Canada is recognized as a leader when it comes to building green. And with developers, architects and suppliers embracing green practices, buying a condo is a truly eco-friendly decision.
If you are looking to buy, you should familiarize yourself with the green building standards, certification programs and industry associations (See a full list at cmhc.ca):
BOMA BEST is a national program launched in 2005 by the Building Owners and Managers Association (BOMA) Canada to provide standards for the energy and environmental performance of existing buildings. CANADA ENERGY STAR FOR NEW HOMES Under this certification program, homes can achieve Energy Star certification if they meet certain standards in the areas of insulation, windows, etc.ENERGUIDE Developed by Natural Resources Canada, this rating system gives consumers a standard, objective
measurement of the energy performance of homes and other products.EQUILIBRIUM HOUSING A CMHC initiative that brings private andpublic sectors together to develop homes that combine resource- and energy-efficient technologies with renewable energy technologies.GREEN UP CANADA’S BUILDING
PERFORMANCE PROGRAM Run by the Canada Green Building Council, this helps building owners and operators understand, measure and compare performance of their building portfolio.LEED (AND LEED CANADA) The U.S. version of the Leadership in Energy and Environmental Design (LEED) Green Building Rating System has been in Canada since 2002. In 2004, the Canada Green Building Council launched LEED Canada.
With all of the programs andpractices now in effect around the country, it’s easier than ever to be – and buy – green!
It’s gettingEASIER TO BE GREEN
Are there one too many empty rooms where you currently live? Perhaps you’re thinking what life would be like if you didn’t have to worry about chores such as gardening, raking and exteriors that need painting. There’s a lot to be gained in your lifestyle when you decide to do a little downsizing.
Lifestyle opportunities abound in this issue, and you won’t have to sacrifice any of your current luxuries to get them. In fact, you may find you have more time to enjoy them than ever before! Owning a luxury suite in a new building certainly has its benefits. The fact that all of the fixtures and
appliances in your suite are brand new and all of the condominium’s common areas, landscaping and facilities are taken care of means less work for you and more time to enjoy it all.
Buying a condominium is a serious decision, and a significant investment,so it is imperative that you do your homework and research the marketso you can be confident that you’re getting the best builder and the most value for your money. New Condo Guide is an excellent resource to help narrow your search.
Let us know what you think of this issue. We’d love to hear from you.
So much to gain fromA LITTLE DOWNSIZING

the industry
they may be a relative newcomer on the awards scene, but there’s no question the Ovation Awards are attracting big time attention from consumers and industry alike. A classy, elegantly presented event, the Ovations began modestly in 2009 as the RenOVATION Awards, a competition showcasing exclusively Vancouver/Lower Mainland renovation projects.
The plan, however, was always to expand into new home construction, and in 2011 that goal was realized. Today they’re a respected symbol of innovation and vision in all aspects of B.C.’s building industry.
Celebrating excellenceNow celebrating their fourth anniversary, The Ovations are unique in their ability to honour the true diversity that defines Vancouver’s local marketplace. The 40 categories are specific and well-defined: highrise, lowrise, rowhomes, heritage

renovations, and accessible renovations are just a few. Many are also split into two or more categories according to price or square footage, thus creating a more level playing field so a home costing $750,000 to build is no longer being compared to one with a price tag upwards of $4 million.
New this year are categories for Best Interior Design Custom Residence and a People’s Choice Award that let’s the public vote for their favourite new or renovated project. This year also saw the number of entries soar by an astonishing 65 per cent over 2012. Twenty companies entered for the first time, and many of those are in the running for gold.
One first time entrant, Porte’s innovative lofts and mews-style homes at Origin in SFU’s UniverCity neighbourhood, are finalists in two categories. Newcomer Tien Sher Group also has two finalist positions for Quattro in Surrey as well as a third for English Mews.
on the leading edge“People are always fascinated with home construction and design trends, so we wanted to create categories that appeal to both consumers and industry,” says Wendy McNeil, GVHBA’s vice president of marketing and education. “Here in Metro Vancouver, we have some of the best builders, developers, designers and renovators in Canada, and we’re proud the GVHBA Ovation Awards honour their exemplary commitment to construction and design excellence.”
The 2013 Ovation Awards are presented by the Greater Vancouver Home Builders’ Association. This year’s grand reveal of winners in more than 40 categories takes place on April 20th, 2013, in Vancouver. For more information and to cast your vote in the People’s Choice categories, visit ovationawards.ca where you’ll also find a complete list of finalists.

