The mysterious Millennials?

Shopping for a home builder

You’ve decided that a new home or townhome is the way to go and you’re making headway, but

you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line.

Start by � nding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, � nd out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into during your tour.

Naturally, you should spend some

time visiting several di� erent sales o  ces and model homes. Get a feel for each company and the sta� employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”

� ink twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. � ere are many other builders and salespeople out there who pride themselves on putting the customer � rst.

When you do � nd the right home and the right builder, making that big decision will be a whole lot easier and more enjoyable.

On June 12th I had the pleasure of attending the Urban Development Institute’s

informational lunch called “Millennials are Here. Are You Ready?” Born into in some sort of “Lost Generation” post-Boomer purgatory myself, I was eager to hear from the panellists, two of whom are Millennials, about what we oldies can expect from these up-and-coming whippersnappers.

Considering that 75 per cent of � rst-time home buyers are Millennial, this is clearly a demographic that, though still young, has got to be understood and catered to by marketers, builders and city planners well into the future.

So what did I learn from City of Vancouver councillor Melissa De Genova, Jon Stovell of Reliance Properties and Karm Sumal, co-founder of the blog Vancity Buzz?

Millennials are smart. � ough Melissa De Genova is currently the

only Millennial on City Council, she is exceptionally dialled-in to the changing needs of the workforce in Vancouver, stressing the need to address a� ordability through smaller, entry-level housing options with diverse amenities, as well as re-zoning for more creative uses for currently industrial areas. Rezoning was also addressed by John Stevell, who lobbied for more micro-lofts, live/work spaces and the large market for these type of homes. Karm Sumal described all the new ways Millennials get their information and engage with their communities.

VANCOUVERITES BELIEVE DEVELOPERS WIELD HEAVY INFLUENCELast November, 68 per cent of those who responded to an Insights West poll in Metro Vancouver indicated that they felt that developers and lobbyists had too much in� uence in their municipality. In the City of Vancouver, that number was even higher (73 per cent). When � e Vancouver Sun set out recently to discover if Vancouverites feel the same way about change in their neighbourhoods, it found that 37 per cent of residents believe that developers wield the most in� uence in the look and feel of their neighbourhood, while 27 per cent think the municipal government is calling the shots and only 22 per cent think their community is in control. Many still believe, however, that development can bring positive change.

VANCOUVER MAYOR WANTS TO CURB HOUSING SPECULATIONMayor Robertson recently wrote a letter to Premier Clark proposing solutions for Vancouver’s housing a� ordability crisis. Among these are a provincial “luxury housing” tax, a tax on property � ippers and the authority to reduce the number of vacancies. Robertson believes it is the province’s responsibility to curb housing speculation by “the world’s wealthiest citizens.” Robertson remained vague on several details, however, such as, how people might qualify as Metro’s wealthiest citizens, how much the fund might generate and what kind of penalty owning an empty home might incur.

TRANSLINK INVESTMENT KEY TO ECONOMIC VITALITYAvison Young, a real-estate services � rm, recently released their white paper, which concluded that a “yes” vote in the plebiscite would contribute to the health of Metro Vancouver’s commercial real estate industry. Avison Young called the chance to vote on the plebiscite “a rare opportunity” for the citizens of Metro Vancouver that “would be the envy of most metropolitan centres around the globe.” � e results of the transit plebiscite are expected by the end of June.

CAN WE MAKE VANCOUVER MORE AFFORDABLE? In a recent column in � e Vancouver Sun, Tsur Sommerville, director of the Centre for Urban Economics and Real Estate at the Sauder School of Business, University of British Columbia, makes a call to local government and to the development community to “o� er choices that are less jarring to the existing built form. Planners must move to saying yes to developments that may not perfectly � t the myriad of design rules propagated by local government.” He also asks that citizens of Metro Vancouver be more accepting of seeing change in their neighbourhoods, because “the way we approach land use in our neighbourhoods now is making life here less a� ordable and accessible everyday.” Can we make Vancouver more a� ordable? Yes, we can, but it’s on you, citizens of Metro Vancouver.

