It’s all about location. A central city neighbourhood attracts a certain type of person: One who embraces cycling or taking transit to work; someone who likes to walk out to enjoy the restaurants and shops — and that someone typically has a healthy income. South Cambie residents are now
affluent upper mobile young professionals and families, as well as empty nesters with deep pockets.
With all the changes in this corridor, living here isn’t cheap. An older, tear-down will put you back $1.5 million and a new home will cost upwards of $2 million. However, once a number of condo projects are built, it will make living here more affordable!
For Bill, a 51-year-old married painting contractor with two young daughters, the proximity to both downtown Vancouver and eclectic Main Street was a real draw.
“We got insight living in Vancouver of how great it is to live centrally. And this is the first neighbourhood outside of downtown where we really felt at home,” adds Bill.

No matter how many times I visit, Silver Ridge always has something to surprise and delight me. And as I arrive at the brand new display home for Nelson Peak, the community’s newest neighbourhood, I discover the surprises start right at the front door — literally.
STYLE AND CHARM“Nelson Peak has all new floor plans, all new finishes, and all new exterior design so it’s like nothing else you’ve seen before at Silver Ridge,” says Sue Rutledge, Portrait’s vice president of sales and marketing, opening the eight-foot Craftsman-style front door. It’s as tall as an average apartment ceiling and the perfect visual counterpoint to the soaring two-storey foyer. Talk about a dramatic sense of arrival.
When we step into the great room, I finally give up attempting to write notes and simply let out a long, deep sigh of sheer appreciation. Filled with sunshine, this is an entertainer’s paradise.
The kitchen officially ranks the affectionate descriptor of ‘humungous’ and has a centre island that’s practically begging for guests to arrive with seating on two sides. “And you won’t see these anywhere else yet,” Sue says pointing to the industrial-chic KitchenAid oven. “A
brand new model that’s not even released to the general market yet.” Before we head upstairs, I take a peek at the backyard’s covered patio
— an outdoor living room with gas fireplace in a floor-to-ceiling ledgestone surround, rustic chandelier, outdoor sofa and armchairs — everything I need to enjoy al fresco relaxation in any weather.
“This is definitely my retreat,” Sue says when we arrive at the vaulted master suite. Instantly I find I’m nodding in agreement. I finally manage to tear myself away from the dazzling, unobstructed valley view spread out below and check out the ensuite. Another showstopper with floating glass vanity, frameless glass shower, dual sinks, and for that extra touch of sheer elegance, a freestanding tub. Sue grins as she hops into the tub to prove this magnificent beauty easily accommodates her five-foot-nine height with space to spare. For a ‘shortie’ like me, this would be heavenly.
CREATIVE IDEASClearly the Portrait team also had fun with some of the creative displays in the two showhomes. Here’s a hint: outdoor chessboard and full height wine-wall. To get the full effect though, you’ll have to check it out for yourself.

The Best of All WorldsAlthough a few taped boxes remain in one corner of the living room, Tom and Amanda are clearly delighted to be right where they are — unpacking in their new home at Cliffstone Rowhomes in Maple Ridge. “It’s our first time owning, so we still wake up in the morning and ask ourselves if we’re actually here at last,” Amanda says.
QUALITY BEHIND THE WALLSWhen it came to quality, the couple had a rare opportunity to truly understand the attention to detail that went into their rowhome. “I’ve been a site supervisor for Foxridge for about seven years, so I see first hand the care that goes into everything they build,” Tom explains. “Inside, these home feel just like a single-family house and are finished to exactly the same level — but they’re more affordable and we aren’t paying strata fees every month.”
Amanda also has some special insights — as a professional photographer, she’s photo-graphed many of Foxridge’s showhomes. “Their quality control and customer service are amazing, and they’re such nice people to deal with — even long after the sale.”
MAKING IT HOMEAfter only a week, the couple are already infusing a unique joi de vivre into their new home. The main floor flex-room, which Amanda says was a big part of Cliffstone’s attraction, has been transformed into a much-needed office for her freelance business. “Where we lived
before I was trying to work in a dark, cramped bedroom upstairs. Now I have my own bright, open space right beside the front door.” Her laugh has a contagious spontaneity and warmth. “I made it the girliest room in the house — starting with adding a really blingy chandelier.”
Fair was fair though, so Tom laid claim to the fourth bedroom for his Man Cave. “I took out the closet, paneled one wall in reclaimed wood, and now I’ve got a place where I can display all my sports memora-bilia there,” he says.
LOOKING AHEADAs if moving day wasn’t already chaotic enough, the two new sofas they’d purchased for their living room arrive late that afternoon. “It was a long day,” Amanda admits. “But when we sat on those sofas with a glass of wine to celebrate, it was all worth it. We’ve got a wonderful home, it’s a great neighbourhood, and at night it’s so quiet you can even hear the frogs and crickets. We’re definitely planning to be here for a long time.”

The Sixth Annual Ovation AwardsMETRO VANCOUVER HOMEBUILDING EXCELLENCE
Now firmly established as a premier celebration of excellence in Metro Vancouver’s dynamic residential building industry, the sixth annual Ovation Awards took place on April 25th, 2015 at the Marriot Vancouver Pinnacle Hotel in downtown Vancouver.
This year, 350 of Metro Vancouver’s top builders, renovators, designers, and industry experts gathered to discover who would be named the best of the best at the sold out gala. Total entries were up an astonishing 77 per cent over last year, and finalists were a showcase of the efforts both from well-established companies and an exciting cross-section of savvy up-and-comers.
“I am constantly amazed by quality of housing in this province,” noted Sam Sullivan, MLA for the Vancouver/False Creek riding. “So many British Columbians invest in their homes, and everything you are doing helps raise the bar on the standards they can expect.”
AND THE WINNERS ARE…With their table covered by a total of seven golds, Naikoon Contracting Ltd. was this year’s top winner. Hot on the heels of multiple gold Georgie Awards just a few weeks earlier, it was Midori Uchi, Naikoon’s dramatic and ultra-energy-efficient home in North Vancouver that got the nod in four categories including Excellence in Innovation and Sustainability in New Residential Construction. The home’s rammed earth wall and extensive use of recycled material — every piece of wood throughout the home was reclaimed — drew nods of approval from all gathered and helped Naikoon take home the coveted Grand Ovation Award for Custom Homes Builder of the Year.
Soon to overtake the City of Vancouver as the province’s largest, Surrey was the location of a significant number of winning projects.
High Point by Ikonik Homes with associate Fifth Avenue Real Estate Marketing Ltd. took home top honours in the Best Kitchen Under $100,000 category for High Point. Located in a spectacular equestrian-themed subdivision, this winner cleverly incorporated a modernized twist into classic styling.