Cornerstone north
Smart Condo Living
“Phil, look at this — you’re not going to believe
it.” The woman in the first of Cornerstone North’s three fully-furnished display homes is beaming as she looks at four rows of shelving tucked neatly beside the washer/dryer. “At last — storage in the laundry.”
Her husband nods agreeably but is clearly even more enamoured with the kitchen. “This is great design,” he says checking out the generous banks of drawers, built-in wine rack, and stainless steel appliances that look ready to handle family gatherings of any size. Then he leans casually against the integrated eating bar. “Those new bar stools will fit perfectly here, and this… this is quartz — you can just tell,” he says running his fingers over the countertop. “Love the colour and I won’t have to treat it all the time like our granite ones.”
Take a Look From The InsIde ouTIf you’re one of the curious types who looks beyond great finishing details and wants to know how things
work, Bud Eaton, Marcon’s vice president of development, has something else you’re going to love. “We’re the only development in Langley that’s offering hard hat tours at an appropriate stage during construction,” he says pointing to a wall beside the presentation centre where a neat row of bright yellow construction vests, safety boots, and a shelf of hardhats are ready and waiting. “People love seeing the inner workings of their homes — things like how the plumbing is put in and how the electric cables are run. Somehow being able to touch and feel everything makes it more real.”
As if on cue, a woman appears around the corner chatting intently with sales manager Brittany Reimer. “That was so great to be able to actually measure my living room — thank you,” the woman says as they remove their safety gear. “I can’t wait to go buy myself a new sofa now I know it will fit. And that view is going to be fantastic. Did I tell you my auntie is giving me patio furniture as a present? I can’t wait for July to be here so I can move in.”
own IT For LessAnd Brittany has yet another piece of good news. “Starting April 1, we’re offering a one-year buy down program that means with just five per cent down, your monthly payment on a one-bedroom would start at $527 or $585 for a one and den. We

also have two-bedrooms from $703 per month. That’s a savings of between $375 and $499 every month for 12 months.”
Response, she says, has been enthusiastic. “It’s a great way for first-time buyers to get into the real estate market and still be able to pay off things like the RSPs they might have had to cash in or the Bank of Mum and Dad. I’ve also heard several downsizers say they’re going to use the money to take an exotic vacation — like a second honeymoon.”
GreaT LocaTIonAnd when you want to talk convenience, Cornerstone North’s location is a whole conversation. “You’re walking distance to everything
— shopping, Kwantlen University, three parks, and Newlands Golf and Country Club,” Brittany says.
“And the local restaurants are amazing — everything from mom-and-pop take out to fine dining.”
“Phil, I know you’re comfy but we’re meeting Annie in 10 minutes.” The voice comes from the display suite’s patio, where Phil has settled into a deck chair to admire the linear park that runs through the centre of the property. His wife leans over and gives him an affectionate pat on the arm.
“Remember, Milestones for lunch.” Apparently lunch is even more enticing than the view, and in no time they’re heading for the front door. They both wave on their way out. “See you tomorrow at noon for our tour,” Phil says.
cornerstone’s presentation centre and three fully furnished display homes are open noon to 5 p.m. daily except Fridays at 103 – 5655 – 210a st. in Langley. Prices start at just $179,900 for a move-in ready home. For more information visit cornerstoneliving.ca or call 604.534.6000.

