Westacre Property Group deve- loper, Okkie Potgieter, says that be- sides the old AECI grounds, this part of the Helderberg is the only land left to develop. Potgieter bought a 101 ha farm on Sir Lowry’s Pass Road about eight years ago and subdivided and re- zoned the farm for mostly lifestyle developments. The Somerset, a lifestyle and re- tirement village, is Westacre’s big- gest development in this area, with more than 390 houses and various amenities like the R12,8 million clubhouse. Potgieter says construc- tion of the clubhouse is set to be com- pleted by the end of 2014. The houses, however, are being developed as de- mand grows. The property next to The Somer- set has been rezoned for retail use and sold off to Shoprite Property Holdings. A spokesperson for Shop- rite and Checkers has confirmed to the DistrictMail that a new Check- ers is planned for Somerset West. According to Potgieter, this planned retail node will be a welcome addi- tion to the mix of developments in the Sir Lowry’s Pass Road area. Beechwood and Rosewood are two Westacre developments adjacent to The Somerset. They will consist of about 5ha,with between 60 and 80 houses. Brian Mathews, development spe- cialist with Harcourts in Somerset West, is marketing four develop- ments in the Sir Lowry’s Pass Road area for Residential Estate Denne- geur (Pty) Ltd (RED). He says although property in these security villages has been in the market for a long time, sales of these properties are only now gain- ing momentum. He says when Har- courts was appointed to market the properties, they redesigned the pro- posals. Three of these developments are sold on a keyturn basis, as apposed to a “plot and plan” basis, says Mathews. He explains that with a “plot and plan” the buyer buys a plot and building plan and has to build his own home, but with the keyturn plan, the developers build at their cost and risk once the property has been sold. Mathews says the Bluecrane Estate, which will consist of 30 houses, and Silverfox Estate with 60 houses, are selling well. More than 56% have already sold in just under 18 months. Sea View Lake is situated behind Bizweni Road and will consist of 21 houses, while Hageland will consist of about 70 houses with 30% already built. The Summer Club is another popular development in the Sir Lowry’s Pass Road area. All 114 units of the first phase were sold out within six weeks. Over 19 phases are planned for this development, which entails various land uses to accommodate a multi-faceted life- style.     When selling a property most

    homeowners focus onpreparing

    the residence for showdays, add-

    ing a lick of paint, neatening the

    garden and so forth.

    Whatmanyneglect toprepareun-

    til the property has been sold and is

    ready for transfer, are the required

    Certificates of Compliance (COCs).

    Before the transfer of any home

    canbe registered it is thedutyof the

    seller to provide the relevant trans-

    fer attorneywith anumber of COCs

    - themost common being an electri-

    calCOCaswell asaplumbing COC.

    Theremainingcertificatesarede-

    pendent on whether the property

    has a gas installation, electric fence

    or, is located in a coastal area and

    thus requires a Certificate of Clear-

    ance for woodborer beetles.

    While obtaining these COCs add

    an extra cost for the seller, they are

    required by law in an attempt to

    safeguard both the buyer and the

    seller in that they serve as assur-

    ance that the wiring, plumbing and

    other installations of a property is

    up to standard ensuring the seller

    that theyre not purchasing a prob-

    lem,while also protecting the seller

    fromlaterclaimsagainsthimbythe

    buyer, says Bruce Swain, manag-

    ing director of Leapfrog Property

    Group.

    According to the electrical instal-

    lation regulations of May 2009 an

    electrical COC may only be issued

    byapersonorbodyapprovedby the

    Chief Inspector (CI) in terms of Reg-

    ulationfivetocarryoutinspections,

    tests and investigations on electri-

    cal installations.

    The new regulations also specify

    that the certificate may not change

    ownership if it is older than two

    years.

    Should the certificate be older

    than two years a new one will have

    to be obtained.

    A plumbing COCwill only be val-

    idiftheissuerbelongstoIOPSA (the

    Institute of Plumbing SouthAfrica)

    something that can be easily

    checked on their website.

    At present there doesnt seem to

    be a set period of validity when ob-

    taining a plumbing certificate and

    transfer lawyers recommend get-

    ting a new certificate issued when

    selling a property.

    With more and more home own-

    ers opting for electric fencing as a

    securitymeasureanelectrical fence

    system COC is now also required

    where applicable.

    tute (Saffli) points out that The re-

    quirement does not apply to a sys-

    tem in existence prior to 1 October

    2012.

    offers the best value in

    your market and therefore will attract

    better offers than your competition.

    Quite simply; you need to prepare your

    property for the market before you list.

