Getting into gear and making the most of the spring of 2015

How to make a move go smoothly

Whether you’re relocating from one coast to the other or moving to your � rst place

out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with con� dence.

If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask

your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide.

Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.

Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.

GOOD LIVING BY DESIGNPeter Edmonds, Anthem’s director of marketing, greets me on the front porch of the fi rst display home: a two-level, walk-up that marries the inviting charm of West Coast architecture with a dramatic, distinctly contemporary colour palette of dark brown-on-grey with cedar accents. I’m instantly thinking this would be a great place for al fresco summer dinners with friends and family or luxuriating with a latté and the Sunday morning paper. So go ahead and call me a romantic.

Inside, Th urston Street’s no compromise style is immediately evident. Th is is a home designed for living well. Th e ambiance is — well, comfortable and stylish sums it up. Th is fl oorplan is wider and more square than usual which means a generously-sized dining room table fi ts

It’s preview day here at Th urston Street in Burnaby, and as VIP registrants get their fi rst look at these homes, the mood is distinctly upbeat. Th is is the debut collection of Anthem Properties’ Neighbourhood Series, and the reaction from visitors leaves no question these West Coast contemporary homes are turning heads and winning hearts.

“Th at kitchen was amazing — can’t you just imagine having mom and dad over for dinner? And the master bedroom is huge.” Th e woman emerging from Th urston Street’s presentation centre gives a sigh of delighted anticipation. “I’ll have a real closet again, and you’ve got to love that shower — I thought it was marble for sure, but porcelain tile is way easier to look after. And that storage space under the stairs would be great for…” the rest of her comment is lost as she and her partner disappear round a corner.

Okay, I defi nitely need to check this out for myself.

neatly to one side between the staircase and foyer. The result introduces a touch of Old World elegance and allows an easy, unimpeded flow between kitchen and living room — an airy, delightfully welcome change from the long, narrow design of more typical townhomes. A young man is currently ensconced at the eating bar watching anxiously while a silver-haired woman examines the soft-close cabinets, the pullout hood fan, the under-sink storage, and the pantry wall beside a full-sized fridge with the meticulous attention particular to a caring parent. “You’re right, Margie will love this,” Mom confirms giving a thumbs up. Her son’s grin says it all.

“Young, growing families really appreciate the way they’ve got the privacy of having the bedrooms on the top level and still have lots of ‘adult space’ downstairs,” Peter says. “When you live in a condo, adults often have to talk in hush tones once the baby’s gone to bed. URBAN OASISNow I’ll admit one of my favourite perks about what I do is that sometimes I get to see some truly amazing sneak previews. So I’m thrilled when Peter opens the gate to

Thurston Street’s inner courtyard and beckons me to follow.

Even though I’m already smitten by the tranquility of this community’s location on a quiet cul-de-sac, this urban oasis is a delightful surprise. Massive patios framed with lush landscaping, a central pathway reminiscent of the romance of traditional European villages, the wind whispering through surrounding trees — even though I know the amenities of Metrotown and two SkyTrain stations are less than a 10-minute stroll away, it feels as if I’ve left the city far behind.

Knowing my passion for two-wheeling transportation, Peter also makes a point of showing me Thurston Street’s onsite storage lockers. Each one is not only twice the width of the one in my building, it’s at least three feet taller as well. “You could fit two bikes in here and still have room for shelving units,” he says as if reading my mind. “And since you have to go through three security gates to get here, it’s just about as secure as you can get.”

Whenever my friends visit me at my apartment they all remark on what great neighbourhood I live in. Nestled between South Granville and South Main, Cambie village is tree lined and filled with heritage homes, the imposing Art Deco inspired City Hall, quiet parks, sweet cafes, and a cozy comfort rarely afforded by living in a city.

When I want to grab a quick coffee, I head over to The Mighty Oak themightyoak.ca on 18th and Columbia – they have beautiful coffee and tea, and a little deli with good options and ingredients for quick dinners at home.

