The importance of transportation for a vibrant region

Understand “the agreement”

Buying a brand-new home or condo o ers an opportunity to get exactly what you really want. It can be a

dream come true and an investment for the future, but don’t forget, it’s also a legal transaction.

� e term “get it in writing” has never been more important in the case of the new-home or condo purchase since it outlines everything your new home will have in it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.

Since building a home is much more complicated than a resale transaction where the home already exists, there is no

set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements so new-home contracts can vary from one builder to another and from provinceto province.

Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

I can still remember the � rst time I took a ride on the SkyTrain. It was around the time of Expo

‘86, the cars were shiny and new, and my grandma and I got on at the Granville Station and rode all the way out to Surrey and back. � e distinctive sound that the Bombardier cars make when pulling out of the station always reminds me of that � rst trip, which we thought was as exciting as any theme park ride.

It’s hard to believe that there was a contentious political battle fought over what has become an integral part of our region’s growth and urban planning. Certainly Surrey, New West, Burnaby and now Coquitlam would be very di erent places altogether if there was no fast, (mostly) reliable way to get to and from the city core. Now we are

again making an important decision for the city’s future. Take part in the Metro Vancouver Transportation & Transit Referendum, from March 16 - May 29, 2015, and have your say in the future of Metro Vancouver.

An average household would pay $125 a year for the increase to the province’s existing seven per cent provincial sales tax, according to Vancouver City Hall sta . � e new levy would raise $250-million a year for the capital and operating costs of the new transit projects, leaving regional mayors to seek about $3-billion from the federal government and province.

With more than one million new residents in the Lower Mainland over the next 30 years, this is one of the most pressing issues for the continued livability of our beautiful city.

The Township of Langley RICH HISTORY AND A BRIGHT FUTURE

For many who live in the Greater Vancouver Area, the only way to own property is to move to the suburbs. Increasingly, however, certain neighbourhoods in the Lower Mainland are redefining what is thought of as suburban.

The Township of Langley certainly qualifies as one such place. Although suburbs are typically populated as a city sprawls out, Langley was one of the first locations in BC settled by Europeans. As such, it has a rich cultural heritage reflected in the variety of architectural styles that save it from being monotonous.

Ambling down Murray’s Crescent in Murrayville, for example, is like taking a walk through British Columbia’s colonial past: beautiful colonial-style buildings line the street, and a little parkette at the centre is the perfect spot for neighbours to gather. What’s more, the story of how Murrayville got its name is a source of pride for locals: in 1884 young Alexander Murray died in a heroic attempt to save a friend from drowning.

Fort Langley is known as “The Birthplace of British Columbia,” and traders for the Hudson’s Bay Company were the first non-indigenous people to populate the area, beginning in 1827. When gold was discovered in the Fraser River in 1858, Fort Langley became an important supply station on the way up the river in search of gold. After the gold rush, Vancouver and New Westminster continued to grow into larger cities, while Langley remained a largely rural landscape.

Although much of Langley maintains this rural feeling, consisting of farming territory and ALR land, recent development and increased population density in certain key areas have been catalysts for some change in the Township of Langley.

The new Willoughby Town Centre, for example, which is being touted as Langley’s first truly walkable community, has plenty on hand for all, including delish sushi at Noma, a great cup of joe at Mattu’s Coffee & Tea, a health club, a liquor store, a grocery store, a drug store, and a nail salon. Qualico’s Kensington is right on site here, and, as such, is a no-brainer for those who like to have everything right at their doorstep. It is being touted as “Langley’s first truly walkable community,” according to Sales Manager Denise Lintott. She continues, “Not only does Kensington make all daily essentials accessible, but it offers more space at incredibly desirable price point.” With prices starting as low as $199,900 for 600 square feet, Kensington makes purchasing a condo with amenities nearby easy, even for younger buyers. This message has been appealing to downsizers and first-time buyers alike. First-time buyers find the price appealing, while the empty-nest set are attracted to the fact that they can have single-level living here, without sacrificing as much space as they might have to elsewhere.

Meanwhile, Hayer recently saw their 20 designer single-family home development, Radius, sell out in Murrayville, and are now offering Exchange, a collection of 98 elegant townhomes whose interiors don’t sacrifice any modern beauty or convenience. BREATHE EASY IN YOUR NEW HOME Purchase and run air purifiers prior to moving in and during the first six months to a year of occupancy. A new home is wonderful and beautiful, but it often takes a while for the dust to settle. This will ensure you are not breathing in drywall dust or the potential toxins from paint, glues and building materials.

Remember to buy lots of furnace filters. A new-built home should have the furnace filter changed more often than an older home. There will be a lot of dust in your ducts that you don’t want clogging up your brand new furnace.

GET THE UPGRADES WHILE YOU CAN When buying a new home, it can be both a wonderful and stressful undertaking. When faced with the task of picking what options you want upgraded, it can seem like you are slowly watching your bank account dwindle. That being said, the best time to upgrade is

before you move in! Depending on the builder, it can be more cost effective to get the upgrades you want while your house is still in the building process than it is to try to implement certain things after you have moved in.

KNOW YOUR WARRANTYDifferent builders have different warranties. Make sure you read your warranty thoroughly and know what you are entitled to. During the first year of living in your home, it will adjust and settle and as it does this, there may be structural or superficial imperfections. Know what your builder will be responsible for and how long.

And remember to finally enjoy your new home once you are in it.

Putting Down Roots

Imee and Carl had a very specific vision of what their second home would be: a minimum of three bedrooms, a side-by-side garage, a location in either Langley or Surrey, and it had to be brand new. They thought it would be easy to find, but when their Coquitlam apartment sold in record time the clock was suddenly ticking down rapidly.

