As rates are dropping, opportunities are arising

Now’s the time to take advantage

Just when we thought interest rates couldn’t get any lower, the Bank of Canada’s decision to drop its key

lending rate to 0.75 per cent came as a surprise, and the big banks are following suit by reducing their mortgage rates. � e old adage, “expect the unexpected” has never been more true.

To prepare for the unexpected, get pre-approved for a mortgage. � ere are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise; if they go down (and TD has reportedly predicted that another drop in the Bank rate is coming!), then you’ll likely get an even lower rate. A pre-approval can be a

win-win situation for shoppers, since it means you don’t have to wait to get � nancing approval on a home when you put in an o� er. � is is an especially good tool to have when markets are hot. Removing the “conditional on � nancing” clause could mean your o� er is accepted � rst since you already have your � nanc-ing in place.

So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any signi� cant upward movement in 2015.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders o� er online pre-approvals to make the process faster and easier.

Take advantage, while you still can!

At Home in Port RoyalSometimes a few minutes change everything. William and Lina understand the concept well. Within minutes of the release of Canoe’s disclosure statement, the couple had become the very first homeowners in this newest phase at the Port Royal master planned community in Queensborough.

SPACE FOR LIVING LIFEThe couple had originally been considering a home in Burnaby or Vancouver. “But when we saw the prices for the size…” William shrugs. “All we would have been able to afford was a small two-bedroom apartment with low ceilings and not many windows. We didn’t like that idea at all.”

New Westminster was a totally different experience. “Here we’ve got a full, single-fami-ly house including a yard and a front porch,” William says. “Alex, our five year old son, has his own room — which he’s really excited about — and we still have two more bedrooms to spare.”

He was also impressed by the construction quality and intelligent design. “The way Aragon used the interior space is smart — no lost square footage in long corridors. It’s a great value.”

CLOSE TO WHAT COUNTSAs well, the couple appreciate Canoe’s proximity to the amenities they need and use. “I was surprised how easy and fast it is to get to downtown Vancouver for work,” William says.

“There’s a bus every 12 minutes or so to downtown, getting to Burnaby or Surrey is even easier, and even before we moved here, we were always shopping at the outlet stores just down the road.”

As a bonus, Alex’s new school is nearby, and after only two weeks William says he’s already enjoying himself and making friends.

PUTTING DOWN ROOTSAfter spending almost a year living abroad in London, England, the family agree they’re all looking forward to settling down in their new home. “We took possession just before Christmas, but moving over the holidays is no fun so we rented a furnished apartment in downtown Vancouver for a month,” William says.

Moving day was very early in the New Year, although the memory of the actual move is already fading — thankfully. “I was completely exhausted,” he says with a gentle smile of acceptance. “But we did manage to celebrate and we’ve bought some new furniture. After all, we’re probably going to be here for a long time. There’s so much potential in the neighbourhood — it’s going to be good for all of us.”

The Bank of Canada has announced that it is lowering its target for the overnight rate by one-quarter of one percentage point to 3/4 per cent. The Bank Rate is correspondingly one per cent and the deposit rate is 1/2 per cent. This decision is in response to the recent sharp drop in oil prices, which will be negative for growth and underlying inflation in Canada.

Inflation has remained close to the two-per-cent target in recent quarters. Core inflation has been temporarily boosted by sector-specific factors and the pass-through effects of the lower Canadian dollar, which are offsetting dis-inflationary pressures from slack in the economy and competition in the retail sector. Total CPI inflation is starting to reflect the fall in oil prices.

Oil’s sharp decline in the past six months is expected to boost global economic growth, especially in the United States, while widening the divergences among economies. Persistent headwinds from de-leveraging and lingering uncertainty will influence the extent to which some oil-importing countries benefit from lower prices. The Bank’s base-case projection assumes oil prices around US$60 per barrel. Prices are currently lower but the belief is that prices over the medium term are likely to be higher.