    So long before you want to sell your

    propertyit isadvisable tocall inanestate

    agent you trust and ask them to advise

    you on how to improve the salability of

    your home. Look at your property

    through the eyes of a buyer.

    An experienced agent

    will guide you on what

    you need to do. It is usu-

    allywell worth the effort

    and cost to address small

    matters that make a big

    difference. These in-

    clude: The entrance,

    kitchen and bathroom

    areas, condition of the

    flooring, leaking taps,

    missing light bulbs, ad-

    dressing unpleasant

    odours (including pet

    odours), condition of the

    garden and the pool,

    driveway, gutters and

    fascias, and the like.

    It may well be worth

    repainting certain areas

    aswell and it doesnt al-

    ways cost as much as one might think.

    Whats important to realise is that there

    is much you can do before you list to en-

    sure you appeal emotionally to buyers.

    The two Duramax engines are

    ranked amongst the most powerful

    and fuel efficient diesel engines

    reduced tendency for engine knock

    Lexus was selected as The Company to

    Watch inCARMagazines prestigious 2014

    annualcarawards,acelebrationofautomo-

    According to CARs Editor, Steve Smith,

    theres a revolution happening at Lexus. It

    started with the GS, gained momentum with

    the IS and continues with the gorgeous RC F

    Coupe. Were excited to see the next step in the

    Lexus reinvention.

    lade: Tobeacknowledged in thisway is a great

    reward forLexus. It reaffirms thequalities that

    with critics the world over. With a wider

    track, more direct steering, aurally engi-

    neered exhaust system, an automatic gear-

    box with paddle shifters and virtual imme-

    diate lock-uptechnology,venteddiscbrakes

    and generous use of aluminium, the newGS

    is a dynamic revelation.

    In true Lexus style the GS offers an un-

    matched list of luxury features as standard.

    TheGS 350 offers features such as an intelli-

    leather trim. But the big news for 2014 is the

    adoption of the LFA-inspired 8-speed, Sport

    be made available with the F-SPORT body

    kit package.

    The list of extras has also just grown a bit

    bigger on the GS 450hmodels, thanks to the

    inclusion of full-colour heads-up display as

    engine to the one on the GS 350, the 450h of-

    fers 345 Nm of torque; it is tuned for amaxi-

    mum delivery of 213 kW. This is further

    complemented by a powerful electricmotor

    and high voltage battery to boost total sys-

    tem output to 252 kW. The electric motor al-

    so adds a further 275 Nm for impressive re-

    sponse. The drivetrain is coupled with an

    E-CVT continuously variable gearbox.

    RX 350 EX

    In 2012, the popularRXrange received the

    newLexus corporate identity and signature

    spindle grille. For 2014, the RX has been re-

    freshed even further with a new Appear-

    ance Pack that is now standard on the RX

    350 EX model.

    This pack comprises a re-designed bump-

    erwithlargerairintakestoboostthemuscu-

    larity of the front view.

    Other changes include new 19-inch alloys

    (asopposed to the18-inchunitson theoutgo-

    ing model), as well as LED-type front fog

    lamps.

    For the RX 450h SE, the latest upgrade in-

    cludes the LED interior lighting package as

    well as the adoption of the Integrated Sport

    Driving systemwhich enables the driver to

    tune the Drive Mode Select to Eco, Normal

    or Sport settings.

    Following a very positive recep-

    tion at last years Johannesburg

    International Motorshow

    (JIMS), GWMs M4 compact

    crossoverhasnowofficiallygone

    on sale in South Africa. The M4

    has been such a smash-hit sales

    success in China, that it has been

    nick-named the GWM Speed,

    as a result of its quick sales.

    TheM4 is a ground-breaking ve-

    hicle for us, and actually creates an

    entirely new sub-niche in the cross-

    over segment, saidGWMSouthAf-

    ricaCOOWarrenOlsen. It is small-

    er than vehicles such as the Ford

    EcoSport and Renault Duster, but

    offers more standard features and a

    very attractive sticker price. On the

    other hand it is alsomore obviously

    SUV-themed than cross-hatches

    such as our own C20R and the VW

    VivoMaxx, so in effect it slots in be-

    tween these two segments.

    Undoubtedlyoneof theM4smain

    attractions, this crossovers cheeky

    looks are certain to generate lots of

    talk and turn many heads. It is a

    very compact vehicle, with an over-

    all length of less than four metres,

    but with an SUV-rivalling ground

    clearance of more than 180 mm and

    stylish 16-inch alloy wheels, it cer-

    tainly packs lots of attitude into

    those compact dimensions.

