You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination.

Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellying aching about getting to the end of the money before they get to the end of the month.
If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget.
Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop.
A spending plan is made up of two parts: income and expenses. Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter.
Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.)
The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s what you’ve been spending.

5 tips to make moving cleaner and GreenerProtecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment.
Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed.
So, here are some suggestions on how to make your move a cleaner, greener process.
#1 – PLAN AHEAD: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there first. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land fill site.
#2 – RESEARCH: Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curb-side pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.
#3 – ORGANIZE: Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.
#4 – CARE FOR HAZARDOUS MATERIAL: As you clean out your garage and basement in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city.
#5 – REUSE: Do not throw away used boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

Keep an eye on your consumer debt: IT CAN AFFECT YOUR MORTGAGE QUALIFICATION
It’s hard to ignore the many news reports about the alarming rise in consumer debt lately.
The staggering figure of the average family carrying 163 per cent debt in comparison to income is frightening, but one has to remember that a large portion of this figure is typically a mortgage. The debt on a home is considered good debt, as it is typically at lower interest and is secured by an appreciating asset.
Only 0.01 per cent of insured mortgages go into foreclosure, as most Canadians are equity rich and prioritize paying for the home. The larger issue here is the Consumer Debt on higher interest accounts like credit cards, car loans and lines of credit. These debts build due to purchases of depreciating assets that are of
little to no value when the debt can still exist. Surprisingly, there have been no restrictions on this profitable side of the lending business.
With the new lending rules, mortgage underwriting has become further regulated and it’s now not as easy for people to qualify for their mortgage (and even for their renewal on a home they already live in and easily pay for). One of the largest issues is unsecured consumer debt.
Three per cent of all unsecured debt payments must be used as your calculated minimum monthly payment!
On a $10,000 line of credit that has a real world monthly payment of around $150, we now have to use three per cent of the balance or $300 as the minimum payment. This takes away income that could be used to pay for or qualify for a mortgage and effectively reduces your potential purchase price.
Let’s look at a few examples to illustrate the affect that the three per cent payment rule may have on you.

As you can see by the numbers above, there is a steep drop in housing affordability and mortgage qualification as we add or increase consumer debt. As a result, we are seeing more often than ever a requirement to reduce or pay off debts prior to mortgage approval.
Start planning sooner. Call your mortgage broker and assess your financial situation earlier to identify ways to reduce the unsecured debts and set up your personal financial outlook. With the prime interest rate reductions, refinancing some of this debt into your mortgage at lower rates is another option to consider.
If you are thinking of buying a new car or thinking of getting a line of credit – wait! You can always qualify for these extras after your purchase or renewal. I have seen a new car payment be just enough to get in the way of a client and their dream condo.

It was a Father’s Day like no other. Last summer, after what Lindsay now laughingly describes as a “not so successful” Saturday afternoon spent viewing open houses with her husband and young daughter, a listing for The Grove suddenly popped up on her real estate phone app.
“We were just around the corner and it wasn’t quite five yet, so we figured why not check it out.” There’s a distinctly mischievous twinkle in her eye as she admits she actually felt a bit like a tire-kicker. “Until that point, Rob and I thought an older resale was the only thing that would fit our budget. But I really wanted something shiny, new and bright because I don’t want to live in a renovation construction zone for months on end.”
NATURE AND STYLE“We loved the feel of this community right away,” Lindsay says. “It’s so aesthetically pleasing, and the forested area Townline is building in the middle of the property is beautiful. I was raised on 10 acres in the country, so having a connection with trees and nature is important to me.”
The floor plans, too, were an immediate hit. In no time, Rob and Lindsay were discussing a two-bedroom and den overlooking
the grove that had captured Lindsay’s heart. It seemed like more home than they needed, but the conversation continued over dinner.