The oil price shock is occurring against a backdrop of solid and more broadly-based growth in Canada in recent quarters. Outside the energy sector, of note are increased foreign demand, stronger exports, improved business confidence and investment, and employment growth. However, there is considerable uncertainty about the speed with which this sequence will evolve and how it will be affected by the drop in oil prices. Business investment in the energy-producing sector will decline. Canada’s weaker terms of trade will have an adverse impact on incomes and wealth, reducing domestic demand growth.

Although there is considerable uncertainty around the outlook, the Bank is projecting real GDP growth will slow to about 1 1/2 per cent and the output gap to widen in the first half of 2015. The negative impact of lower oil prices will gradually be mitigated by a stronger U.S. economy, a weaker Canadian dollar, and the Bank’s monetary policy response. The Bank expects Canada’s economy to gradually strengthen in the second half of this year, with real GDP growth averaging 2.1 per cent in 2015 and 2.4 per cent in 2016. The economy is expected to return to full capacity around the end of 2016, a little later than was expected in October.

Weaker oil prices will pull down the inflation profile. Total CPI inflation is projected to be temporarily below the inflation-control range during 2015, moving back up to target the following year. Underlying inflation will ease in

the near term but then return gradually to two per cent over the projection horizon.

The oil price shock increases both downside risks to the inflation profile and financial stability risks. The Bank’s policy action is intended to provide insurance against these risks, support the sectoral adjustment needed to strengthen investment and growth, and bring the Canadian economy back to full capacity and inflation to target within the projection horizon.

The next scheduled date for announcing the overnight rate target is 4 March 2015.

“The best home is one whose feng shui complements the destiny pillars of the occupants,” says Tai. “With good feng shui, wealth and prosperity will keep rolling in.”

He went on to explain that in feng shui, the environment is divided into “highs”, which he calls hills, and “lows” which refers to as water. Water represents wealth, while hills oversee the human factors.

“In the book Ba Men Zhai Xiang, which is a study of feng shui of buildings, “good” water flows in a horizontal steady stream, whereas “bad” water comes in torrents with no fixed direction,” explains Tai. “East is Wood, its shape rectangle and it represents spring.”

When it comes to cleaning your home, Chinese superstitions suggests you don’t sweep or clean the home during the 15 days of celebrations or the good luck will be swept right out the front door. However, in order to have good luck in your home, it’s strongly suggested you bring in freshly cut flowers – not a bad idea anytime of the year.

Real Estate Resolutions for 2015

Have you made your New Year’s Resolutions? If you’re planning to buy or sell a home in 2015, here are a few key resolutions that will help with a smooth transaction.

To preempt the likelihood of unpleasant surprises, astute homebuyers should begin the fi nancial education, preparation and assessment process the moment they start contemplating a purchase.

TIPS FOR BU YERS1. Have Equifax, TransUnion or another credit reporting agency pull your credit report. If necessary, you can commit to improving a poor credit rating by paying off creditors and loans before applying for your mortgage.

2. Crunch the numbers! Can you aff ord it? Is this the right decision for you? Canada Mortgage and Housing Corp. (CMHC) off ers tools at cmhc.ca to help you calculate your net worth, current household budget, monthly debt payments, and how much you can aff ord to spend on a home purchase.

Plan on a down payment of at least fi ve per cent. However, your aff ordability assessment may indicate you need a larger down payment or need to reduce the price range you were considering for your purchase.

3. Get your mortgage and fi nancing documentation in order. At the very least, lenders and mortgage brokers will require documentation that proves your personal information, your net worth, income,

employment, the amount/source of your down payment, and your ability to pay the closing costs. Closing costs generally range from 1.5 to four per cent of the purchase price and your lender may provide a loan to cover those.

4. Get pre-approved for a mortgage to determine the amount you can aff ord based on the lender’s review of your fi nances. Th is will also provide written confi rmation of the interest rate that will hold for around 90 days.

5. Search ads for homes in your desired location and price range with your preferred features. (You’ve already got a copy of New Condo Guide, so consider yourself a step ahead!) Visit presentation centres, and

explore new communities in person to get a feel for what living there will be like.

