One thing I’ve learned since starting in real estate publishing is the di� erence between what

� nancial planners call “good debt” and “bad debt”. Good debt, like a mortage, is debt you owe on an appreciating or income-producing asset, such as your home, investment property, or business. Consumer debt, on the other hand, is considered bad, as you’re paying o� something that’s depreciating in value, such as a television, computer or car.

No one is saying we shouldn’t purchase those things, just that we should purchase them with disposable income and not credit when at all possible.

One thing that is saving people a considerable amount of consumer debt is

getting rid of their car, or going from two cars to one, and developers are helping to make this a very easy lifestyle transition in two meaningful ways.

­ e � rst way is by incorporating carshare programs like Modo into their buildings, enabling people who don’t drive every day to get their errands done while saving hundreds a year on gas, insurance and maintenance. Another way is by building great buildings at transit hubs. When you take transit to work, you save money on a car, and never have to deal with the hassle and expense of parking.

What would you do with all the money you could save each month? It could all add up to a vacation, a new television or even a bigger home.

WOW! The big banks have lowered their rates! Two major lenders announced last week that they have lowered their posted rates. While this is great news for shoppers out there and advertised just in time for the Spring Rush, the reality is that bank rates have finally come to a level that has been accessible by Mortgage Brokers for quite some time now.

Over the last few weeks leading into the spring market, I have been asked numerous times how the mortgage rates today compare to last year. Let’s talk about averages year to year, as there are always time-limited specials, rate deals and promotions that are not globally available or applicable to all clients. Seeing as most people typically are only looking to compare five-year rates, the average expected rate will be used.

In 2014, Fixed rates hovered in the 2.89 – 3.09 per cent range depending on the lender, most around 2.89 per cent while variable rates were around prime -0.45 to prime -0.50 per cent. Prime was at 3.00 per cent so the effective rates were 2.50 to 2.55 per cent on average.

MARCH 2015;Fixed rates are in the 2.59 - 2.79 per cent at present, most seeing around 2.79 per cent. High Ratio (lower down payment) clients are getting better rates due to the mortgage being insured and less risk borne by the lender.

Variable rate discounts are slightly better around prime -0.55 to prime -0.65 per cent. Prime today is lower due to the Bank of Canada’s January rate cut. Prime is now 2.85 per cent, so effective interest rates seen by most clients will be around the 2.20 per cent range.

Rates 2015 vs 2014 It’s a Lender Spring Shootout!

RATES ARE IN SLIGHTLY BETTER SHAPE THIS YEAR DUE TO TWO DIFFERENT FACTORS;The Bank of Canada’s overnight lending rate cut of 0.25 per cent this past January affects variable rates, though this time the banks decided not to match the rate cut and only reduce prime by 0.15 per cent.

The Five-Year bond yields have also come down quite a bit this year. Bond Yields are essentially the cost of funds that the banks are lending out for mortgages, and rates provided are generally 150 basis points higher to allow for profit and risk. Five-Year yields are 0.871 as of the time of this writing, in comparison to 1.748 the same day last year. This is the primary reason for the reductions seen in fixed rates. These key rate influencers do not always align like this, and we often see a greater average spread/difference between fixed/variable offerings.

WHAT DOES THIS MEAN FOR THE AVERAGE CLIENT?

FIXED 5 YEAR2014 - 2.89% = $1402.86/month

2015 - 2.79% = $1387.61/month ($15.25 /month less)

VARIABLE 5 YEAR2014 - 2.50% (2.35% today) = $1321.60/month

2015 - 2.20% = $1299.50/month ($22.10/month less)

In closing, though rates are better this year, impact is minimal. Rates have come down, but the overall effect qualifying may be affording a mere $3,000 increased mortgage amount using the above example. Monthly savings on payments, sure, though it is doubtful that $15 – $20 a month constitutes a major difference. It must be said that it is NOT all about rate! There are many nuances to differing lender products, restrictions or higher penalties sometimes associated with the lowest rate products. To buy, or lease your new car? LEASING OR BUYING A VEHICLE IMPACTS YOUR DEBT RATIOS

The question of whether it’s better to lease or buy a vehicle is a common dilemma. And do you buy or lease a new or used vehicle? The answer depends on the specifics of your situation.

It’s important to realize that many consumers overburden themselves with car leases or loans they simply can’t afford. While most of us require a vehicle to get to and from many destinations, we don’t need a high-end vehicle to serve this purpose.

The key to remember when you are looking to purchase a home and obtain a mortgage or refinance an existing mortgage is that, if you overspend on a vehicle, it affects your debt ratios and may restrict or negate your mortgage financing ability.

When making a lease-or-buy decision, you must, look at your financial abilities in terms of your debt ratios. And if you are unsure about how leasing or purchasing a vehicle will affect your ratios, it’s best to talk to a Mortgage Expert prior to making your decision.

When you buy, you pay for the entire cost of a vehicle. You typically make a down payment, pay sales taxes and pay an interest rate determined by your loan company based on your credit history. Later, you may decide to sell or trade the vehicle for its depreciated resale value.