condo profile
it’s sophisticated and elegant, boasting an urban-savvy chic that’s still warm, inviting and distinctive. It’s called Ascend, and it’s definitely bringing a whole new trend-setting architectural design to Surrey’s
Fleetwood neighbourhood.
Make the Move to hoMeownershipOnly the third condominium that’s been built in Fleetwood since 2008, Ascend just made it even easier for first-time buyers to become homeowner instead of tenants.
“The $10,000 government bonus made such a difference for first time buyers,” says sales manager Margot Jay. “That program ran out at the end of March, but we’re matching it until the end of April. In other words, if you act now, people who are just getting into the market have an extra month to take advantage.”
She adds that’s $10,000 buyers can use any way they like. “You could apply it against your mortgage, use it to buy furniture, go on vacation, or help pay off debt. It’s entirely up to each person, but it gives options so people can feel more confident about their decision to purchase.”
Best of all, with prices starting at $176,631 including net sales tax, many people are finding ownership is actually cheaper than rent. One buyer sums it up this way: “I’m sick of paying $1,100 a month to someone else just so I can rent a basement suite with a chopped up floorplan and really ugly, shag carpets,” she says. “Here I’m going to have a brand new suite with a great kitchen and tons of windows. And it’s only going to cost me $671 a month. That’s pretty much a no-brainer.”
ascend Rise to the occasion
// By susan M Boyce
“oh wow” interiorsInteriors too, make the decision to buy an easy one. The display suite showcases Ascend’s dramatic interweaving of textures and metallic tones from soft matte to high gloss — über-urban yet comfortably welcoming thanks to being based on the Dr. Emoto theory of positive energy flow.
Innovative storage solutions are everywhere — pull-out pantry wall beside the fridge, under-sink drawers in the bathrooms, and a kitchen corner cabinet that’s actually useful due to easy access from the eating bar side. But it’s the views Margot says still surprises people the most. “We still have suites where you can see all the way to Mount Baker or even the Golden Ears. There’s even a few on the upper floors with almost 180-degree views.”
ascend offers homes ranging from junior one-bedrooms to comfortable two-bedrooms. priced from $176,631 including net sales tax. presentation centre open saturday through wednesday at 8625 – 160th st. in surrey. for more information visit liveatascend.com or call 604.596.2202.

it’s a marriage of timeless elegance and dynamic, urban vibe. Homes that put you at the heart of the city while still providing resort-style amenities and spacious floorplans. And these condominium residences are affordable, too — more
than half are priced below $250,000.Introducing Park Avenue, the newest addition to Concord
Pacific’s dazzling Park Place community in Surrey City Centre. “When complete, this community will be the largest, urban master planned community in Surrey,” says Isaac Chan, sales director at Concord Pacific, adding that it’s just steps from the King George SkyTrain Station, Holland Park, Central City Mall, and Park Place Plaza. “Surrey is growing by 1,000 people every month and has consistently been ranked as one of the top places to invest in BC. So when you purchase a home in Park Avenue, you know you’re making a smart investment in your future.”
Upscale lifestyleLocated at Whalley Blvd. and 100th Ave., Park Avenue is unabashedly focused on luxury: spa-inspired bathrooms, floor-to-ceiling windows, and large, sun-drenched balconies.
European-designed kitchens have a distinctly gourmet outlook with the sleek look of integrated appliances, gas cooktop, quartz counters, and marble tile backsplash. As you’d expect,

“The philosophy is simple,” Isaac explains. “We believe that when you come home, you should feel totally pampered and able to rejuvenate.”
resort living every dayWondering about amenities? Park Avenue’s got what you crave — and then some. Outdoor swimming pool with private cabanas, hot tub, entertainment lounge with full kitchen, steam room and sauna, even a karaoke media room are just the beginning. How about private tennis court, yoga pavilion, and a sky-garden with outdoor fire pit? And for golfers, your toughest decision may be whether to get out on the putting green or practice your swing with Park Avenue’s state-of-the-art golf simulator.
experience for yourselfPark Avenue will be located at Whalley Blvd. and 100th Ave., and soon you’ll be able to experience the lifestyle for yourself. “We will be opening our two-level presentation centre in late April,” Isaac says. “It will be Surrey’s largest and, like everything about Park Avenue, it’s going to be a significant step above and beyond.”
in total, park avenue’s 40-storey highrise will offer 424 homes ranging from one- to three-bedrooms. priced from $182,900 with 250 homes less than $250,000. for more information visit parkavenueliving.ca or call 604.233.7748.