6. Find a reputable home builder. Ask friends and family for referrals, visit presentation centres, do some research online, and check with your local home builders’ association for a list of builders and reviews.

As if buying a new home wasn’t complicated enough, if you already own a home, you’ll need to add a sale to your to-do list.

TIPS FOR SELLERS1. Review your mortgage agreement with your financial institution and/or a mortgage professional. If you’re in the first year of a five-year term, the payout penalty might be so high that you decide to wait until at least the mid-point, if not the end of that term, to make your move.

2. Assess the selling costs, which may include repairs, home appraisals and inspections, legal and Realtors’ fees so that you can budget and save for them.

3. Crunch the numbers and look ahead. Will your home’s proceeds cover your next home purchase? Do you plan to invest part of the proceeds?

4. Purge and de-clutter six or more months in advance, because when staging your home for the sale, over-stuffed storage areas suggest a lack of space rather than reflecting on the homeowners’ organizational skills and hoarding tendencies. In addition, if you’re moving from a larger house into a smaller condo, you’ll likely need to edit down your movables anyway, so consider this resolution two-for-one.

The more you give away, sell and donate to charity, the less you’ll have to pack, ship and unpack. Recycle or re-purpose anything that hasn’t been used in the last 12 months. If necessary, hire an organizational expert to keep you focused and ruthless.

5. Identify items that are worn, outdated or don’t work, then repair or replace them. Ask friends or family to help you identify what needs to be done, but be aware that

they may be uncomfortable with the level of honesty required. In this case, a professional home stager, organizer or even your real estate agent would be better suited to the task. Some common fixes include replacing stained switch plates, repairing old caulking and dingy grout in the bathrooms, and applying a fresh coat of paint. If things such as leaky roofs and basements aren’t repaired, buyers will expect a reduction in price.

6. Assess comparable homes in your neighbourhood no more than three months prior to putting your home on the market because the conditions can change relatively quickly.

7. Source and interview selling agents at any time, but ask them to evaluate your home no more than six to eight weeks before you plan to put it on the market.

Making and sticking to these real estate resolutions can reduce the stress associated with buying and selling a home, and expedite matters once you officially launch the process.

Surprise!BANK OF CANADA LOWERS INTEREST RATES ONCE AGAIN

It was a huge surprise to everyone when the Bank of Canada announced yesterday that it is cutting its key interest rate by 0.25% to 0.75%. There hasn’t been a movement upwards on downwards in the key interest rate in over 4 years.

The big question is – What impact is this change going to have on me?

» CHEAPER MORTGAGES FOR CLIENTS THAT HAVE VARIABLE OR ADJUSTABLE MORTGAGES

Since variable and adjustable rate mortgages are determined by the prime interest rate and are linked to the overnight interest rate of the Bank of Canada. This will also be dependent on each individual lender if they reduce their own prime interest rate. Current mortgage holders with fixed interest rates, will not see a change on your monthly payments. However, people that are taking a new fixed rate mortgage or renewing their old one right now could see the interest rates come down. The reason being that fixed mortgage rates are dependent on the bond market. The bond market have already started to come down of the change in the interest rate by the Bank of Canada.

» UNSECURED AND SECURED LINES OF CREDITSSimilar to the variable and adjustable mortgages, unsecured and secured lines of credit are normally linked to the bank’s prime interest rate which is linked to the Bank of Canada’s overnight rate. Which means that if you are borrowing money from a line of credit your cost of borrowing will come down. Again, this will be dependent whether or not the bank cuts their prime interest rate.

» THERE WAS A HUGE DROP ON THE LOONIEWith yesterday’s announcement on the drop of the Bank of Canada’s overnight rate it affected the Canadian dollar as it had a huge drop. This means that if you are looking a shopping in the States or planning an international trip it is going to cost more.

» SAVING ACCOUNTSBy the Bank of Canada changing the overnight rate it will affect the interest you will get from having money in a traditional savings account. There won’t be a huge change but if you are not earning much interest before you will be earning even less. Perhaps it might be worth it to explore other options.