If I need a gift, Walrus has modern and inspired local products – from rustic cutting boards to lovely whimsical jewelry that have saves me form showing up empty handed on many occasions walrushome.com.

If I need good Italian food and an excellent glass of wine, Pronto prontocaffe.ca is my main squeeze. It wouldn’t be unusual to see me treating myself to a lemon tart at Lemonade Bakery lemonadebakery.ca and perhaps one of their brownies.

It is difficult to choose just one treat there so I always choose two.

With Queen Elizabeth Park vancouver.ca/parks-recreation-culture/queen-elizabeth-park.aspx just blocks away, I wander there most Sundays to have a mini-escape from city life, and on hot summer days the ancient trees offer the perfect shade while ducks and geese waddle by, rose gardens, and a beautiful view of Vancouver.

During the winter the park is a testament to our easy winters, still green and lush, and filled with wildlife activity – including the occasional coyote out past curfew.

I have lived all over the city, but when I moved to Cambie Village I found home.

Clement Chen loves Burnaby, especially the vibrant Edmonds neighbourhood.

When he and his wife Bendys began searching for a new townhome, they looked at a number of them but most didn’t fit all of their criteria.

That’s until they walked into the show home at Britton – built by award-winning South Street Development Group. 1. Layering fabrics isn’t just for furniture; rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or barstool for a softer seat.

2. Copper, gold and brass are hot in more ways than one – they bring a classic yet trendy style and warm undertone, without feeling like a strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. � e mix of silver and gold hues creates a subtle Art Deco inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate.

3. Pillows are one of my favourite ways to add style – they can move from living room to bedroom and beyond, and dress up or down a room. Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more   lled-in feel.

TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. 4. Lush textures are great for adding warmth to the eye and the hand. A sumptuous grey blanket works folded neatly at the end of a bed, tossed casually on a sofa – pretty much anywhere you want to add some luxury (so it can move between rooms for new looks).

TIP: Spread a blanket across the cushions of a sofa, tuck in at the edges, for a noncommittal contrast-upholstery look - I do this at home all the time!

5. Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod.

TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape, draws the eye’s attention to the layered e� ect by adding drama to the background instead of the foreground.

NightShift Street Ministries CARING FOR “THE FORGOTTEN.”

Eleven years ago, MaryAnne Connor, a successful Vancouver real estate entrepreneur, traded her high-powered business suits for jeans and sensible shoes. Her “ah ha” moment came in January 2004 when she took notice of some homeless people out during a severe winter storm. Concerned that people were sleeping in flimsy makeshift outdoor shelters, she asked the pastor at a local Whalley church whether he could open up his church as a shelter from the storm. He agreed, providing she took responsibility. “That night, 35 people came in sick, wet and cold,” she adds. “I didn’t expect to get involved; I was supposed to be in Las Vegas — I just couldn’t ignore the need anymore.” She quit her job and eschewed the “expensive toys” to provide love and comfort to the downtrodden, the sick and the “forgotten.”In 2004, NightShift Street Ministries was born. With the support of hundreds of volunteers and donors – many of whom are builders, tradespeople and members of the Greater Vancouver Home Builders’ Association (gvhba.org) – they provide warm meals, counselling services and more.“Right from the get-go builders such as Brad Hughes of Park Ridge Homes asked what he could do to help,” says the dynamic humanitarian. “I love what I do; all the money in the world didn’t make me as happy as I feel today.”A huge proponent of NightShift is Bob de Wit, CEO of the GVHBA. “When I discovered the sheer number of our members who supported NightShift, I took a closer look at what MaryAnne was doing,” says de Wit. “She triages for the most vulnerable amongst us, those who fall between the cracks, and gives them unconditional love, support, a hug and a safe place.”

As an organization, the GVHBA provides a forum to get the word out about the cause and its fundraisers.

