The tuxes were dusted o� and the glam gowns out in full force in a display of elegance not often seen

in this laid-back city. On February 27th, everyone at the Hyatt Regency Hotel ballroom settled in at their beautifully decorated tables and hoped that one (or more) of the 2015 Georgie Awards for excellence in residential construction might be theirs to take home. An elegant dinner, and a few glasses of wine were expected to get the crowd through the ceremony.

� en out came Destineak, an electrifying electro-pop duo with live drumming, an energetic dance beat and talented vocals that woke up the room. � en the contortionists got on stage and things got really interesting. I won’t even go into the casino/cabaret afterparty... Props go to Laura Chok of the Canadian Home Builders’ Association BC for shaking things up and providing a truly entertaining evening for all.

Of course the highlight of the event was the celebration of the best of the best builders in the province, who were honoured in true westcoast style. In this issue, Susan M Boyce has an in-depth look at � e Georgies judging process and the rundown of all the winners.

Next up is the GVHBA Ovation Awards, celebrating the best of building and renovating in the Lower Mainland. I’m not sure what will be happening for entertainment, but this awards show is always an exciting opportunity for our builders and designers to showcase their amazing talents. I have high hopes for this ceremony, as the reception to announce the winners on March 4th at the Pinnacle Hotel included champagne and a serve-yourself poutine bar. So, cheers to all the Georgie winners, � nalists, and to everyone involved in the upcoming Ovations happening on April 25th. Promise to keep you posted, especially if contortionists are involved.

A sunny spring day always seems like the perfect weather for a visit to The Grove in Surrey’s Clayton Heights neighbourhood. The lush greenery of the community’s central park, the flowers popping up everywhere, the trees in full bloom and the friendly ambiance all add up to a sense of welcome I confess I find irresistible.

Seems I’m not alone in that estimation either. “The Grove has evolved into a terrific, outgoing neighbourhood — almost like everyone here is family,” says sales manager Elise Sangster. “And it’s all generations: singles, young couples just starting out, professionals with a couple of kids and downsizers who want the convenience of lock’n’go.”

MEET THE NEIGHBOURSAs if on cue, a young girl bursts into the presentation centre with her mom firmly in tow. Gracie is clearly delighted to see the team and flashes the beaming kind of smile only a three-year-old can achieve. Lindsay — aka Mom — is soon telling me all about their new home.

“Rob and I had been looking at re-sales for a couple of months, but I really wanted something shiny, new and bright because I didn’t want to live in a renovation construction zone for months on end,” she says. “The Grove is all of that and so aesthetically pleasing — lots of forest and greenery, contemporary architecture and having the pool and amenity building is great. I’m going to spend a lot of time at the pool this summer.”

After moving in four months ago, she’s also still delighted with yet another feature she says makes their home extra special. “Our master bedroom has unobstructed views of Mount Baker and the little forest Townline is building in the middle of the community. I was raised in the country, so I like having that connection with trees and nature.”

industry. “So builder reputation was important. Townline’s done an excellent job with every detail.”

Amanda, another new Grove homeowner, agrees. “I probably looked at over 30 townhouses. But when I walked into The Grove it just felt so comfortable. I’d been debating between Clayton and the Willoughby area — the difference was the quality and sense of community we get here. People wave as they go by even if they don’t know you — and whenever you talk to someone, they’re always telling me about the neighbourhood. As a single mom, my son and I are going to feel very safe and welcome here. Hunter and I are moving in three weeks from now and I am super excited.”

I’m just about to head back to my car when I spot two seniors walking past. Their stride is determined and they’re deep in conversation leaving no doubt these two are loving the life here.

After raising their family in St Catherines, Ontario, Denis explains they are now fulfilling Mary’s dream to live “out west” where they can see the mountains. His smile is filled with affection as he continues the story. “The first home we saw at The Grove, we loved — but we wanted to think about it overnight. When we came back the next day it was gone. So when another one of the same plan became available Mary told me to go straight home and get the cheque book.” They paid the deposit that afternoon.

“Everything here is so available on foot,” Denis says with a contagious enthusiasm. “We can walk to four grocery stores, five drug stores, the largest mall in the area, and a real Irish pub, the Dublin Crossing. There’s a fabulous veggie store beside Superstore and a flower store — which is great because even after being married for 47 years, sometimes I just want to put a smile on a pretty girl’s face, so I leave a small flower arrangement on Mary’s dresser.”

It’s his final comment, though, that sums up life at The Grove best. “Whenever we walk in, I always get the feeling of ‘aaah, we’re home.’ And you just can’t beat that.”