Refinancing isn’t always the best option when renewing your mortgage if you are not looking at accessing your equity, however it may be advisable to consolidate consumer debts and reduce overall monthly expenses.

Today, clients are able to refinance up to 80 per cent of their home value. The option for consolidation is a good one if you are equity rich, but are paying multiple debts at higher interest rates. This option allows you to lock in debts at lower interest and put them all into payoff mode more quickly.

One of the biggest advantages of refinancing is that it gives you the opportunity to review your current financial situation, make adjustments that affect you immediately month to month and even better, may allow you to build in some “Future Proofing”!

WITH SEVERAL CLIENTS LAST YEAR, REFINANCING HAS PROVIDED THIS “FUTURE PROOFING” OPPORTUNITY: The average mortgage in BC is near $300,000, so let’s use that as the starting point. The client took out a mortgage five years ago at 3.75 per centand is now up for renewal. The original mortgage was for 15 years amortization, so only 10 years remain. Over the last few years, the client has added a $20,000 line of credit costing nearly $300 a month in payments.

On renewal, the remaining mortgage balance is $217,900. Let’s look at the renewal rate, payment and add in the consumer debt. You can see that the new payment is lower, but the added consumer debt is still costing extra money each month.

The simple solution is just to refinance it all together, take advantage of lower rates and pay it all down still in the 10 year period. There is a $108 savings a month and the client is happy to stay on track and pay less interest overall.

Now let’s look at the “future-proofing” opportunity here. We can extend the amortization and lower the total monthly required payment to $1112 a month! Again, I am not suggesting that we go backwards here at all, but if one partner were to lose their job or have a significant life event, there is now an immediate safety valve built in here.

The key is to use your prepayment privileges to stay on track, penalty- free. You can still maintain your payoff timeline.

Here’s my professional opinion on how to add a sense of luxury to your every interior, to bring that designer appeal out of your personal investment – whether starting a full renovation or perfecting an already beautiful home.

POWERFUL PALETTEs› One of the most subtle yet powerful ways to communicate a sense of luxury is through the use of an expertly assembled neutral colour palette. When done wrong, the look can read drab, but when created correctly the scheme reveals new depths upon every viewing. Th e key is to combine multiple shades, textures and tones to achieve a calm but complex look – subtle contrasts accent each other’s fi nest qualities.

AREAS OF INTEREST:› I often encourage clients to run one fl ooring material throughout a space, applying a single hardwood to the living, dining, bedroom and even kitchen areas, making a clean, continuous statement. However, this doesn’t mean you should avoid carpeting altogether, but actually the opposite: layering a large area rug over your hardwood creates the most sophisticated statement.

› Size a rug to leave about one to two ft. of fl oor exposed at each side, making sure the carpet tucks under your seating. Enough wood will show around the borders of the room to reveal its presence, while giving you a soft surface to nestle into and an opportunity to add a new colourful or elegantly textural statement.

LIGHT UP THE DARK› Embracing wood or stone fi nishes on vertical surfaces adds visual texture and a sense of intimacy to a space, but can absorb a great deal of light and leave an area feeling heavy. Layering light is always important, but be sure to add extra sources around your dark cabinetry, wardrobes or other weighty elements. Ensure as many lights as possible are controlled by a dimmer to allow you to adjust the atmosphere to suit your mood.

› A dropped ceiling panel over an island provides space for a plenitude of new pot lights, while subtly defi ning a zone within an open plan. Diversity of light sources avoids harsh shadows, for a rich glow, so consider adding soft new lights to every room.

Luxe Look: Use at least three light sources in every space. Consider adding tea light holders in warm metallics to add a complex golden glow anywhere.

› Trade out busy bedding for white linens with a single colourful bolster matched to an upholstered bench. Add my Aspen Faux Fur throw folded neatly at the foot for additional inviting texture.

› Have a good florist create a cactus planter to add exotic flair that will survive your week away unattended.

› Instead of adding a lamp to the bedside table, order a floor lamp with a built in table from a lighting boutique, for an uncommon traditional-yet-modern twist.

› When your space is already beautiful, the most stunning artwork will be an oversized mirror in a textural frame.