NightShift reaches out to people who are struggling or don’t have a place to call “home.”Connor went on to say that through its nightly outreach and daily care programs - from its

Care Bus to its counseling offices at The Care Centre - NightShift offers a sense of belonging, of community and hearth we all yearn for. Donna, a former drug addict, credits NightShift for literally saving her life. In a letter thanking the nonprofit organization, she speaks of feeling like “I was dying from the inside out” and of getting robbed and beaten while high. Today, she is free of

drugs and living happily with her husband in Medicine Hat, Alberta. “Without your ministry, I would not be here today,” Donna adds.  

Operating on a shoestring budget, NightShift is a volunteer-based organization that never sleeps. It relies on fundraisers and donations from individuals, churches and local businesses to operate its street outreach and care programs, leadership development, counselling and social enterprises. In 2013, NightShift launched the Home Builders’ Care program. It was created as a way to bridge the poverty gap and help support people who have no home to call their own and seldom a roof to sleep under. There are a number of ways builders can get involved, including encouraging employees to volunteer, becoming a corporate partner and raising funds and awareness.

can apply for a variety of rebates that are available through the BC Hydro Power Smart Home Energy Rebate O� er, developed in partnership with FortisBC. If you complete three or more eligible upgrades, you can receive an additional $750 Bonus O� er.

To appeal to a wide a wide audience I always keep my design style subtle and sophisticated. I don’t want to bombard the future homeowner with the look, but create an inviting experience for them.

Q: How do you make a home feel inviting, yet elegant?A: Before I shop I always have a plan. I typically keep to a certain colour palette, and utilize those colours subtly to not overpower the room and to create an inviting atmosphere. I always have a clear direction of the look I’m creating. Th at way things in the end should feel more cohesive, visually balanced and inviting for a broad audience.

Amid the bucolic charm of the Yorkson neighbourhood in Langley sits Exchange, 98 townhomes with upscale West Coast design partnered with interiors that are built for the kind of lifestyle any young family or downsizing couple will appreciate.

In this growing neighbourhood are many new developments, so it was important for the developer, Hayer Builders Group, to make sure this one shone above the rest. From the outside, the clean modern lines, welcoming landscaping and rooftop decks with gas hook-ups and lots of space for entertaining (or just lounging in the sunshine) do the trick. On the inside is where designer Samantha Muller of kleen designs got to play with the large living spaces.

Because of the ten-foot ceilings, these homes are light and airy, but how do you set an interior apart as being memorable, while still creating a space that people could envision as their own? And how can you incorporate some of these tricks into your own home – creating a living space that is as tasteful and chic as it is cozy and inviting? We asked Samantha for her professional secrets.

Q: How do you keep things interesting from a design perspective while still appealing to a wide range of buyers?A: I always try to change the style up between homes and create diff erent memory points to keep the potential homeowners’ attention and to create a lasting impression.

Kleen design’s projects include work for prominent developers; merchandizing model homes, common areas, amenities and

sales centers; as well as providing permit and specification packages concerning all interior details on a

project. Samantha Muller’s personal commitment to each project ensures

that all aspects of the project are aired in a kleen and sophisticated

visual direction.

Q: Did you have a specific type of person in mind when designing these show suites? Who is this person?A: I did have a specific person in mind for both displays. The first home (dark scheme which I labeled “Restoration Market Place”) I had imagined a couple in their 40s to early 50s with a teen daughter. I pictured the family to be travelers, worldly people who have an appreciation for cuisine, architecture and entertaining many family and friends.

The second home (light scheme which I had labeled “West Elm Meets Palm Springs) I had a couple in mind who are in their 30’s with a young child in elementary school who loves reading! Hence the reading theme room, with the retro style type-writer and the cloud wall paper so the child can dream away her endless writing inspirations. This home is designed for the design-savvy and the type of homeowners who want to get back to the basics (in a comfortable way!), who enjoy whole organic cooking, music, the arts, and at the end of the day curling up with a good book or enjoying friends over for a drink and some canapés.

