Conserve waterby collectingfresh rainwater

Rainwater collection is a way to con-serve water that can be adopted by bothprivate homeowners and businesses.Harvesting water during peak times of pre-cipitation ensures water will be on handduring drought or when water restrictionsare implemented. Making use of rainwaterreduces reliance on underground wells ormunicipal water systems. Harvesting rain-water also can help prevent flooding andsoil erosion.

The average homeowner can collectthousands of gallons of rainwater eachyear. To learn just how much water can beharvested, as well as how many naturalresources can be produced from that rain, visit www.save-the-rain.com, where youcan calculate rain collection potential bygeographic location and average rainfall.Afterward, homeowners may be inclinedto establish their own rainwater harvestingsystems. Here is how to get started.

•Determine your roofing material.Potable water can be harvested fromhomes with sheet metal or slate roofing.Clay or adobe tiles also may be accept-able. Asphalt, wood shingles and tar roofsmay leach toxic chemicals into the water, making it unsafe for drinking. This rain-water may only be collected to use for irri-gation methods or washing cars and out-door items.

•Check gutter materials. Some guttersare made with lead soldering components.A commercial lead swab test can help youdetermine if there is lead present in yourgutters.

•Invest in a collection tank or barrel. Anumber of manufacturers offer prefabricat-ed rain collection systems complete withcollection barrels. Otherwise, you can useyour own barrel or tank to house the col-lected water. Ensure it is large enough tohandle the volume of water collected.

•Purchase and install leaf guards. Ifyour home is surrounded by many trees, you probably accumulate leaf and treedebris in your home gutters and down-spouts. Leaf guards will help keep the gut-ters clear and increase water flow throughthe water collection system.

•Create a water collection area. A por-tion of the gutter system should beremoved so that it connects to the collec-tion barrel or tank. As the rain falls, it willrun down the roof and into the guttersbefore it streams into the downspouts. Thedownspout connected to the tank willdeposit the water directly inside. Filterscan be installed to help block the flow ofdebris.

•Outfit the tank for overflow and waterusage. A spigot and hose connectionmakes it easy to use the collected water foroutdoor purposes. Many rainwater collec-tion systems are designed with an over-flow safeguard that will prevent the waterfrom backing up through the system. Itwill divert the rainwater back out of thedownspout when the barrel or tank is full.

Home ownership can be an unendingseries of adventures, especially for thosehomeowners who love good homeimprovement projects. Some projects arefun and improve the value of a homeinstantly, while others are undertaken toaddress a potentially serious issue.

Discovering that termites are taking upresidence where you live can be discon-certing, but termites are a very commonoccurrence. Understanding termites andrecognizing the signs of termite damageearly on can help homeowners reduce thehavoc that such critters can wreak on theirhomes.

Termites are social insects that livetogether in colonies. These colonies eatnonstop, dining on wood and other cellu-lose plant matter. They also eat materialsmade from plants, like fabric and paper.According to the National PestManagement Association, termites causemore than $5 billion in property damage ayear.

While there are many varieties of ter-mites, all are silent destroyers capable ofchewing undetected through housing struc-tures. To eradicate termites, homeownersmust first identify the insects and thencontact a termite management specialist toaddress the pest problem.

Spotting termites: Termites may notalways be visible. Subterranean termitehomes are usually formed in soil, wherethe termites build elaborate tunnel systemsthat channel through to above-ground foodsources. Drywood and dampwood termitesmay live within the wood they consumeand be undetectable until the wood col-lapses or rots away. Homeowners oftenrealize they have a termite problem whenthey witness swarming termites. At thispoint there already may be a maturecolony at work damaging a home.Swarming, winged termites form in amature, established colony. Winged ter-mites emerge and fly off looking formates. Afterward they will locate a new

breeding site and form another colony, potentially spreading infestations throughmultiple locations. Winged termites areattracted to light and can be seen by win-dows and doors in spring.

Other signs of termites include accumu-lation of soil or dirt at the base of woodstructures or the foundation of a home. There also may be fissures or cracks nearwood surfaces. Sometimes "frass" or ter-mite droppings can be seen. They appearas rough, granulated sawdust.

Covered mud tubes, or channels of mudleading from the soil up the foundation ofa home, are indicative of the presence oftermites. Even if termites are no longerpresent in these tubes, that does not meanthe termites have moved on.