condo profile
imagine living in a trendy neighbourhood full of independent boutiques and restaurants. Now imagine being able to walk from there to the Seawall or Skytrain just five minutes. What if, on
top of all that, you got a brand new condo with spectacular views of Vancouver’s downtown and North Shore mountains. Heaven, right?
The Shine building at Scotia and East 6th offers all that plus prices that will attract first-time buyers. Its location on a residential street just one block off Main Street means you will be protected from the cacophony of the major artery street noise while still getting the great South Main vibe.
“Mount Pleasant is an up and coming community,” says David Zigelman, Director of Marketing and Sales for Key Marketing. “The central location with easy access to downtown is a major attraction for our buyers and most people love the energy and vibe of South Main.”
Shine Enjoy South Main’s energy and vibe
David says he expects this boutique building will attract first time buyers, many of whom already live in the area. But he also expects it will catch the eye of young buyers from Kits or downtown who feel drawn to the hip South Main culture and to prices they can afford, while still having easy access to the water and the downtown core.
“People from all over Vancouver are exploring the option of getting into the market here. Shine has become a really great option,” says David.
Shine is designed to cultivate community among the residents, says David. With 93 homes it is smaller than most Vancouver condo developments and a large courtyard on the second floor set up with barbecues and seating will encourage neighbourliness. And as if the views aren’t breath-taking enough, the courtyard will also house an outdoor movie theatre — perfect for film clubs or easy communal viewing. There is also a rooftop patio that gives panoramic views of the downtown and North Shore mountains.
While Shine is located around the corner from a car-share lot and a short walk to the Skytrain, every home, from the 500-sq. ft. one-bedrooms to the 1,300-sq.-ft. three-bedroom penthouses, has its own parking spot and storage locker for bikes and other extras. There are 15 different floorplans to choose from and all come with private balconies, stainless steel appliances and quartz countertops.
“We are trying to give it an urban sophistication that respects the industrial heritage of the area,” says David, noting that the building materials include some wood treatments, steel and concrete.
prices begin in the mid to high $200s for one bedroom homes with parking. The project will open for previews later this month. register at: liveatshine.com

housing market
Four out oF 10 Canadians planning to enter the housing market over the next two years will be first-time homebuyers, according to the 20th annual RBC Home Ownership Poll.
The poll found that the majority of Canadians are taking a wait-and-see approach to home purchases, with 15 per cent likely to buy in the next two years, down from 27 per cent in 2012.
“The more cautious mood this year is not surprising and is consistent with broader economic and industry forecasts. An unseasonably warm spring, low rates and anticipation of mortgage rule changes may have led many Canadians to move forward their home purchases in the first half of 2012,” says Sean Amato-Gauci, senior vice-president, Home Equity Financing, RBC. “Our findings suggest confidence in the housing market is still
high and young Canadians are the bright spot as they look to buy their first home and seek the advice to do it right.”
A majority of Canadians (84 per cent) believe that a condo or house is a good investment. Just over half of Canadians think that now is the time to get into the housing market (52 per cent), while fewer Canadians believe house prices will be higher at this time next year (43 per cent, down from 47 per cent in 2012). More Canadians in 2013 feel that the current housing market is in balance (40 per cent, up from 36 per cent last year).
The poll also found that Atlantic Canadians (91 per cent) and residents in Manitoba and Saskatchewan (89 per cent) are the least likely Canadians to purchase a house in the next two years, while British Columbians are the only region where a majority describe the current market as a buyer’s market.
Most Canadian homebuyers still Consider home ownership a good investment
what factors are sidelining buyers?
Three-quarters (75 per cent) of Canadians feel that recent government changes to mortgage rules will impact or delay prospective homebuyers from getting into the market, but this may be more perception than reality. Amost six in 10 recent and prospective homebuyers say that a required minimum five per cent down payment (59 per cent) and a shortened mortgage amortization period to 25 years from 30 years (56 per cent) had little to no impact.
Nearly half of Canadians (49 per cent) expect mortgage rates will be the same at this time next year.
Consistent with consumer trends, almost half (46 per cent) of first-time homebuyers cite affordability as a top reason for not buying (47 per cent in 2012). Meanwhile, saving for a down payment (32 per cent, up from 18 per cent a year ago) and job security (28 per cent, up from 20 per cent a year ago) have taken on increased importance this year.
75% 49%
46%
Given mixed sentiment in the Canadian housing market, the majority of Canadian homebuyers seek qualified advice in their home purchases. Seventy-six per cent turn to
their banker for mortgage advice and four in 10 (40 per cent) say a bank is their primary source of information for advice on financing a home purchase.
in British Columbia…British Columbians are evenly divided on whether it makes sense to buy a house now (51 per cent) or wait until next year (49 per cent). One-in-five British Columbians (20 per cent) say they are likely to purchase a home within the next two years as residents in this province were more likely than any other Canadian region to forecast lower housing prices in the next year (38 per cent, national: 24 per cent).