Q: What was the most challenging aspect of this project?A: Finishing the rooftop patio. As the weather has been so mild we’ve been tempted to put everything out before spring! Other than that it’s been very enjoyable, as I personally love West Coast contemporary design and I’m very proud and excited for people to come and see the project.

Q: Where do you source most of your furnishings?A: I go all over, depending on the homes. For these two displays I have used Moe’s Home, Restoration

Hardware, West Elm and HomeSense. I have had many pieces custom made through Knock on Wood Furniture, Stylus Sofas, Window Works and my father-in-law, who I always have make a few things for each display if I cannot seem to find what I’m looking for.

Q: Did you have a particular inspiration for the suite as a whole or do you design room by room?A: I design the suite as a whole and usually link the master suite to what’s happening on the main level. The kids and guest suites I try to keep to a harmonious palette to what is happening in the rest of the home, but with a little more whimsy and playfulness.

With a move, it’s all in the timingTiming is everything, and when it comes to ensuring a successful move, that statement is pretty much true.

Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action.

First, are you going to move yourself, or will you hire movers?

It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons.

And don’t forget, June 30 is the busiest moving day of the year!

Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind.

Last, but not least, what do you want/need to move? Now is the time to purge all of those unnecessary items that have been at the back of closets and basement corners for months, and often years. The less “stuff” you move, the easier and less expensive the transfer. Following is a handy reference for what to do when.

A MONTH BEFORE THE MOVE …› De-clutter, sort, pitch, give away, donate to charity, host a

yard sale – whatever – but pare down your goods.› Obtain and change-of-address cards from your local

post office.› Notify magazines, insurance companies, banks, credit card

companies, schools and employers of your change of address.› Start using up food and perishables to minimize what you

throw out on moving day.› If you are moving to a new home or condo that includes

appliances, ask for the owner’s manuals ahead of time.

2 WEEKS TO 1 WEEK IN ADVANCE…› Make a “survival closet” of items you will need to clean

the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process.

› Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box.

› Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end.

› Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance.

› Send out change-of-address cards.

THE DAY BEFORE THE MOVE…› Clean out, defrost and dry the fridge and freezer.› Get to a bank or bank machine and take out enough cash to

tide you over.› Pack a last-minute essentials bag/box. › Arrange for children and pets to be looked after elsewhere

on moving day.

ON MOVING DAY…› Double and triple check rooms, closets, the garage and

basement to ensure that you have all of your things and the areas are left clean.

› Don’t forget to carry your own (family’s) valuables, cash and relevant to the move and all other important documents.

The less “stuff” you move, the easier and less expensive the transfer.

It’s official. Metro Vancouver homebuyers love their townhomes. Boasting ever more stylish, intelligently planned interior designs and luxurious finishing details, townhomes offer the solid value that appeals to first time buyers and the spacious floorplans downsizers need.

This issue, Barrett Sprowson, director of sales at Intracorp, talks with New Home Guide about why townhouses are increasingly the home of choice for buyers of all generations.

Q: Townhome developments seem to be appearing everywhere throughout the Lower Mainland. What’s the appeal?A: For people who are downsizing from a single-family house, it’s convenience and no-compromise space. They still have their own front door, they just don’t have to look after things like building maintenance or repairs. My in-laws are a great example. They didn’t want to move into a single-level apartment yet, but they’re really happy being able to just lock the place up and pop over to Vancouver Island whenever they feel like it.

And because today’s townhomes are so well designed, there’s virtually no wasted space. In fact, many people fi nd that when they move from a house with say 2,800 or 3,000 square feet to something like an 1,800-square-foot townhome, the layout is so functional they feel as if they actually have more space.

For younger families, it’s usually the aff ordability factor. Getting more for their home buying dollar, means they can purchase a townhome that’s large enough they can stay there for a long time — even if the family grows. And how cool is it to have a lawn that you don’t have to mow?