Keeping termites away: Once termiteshave been identified, it is time to eliminatethem. This means getting rid of water andfood sources that are close to a home.

•Repair leaky faucets and other waterdrips in and around the house.

•Keep gutters and downspouts clean.•Seal entry points around water and

utility lines or pipes.•Divert water away from the founda-

tion.•Keep lumber, firewood or paper away

from the foundation of the home.•Clear away stumps and tree debris.•Prevent untreated wood from contact-

ing the soil.Treating termites: It is very difficult

for homeowners to get rid of termites bythemselves. Very often they require thework of professionals. A termite extermi-nator will conduct a visual inspection of ahome and property and may do extensivetesting involving expensive acoustic orinfrared equipment to probe the soilbeneath the house.

Depending on the species of termite, the exterminator will suggest various treat-ments. These may include the applicationof pesticides and making areas around thehome less hospitable to termites.

How to inspect for roof damage

How to repair and replace window screens

Many homeowners do not think twice

about their roofs. But when leaks devel-

op, roof repairs and the subsequent costs

of such work shed light on how important

it is for homeowners to pay closer atten-

tion to the roofs over their heads.

Spring is a good time to inspect roofs,

which are often at the mercy of harsh

conditions throughout the winter. Heavy

snow, ice and biting winds can do signifi-

cant damage, making spring the perfect

time to assess if any such damage

occurred and address any issues.

•Start the inspection in the interior of

the home. Before breaking out the ladder

and climbing up to the roof, inspect the

home's interior, pinpointing potential

problems that may indicate roof damage.

Check for stains on the ceiling which may

indicate leaks that need to be addressed.

Homeowners with attics should enter

their attics and look for signs of water

damage, making note of any damp or wet

insulation. This will let you know if water

has been entering the attic all winter. Pay

attention to the location of any wet spots

or stains so you can match them up to the

exterior of the roof later on. Musty smells

also may be indicative of moisture prob-

lems, even if there are no visible leaks.

•Inspect the roof outside. Grab a set of

binoculars and inspect the exterior of the

roof. Look at the roof flashing, including

around the chimney and other areas of

protruding pipes and vents. If the flashing

is warped or damaged, moisture might be

settling underneath. Sealant around dorm-

ers or skylights can also degrade, result-

ing in leaks. Check for spalling on

masonry, such as the mortar of chimneys.

Porous areas will allow water to infiltrate.

•Go directly on the roof and check.

Work with a partner and carefully climb

on the roof while someone holds the lad-

der below. Walk on the perimeter of the

roof, looking for peeling or warped shin-

gles, missing shingles, holes, or scrapes.

If the roof is compromised in any way, it

will need to be repaired. The problem will

only grow more significant and repairs

more expensive if damage is ignored.

Sometimes a repair can be as simple as

patching a leak with a new shingle and

roofing cement. Popped nails can be

pounded down and any curled shingles

can be nailed or cemented back into

place.

•Consult a roofing expert. If you are

unsure if your roof has made it through

the winter unscathed and would like a

second opinion or if you find there is con-

siderable damage, contact a roofing con-

tractor.

Window screens can let fresh air into a

home while preventing insects and outdoor

critters from making their way inside. But

screens are far less effective at keeping

critters out of a home when they're dam-

aged.

Addressing such damage is typically an

easy do-it-yourself project, one that begins

with gathering the right materials, includ-

ing:

New screening, either synthetic or alu-

minum; a rubber spline; a screen rolling

tool; a razor knife or sharp scissor; meas-

uring tape; masking tape; a screwdriver or

an awl

Once those materials have been gath-

ered, the process of replacing or repairing

damaged screens is rather simple.

1. Measure the area of the window to

determine how much replacement screen-

ing you will need. Remember to leave

extra room in your measurements so you

have slack to make the new screen fit taut.

The measurement will also help you deter-

mine how much spline you will need.

2. Remove the screen from the window

frame. Some windows do not have remov-

able screen frames, and you will have to

work on the screen in its upright position.

3. Use the screwdriver or awl to pry the

edge of the existing spline that holds the

screening material in the frame. Pull out

the old spline and remove the damaged

screening.

4. Measure the new screening from a

replacement roll. Lay the screening down

on the frame, ensuring there is overhang

on all sides. If necessary, use masking tape

to temporarily secure the screening to the

frame while freeing up your hands.