Lower lending rates could spell trouble for overextended Canadians
� e mortgage rate war is back on with Bank of Montreal’s recent announcement that it is dropping the rate on its � ve-year, � xed-rate mortgage to 2.79 per cent, and TD Bank following suit. � is, just in time for the busy spring real estate market, which is already highly competitive among buyers, sellers and lenders alike.
� is rate drop will make it easier for some homebuyers to get into the market – particularly in cities such as Vancouver and Toronto, which have seen steady increases in real estate prices with no end in sight. But how long can these low rates last, and what will happen to overextended Canadians when rates eventually rise?
� is most recent rate cut was preceded by one in January, when the big banks dropped their lending rates after the Bank of Canada lowered its key rate by 1/4 per cent to 0.75 per cent in an e� ort to shield highly indebted Canadians from the drop in oil prices and its economic impact, said Alyssa Richard, founder and CEO of RateHub.ca. � en just last week during its latest rate announcement, the Bank held its rate at 0.75 per cent for fears of Canadians taking on more debt than they can handle.
Echoing that sentiment, the International Monetary Fund has warned of Canada’s overheated housing market in the face of lower oil prices and increasing levels of household debt.
Indeed, a recent report by Statistics Canada shows household debt increased by 1.1 per cent in the fourth quarter of 2014. “For the third consecutive quarter, disposable income increased at a slower rate than household credit market debt. As a result, leverage, as measured by household credit market debt to disposable income, reached a new high of 163.3 per cent in the fourth quarter.” In other words, households held roughly $1.63 of debt for every dollar of disposable income.
� e fear is that with even lower lending rates, Canadians see this as their chance to take on more debt. Any bumps in the economy – as we’ve seen with our oil prices – can have a far-reaching ripple e� ect and for those on an already overextended budget, big waves.

Known commonly as “PoCo” around Metro Vancouver, the suburb of Port Coquitlam is located 27 kilometers east of Vancouver where the Fraser and Pitt Rivers converge. It is perhaps no surprise that the place that Terry Fox once called home is still the city in the Lower Mainland that has the most parkland per capita; trails abound to such a degree here that runners need never be bored.
HISTORYIt was in 1859 that the first European settlers began farming alongside Pitt River, but the area that is now know as Port Coquitlam received a real surge in population when the Canadian Pacific Railway moved its freight terminal from Vancouver to New Westminster in 1911. This, combined with its convenient geographical location where the Pitt and Fraser Rivers meet, was one of the main factors leading to Port Coquitlam’s incorporation in 1913.
Once largely farmland, the population of Port Coquitlam had grown slowly but steadily since the first European settlers arrived here in the 1860s and its incorporation as a city. By the end of World War II, there were about 1500 people living in the area, and this number had doubled to 3000 by 1952. By 1960, the population was counted at roughly 8400, and today, Port Coquitlam is a bustling suburb that is home to around 57,000 people.

See & Do1) RIVERS AND TRAILS FESTIVALPort Coquitlam holds the yearly Rivers and Trails Festival on the last Sunday of September to celebrate its surrounding systems of rivers and trails. Family fun at thie festival includes entertainment, art activities, a salmon release, a river clean up, and children’s stations with opportunities to win prizes. A 10 km guided bike ride from Peace Park to Lions Park along the Traboulay Trail is another festival highlight.
2) MARTHA’S BAKERY AND CAFÉOriginal owners Martha and Bala added a Malaysian twist to the good home cooking of a traditional diner. Their daughter, Melissa, now runs the business with her husband, and this generation is keeping up the tradition of cooking everything from scratch.
3) UNDER THE MOON GIFTSA creative catch-all for those looking for inspired, whimsical gifts. There’s bound to be something here for anyone and everyone. My picks? Hand-tooled leather journals from India and beautiful blown-glass pieces. Many items are manufactured locally.
4) THE BOMBAY RESTAURANTAuthentic Indian cuisine with a good little lunch buffet that keeps locals coming back. If you’re ordering à la carte the pakoras and butter chicken are sure crowd pleasures, but the more adventurous will brave the lamb vindaloo.
5) ASAHI JAPANESE RESTAURANTWonderfully fresh sushi and great prices make for an unbeatable combination at Asahi. Specialty rolls are a little more expensive, but your belly with thank you for the investment.
6) SETTLERS PARKThis sweet park features stunning views of Mount Baker to the South and a lovely pond that a few ducks call home There’s a covered area with picnic tables that can be rented for private functions. Perfect for a child’s birthday or a silver wedding anniversary.
GETTING AROUNDAs Port Coquitlam’s population has grown, it has gradually seen upgrades in its transportation infrastructure. The Pitt River Bridge, a seven-lane cable-stayed bridge, replaced the pre-existing connection to Pitt Meadows in 2009. In 2010, the Coast Meridian Overpass, a four-lane cable stayed bridge, became another means of travelling north to south over the Canadian Pacific Railway Oxford Street rail yard.
These updates, however, are small potatoes compared to what’s to come. When the Evergreen line opens in neighbouring Coquitlam in 2016, commutes from Port Coquitlam will become faster, too. What’s more, the design plans for the Evergreen Line include a short spur at Coquitlam Central Station, in order to allow an extension to Port Coquitlam in the future.
POCO NOWSavvy homeseekers and developers are taking note of this. Charmaine Betcher of Quest Marketing notes that people are choosing to move out here, because “they get more bang