Q: Are there diff erent types of townhouses?A: Th ere are two basic types. Th e classic, the one most people think of fi rst, is a two or three storey where you drive into your attached garage and have access to your home both through a door in the garage and through your front door facing the street.

Th ere are also townhomes that are built over an underground parkade. Sometimes this design means that while you still have your own front door at ground level, you might not have direct access to your home from where you park your car.

Q: People who have never lived in a strata property sometime balk about the monthly strata fees. What do you get for that money?A: I think of it as an investment in lifestyle, and often it’s the small things that make all the diff erence on a day-to-day basis. Th e landscaping is not only done, it’s maintained for you. Someone looks after keeping the gutters clean and arranges garbage removal. I was talking to a friend the other day, and when I mentioned I had to take some things to the recycling depot, he said “oh really?” For him it’s just natural to have that sort of thing taken care of by the strata.

I’ve sold a lot of townhomes to people moving from a single-family house, and once they experience the lock-it-and-leave-it lifestyle no one ever regrets it. — Barrett Sprowson

Q: What about amenities? How important are they to the average townhome buyer?A: Th ere are two sides to the question of amenities. Many larger townhome communities are going amenities rich with features like pools, multiple fi tness areas, chef kitchen, even multi-media rooms. Depending on the development’s location, these amenities can be great lifestyle enhancements. However, they can also be expensive to maintain which will impact your maintenance fees, and sometimes they are underutilized.

Smaller developments or ones located in an amenity rich neighbourhood like West Coquitlam where we’re building Black+Whites often choose a leaner, onsite amenity package — perhaps a smaller fi tness area, a kid’s play area, and a lounge that’s just large enough to be used as a meeting room as well. Focusing on low-cost, low-maintenance amenities helps ensure people aren’t paying for features they don’t use.

Q: What’s your advice to anyone thinking about buying a townhome?A: If you’re a fi rst time buyer get the largest, most functional home possible that’s still within your budget. It will feel good to live in, and you’ll have the option of staying there for two, fi ve, even 10 years or more if you want to.

If you’re thinking about downsizing, just do it. I’ve sold a lot of townhomes to people moving from a single-family house, and once they experience the lock-it-and-leave-it lifestyle no one ever regrets it. Th e most frequent comment I hear is “we wish we’d done this years ago.”

How to Select a Mortgage Expert MAKE SURE THIS DECISION IS BASED ON YOUR UNIQUE NEEDS!

All Mortgage Experts in BC have to be licensed and must be registered with the Financial Institution Commission (FICOM) and must have general mortgage knowledge. Bank employees on the other hand do not need to meet this criteria because they are not required to have a mortgage license and are only required to follow the policies established by their institution.

Although, most Mortgage Experts offer only basic services, there are others that will explore the client’s entire financial picture to help them qualify for a mortgage that is right incorporating all their available resources. This is especially important when the client doesn’t have sufficient funds for a down payment, closing costs, if they are self-employed or own their own business making it difficult to verify their income.

In addition to mortgage advice, other options available include leasing to finance equipment, vehicles, machinery, etc. Even though these leases are guaranteed by the business owner, they are not reported on credit bureau improving the client’s Total Debt Service Ratio (TDSR). This is of importance because it allows the client to have a higher available credit for a mortgage; therefore, the client can purchase a property of higher value. What’s more, some leasing companies will buy the equipment from a business owner where the owner can lease the equipment back providing cash for a larger down payment.

Merchant Cash Advance is another financing option. This provides the client with a cash advanced based on future debit/credit card sales. The pay back of the advance is then performed automatically with each subsequent debit/credit transaction. This financing can help to complete the down payment for a house, the closing costs on a mortgage or simply help with working capital for a business. Similar to leasing, besides being simple to get an approval, it is non-reporting on the credit bureau, it doesn’t require collateral and provides flexible payments.

Since the financial situation of each client is different, it is important to obtain the aid of a Mortgage & Leasing Expert that will find the right solution using all the available financial vehicles available in the market place providing a complete analysis and options.