PART OF THE COMMUNITY“Townline was one of the first builders in Clayton Heights, and The Grove will be our sixth development here,” Elise says. “So we really are part of this neighbourhood. Why Buying New Makes Sense

It’s a feeling like no other: the day you step through the front door of your just-built home. And whether it’s a single-family house, a townhouse, or a condo that makes your heart sing, being the fi rst person to live there brings plenty of advantages beyond knowing everything is shiny, bright, and brand new.

Th is issue, New Home Guide chats with Howard Steiss, principal at Texor Homes and long time building industry expert and advocate, about why buying new makes fi nancial and environmental sense.

Q: Everybody loves being the fi rst person to own something — especially when it’s the home they live in. But looking beyond the obvious, what do you consider the most compelling benefi t of buying new rather than resale?A: Peace of mind, defi nitely. People today are busy. Th ey value their downtime and don’t necessarily want it turned into the ‘hard time’ of constant renovations and repairs. A

new home gives them confi dence their home will be trouble free and require only seasonal maintenance over the long term.

In BC we have the most stringent residential building code in Canada — possibly anywhere in the North America. A 10-year warranty is mandatory here, but given the durability of today’s new materials and rainscreen construction techniques, my expectation is that a new home will perform beautifully for generations to come.

Q: How does sustainability fi t into the debate of new versus resale?A: Th ere’s no question in my mind that people want to reduce their environmental footprint and live in a more sustainable world. Knowing many of the materials used in today’s new homes are designed to increase energy effi ciency and be less stressful on the environment is a welcome benefi t.

For example, windows today have higher insulation values and UV reflective capacity than they did even a decade ago — meaning homes stay warmer in the winter and cooler in the summer. Cement fiber siding panels like HardiPlank are not only a greener alternative to using wood, they’ll withstand years of the toughest weather. Use of low VOC materials mean better indoor air quality — something every homeowner should be entitled to but often don’t get in an older building.

And while at first glance it might not seem like much, contemporary restricted flow faucets, showerheads, appliances and toilets have a huge impact on water conservation. Energy we can get from multiple sources — hydroelectric, solar, wind, natural gas, uranium even the tides. But there is no substitute for water — period. It is a precious commodity we need to conserve.

Q: You’ve always been a strong advocate for the BuiltGreen program, and even before its value was widely recognized, your homes were designed according to those principles. What are some of BuiltGreen’s ‘behind the scenes’ features that benefit people who purchase a brand new home?A: Sourcing products locally is one intangible that’s not apparent when you look at a home. When you think about it though, buying locally not only provides employment, it reduces the pollution, road congestion, and use of fossil fuel associated with trucking materials over long distances.

The other thing many buyers aren’t aware of is the fact a BuiltGreen home provides a performance rating similar to what you’d get when you comparison shop for a car or appliances. This rating guarantees your new home is built to a specified level of energy efficiency. Not only do you get the benefits of greater energy efficiency while you live in your home, you’ll have an advantage over a non-certified home if you do decide to sell.

Q: As we move to higher density living, homes are becoming more compact. How does the new home marketplace ensure this size change is comfortable?A: Functional efficiency means prioritizing space in the rooms that are most important for everyday living — for most people that’s the kitchen, living room, bedrooms, and bathrooms. Consumers are moving away from having spaces like a formal dining room — rooms they might only use two or three times a year for events like Thanksgiving or Christmas dinners — and demanding more casual, connected design.

Designers are responding with floorplans that focus on the ability to utilize every square inch of space. For example, at our Parkgate development in North Vancouver, the entire ground floor is a single, open and extremely flexible “living kitchen” with a movable centre island so you can expand the space when you’re entertaining large groups

of family and friends. There’s also a two-piece powder room meaning you and your guests aren’t constantly running up and down the stairs.

Then, rather than cramming all three bedrooms, two bathrooms, and the laundry onto a single level above, we’ve spread them over two floors with the master bedroom occupying the entire top floor. This design means we’re able to achieve a private retreat for parents plus two, spacious children’s bedrooms that are large enough to include room for student study areas or use as a media room or home office.

Q: How does this impact affordability?A: It’s no secret housing is expensive in Metro Vancouver. It’s straight math that the larger the home, the more it will cost. So if a 1,200-square-foot, modern townhome lives smarter, saves energy, and lasts longer than an older, 2,000-square-foot resale home in need of renovation, it’s a pretty compelling reason to buy new.

What’s Your Number?YOUR CREDIT SCORE AND HOW TO TAKE CARE OF IT.

There are several easy steps to have a high Credit (Beacon) Score and always stay in control of your finances.