5. Take a new piece of rubber spline

and push it into the edge of the screen

frame, securing a corner of the new

screening to the frame. Continue to press

the spline around the perimeter of the

screen frame firmly into the groove with

the screen rolling tool, which looks like a

small pizza cutter. This effectively secures

the screen into the frame.

6. Continue around the edge of the

frame, pulling the new screening taut as

you go. This helps to keep it free of wrin-

kles.

7. Once you have inserted the spline all

the way around, cut it off from the spline

spool and push in the edge.

8. Use a razor knife or sharp scissor to

cut off the excess screening, being careful

not to dislodge it from behind the spline

when cutting.

9. Replace the screen in the window.

In the case of small tears in a screen, a

complete replacement may not be neces-

sary. Home improvement stores sell screen

patch kits. Some work by cutting out a

piece of patch that is attached to an adhe-

sive backing and sticking it over the hole.

Other patches are small, woven wires that

can be threaded through the hole in the

screen. A really small hole can be mended

with a drop of clear-drying glue.

Strange, but trueBy Samantha Weaver

It was 19th-century British author andsocial reformer John Ruskin who made thefollowing sage observation: “In order thatpeople may be happy in their work, thesethree things are needed: they must be fitfor it; they must not do too much of it; andthey must have a sense of success in it.”

Before the element helium was known

to exist on Earth, scientists discovered thatit existed on the sun. The newly discov-ered element was therefore named heliumafter the Greek god of the sun, Helios.

If you suffer from odontophobia, you’re afraid of teeth.

If you have ever been pregnant (orknown someone who has), you might befamiliar with a condition sometimesknown as “momnesia” or “prego-brain.” Itseems pretty common for pregnant womento forget names, misplace keys and some-

times even make it to work while stillwearing their fuzzy slippers. You might besurprised to learn that there is science tosupport the existence of this phenomenon:Brain scans show that during pregnancy, some of the blood flow in a woman’s brainshifts from the forebrain, responsible forshort-term memory and multitasking, tothe hindbrain, which takes care of thebasics of survival. So the next time yousee a pregnant woman in the grocery storewearing bunny slippers, give her a break;she’s building a new person.

Organize your garageSpring cleaning plans are on the minds

of many once the weather warms up.Many homeowners feel a sense of renewalin the spring, when the desire to cleanhouse and get organized becomes a priori-ty.

Garages are often targets for homeown-ers hoping to target clutter. Once a spacereserved for cars, garages are no longerstrictly for vehicles, used instead to storeitems that simply do not fit inside thehome or a backyard shed. Organizing thegarage is typically a weekend or several-day project. Here's how to turn a garage froma cluttered mess into a space suited for storing items of all shapes and sizes.

•Enlist a helper. Organizing a garage is a significant undertaking that is best tack-led with two or more people. Enlist a helper to make the project less intimidating.

•Decide what is important to keep. Start the organization process by clearing outthe garage and taking inventory of what you have. Items that have not been used forseveral years can likely be tossed. Make a pile of what will be kept and then put therest at the curb or donate useful items to charity.

•Give thought to where you want to store particular items. Tools and items that areused more often should be stored within reach or where easily visible, while itemsthat are not used as frequently can be stored higher up. Think about how you operatein the garage. Recycling bins can be stored closer to the door into the home, whilebicycles and skates can be nearer to the garage door for easy access.

•Group like items together. Categorize items that will be kept. Garden tools, camp-ing gear, sporting equipment, and automotive supplies should be categorized andstored in their own areas of the garage, determining if certain items can be storedinside the home to free up garage space. Grouping items together will make them eas-ier to locate in the garage.

•Move boxed items into clear storage containers. It's much easier to see what youhave when it is stored in clear containers. Some containers are interlocking or stack-able, making it much more convenient to store items vertically and free up more floorspace.

• Invest in vertical storage systems. Moving items from the floor and putting themon shelving or behind cabinets can make the garage more organized. Hooks and binsalso can be used. Employ a peg board full of hooks for oft-used tools or other itemsyou need at the ready.

•Leave space for hobby and work areas. Garages are where many improvementprojects begin or where hobbies, such as woodworking or crafting, take place. Leavespace for these tasks and hobbies.