Canadians have been sitting, very comfortably, in an ultra-low mortgage interest rate environment for years now. Just when we thought rates couldn’t go any lower, they did, as the Bank of Canada dropped its key lending rate to 0.75 per cent in January, and the big banks followed suit. At the BoC’s latest rate announcement on May 27, that rate stayed put.

Twenty years ago, the lending rate for a � ve-year, � xed-rate mortgage was 10.75 per cent. Back in 1981, it was 20.25 per cent, according to ratehub.ca. Today’s numbers in the two-per-cent range are hard to believe, and they’re changing how Canadians handle their debt load.

Canadians are doing everything they can to make the most of these low lending rates, according to the 2015 Mortgage Consumer Survey by conducted Canada Mortgage and Housing Corp. (CMHC).

SURVEY SAYS…According to CMHC, 60 per cent of mortgage renewers did so before their mortgage term expired, and 55 per cent of them did it to avoid a rise in rates in the future.

Furthermore, mortgage renewers reported taking action to pay o� their mortgage sooner. Forty-nine per cent set their mortgage payment higher than the minimum required, while 32 per cent made either lump-sum payments, increased their regular payment, or both.

GOING BROKER:CMHC also investigated the share of mortgage consumers who used the services of a mortgage broker. � e survey found that broker market share is on the rise, having increased from 32 per cent in 2012 to 42 per cent in 2015.

Low lending rates CHANGING CANADIANS’ MORTGAGE HABITS

Almost twice as many homebuyers (both � rst-time and repeat) used a broker (49 per cent), versus existing homeowners who were re� nancing their mortgage (24 per cent).

LENDER LOYALTY:When it comes to loyalty, � rst-time homebuyers were � ightier than their repeat-buyer counterparts. Renewers were more likely to stay with their current lender (86 per cent) whereas only 47 per cent of � rst-timers stuck with the � nancial institution they deal with regularly.

Interest rates were the main reason for consumers to jump ship to another lender, at 63 per cent.

As I turn the corner onto 76th Avenue, there’s no question I’ve arrived at Lotus Living. Bill Szeto, president of Oakwyn Marketing, has already told me Lotus Living was something fresh and different in the Willoughby Heights neighbourhood. He was right.

From the street, the architecture has a playful, almost whimsical charm. Front doors are an intriguing pumpkin colour with glass inserts, front yards are framed by traditional fencing and trellises, and there even seems to be turret rooms in some of the homes. Fun, funky, definitely distinctive. I can’t wait to see inside.

TIMELESS AND WELCOMING“Because most of these homes have side-by-side garages they’re wider than the typical townhome, meaning they feel more like a single-family house,” Bill says opening the door to the first showhome.

I step inside and experience one of those “ah ha” moments… as in “ah ha, this is smart, beautiful design.”

The kitchen cleverly combines an L-shaped counter and a centre island with seating on two sides into an efficient, open culinary hub that immediately gets me thinking about entertaining. Great for just hanging out with the family too.

Then I spot one of Lotus Living’s many surprise features — a window box seat in the living room. In a word, it’s huge — I’m guessing at least seven feet

long and wide enough to comfortably snuggle down with lots of pillows, a glass of wine, and the latest bestseller mystery. “There’s another one upstairs in the master bedroom,” Bill says seeing my look of appreciation. Really? How cool is that.

In the second home, I discover the secret of the turret look that so enchanted me when I arrived. The master bedroom features a soaring, two-storey ceiling and windows on two sides so the entire space is drenched in sunshine. Now this I could get used to in about five minutes.

FAMILY NEIGHBOURHOOD“Willoughby Heights is such a diverse, up-and-coming neighbourhood,” Bill says as we pause to look down the gently curved street to where one of the community’s two playgrounds is taking shape. “Parents appreciate being in the catchment area for the International Baccalaureate School just a couple of blocks away. And because we have such a wide range of floor plans, there’s really something for everyone — including proud grandparents who want to be close to their kids.”