Your credit score (also known as your beacon score) is a three-digit number that lenders use to predict your creditworthiness. Credit scores range from 300 to 900 points. The higher the score the better. Credit reporting agencies calculate your score based on your payment history, how much you owe, how long you have had credit and how often you apply for new credit. In general, the higher your score, the lower the risk for the lender and the less likely you are to become delinquent on credit.

Since your credit score and credit report are constantly changing, it’s important to review them on a regular basis, at least once a year. Since there are two main credit reporting agencies in Canada; Equifax and TransUnion, it’s a good idea to check your records with both companies. When you request your own credit report, it won’t affect your credit score. By checking it, it will help you identify and correct any inaccurate information, detect any fraudulent activity and gauge your overall credit health.

COMPONENTS OF THE CREDIT SCORE.» Payment History (35%): Every month you pay on time

is positive to your account. You receive bonus points every year that you continue to pay your accounts on time. You will lose points if you have a late payment, collections, charge-off, foreclosure or judgment placed on your report.

» Utilization (30%): This refers to the balances you have on each credit card. This is the fastest way to increase your credit score in a short period of time. You get the maximum amount of points when your balance is 1% to

9% of your available credit line. You gain points for every 10% you reduce your debt, so if you go from a balance of 80% to 40% of your credit line, you will also gain points. It’s also important that you only have balances on about half of your credit cards.

» History (15%): You receive points every year that you have a positive trade line open.

» Inquiries (10%): If you have too many inquiries you will lose points in your score. Inquires remain on your report for two years, however they stop deducting points for those inquiries after one year.

» Mix Credit (10%): This refers to the different types of credit: mortgages, car loans, credit cards, student loans, etc. You will gain points by diversifying your credit file and using another type of credit.

TIMELINECredit bureaus update your scores daily based upon the information given by your creditors. Therefore, if you substantially pay down your debt, make sure you have a good mix of credit, pay on time and don’t open too many new lines of credit at once.

HOW TO BUILD UP CREDIT HISTORY EASY AND FAST.» Open 1 or 2 credit cards. If you can’t get

approved for a credit card, try a secured card. It’s easy! Secured credit cards require a small saving account which will usually secure the entire credit line on your new card.

» Use your credit card to make daily purchases instead of using cash or debit card. Don’t use it as a form of financing, but as way of payment. Pay the total balance at the end of the month to build up your credit and avoid paying interest.

» Always pay you other bills on time such as hydro, rent, and especially your cell phone. Cell phone companies are now reporting your cell phone bill to the credit bureaus so make sure you pay them on time.

HOW TO IMPROVE YOUR BEACON SCORE.» Pay off any outstanding balance immediately on

loans, credit cards, etc. If you have a lot of debt and want to pay some of it off, you should consider debt consolidation.

» Always pay your credit cards and other loans on time. A late payment on a $10 bill has the same impact on your credit than not making a $1,000 payment. Credit is based on trust, no matter what is the amount.

» Never exceed your credit limit.

PLANNING ON BUYING A NEW HOME OR GETTING A LOAN?If you are planning on applying for a mortgage or a loan, it’s especially important to check your report

a few months in advance. In order to maintain a good credit score or if your score is lower than you would like, here is how to raise it.

» Pay all your bills on time. Paying late or going into collection can reduce your score.

» Make sure your credit limit appear. If your credit card limits aren’t listed, you cards are assumed to be maxed out, which damages your credit score.

» Staying within your credit limit. By staying below 65% to 75% of your limit it will help you maintain a higher credit score.

» Pay past due accounts. Delinquent accounts reduce your score more than anything else. Pay these accounts first.

» Don’t close credit cards. Credit score software totals your available credit limits across all your cards. If you close an old card, suddenly you have a lower total limit which means your credit to debt ratio is higher. This drives down your score. Only close old cards if you have no self-control.

» Keep old credit cards active. The longer you have had an account open, the less likely you are to default on it, and the higher your credit score. But it’s not enough to simply keep old accounts open, you have to use the card, even if it’s only once every six months.

» Don’t apply for credit you don’t need. Too many inquires over a short period can reduce your score. When using a Mortgage Broker, only one credit report will be downloaded and it can be used to go to various lenders.

» Correct any negative inaccuracies on your credit report. This can increase your score.

2014 competition had increased by 30 per cent compared to 2013 — making this a truly provincial competition. Judging takes place over three intense, exhausting days as a panel of industry experts, all from outside the province to ensure impartiality, choose the winners.

THE ENVELOPE PLEASE…The runaway leader this year was Naikoon Contracting Ltd, whose table was covered with seven gold Georgie Awards — four of them for Midori Uchi in North Vancouver. Boasting a dramatic, ultra-energy-efficient rammed wall as well as a design inspired by the distinctive, linear Japanese minimalism, Midori Uchi is one of the very rare Lower Mainland houses that are completely net-zero — on an annual basis, they return to the grid as much energy as they consume. No one was surprised when Naikoon was named Custom Home Builder of the Year.