When you lease, you pay for only a portion of a vehicle’s cost, which is the part that you “use up” during the time you’re driving it. You have the option of not making a down payment, you pay sales tax only on your monthly payments, and you pay a financial rate, called a money factor. You may also be required to pay fees and a security deposit. At lease-end, you may either return the vehicle or purchase it for its depreciated resale value.

As an example, if you lease a $20,000 car that will have, say, an estimated resale value of $13,000 after 24 months, you pay for the $7,000 difference (called depreciation), plus finance charges and possible fees.

When you buy, you pay the entire $20,000, plus finance charges and possible fees. This is fundamentally why leasing offers significantly lower monthly payments than buying.

Lease payments are made up of two parts – a depreciation charge and a finance charge. The depreciation part of each monthly payment compensates the leasing company for the portion of the vehicle’s value that is lost during your lease. The finance part is interest on the money the lease company has tied up in the car while you are driving it.

Loan payments also have two parts – a principal charge and a finance charge. The principal pays off the full vehicle purchase price, while the finance charge is loan interest. Since all vehicles depreciate in value by the same amount regardless of whether they are leased or purchased, however, part of the principal charge of each loan payment can be considered as a depreciation charge.

The remainder of each loan principal payment goes toward equity – or resale value – which is what remains of your car’s original value at the end of the loan after depreciation has taken its toll. The longer you own and drive a vehicle, the less equity you have.

With leasing, you may have the option of putting your monthly payment savings into more productive investments, such as your mortgage, an investment property or a vacation home, which will increase in value.

As always, the first thing I notice when I drive through the Kanaka Creek neighbourhood is just how fresh the air is here. The second is how this community has become a dynamic, welcoming place where neighbours know each other and lifelong friendships are formed as families put down roots.

The dining table is set for six, but there’s so much space, I’d have no hesitation inviting 10 or even 12 people for a full, sit-down dinner — especially when I take a closer look at the kitchen.

Now while I’m a very social person and love chatting with my guests, selfishly I prefer to keep my cooking area to myself. This intelligently designed beauty lets me do exactly that. I open the door to what I assume is a pantry and discover a convenient backdoor closet — smart. “It’s over there,” Diane says as if reading my mind. Sure enough, tucked neatly below the stairs — space that’s typically wasted — is a huge pantry with shelving.

Upstairs, I find four bedrooms including a master with an ensuite that truly deserves the descriptor “spa-like.” Hint: massive soaker tub, spacious glass shower, elegant tiling, and plenty of natural light.

Now just to be clear, if you’re thinking it’s a choice between three colour schemes, think again. The stack of flooring options was so tall I couldn’t begin to guess how many, but I did notice one of my personal favourites — a high-end laminate that not only looks just like a hand-scraped exotic hardwood, it feels like it too.

Before I regretfully take my leave, Diane and I pause for a moment to enjoy the warmth of the sunshine on the back patio. The size of the backyard is perfect — lawn for lounging in a chaise longue, space for a casual dining table for four, plus an inviting outdoor sofa and coffee table grouping. “In this showhome we also extended the patio with paving stones and put in an outdoor fire pit just to show people some fun ideas they could add when they move in,” Diane says.

Real Estate ScoresCanadians like to invest in two things: real estate and hockey. With the NHL playoffs kicking off across North America, it would come as no surprise that Canada’s most expensive real estate cities are also home to some of the highest ranking NHL teams.

Check out the prices of homes in Canada’s 7 NHL cities - they rank as the most expensive according to the Canadian Real Estate in 2014.

1 VANCOUVER: With an average sale price of just over $800,000, Vancouver tops the list as the most expensive NHL city in Canada, and with zero Stanley Cup wins under their belts, it would seem Vancouverites prefer to invest in real estate than hockey players.

2 TORONTO: This metropolitan city peaks at around $550,000 per house. This hockey-loving city has 16 Stanley Cup wins, but nothing since 1967 when the average house price was only $24,000! It seems Torontonians will see many more rising house costs before another cup win.

3 CALGARY: Coming in $460,000 per home, Calgary has only seen one Stanley Cup win. They’ll face off against their rival, Vancouver, in the first round of the playoffs. Canadians will be eagerly watching to see if Canada’s most expensive city will obliterate the oil tycoons.

4 EDMONTON: Coming in just below the national average, Edmonton’s average sale price is $360,000. The city may be a cheaper place to buy real estate, but it certainly isn’t

a place for hockey champs. Although they’ve won 5 championships, the city has been ousted from this year’s playoffs.

5 OTTAWA: Averaging at $358,000, Ottawa may be below the national average for the price of homes, but they’ve made it to the playoffs this year, beating out Toronto, which is all the capital city’s citizens really care about, since they don’t have to worry about record-setting home values pricing them out of the market!

6 MONTREAL: With 18 cup wins, this city has a decent housing price of $320,000. Les Habitants may have a thing or two to teach the ever-warming west coast about something we east coasters like to call, skating.

7 WINNIPEG: Finishing off the list with an average price of $278,000, Winnipeg is the cheapest NHL city to buy a home, but with no Stanley Cup wins, it’s unclear what this city is investing their money in, since it’s clearly not real estate or hockey.