HIDDEN DEPTHS› A full wall of floor-to-ceiling drapery is a powerful designer trick in more ways than one: it creates a rich textural backdrop that speaks of bespoke craftsmanship, but also erases any imbalances or asymmetry in the placement of windows, bulkheads, or other awkward architectural features, for a seamless look.› Draping an entire wall with no break (on a hidden track in the ceiling if possible) puts the focus on the beautiful material, and anything else you choose to layer in front of it. Don’t be afraid to apply a textural fabric behind an upholstered headboard for a doubly luxe bedroom setting (with extra sound dampening).

Luxe Look: Use simple unpleated drapery in a textural linen to create soft elegant waves of material.

TANTALIZING TILE› The must-have bathroom statement of the design era is an oversized tile wall, applying a richly grained stone floor to ceiling for the ultimate spa-like atmosphere you can enjoy every day.› Pairing this treatment with a minimal glass shower enclosure and sparkling neutral fixtures (in white, dark woods, and nickel) lets the natural patterning take all the well-deserved attention. MOST PEOPLE ARE FINANCIALLY FLABBYFinancial fitness?

People spend a lot of time worrying about what they eat, how much they weigh, and how healthy their hearts are. According to Statistics Canada, life expectancy rose by almost 2 1/2 years for men and by almost 1 1/2 years for women between 1986 and 1996. But, while we are all now living longer and healthier lives, for many people, financial fitness still isn’t a reality.

Only 30 per cent of Canadians follow a monthly budget, while just 40 per cent of us have a formal financial plan in place. Yikes! The fallout of all this inactivity (is it inattention or procrastination?) is that the realities of Canadians’ lives are a long way off their expectations.

The CIBC Financial Health Poll conducted by COMPAS Inc., showed that 37 per cent of those who retired and then returned to work did so because they didn’t have enough money. What would they have done differently if they could do it all over? Well, 60 per cent say that in hindsight they would have started investing earlier and they would have saved more. Hmmm...

More than just having enough money, our level of financial fitness reflects our ability to bring our current and future needs into balance. To have a balanced financial plan, you must set some realistic goals. Just as most athletes have specific goals toward which they consistently work, the key to financial fitness is to set achievable goals and consistently work toward them.

What weighs most heavily on your mind? Very likely there will be several issues competing for your limited financial resources. Do you want to accumulate a specific amount of money, eliminate your mortgage or pay off that new car? Weighing each of your goals against the others will help you to see which are the most important ones.

There are no right or wrong answers at this point. Right now, you’re just laying the plan. Later, if you want to double-check it, you can ask your financial adviser to look it over and see what’s missing.

OKAY, IT’S TIME TO PICK UP A PEN AND GET TO WORK:›› Make a list of everything you want to achieve.›› Make sure you’ve covered each of the seven areas of a

financial plan.›› Prioritize your list.›› Pick two goals.›› Make sure your goals are realistic.›› Set some dates.›› Write it all down.›› Check your progress every six months.

Having decided where you want to be, you need to determine where you are now so you can size up the gap. Complete a net worth statement to see just how balanced your finances are and update this statement annually. It is your scorecard of how much your efforts are paying off. Next, do a budget so you can see exactly where your money goes each month. Estimate how much you spend monthly, track your expenses for about three months, and revise your budget to reflect your actual expenditures. Don’t cop out and say, “Well I had unusually high expenses this month because...” Emergencies always crop up, and part of being financially fit is having a plan for dealing with those nasty little surprises.

NOW LOOK AT YOUR INCOME RELATIVE TO YOUR EXPENSES.If your expenses seem too high, you can either cut back on what you’re spending or increase your income.›› Consider a part-time job to boost your

earnings.›› If you have extra space, think about

renting a part of your home for extra income or sharing your home to reduce your living expenses.

›› Consolidate bank accounts to save on fees.›› Brown-bag it for a few months to trim

your waistline and your budget.›› Share newspapers, magazines and books

with friends and co-workers.›› Park the car.