Named Multi-Family Home Builder of the Year, Adera took top honours in a total of five categories spanning three projects. And it was Breeze, the company’s now wildly popular townhome project in South Surrey that was named the night’s first Georgie Award winner when it was named Best Townhouse Development.

Richmond-based Portrait Homes added four more gold Georgie Awards — including Single Family Production Located in South Surrey, Breeze by Adera was named Best Townhouse Development.

Midori Uchi’s dramatic rammed earth wall was one reason this home won four gold Georgie Awards and helped Naikoon Contracting Ltd win Custom Home Builder of the Year.

Home Builder of the Year — to their already lengthy last of accolades for Silver Ridge, the company’s spectacular Maple Ridge master planned community. Hampstead 2, the most recent phase took top honours for Best Single-Family Home over 2,000 Square Feet and under $750,000 as well as garnering Portrait one of its two Consumer Choice Awards of the evening.

A relative newcomer to the Georgie Awards, Tavan Development Group was one of three companies to snag three golds including Best Advertising Campaign for South Granville Estate, a 7,300-square-foot Shaughnessy mansion custom home that featured a host of above and beyond features such as a temperature controlled wine wall, genuine gold tiling on the fireplace surround, and a two-sided television in the lower-level sports bar.

Vancouver Island’s TS Williams Construction was awarded Best Custom Home Valued $1.5 to $3 million as well Best Oudoor Living Space for Cadence in Lantzville, while All Elements Design.Manage.Build took top honours in the Custom Home Valued Over $3 million and Best Single-Family Kitchen Under $100,000 for Sin~Ceras in Kelowna. Rounding out representation from outside Metro Vancouver was Vineyard Developments for their use of a dramatic, glass-encased interior elevator installed in a custom home in Vernon — a creative solution to ensure aging in place that judges deemed to be this year’s Best Innovative Feature New or Renovation.

“What happens in Vegas, stays in Vegas!” During our marketing team’s recent trip to the 2015 International Builders’ Show (IBS) in Las Vegas, I was struck by the number of billboards proclaiming this slogan. It made me think. If “What Happens in Vegas, Stays in Vegas” is true, there must be a catch. Does that mean it’s waiting for you when you come back? Not wanting to find out, I think it’s best I come clean with what happened in Vegas.

We have enjoyed an incredible period of market buoyancy here in Metro Vancouver since our quick rebound from the global recession of 2008. This wave of advancement has culminated in a remarkable 14,344 new home sales recorded in 2014. This figure exceeded the extremely optimistic projection we made last quarter of a year-over-year increase of 17 per cent, by a factor of two. The same cannot be said, however, for the major markets in the US. Yet, this year there was a palpable air of optimism at IBS.

For the past few years, many of these conferences resembled make-shift, temporary real estate development refugee camps. Here, survivors explored ways to make the most of the little market opportunity they had. Much of the talk then centred around rentals, as it seemed that projects of this nature were more plausible than for-sale condo projects, especially from a financing perspective.

In contrast, this year much of the talk centred on respond-ing to emerging opportunities associated with the recovery at hand, and the “internationalization” (read: advanced immigra-tion and multi-culturalism) and “Manhattanization” (read: revitalization and densification of urban cores) occurring in major US cities. While these are emerging trends in the US, I say these trends have been fundamental drivers of the demand that has accelerated our market locally for some time — and will continue to do so.

In Metro Vancouver the stories being told and the advice being given can be summed up in one word: Scale. Simply put,

developers are challenging their previous assumptions with respect to what is “large” and “small”.

On the small front, developers like reliance Holdings and Tien Sheir would be very in vogue at the 2015 IBS show, as the era of micro-studios has arrived central areas of cities such as Los Angeles. These developments tend to sell the best in locations on transit, near universities or tech centres and within 20-25 minutes of the buyer’s parents’ home.

On the large front, developers in the US are realizing the trend that wood-frame apartment and high-rise developers have been adapting to here for several years. The older buyer wants larger floor plans and they are willing to pay a healthy premium for offerings appropriately situated in active urban cores and social, pedestrian-oriented, mixed-use suburban settings.

Given the emerging opportuni-ties one should not be surprised to see the talented pool of developers and marketing agencies here in Canada looking to the south in 2015 to realize opportunity. At the same time, based on early polling, 2015 is not showing any signs of a slowdown, which reminds me of another nostalgic saying. “There’s no place like home.”