•Give the space a fresh coat of paint. Some garages are dingy and dark. Brightpaint on the walls and floor can open up the space and, when combined with morelighting, can make it lighter and brighter.

Garage organization is a common spring cleaning project. But it shouldn't bereserved for this season alone. Periodic checks of the garage and straightening up cankeep a garage clean and organized throughout the entire year and make yearly springcleaning much more manageable.

By Angela Shelf MedearisI consider my freezer my cold pantry. I

keep it stocked with individual, quickfrozen (IQF) fish, shrimp, beef and porkthat I wash and season immediately aftercoming home from the grocery store. (Thismarinates the meat and saves time). I alsostock frozen vegetables -- both pre-pack-aged and blanched veggies from springand summer months -- "planned ahead"casserole meals for busy days, leftovers inold-school "TV dinner" plastic containers(perfect for the microwave), extra loavesof bread and sale items that are too muchfor the two of us to eat, but too good topass up.

I also prepare and freeze appetizers forunexpected company, strawberries macer-ated in sugar, balsamic vinegar, vanilla andcinnamon to spoon over warm pound cake, and cookie and cake crumbs to sprinkle onice cream for quick desserts.

Frozen food is a delicious way to cap-ture the best flavors of each season.Although many people developed innova-tive food-freezing techniques, it wasClarence Birdseye who in 1924 inventedthe quick freezing method known as IQFthat produces the frozen foods that weknow today.

While working as a fur trader inLabrador, Canada, Birdseye discoveredthat the fish that he and the local Inuitcaught froze almost immediately afterbeing pulled from the water. He wasdelighted to discover that the fish was justas delicious when thawed out months later.

From this experience, he theorized thatfood must be frozen very quickly in orderto retain its taste and texture. Birdseye wasright. Before quick-freezing came along, foods were frozen at a fairly slow rate. This caused large ice crystals to form, which ruptured the cell membranes of thefood. When the food was defrosted, the icecrystals melted and water would leak out, taking with it the food's flavor and texture.

Birdseye developed two methods for

quick freezing foods, both of whichemployed the innovation of packaging thefood beforehand. In the more popular tech-nique, the packaged food was held underpressure between two hollow metal platesthat were chilled to -25 F by the evapora-tion of ammonia. Using this method, a 2-inch-thick package of meat could befrozen to 0 F in about 90 minutes, whilefruits and vegetables took about 30 min-utes.

Birdseye's quick-freezing process endedup creating 168 patents! These covered notonly the freezing technique, but also thepackaging, type of paper used and relatedinnovations.

Frozen foods are a delicious way toprepare a variety of dishes using fruits andvegetables that have been frozen at theirpeak of freshness. This recipe for VeggieBreakfast Cupcakes is the perfect "on thego" breakfast. It's also a delicious way toincorporate vegetables into a breakfastdish.

A good sealant can keep a driveway looking new longerInstalling an asphalt or a concrete driveway can be an

expensive undertaking. To preserve the fresh, new look ofthe driveway, have the driveway sealed and then routinelyseal it to keep it looking pristine.

A good sealant can keep a driveway looking newlonger and also can rejuvenate the appearance of an olderdriveway. Sealant can be compared to car wax. It providesan outer coating that will repel stains, stop UV rays fromfading the driveway and help to protect against cracks anddriveway degradation.

Over time, asphalt driveways will begin to fade incolor and the stone and rocks used in the asphalt mix willappear more prominent. By sealing the driveway, a home-owner can maintain its original dark color.

Another reason to seal a driveway is to reduce thechance of freeze-thaw damage. This type of damageresults when water penetrates the surface of the drivewayand then expands as it freezes. The expansion can causecracks and fissures, as well as compromise the soil under-neath the driveway, making it sink or become unstable.Sealed driveways help to keep water beading on the sur-face of the driveway, rather than being absorbed into the

driveway material. When water no longer beads on thedriveway, this is often an indicator that the drivewayneeds to be resealed.

There are some guidelines to follow when sealingdriveways. When starting, sealant should not be appliedimmediately after the driveway is poured. Concrete needsto cure for a period of up to one month before sealant

should be applied. Fresh asphalt contains oils that eventu-ally evaporate. The oils are what makes fresh asphalt pli-able and soft. Once these oils evaporate, the asphalt getsharder and more durable. Sealers can prevent evaporationand may make the asphalt permanently soft.