“There simply wasn’t a lot that fit our parameters,” Imee says. “Then the Serenity website popped up during a search and it piqued my curiosity.” As soon as she stepped inside the display home, Imee knew — it was the couple’s wish list fulfilled.

SPACE AND STYLESerenity’s layout struck an immediate chord. “It’s wide, so it feels just like a house,” Imee says. “A lot of places we’d seen felt narrow and cramped because of where the stairs were placed. This home is all open and there’s no wasted space. Plus we really like the fact that

when you walk through the front door there’s a large, open landing space. We both have sisters who both have two kids. Here, even if everyone arrives at the same time, there’s still lots of room so you don’t feel cramped.”

Serenity’s light colour scheme was the one that appealed most to the couple’s desire for a modern aesthetic. “I wanted a light, bright kitchen,” Imee explains. “We were both born and raised in Surrey, so we have lots of extended family here. This kitchen feel comfortable and makes it easy for us when we have lots of family and friends over — which we do all the time.”

IMPECCABLE SERVICE“Exceptional” is the word Imee uses to describe both sales manager Serena and Pinora Homes, the developer. “I feel totally spoiled,” she say emphatically. “Tony, the builder, is wonderful — always checking up to see if anything needs doing. I’ve moved into new buildings many times with my parents, and most builders never some back after the first inspection. Here, if anything does need fixing, it’s done right away.”

Recently, my bosses, the board of directors of the Greater Vancouver Home Builders’ Association (GVHBA) publicly expressed their support for the proposed 0.5 per cent Metro Vancouver Congestion Improvement Tax, joining over 100 other organizations on the Better Transit and Transportation Coalition.

It wasn’t an easy decision for a number of reasons, particularly the reality that the new tax actually increases the costs of doing business for our members. Our staff and board have scrutinized the 30-year strategy and vision reflected in the plan put forth by the Mayors’ Council, and on balance, determined that the initiative is too important for the community – and our industry – to allow it to fail.

So why say ‘yes?’In short, notwithstanding some real

reservations about TransLink, everyone wins with this plan. Any urban land economist worth their salt will tell you this — worldwide, there is a tight correlation between proximity to transit and prosperity.

An effective transit system means fewer cars, needing fewer parking spots, freeing up space for a more vibrant, livable city. The benefits, in a competitive market like Metro Vancouver, get passed along to homebuyers leading to improved housing affordability and choice.

The benefits of transit are also realized by businesses – especially small businesses. When people get out of their cars, foot traffic increases, generating more business for retailers located near transit. Thriving business centres create healthy communities, not to mention easier commute times for employees!

Bottom line: A strong land use plan requires an efficient transportation plan, and the one we’re being offered, although not perfect, fits the immediate needs of our community, so this spring, I hope you’ll join me in voting “Yes!” to improved transit and transportation in Metro Vancouver!

Tired of being a wage slave? THERE ARE LOTS OF TAX ADVANTAGES TO BEING SELF-EMPLOYED

If you are looking for a way to accelerate your savings so you can achieve financial independence more quickly, consider self-employment. The safest way to start is by earning self-employed income on the side while keeping your current full-time job. But regardless of whether you are self-employed part-time or full-time, you can benefit from many tax deductible business expenses:» Home office. Calculate the portion of

your home that you use for self-employed income, then deduct that percentage of rent or mortgage payments, utilities, home insurance, property tax and home maintenance.

» Business entertainment. Deduct 50% of the cost of meals or events that involve business discussions.

» Communications. Calculate the portion of phone, cellphone and internet that are for business, then deduct that percentage of monthly bills.

» Transportation. Keep track of how much of your vehicle’s mileage relates to business, then deduct that percentage of costs for gas, maintenance, insurance, etc.

» Subscriptions. Deduct the cost of magazines and newspapers related to your business.

» Travel. Deduct business travel costs such as airfare, skytrain tickets, hotels and en route meals.

» Continuing education. Deduct the cost of courses that make you more effective in your business.

Be sure to keep all receipts. And if you are in doubt over any deduction, check with the tax office or an accountant.

The above are the most commonly known tax deductible business expense. But have you heard about cash damming? Cash damming is typically used by sole proprietors and by owners of rental properties to convert debt with non-deductible interest (such as

mortgage or personal credit card debt) to business related debt for which the interest is tax deductible.

Here is an example: Mr. Jones carries on a landscaping business and realizes $120,000

of revenues and incurs $60,000 of expenses. Mr. Jones has a home worth $280,000 with a $140,000 mortgage. Currently the mortgage interest is non-deductible. The objective is to convert non-deductible mortgage interest into deductible interest related to his business.

Also assume that lifestyle expenses and taxes are $50,000 per year and payments on the home mortgage are $10,000.

To implement a cash damming strategy Mr. Smith opens two business bank accounts and a business line of credit (or simply two home equity line of credit or a HELOC). Mr. Smith deposits all business revenues into Account #1 and takes all draws for personal expenses, including mortgage payments, from Account #1. Account #2 is used to pay all business expenses and is funded from the line of credit.

In the first year of this strategy, Mr. Jones will have an additional $60,000 of after-tax cash flow to apply against the principal on his mortgage or other debt with non-deductible interest. Applying this strategy to its fullest extent, he will have converted his non-deductible personal mortgage to business related debt in less than 3 years.

Calculate your mortgage payments

01 Calculate the combined monthly before-tax income

of you and your spouse.

02 Divide by three. This figure is the monthly payment you

can afford to make on your home.

03 Take the total price of the home and subtract the

amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down

the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and

monthly property taxes.

07 If this figure is equal to or less than one-third of your

gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
