will rent out faster.

I’m just admiring the comfortable eating bar when I notice yet another clever detail — a cabinet door in the
dining area side that lets you access the under-counter, corner space that’s virtually impossible to get at from the kitchen side. It’s such a simple solution to an old problem, yet it’s one I almost never see. Kudos to Ballenas for making my life easier.

So, you’ve decided it’s time to take the plunge and invest in a presale home. You like the fact
that you’ll have better selection and can choose your colour scheme and options. Buying presale also provides you the opportunity to plan ahead, allowing you the time to budget, plan your move and sell your current home if necessary. But that was the easy part. Now what? As a Real Estate Sales and Marketing Firm, we often spend time educating people about the process. Q. What’s the first thing i should do?A. Get yourself pre-approved so that you know what you can afford. At all MAC projects, we have access to mobile mortgage representatives, often from larger financial institutions such as TD or RBC. These financial advisors assess your current ability to borrow money, often granting you a mortgage “pre-approval”.
Q. I am required to pay a deposit. What is standard?A. Most presale homes require a total deposit of 15-20 per cent of the purchase price, paid out in stages. Developers
are often subject to requirements from their banks which is why this deposit amount is needed or why they can’t be more flexible at times. Some developers offer limited opportunities to buy with five per cent or ten per cent deposit, particularly if it is getting close to completion. The deposit is typically based on the purchase price before any upgrades or custom options. Some developers require 100 per cent of these customization cost while others require only 30-50 per cent. Make sure you review the deposit structure and timing of payments with your sales representative and/or realtor to understand your obligations and when deposit money is due. Q. I’ve purchased a home. When should i arrange for my mortgage?A. I strongly recommend arranging your financing at the time you write a contract on your presale home. This allows you the opportunity to hold a mortgage rate based on today’s rate – even if you won’t start paying your mortgage for some time. By locking in at today’s rate, you will protect yourself from climbing rates over the two-three years you may be waiting for your home to
be built. In addition, you’ll have a good understanding of what your costs will be when you complete. Shop and compare what different banks will offer. When making an important decision like buying a home, it’s a good idea to use multiple sources such as financial planners, mortgage brokers, lawyers who specialize in real estate, and people you respect and trust for information. The key is to ask a lot of questions so that you can feel confident in your decision. There’s no such thing as a bad question.

There’s no doubt about it. People who live on the West Coast value their green spaces. Getting out
and active in the great outdoors isn’t an after-thought for these health-conscious folks — it’s an integrated part of their lifestyle.
Residential developers are responding by designing increasingly diverse amenities into the communities they create. Rooftop terraces, podium-level gardens, extensive use of water features including man-made lakes, ponds, and rivers are rapidly evolving into de facto standard features.
For many buyers, though, proximity to public parkland can be the final wow factor that drives their purchase decision. This issue, New Condo Guide chats with Shaadi Faris, vice president of Intergulf, about some of the reasons behind the allure of living close to a large public park.
Q: Two of Intergulf’s current projects are located adjacent to significant
parks — Empire opposite Queen Elizabeth Park in Vancouver and The Park Metrotown opposite Bonsor Park in Burnaby. Obviously, these are both spectacular ‘backyards,’ but what are some of the extra benefits people might not immediately think of?A: One is financial. Buyers are becoming increasingly well educated about all aspects of the buying process. When they visit a presentation centre, one of questions we hear over and over is ‘how much will the strata fees be?’ A lot of amenities that look great in a brochure — a swimming pool for example — aren’t actually used that much but are costly to maintain so they drive up strata fees. And that will have serious consequences on people’s monthly budget.
On the other hand, if you’re next to a park with a rec centre like the Bonsor Recreation Complex, you could end up having access to extensive, high-end amenities a builder wouldn’t even consider putting into a regular
condominium building. At The Park, our strata fees are 35 cents per square foot — so for our homeowners having a healthy lifestyle isn’t just a concept, it’s got a real number attached to it that people can understand.
Q: Parkside locations are increasingly rare, especially in Vancouver where land constraints seem to get ever tighter. How does this impact the cost and long term value? A: Sites opposite or adjacent to a park will definitely command a premium price but that doesn’t necessary have too

Here on the West Coast we’re spoiled because we live in an outdoor playground. But when we built in Calgary it was different. We actually had to create areas where people could enjoy a natural setting.
Q: Any final comments?A: One of the reasons Vancouver has such great green spaces is because the City is diligent about ensuring each site is assessed on its individual merits so it can developed to its highest and best use. They’re clear about what they consider priorities and encourage collaboration. The results are better projects and better parks — which ultimately benefits everyone.

Canada’s riskiest housing markets and overvaluation concerns
Canada Mortgage and Housing Corp. (CMHC) recently released a report identifying Canada’s
riskiest housing markets, and in spite of Toronto’s and Vancouver’s sky-high prices, Winnipeg and Regina topped the charts.
According to CMHC, the housing market is considered “overvalued” when real estate price gains surpass increases in personal disposable income. Overvaluation is one of the factors considered in CMHC’s risk measure, along with overheating; acceleration in the growth of house prices; and overbuilding.
From a national perspective, CMHC says modest overvaluation is observed due to real estate price gains slightly outpacing personal disposable income, population growth and other factors. But “overheating, acceleration in house prices and overbuilding are not a concern at this time.” However this isn’t the case from coast to coast.
Among the low risk markets are Calgary, Edmonton and somewhat surprisingly, Vancouver.
Winnipeg and Regina sat at the opposite end of the spectrum, posing the greatest concerns with strong price growth and modest gains in disposable income creating a high risk of overvaluation.
Meanwhile, Toronto sits at a comfortable in-between with its
“moderate” risk ranking, due to steady price growth surpassing increases in personal disposable income. Condo units under construction are near historical highs, so inventory management is necessary to ensure units do not remain unsold upon completion, CMHC says.
While some of Canada’s housing markets have showed signs of slowing, thanks to the dip in oil prices and the economic aftermath, real estate prices in Toronto and Vancouver continue to rise – out of reach, many fear.
The price of home ownershipThe price of an average detached, two-storey home in Toronto increase 9.3 per cent year over year to $803,794, while in Vancouver, it was up a whopping 10.3 per cent at $1.26 million, according to the latest Royal LePage House Price Survey. It’s no wonder Canadian homebuyers are wondering if they’re paying too much.
When it comes to the logic behind the price tag, a real estate agent told me,
“The buyers set the prices.” This, after walking into an open house and asking,
“Do they really think they’re going to get this much?”
In a hot market fuelled by the spring real estate rush and low lending rates, it’s more important now than ever to look before you leap.