condo profile
picture this: two sleek, shimmering condominium towers located at the highest point to date of SFU’s vibrant UniverCity neighbourhood. Sophisticated condominium residences featuring upscale finishes that include engineered hardwood flooring, roller blinds, GE Café appliances,
and large outdoor spaces. Now say hello to Altitude and your new life at the top of Burnaby Mountain.
“This is absolutely the premium location on Burnaby Mountain,” says Jason Dolker, Hungerford’s director of sales and marketing. “Altitude is truly a rare, not-to-be-missed opportunity.”
live life to the Max“Up here, you’re surrounded, quite literally, by nature,” Jason continues. “Burnaby Mountain has over 1,400 acres of forests and parklands. There’s hiking and biking trails everywhere, and people use them — a lot and every day. And if you’re a mountain bike fan, you have to check out the newest trail, Sidewinder. It’s all the buzz throughout the whole community.”
Still, with so much outdoor activity available, there’s also a distinctly urban village ambiance to UniverCity. “People often don’t realize what a dynamic neighbourhood this is,” Jason says. “The village has every amenity you need — Nesters Market, coffee shops, restaurants, banking and other services, daycare, and elementary school, even a travel agency.”
He adds that Maclean’s magazine has now ranked SFU the number one university in Canada for an astonishing 10 years. And while that’s great news for students, residents of all ages are discovering they can also tap into the smorgasbord of lively educational opportunities that come with living adjacent to this world-class university.
altitude Up here you live better// By susan M Boyce
Plus, homeowners have access to SFU’s many recreational facilities which include pools, gyms and a 12,000-sq.-ft., multi-level fitness facility with plenty of group fitness classes and specialized sports.
Great value By desiGn “Up here on the mountain you simply get more home for your money, and Altitude offers not only the best value on the mountain but the most affordable tower homes in Burnaby,” Jason says.
“Think about it, where else can you get an 875-sq.-ft., two-bedroom home in a concrete tower for less than $399,900? And our finishings are second to none in Burnaby, so for the price conscious buyer, this is a best bet.” He adds that for a limited time only, you can own a brand new home here for as little as $888 per month for the first two years — just ask for details.
New Homes Releasedaltitude is now under construction and new homes have just been released. sales centre and display home are open noon to 5:00 pm daily except fridays at 8955 university high st. in the heart of univercity at sfu. for more information visit hungerfordgroup.com or call 604.456.8883.