Having done your warm up exercises – you’ve written your financial goals down in order of priority, completed a net worth statement and set up a budget – you now have to decide how to meet your goals.

Let’s say you plan to start an investment program. You want to save $25,000 over the

next five years. If you’re looking at your budget and thinking, “There’s just no way!” maybe you need to adjust your time frame. Or perhaps you need to look at how you’re investing your savings. One rule of investing is the longer you have to reach your goal, and the more your money earns during that time, the less you have to set aside each year.

If you haven’t already done so, establishing an emergency fund for large, unforeseen expenses or temporary job loss should be a priority. Ideally, your emergency fund should be able to support you for three to six months. If someone in your household shares the expenses, consider how long it would take him or her to find another job.

Check over your accounts and make sure you’re getting the most for the least. There’s no point in paying for services that you’ll use only once in a blue moon. Little things like choosing a passbook option rather than receiving a statement can save you money. If you can reduce or eliminate your fees by maintaining a specific minimum balance, consider consolidating your accounts to reduce your costs. If maintaining a monthly balance is a problem, then you’ll have to compare individual service charges to choose the least expensive account for your purposes.

Now it’s time to look at your debt. Begin by eliminating credit card balances and consumer loans. Often people pay only the minimum required without realizing how much interest costs work against their overall plan. If you have several cards with high balances, consider a consolidation loan to reduce your interest costs. Does your card charge a high rate of interest? Transfer your balance to a lower-cost card. If you have only a small amount to work off, put your

cards away until the debt is cleared. Once you’re debt-free, by all means take advantage of the convenience credit cards offer, but keep tight control of them and pay your balance off in full every month.

PREPARE FOR THE RISKS OF EVERYDAY LIFEThe risks we seem to deal with quite easily are property insurance, car insurance and contents insurance. The risks we tend to overlook are those associated with our economic earning power. If you or your partner were to die, become ill or disabled and unable to work, would your family have the resources to meet their day-to-day needs? It’s a tough question to face, but the consequences of not facing it can be even tougher on your family.

›› Life insurance will protect your family’s standard of living if you die.

›› Disability insurance will provide you with an income if you cannot work due to illness or injury.

›› Critical illness insurance will pay you a lump sum if you are diagnosed with a specific illness.

›› Long-term care insurance will pay the bills should you (or other members of your family) need in-home or facility care.

Don’t forget to do some retirement planning. The only one you can count on is you. Through means testing of pension and age tax credits, and reduction in senior’s benefits, the government is saying loudly and clearly, “You are responsible for providing for yourself.” Thankfully, we still have Registered Retirement Savings Plans

(RRSP). Any money contributed to an RRSP remains tax-deferred until the funds are withdrawn. And since investments held in RRSPs also grow on a tax-deferred basis, they grow much more quickly than investments held outside an RRSP.

Despite the fact that almost everyone should have a will and a power of attorney, many people don’t. Some think their wishes will be carried out by a family member or that they do not have enough money to justify the cost of making a will. Others avoid making a will because their personal circumstances – marriages, divorces, and accumulated children and stepchildren – just seem too complex to unravel. However, if you die without a will, trying to figure out who gets what, and when, can be a mess. And your estate may end up paying more in fees and taxes than it should, leaving less for your loved ones.

Partnered? Have your wills drawn up together so that they reflect an integrated estate plan. Review and update your will every three or four years, especially when family circumstances change (weddings, divorces, births and deaths all result in changes in family structure), your financial circumstances change, new legislation is implemented, or you change your province or country of residence.

Financial fitness isn’t achieved overnight. It takes time, a sound plan, a strong commitment and, perhaps, a financial coach. If you are serious about taking control of your finances and about your independence, you too can become financially fit. Believe in yourself and in your own ability to take charge. Then just do it! Calculate your mortgage payments

01 Calculate the combined monthly before-tax income

of you and your spouse.

02 Divide by three. This figure is the monthly payment you

can afford to make on your home.

03 Take the total price of the home and subtract the

amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down

the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and

monthly property taxes.

07 If this figure is equal to or less than one-third of your

gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