Life from the RooftopAsk Peter about Exchange’s biggest wow factor and his response is instant, emphatic, and punctuated by a broad smile. “The rooftop deck. No question. Most townhouses have a tiny little strip of lawn that you can’t really use. Here I’m going to have a huge ‘backyard’ that’s equivalent to having an entire other floor — literally. There’s even a storage room so I have somewhere to keep my patio furniture cushions or store the barbeque in winter.”

MEANT TO BEFor Peter, discovering Exchange was more a happy case of serendipity than strategic planning. His original plan had been to purchase a condo near downtown Vancouver where he works. Then one Saturday afternoon when he was driving out to Langley to visit his girlfriend, he noticed a sign for Ex-change. Intrigued, he decided to take a look.

“I liked the fact Exchange was offering some two-bedroom floorplans. Most townhouses only have plans with three or more, and I don’t need or want that many,” he says. “At just over $300,000, the price was the same as what I’d pay for an older, 500-square-foot one-bedroom in Vancouver — so it’s a far better value.”

Peter laughs as he admits that initially he went to a different presentation centre because he’d written the address down incorrectly. “When I walked in I couldn’t figure out where rooftop decks were.” He persevered, found the right address, and after thinking about it for a few days, realized Exchange was the place he wanted to call home.

Perhaps you are one of the people thinking long and hard about buying your first home. It’s a major decision. You can take comfort in knowing that about 280,000 people in Canada make the decision to buy their first home every year, according to a recent survey by the Canadian Association of Accredited Mortgage Professionals (CAAMP). It’s never too late to take the plunge either. Every year, almost 30,000 Canadians age 55 or older buy their first home!

The CAAMP survey asked what factors prompted them to buy a home, and 51 per cent of first-time buyers said “to stop renting.” Other top factors for first-time buyers were to build equity (and take advantage of price growth and appreciation), and to experience the pride of ownership.

It is hard to describe the satisfaction that home ownership brings, but I suggest you experience it yourself.

As for price growth, the average Metro Vancouver resale condominium in May increased five per cent annually – another month, another increase. If you’re young and waiting for the market to cool, you might end up being a senior citizen first-time buyer, like some of the folks I referenced earlier.

The majority of first-time buyers surveyed by CAAMP had no regrets about taking on the size of mortgage they did. Just 14 per cent of these buyers had ‘significant’ or ‘a great deal’ of regret with their household financial obligations. The majority of respondents feel that real estate in Canada is a good long-term investment, and that mortgages are good debt.

If you’re secure with your job and you have a nice nest egg saved, I’d recommend starting out with a condominium. About 120,000 people a year in Canada make the choice to purchase a condominium apartment. Half of them are first-time buyers.

The CAAMP survey also showed that first-time buyers were not willing to compromise on their home’s proximity to amenities and its setting. Interestingly, many more buyers compromised on size. This will continue to be a big trend among folks looking for their first downtown highrise. In my opinion, they will concentrate more on what their immediate community can offer, like great shopping, bars, coffee houses, entertainment, parks and transit, and less on the square footage of their suite.

I can spew all the stats in the world (condo resale transactions in May were up 13 per cent year-over-year in our region), but some people just can’t wrap their heads around the pricing and their perceived risk in owning.

I would suggest talking to your peers who have bought a home, discussing your situation with a realtor and a mortgage broker, and reading up on some of the misconceptions about the market on the Fortress Real Developments’ blog.

Conventional or Collateral:DO YOU KNOW HOW YOUR MORTGAGE GETS REGISTERED?

Whether you are looking at buying a house or shopping around at your mortgage renewal time, it is important to read the fine print on the mortgage approval and know how it is registered.

Remember to ask questions and if you don’t understand something, make sure that it is explained so you are comfortable throughout the entire process. Don’t just sign the documents and move on. Before you sign on any mortgage offering, make sure you get advice from a Mortgage Expert who truly understands the complexity of mortgages. Most people focus on getting the lowest interest rate but forget to focus on the overall mortgage; one that provides not only a great interest rate but favorable terms and options. By asking questions you will ensure that you are making the right choice and have less chance of paying unnecessary costs down the road.