When it comes to a Green home, we’re not talking about amorphous concepts to inspire the warm fuzzies. Let’s face it, consumers face all kinds of claims in just about all product categories – organic this, all-natural that and eco-friendly everything. And not all of them are true.
For buying a home, thankfully, it’s about dollars and cents and real, provable savings. No, you don’t have to be thinking about solar panels on the roof or a backyard wind turbine. Noble and even profitable ideas, these also involve high capital costs and permitting issues, among other challenges. And as a first-time buyer, you’re not likely in a position to afford such extremes.
However, there are simple steps you can take to assess how “friendly” a potential property might be – in terms of comfort, operating costs and environmental footprint.
Buying newIf you’re buying a new home, you’re not likely to have much to worry about when it comes to energy efficiency. Most developers, including those appearing in New Condo Guide, build their new housing product to stringent industry standards.
Indeed, more and more of them construct to the international LEED (Leadership in Energy and Environmental Design) standards and the Energy Star program.
LEED is a Green Building Rating System designed to encourage sustainable green building and development practices through the use of universally understood and accepted tools and performance criteria. A third-party certification program, LEED promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development; water efficiency; energy efficiency; materials selection; and indoor environmental quality.
Energy Star, overseen by Natural Resources Canada, is an initiative to promote energy-efficiency guidelines that enable new homes to be approximately 25 per cent more energy efficient than those built to minimum provincial Building Codes.
Go Green or Go home! When you’re buying a new home, attention to energy efficiency can help your bottom line
GoinG Green
if you’re buying a new home, you’re not likely to have much to worry about when it comes to energy efficiency. Most developers, including those appearing in new Condo guide, build their new housing product to stringent industry standards.
Energy-efficiency measures for these new homes include: insulation upgrades, higher-performance windows, better draft proofing, more efficient heating, hot water and air conditioning systems and Energy-Star-qualified appliances.
Bottom line? Reduced energy costs for you, the homeowner, along with greater comfort, lower impact on the environment and higher resale value.

Four reasons to choose an
enerGy-efficient neW home
1 energy savings Today, 17 per cent of all energy used in Canada goes toward running our homes. We consume a significant amount of energy for heating our homes in the winter and cooling them in the summer, and don’t forget about the energy we use to heat water used for bathing and cleaning. Imagine the savings on your energy bills if you choose an energy-efficient new home.
2 Better to live in Energy-efficient homes have fewer of those uncomfortable drafts and cold spots. Some homes have specially designed ventilation systems that bring fresh outdoor air in and send stale indoor air out. R-2000 certified homes, for example, are built using healthier building materials, such as low-VOC (volatile organic compounds) paints, flooring, and cabinets to further improve the indoor air quality.
3 Better for the environMent Most of the energy we consume in Canada comes from fossil fuels. As a result, the energy we save in heating, cooling and powering our home will help reduce our environmental footprint. In addition, using energy-efficient light bulbs, low-flow showerheads, and water-conserving toilets will all contribute to a greener home. Many new energy-efficient homes are being built using insulation, drywall or wood trim manufactured using recycled materials.
4 affordaBility Buying expensive, custom-built homes used to be the only way to acquire an energy-efficient home. Today, thanks to initiatives such as Leadership in Energy & Environmental Design (LEED), the EnerGuide rating system, R-2000 Standard and Energy Star for New Homes, consumers looking to achieve greater energy efficiency at home have a much wider array of energy-efficient options to choose from.
If you are planning to buy a new home in the coming months, spend some time on the NRCan website at newhomes.nrcan.gc.ca or call 1.800.O.Canada (1.800.622.6232) for more information on the various energy-efficiency programs that are available in Canada. NC