After the initial base application of sealant, the drive-way should only be sealed every two to three years, depending on its condition. Sealants are just coatings, andadding too many layers can cause the sealant coatings tocrack and peel away.

Sealing a driveway is a labor-intensive process that'sbest left to professionals. These professionals have theknowledge of technique and the right tools to get an even, thin coating of sealant. Remember, a driveway should notbe walked or driven on for a minimum of 24 hours aftersealant is applied. Weather conditions also can influencethe amount of time it takes for the driveway to cure.

Having the driveway sealed prolongs its durability andappearance. It also can make the driveway less prone tostaining and cracking, making this project a sound invest-ment.

Driveway sealants preserve the look of thedriveway and can make the surface durableand impervious to stains.

Pros and cons to air duct cleaningMany homeowners consider having the

ductwork in their homes cleaned. Mailersoften tout the benefits of this service andwarn of the potential hazards that could belurking inside uncleaned vents and ducts. But whether or not air ducts need to becleaned remains open for debate. A quickreview of air duct cleaning can help home-owners make a more informed decision.

What is duct cleaning? Before looking into the advantages and

disadvantages to duct cleaning, it is advan-tageous to examine the process involvedwhen cleaning air ducts. There are twoways to have the ducts cleaned in ahome:rotary vacuum brushing or highpressure air washing.

Vacuum brushing utilizes a spinningbrush to scrub dust and debris off the airvents and a vacuum to capture whatever isdislodged.

High pressure air washing uses pressur-ized air blown through the air ducts. Atruck-mounted industrial vacuum isattached to the furnace, and all of the airregister vents in the home are covered.Once all the air ducts have been blownclear, another air wand is fed into the endof the hot and cold air supply lines. Dustand debris is then drawn backward into thevacuum.

ProsOne of the more obvious advantages of

air duct cleaning is improved health andhygiene in the home. Those prone to aller-gies may find that routine cleaning helpsameliorate the problems of sneezing andwatery eyes. Duct cleaning can removeallergens and dust.

The Environmental Protection Agencysays air duct cleaning is handy if there is anoticeable accumulation of dust and debrisin ducts or if particles are actually releasedinto the home from supply registers. Ifducts are infested with rodents or insects, cleaning will make indoor air much safer.

Mold is another factor to consider whendetermining if ducts need to be cleaned.

Mold spores floating in the air can lead toillness. Professional cleaning may be theonly way to remove mold and mildewfrom the system.

Homeowners who have fireplaces mayfind the air becomes dirtier faster. That'sbecause of the residue put into the air fromburning wood and other fuel. This residuenot only builds up inside of the chimney in

the form of creosote, but also can form asticky, sooty layer inside of ductwork.Cleaning the ducts can remove this soot.

ConsThe EPA advises that no research has

definitively shown that duct cleaning pre-vents health problems. Neither do studiesconclusively demonstrate that particle

(e.g., dust) levels in homes increasebecause of dirty air ducts. This is becausemuch of the dirt in air ducts adheres toduct surfaces and does not necessarilyenter the living space. What's more, dirtyair that enters the home from outdoors orindoor activities, such as smoking orcleaning, can actually cause greater expo-sure to contaminants than dirty air ducts.

There also is no evidence that cleaningducts and components of the heating/cool-ing system will make the furnace or airconditioner work any more efficiently.

Air duct cleaning is an expensiveundertaking. On average the cost of such aservice can range from $400 to $1,000,depending on the extent of the cleaningand the size of the home.

Cleaning the ducts also can be dirty andtime-consuming. Cleaning may spreadcontaminants that were lodged inside ofthe vents throughout the air more readily.

Some cleaning services will advise theuse of chemical biocides to treat the interi-or of vents. These are designed to killmicrobiological contaminants. TheEPAwarns chemical biocides have yet tobe fully researched, and homeownersshould be fully informed before decidingto permit the use of biocides or chemicaltreatments in air ducts.

Homeowners should never attempt toclean air ducts themselves. If the decisionis made to have the cleaning done, itshould only be on an as-needed basis andcompleted by a reputable cleaning service.