One of the important questions you need to ask is about the mortgage registration. Is it registered as a collateral charge or a conventional (standard) charge?

Some lenders register all their mortgages collateral, while others will give you the option only after you ask, but most lenders register their mortgages conventional. With a conventional mortgage, the amount you are borrowing (property value minus down payment) is the amount that’s registered. But with a collateral mortgage, the amount that’s registered is 125-150% of the property value, and the lender has both a promissory note and a lien registered against the property for the total registered amount. For example, if your mortgage amount is $400,000, the lender will register $400,000 plus up to another $200,000 even though the borrower didn’t receive all of those mortgage funds. Collateral mortgages have been around for a while and are used when you have a home equity line of credit (HELOC or secured line of credit) which allows the balance of the loan to float up or down depending on the use by the borrower, but they are newer when it comes to mortgage products only. Bank such as Bank of Montreal, CIBC and most credit unions such as Vancity register their mortgages collateral while TD Canada Trust and Tangerine (ING Direct) switched to collateral mortgages in 2010.

The advantage of a collateral mortgage is easy access to credit. Since the mortgage is already registered for a larger amount than you need to buy the house, you can access additional funds in the future without any extra steps or legal fees. This is only beneficial if you are putting more than 20% down payment and as long as you maintain 20% equity in your home, as you can only borrow up to 80% of your property’s value as per the government regulations. If you are buying a home with less than 20% down payment it won’t make sense to have your mortgage registered collateral, as you won’t be able to

refinance until you have at least 20% equity in your home. There are also several downsides of collateral mortgages:

» Free transfers or switches to a new lender when your term is up aren’t usually available. Most other lenders don’t like the fine print and restrictions of collateral mortgages and won’t accept them unless you are refinancing, which costs you legal and possible appraisal fees.» You could end up paying a higher interest rate at renewal. If your collateral mortgage makes it difficult to switch lenders at renewal, you don’t have the ability to shop around for the best rate. That could end up costing you more on your mortgage rate.

If your goal is to pay off your mortgage faster, a conventional charge mortgage will suit you better. It will give you the option to move the existing balance to another lender at renewal time, without having to incur any legal and appraisal cost. It is important to leave your options open.

Obviously, it’s very important for you to know up front whether you are getting into a collateral mortgage or a conventional mortgage. Unfortunately, many people don’t realize they have a collateral mortgage until it comes time to renew and they don’t have the flexibility they need.

By understanding the difference you can make sure you get the mortgage that best fits your long term goals. I knew right away that this space would host an eclectic mix of furnishings, including those inspired by the Mid-Century Modern era.

When my fi rm Toronto Interior Design Group fi rst entered this home, the white walls were bare and there was little furniture. Th e possibilities were endless, as the clients allowed us to really let our imagination run wild with this project and trusted us completely with whatever we wanted to do. Th e fi rst task was determining the fl oor plan and fl ow of the space. After the homeowners fell in love with the layout, it was time to create a design they would fall in love with, too.

Does the thought of choosing a paint colour turn you yellow with fear? “When it comes to paint colour, many people are so afraid of change that they end up sticking with the same colours for years,” says Martin Tustin-Fuchs, brand manager, Dulux Paints. “Yet, all they often need is a bit of guidance to get out of their colour rut and adopt a more current look for their living spaces.”

Top 5 mistakes people make when choosing paint colour and how to avoid them:1. CHOOSING A PAINT COLOUR OUT OF CONTEXT. Contrary to popular belief, taping a small swatch to a wall won’t help you choose the right colour for your room. Instead, examine paint chips against furniture, rugs, accessories, countertops and other items in the room, making sure to test the colours in direct, indirect and artificial light at all times of day.

2. PLAYING IT SAFE WITH NEUTR ALS. Neutral paint colours tend to be a popular choice, yet there are times when a more saturated colour may bring out the best in a room. A good way to introduce some colour to your walls is to apply the “new neutrals” – whites, beiges or greys that are infused with a small amount of colour such as lilac, sage or blue. Take a neutral room up a notch by painting an accent wall a deeper shade of the wall colour or a more vibrant, coordinating colour.