B.C. BACKTO GST
// BY CAMERON MCNEILL

April 1st, 2013 marked the official switch back to GST/PST away from HST. For most industries, the change is immediate and you should have already seen a difference in your bills and receipts. For new housing however, it is a
bit more complicated and can be confusing. Here are the basics:
If you are purchasing a home after April 1st, 2013:›› You will be paying GST and not HST.›› A two per cent BC Transition Tax is applicable if construction is more than 10 per
cent complete as of April 1st, 2013 and you take ownership of your home prior to April 1st, 2015.
›› If construction is less than 10 per cent complete and you take ownership of your home after April 1st, 2015 you will pay GST with no transition tax.
There is a federal New Housing Rebate available for those who will use their property as their primary residence for a minimum of one year. This rebate effectively reduces the GST and is valued at a maximum of $6,300 for a home with a purchase price of $350,000. The rebate is gradually reduced for homes valued from $350,000 to a maximum value of $450,000. Homes valued in excess of $450,000 do not qualify for the New Housing Rebate.
There a few other rebates and programs available, particularly for first time home buyers so it’s always a good idea to speak with your lawyer. Your lawyer will also be able to provide more information on the transition tax and the switch back to GST if you have questions. There is also a great deal of helpful information for homebuyers online through CMHC (Canadian Mortgage and Housing Corporation) and Canada Revenue Agency.
What that means for buyers ofnew homes
Source: Elimination of the HST in British Columbia in 2013 – Transitional Rules
for Real Property Including New Housing November 2012 issued by the Canada
Revenue Agency.
More information on the BC Transition Tax and the change back to GST is ongoing
and subject to change. Speak to your lawyer at time of completion for the most
up to date information from both the Federal and Provincial government.
There is a federal New Housing Rebate available for those who will use their property as their primary residence for a minimum of one year.

quick tips
Live in the moment We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, and the beauty of a table set with care. You’ll feel less frazzled and more peaceful.Let go of the “shoulds” The next time you catch yourself thinking
“I should...” or “I have to...” find a way to make the task more enjoyable and replace the “should” with “like to,” “want to” or “could.” Re-framing your thoughts puts you in control because you are doing the task out of desire, not criticism.tie up loose ends Devote one hour a week to tying up loose ends. These little “to-dos” take little time to complete and yet, left undone, eat away at you.Make bill paying easier Paying bills can be time consuming and hard to keep track of, especially if they are due at various times
take tiMe for yourseLfthroughout the month. Call your creditors and change the due dates on your monthly bills so they fall on the same day.create kits to make life easier Items that are used together should be stored together. Imagine how much easier it will be to wrap gifts when your gift bags, cards, scissors, bows, tape and pens are all stored together.

never tell dIane delves something is impossible, because it’s a word that simply doesn’t exist in her vocabulary. Soft spoken, always elegant, her warm smile still has a twinkle that says here’s a woman who loves life and loves what she does.
And what she does is build. President and founder of Abbotsford-based Quantum Properties, Diane began her career in construction with a modest $1.3 million, two-storey office building. Within two years, she had a $14 million lowrise apartment named Viva under construction. Fifteen years later, she’s never looked back
— and she’s never given up on a project she believes in.
Q You ran your own real estate appraisal company for a decade before you started Quantum Properties. What prompted you to start a construction company? a In 1997, my husband was a partner in a certified general accountant firm. When I saw how much they were spending on rent, I told them they should let me build an office building for them. To my surprise, they agreed.
It was a very steep learning curve. I hired an architect — who turned out to be not the best. Fortunately, I also hired Don Isaak, a local structural engineer who realized there were far too many design flaws to build it. I had to hire another architect, but eventually we got it built.
Q Was this the birth of Quantum Properties? a Yes. Don and I formed Quantum Properties in 2000. We did a few land assemblies that we rezoned and sold on to developers, but by 2006 I knew wanted to see it right through to a completed building. Don told me there wasn’t enough aspirin in London Drugs [laughs], so we arranged for me to buy him out.
Before he left though, we interviewed five general contractors who all knew Don but not me. During each meeting, Don would say he needed a file and leave the room. The minute he did, each of those contractors stopped talking to me — except one. Sid Bos. Sid kept right on asking questions and proposing ideas. He got the contract and we immediately started our
first project, a 91-unit low-rise in Abbotsford called Viva.
Q Your current project, Mahogany at Mill Lake, will be Abbotsford’s tallest highrise condominium and is anticipated to have a build-out value of over $100 million. It’s also been a controversial development with plenty of NIMBY opposition. What’s made this project so challenging? a When we bought the land in 2007, it had been vacant for 30 or 40 years. It was also unique because a three-acre lard parcel owned by one person, already designated for higher density housing, and located right in the middle of the city isn’t something that happens often.
At that time, the City of Abbotsford had just increased the allowable height for towers from 16 to 28 storeys, but when we applied for rezoning, neighbours formed a protest group. It was a very dramatic public hearing that we lost by one vote.
In 2010, we applied to the City again. This time we engaged the community more beforehand. The project was approved and we did well in pre-sales. However, in the meantime I’d been looking for a property where I could build commercial/office to meet demand