    Considering the M4s high-value

    pricing, the design detailing will

    come as a surprise. The squared-off

    front-end features a gaping lower

    airdam flanked by fog lamps. Skid-

    plates inacontrastingsilverhueare

    fitted front and rear and black clad-

    dingaroundthesillsandwheelarch-

    es round off the SUV look. Due to

    the C-pillar being blacked-out, the

    M4gainsatrendyfloating-roofap-

    pearance that is further enhanced

    by the standard fitment of practical

    roof rails.

    The M4 is offered in South Africa

    in a choice of six vibey colours;

    Fashion Orange, Titanium White,

    Sky Silver, Pearl Black, Jazz Red

    and Ocean Blue.

    The style andmodern design con-

    tinues inside, where the M4 boasts

    a sporty instrument cluster with

    overlapping dials and an integrated

    digital speedometer display. The fa-

    cia design features a V-shaped cen-

    tre section with neatly separated

    control interfaces for the audio (in-

    cluding a large digital screen) and

    ventilation systems. Vertically

    slantedventilationoutletsare locat-

    ed either side of the centre hang-

    down section. Neat black cloth up-

    holstery and the use of silver trim

    accentsonthefaciaanddoorscreate

    an upmarket ambience.

    TheM4 ismore compact than oth-

    er small crossovers, yet it remains

    a practical daily driver, with good

    levels of head-, shoulder- and leg-

    room all-round. The boot measures

    a claimed 310 F, and a spare wheel

    is located under its floor. The rear

    seat is split 60:40 and can fold down

    to increase cargo space. As a direct

    consequence of the compact exteri-

    or dimensions and elevated ride

    height, visibility out of theM4 is ex-

    cellent. Further boosting inner-city

    manoeuvrability is hydraulically

    assisted power steering.

    Ascustomershavecome toexpect

    fromGWM, theM4boasts a compre-

    hensive standard features count, in-

    cluding air-conditioning, electric

    windows/mirrors and an audio sys-

    temwithUSBandauxiliarlyplug-in

    support as well as Bluetooth capa-

    bility. Driver comfort is further

    boosted by the fitment of a rake-ad-

    justable steering wheel. Rear park

    assist helps drivers avoid those ex-

    pensive parking scrapes.

    The M4 is powered by GWMs

    trusty 1,5 FVVT-i engine that deliv-

    ers 71,3 kW at 6 000 rpm and 138 Nm

    of torque to the front wheels via a

    slick five-speed manual transmis-

    sion. The engine features variable

    valve timing, benefiting not only

    performance but also fuel economy.

    The M4 sips fuel at the rate of

    7,2 F/100 km (combined cycle),

    translating to a CO2 emissions fig-

    ure of 172 g/km. A top speed of

    170 km/h is claimed.

    As is the case with all GWM vehi-

    cles, the M4 has been designed to

    meet global safety standards and

    boastsacomprehensivesafetypack-

    age. Dual front airbags and disc

    brakes all-round backed by ABS

    withEBDare fitted. Isofixchild-seat

    mountings are mounted at the rear

    and the front seatbelts are height-

    adjustable. The rear doors also fea-

    ture child locks.

    Fog lights frontandrearboostvis-

    ibility in poor weather conditions

    while security is provided by a

    standard immobiliser, with the fur-

    ther convenience of remote central

    locking.

    The M4 is bound to appeal to a

    younger audience that places indi-

    viduality, striking design and con-

    nectivity high on the priority list,

    says brand manager, Hannes Oost-

    huizen. At the price, there is sim-

    ply nothing out there to match the

    cheekiness of the M4, but it is more

    than just a pretty face, too. The

    standard features list is comprehen-

    sive, as is the overall valuepackage,

    courtesy of a 5 year/100 000 kmwar-

    ranty and 5 year/45 000 km service

    plan, he adds.

    which reaches a maximum of 135Nm from

    2 500 rpm, 90% of which being available from

    2 000 rpm.

    Thanks to its low-end torque, the Turbo

    66kW engine performs better than a 1.4 litre

    or 1.5 litre 4-cylinder normally aspirated pet-

    rol engine, saysVanderMerwe. This is par-

    ticularly evident at the reef, where the turbo

    almost offsets the negative effect on the per-

    formance generated by the altitude.

    NewSanderoTurbo66kWboastsanimpres-

    sivefuelconsumptionof5.2 litres/100kmonly

    (combined cycle NEDC), which is far better

    than its classmates and surprisingly low con-

    sidering the performance and size of the new

    model.

    New Sandero Turbo 66kW emits only 119g

    CO and is therefore exempt from CO emis-