for their buck here. Th ey’re moving for the lower price point and the accessibility to public transit.” Spring, a boutique collection of 46 units, will be a mere fi ve-minute drive to the West Coast Express, which gets its passengers downtown in only 36 minutes.
Dave Webster, marketing manager at Maclean Homes, tells a similar story, calling the Evergreen Line, “an absolute game-changer in terms of access.” He remarks that Translink’s impending improvements will allow those who work downtown to commute, and that this will make it more convenient for them to buy into Metro Vancouver’s expensive housing market. Maclean Homes’s Salisbury Lanes in Port Coquitlam, a collection of two- and three- bedroom townhomes, start at $399,900, a drop in the bucket compared to what buyers could expect to pay for similar off erings downtown.
Geoff Duyker, senior VP of marketing at MOSAIC Homes, also notes that Port Coquitlam off ers incredible value to home seekers: “It’s a place where fi rst time buyers, young families, can still aff ord to have their housing needs met. It is increasingly becoming a more popular place to live, based on what it off ers and the value. For the price of a studio downtown, a young family can live in a three level townhome in the city of Port Coquitlam.
Not only is PoCo aff ordable, though, Geoff points out, but it also off ers a high quality of life: “Th e city of Port Coquitlam is actually one of the fastest growing cities in the region and was recently ranked the third most livable city in the province of B.C…. ranking ahead of Vancouver.” And projects like MOSAIC’s FREMONT Riverfront District, a masterplanned community that consists of 650 rowhome and apartment residences and is being tagged as “a complete community where people can live, work and play” are bringing density to the area that will likely further bolster the community.
All of these new developments also off er something else that appeals to the savvy modern buyer: a degree of walkability. Future residents at these projects will fi nd that they all have the basic necessities—parks, grocery stores, schools, coff ee shops—within reasonable walking distance. For those who are making the move from renting downtown, this type of convenience is a deal maker.

There are many people that get a sense of pride and freedom when they become homeowners which can’t be matched by renting. When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going towards building equity.
Buying a home is a big step. Here are some things to consider in advance.
» How long you will be live there. The transaction costs of buying a house that you have to take into consideration that include legal fees, appraisals (if required), inspection fees, moving expenses, etc. If you don’t plan to live in your new home for at least 3-5 years, you may not gain enough equity to make selling worthwhile. In that case, you are probably better off not buying in the first place.
» How much house you need. Buying a cheaper, smaller house can end up costing you extra if you have to sell right away due to a growing family. On the other hand, buying more house than you need incurs extra maintenance, energy and tax costs.
» Enhance your credit rating. The higher your credit score, the lower your mortgage rate will be. If needed, spend some time working on improving your credit. Check your credit report and correct any errors, don’t apply for any new credit, stay well below credit limits and pay your bills on time.
» Remember closing costs. While you are saving your down payment, save for closing costs too. The lender will require you to have at least 1.5% of the purchase price for closing costs.
» Test out what you can afford. Talk to a Mortgage Expert to analyze your situation in advance. We will give you an idea on how much house and monthly payments you can afford. To test how comfortable those payments will be, start saving that amount every month (less what you are paying now in rent). Not only will that simulate ownership, it also helps you save for a down payment!
» Get pre-approved. This is really the first step in the home buying process. Talk to a Mortgage Expert to get you pre-approve for a mortgage. We have access to multiple lenders, options and will only use one credit report. The pre-approval tells you exactly how much you can spend before you start looking for your new home.
» Use a Real Estate Agent. Using a Real Estate Agent can help focus your search, find the right home, save time and protect your interests. There’s no cost to the buyer to use their services.