created by the new regional hospital. My “ah ha” moment was when I realized I owned three acres within walking distance of the new facility. The City liked our design and construction expertise, but in order to build the office space I was now proposing, we had to go through yet another rezoning — which we’ve done successfully.
To be honest, I think lot of people didn’t expect me to carry through and do this. We know this project is going to be watched closely, but once we actually start building later this year, I think people will begin to see Mahogany as a trendsetter.
Q What’s your take on Abbotsford’s growth potential? a It’s not a question of if this city will take off, just when. Yes, we lag behind Vancouver in level of activity, but we’re consistently ranked among the top 10 places in Canada to invest.
It’s well known that 70 per cent of future urban growth in the Lower Mainland will be in the Fraser Valley, and we have all the fundamentals to attract a large portion of that growth: a strong and increasing employment base, major industrial base, an international airport, and a well respected university. We’ve also got a major hospital with good specialists, a state-of-the-art regional cancer centre, and the new Canuck Place is almost completed.
Q How does lifestyle fit into the equation? a Abbotsford has the mountains and rivers, so it’s a physically beautiful setting. And unlike many places, you’ve still got a true town centre — people like that sense of community. Plus, more and more people are making it a lifestyle choice to live in a condo. I moved here a little over 10 years ago by choice, and I’ve never regretted it.
Q You’ve been a woman working successfully in a predominantly male-oriented industry for a long time. What’s your advice to young women considering a career in construction? a Never let gender limit your choices. If you want to go into the trades, great. They can be very lucrative — even our labourers make $15 an hour. Our skilled trades make a lot of money. Many of these positions, electrician for example, require intelligence, planning, and a lot of doing. However they are not physically demanding, so there is absolutely nothing to stop a woman doing an exceptional job. Sure, if you look for difficulties, you’ll find them. But I believe being a woman creates many times more opportunities than problems.
Quantum Properties is found online at quantumproperties.ca. The company offers two scholarships, one specifically for women embarking on a career in the trades.

FIRST-TIME BRIDES AND GROOMS ARE older than ever before, according to recent census fi gures. e median age for men marrying for the fi rst time is now 28 and it’s 26 for women – that’s 30 per cent older than in 1960. Because many fi rst marriages are occurring later in life, the modern dilemma is whose couch stays and tallying how many fl at-screen TVs the couple has between them.
For the “new couple” combining households for the fi rst time, proper planning is key to starting off on the right foot in the early years of marriage. Here are some helpful tips for combining households for the fi rst time:» Go through each existing home together, and identify which
items are duplicates. Talk about each item honestly – if you can use two of something in your new life together, like televisions or stereos, keep both.
» Do the same evaluation for small items, like silverware. ese smaller items can add up quickly, and often produce the most clutter.
BRIDES & GROOMScombining households for the fi rst time
» Organize with boxes and coloured markers. Purchasea variety of box sizes before you begin so you can appropriately tag and box the “keep” and “donate” items, and the “toss” leftovers.
» ink about donating to those in need. If a garage saleisn’t of interest, consider donating to local churches or synagogues, homeless shelters or the Salvation Army.
Experts agree that couples can successfully blend two households if they take time to address the move. e keyto success is proper planning.

01 Calculate the combined monthly before-tax income of you and your spouse.
02 Divide by three. This figure is the monthly payment you can afford to make on your condo.
03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes.
07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
bear in mind that this is a rough estimate. if you have several other large loans already, you may qualify for less. also, banks and trust companies vary in their policies. the best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
Follow these steps to see if you’ll qualify for a mortgage on your dream condo