How to cut costs on your home improvement projectOver the last several decades, more and

more homeowners have embraced thenotion that homes need not all be alike, and that an individual's home can cater tohis or her personal tastes and needs. Thetrend of modeling a home after one's owntastes has extended beyond choosing furni-ture or other replaceable elements to struc-tural changes and full-scale renovations, thus upping the financial ante for home-owners who want to turn their homes intoplaces more in tune with their own person-alities.

When it comes to improving theirhomes, many homeowners associate cut-ting costs with cutting corners, which canput residents' safety at risk. But there areways for homeowners to save money onhome improvement projects while stillensuring their homes are safe and sound.

•Work with recycled materials.Homeowners about to undertake small-scale do-it-yourself projects can often savemoney by using recycled materials. Manyhomeowners do not go the DIY routewhen making larger renovations, but thosethat do also can save money by using recy-

cled materials. However, homeownersshould know that many contractors do notwork with recycled materials in an effortto avoid liability should something goawry during the project or after it is com-pleted. But DIYers can benefit from usingrecycled materials, which can be pur-chased at various locations. For example,Habitat for Humanity, a nonprofit organi-zation devoted to building homes for theless fortunate, operates its own ReStores, which are nonprofit home improvementstores that sell recycled building materialsat a steep discount. ReStore locations canbe found by visiting www.habitat.org.

•Get your hands dirty. Labor costs onhome improvement projects are consider-able, but homeowners can cut these costsby doing some of the labor themselves.Even those men and women with little orno DIY experience can still chip in andsave some money. Homeowners about toembark on a rebuilding project can chip inand do some of the demolition on theirown. For example, when replacing side-walks, homeowners can simply break upand remove the existing sidewalk on their

own rather than paying their contractors todo such work for them. It's best for home-owners to leave interior labor to the pro-fessionals, as they are more knowledge-able about how to find load-bearing wallsand plumbing fixtures than the averageweekend warrior homeowner.Homeowners who mistakenly take out fix-tures inside their homes in an attempt tocut down on labor costs might find suchmiscues are far more costly than simplypaying for the labor from the get-go.

•Remember how flattering imitationcan be. As the old adage goes, "Imitationis the sincerest form of flattery."Homeowners working on tight budgets canopt for imitation materials that appear andfeel just like more costly authentic materi-als. When opting for imitation materials, homeowners should know that they ortheir representatives cannot falsely repre-sent the materials as authentic when sell-ing the home, no matter how much materi-als look and feel like the real thing.

•Schedule projects during the offsea-son. Like many professionals, contractorshave busy seasons and seasons that tend tobe slow. These seasons can change

depending on geography, but homeownerscan save money by postponing projectsuntil the slow season, when contractors aremore likely to offer discounts in an attemptto stay busy and continue to generateincome. Savings will vary depending on avariety of factors, but it's not unlikely thatpatient homeowners willing to wait untilthe offseason to renovate their homes cansave as much as 5 percent on the overallcost of the project.

•Try not to customize. Though the driv-ing force behind many home improvementprojects is to create a dream home thatcaters to homeowners' individual needs, going overboard with customizing isexpensive. Larger-than-normal dimensionsmay seem like a great idea, but unlessthey're absolutely necessary, they're bestavoided by budget-conscious homeowners.Building supplies are sold at certaindimensions because those dimensions arethe most common. Altering these dimen-sions unnecessarily is only driving up thecost of the project, so it's best to stick withstock sizes when money is tight.

Steps to take before erecting a fenceHomeowners planning to install a fence should first secure a copy of their property

surveys. A survey of the property is often conducted upon purchasing a home and/orwhen the land and home is being assessed. If you do not have a survey, you can hire aprofessional to conduct one.

The survey will be handy because it clearly marks property lines. Depending on thelocal regulations, fences may need to be installed a certain number of inches or feet with-in the property line. Your municipality and building code office will be able to guide youfurther as to what is legal. Reputable fencing companies that work in the communityshould also have a good understanding of fencing regulations.

A permit is typically needed to install a fence. Either your contractor or you will needto apply for the permit before construction can begin. It is best to follow the law so thatthe fence can be installed in a manner that is consistent with local regulations and willnot be subject to potentially costly removal.

As a courtesy, speak with your neighbors about your fencing plans. The fence willseparate your properties from one another, and your neighbors may have certain feelingsabout what they want to look at. Even if a neighbor is not sharing the cost, it is a goodidea to discuss fencing with your neighbors in an effort to reduce the likelihood of con-flict down the road.