3. GOING WITH THE SAME OLD, SAME OLD. Just like an out-of-date hairstyle, it’s easy to get comfortable in your room’s décor. Take a step back, examine your space and ask: What year is this room stuck in? If the answer dates back at least a decade, it might be time for a change.

4. FEAR OF USING MORE THAN ONE COLOUR. There’s no reason to use only one paint colour on the walls of a room. In fact, using two or even three shades can turn a room from ordinary to extraordinary. A good rule of thumb is to use a base colour in about two-thirds of the room and introduce other colours in smaller quantities. To achieve an elegant, relaxing feel, try a monochromatic colour scheme, with one main colour supported by others from the same colour family. For a harmonious effect, combine colours located beside each other on the colour wheel. To create a dynamic look, choose complementary colours found directly across from one another on the wheel.

5. FAILING TO CONSIDER A ROOM’S FUNCTION. Will you be playing, sleeping, eating or relaxing in the space to be painted? Make sure you choose your colour accordingly. Yellow, red and orange, as well as soft grey, violet, blue and green, are known to be more conducive to appetite-building, entertaining and conversation, making them good choices for the kitchen and any main-floor living space. Bright red will energize and stimulate kids in a playroom, while cooler blues have a calming, serene effect ideal for a bedroom. Golden yellows and warm apricots tend to flatter any skin tone in a bathroom.

“A change of wall colour is the best and most economical decorating tool out there,” Tustin-Fuchs says. “If your room is stuck in the 1990s, you can bring it forward to 2015 just by swapping out pastel peach and moss green for a more modern palette such as turquoise blue with lime green accents. With paint, the possibilities are endless.”

Competitive spring market continuesCOMPETITION CONTINUES TO PUT UPWARD PRESSURE ON HOME PRICES, PARTICULARLY IN THE DETACHED HOME MARKET.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver reached 4,056 on the Multiple Listing Service® (MLS®) in May 2015. This represents a 23.4 per cent increase compared to the 3,286 sales recorded in May 2014, and a decrease of 2.9 per cent compared to the 4,179 sales in April 2015.

Last month’s sales were 16.7 per cent above the 10-year sales average for the month.“We continue to see strong competition for homes that are priced right for today’s market,” Darcy

McLeod, REBGV president said. “It’s important to remember that real estate is hyper local, particularly in a seller’s market. This means that conditions and prices vary depending on property type, neighbourhood, and other factors.”

New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,641 in May. This represents a 5 per cent decrease compared to the 5,936 new listings reported in May 2014.

The total number of properties currently listed for sale on the region’s MLS® is 12,336, a 23.2 per cent decline compared to May 2014 and a 0.8 per cent decline compared to April 2015.

“While the supply of homes for sale remains below what’s typical for this time of year, our region continues to offer a diverse selection of housing options at different price points,” McLeod said. “This diversity within the housing stock is part of what’s driving today’s home sale activity.”

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $684,400. This represents a 9.4 per cent increase compared to May 2014.

The sales-to-active-listings ratio in May was 32.9 per cent. This is the highest that this ratio has been in Metro Vancouver since June 2007.

Sales of detached properties in May 2015 reached 1,723, an increase of 18.6 per cent from the 1,453 detached sales recorded in May 2014, and a 42.2 per cent increase from the 1,212 units sold in May 2013. The benchmark price for a detached property in Metro Vancouver increased 14.1 per cent from May 2014 to $1,104,900.

Sales of apartment properties reached 1,600 in May 2015, an increase of 24.4 per cent compared to the 1,286 sales in May 2014, and an increase of 40.8 per cent compared to the 1,136 sales in May 2013. The benchmark price of an apartment property increased 4.6 per cent from May 2014 to $396,900.

Attached property sales in May 2015 totalled 733, an increase of 34 per cent compared to the 547 sales in May 2014, and a 37.3 per cent increase from the 534 attached properties sold in May 2013. The benchmark price of an attached unit increased 6.4 per cent between May 2014 and 2015 to $501,000.
