SPECIFIC NOTES FOR UNIT 1 & 3 - COMMERCIAL. FOR FULL NOTES REFER TO DRAWING NUMBER 2763/011 General*DO NOT SCALE OFF THE DRAWING• The manufacturer's recommendations are to be followed in respect of the installation and fixing of all products and any discrepancies between those recommendations and any other requirements of the specification and/or drawings are to be notified to the Architect.• These notes are for the Building Regulations application.• All services to be installed in strict accordance with the relevant statutory authorities recommendations and by-laws etc.• All materials and workmanship are to comply with the relevant and current British Standards and Codes of Practice, current edition of the Building Regulations [whether or not expressed on this drawing], and to the approval of the Building Inspector.• Plumbing to comply with current British standards• All structural timber to be strength graded and stamped DRY or K.D. (kiln dried) and therefore not tantalized, as this will reintroduce moisture-causing shrinkage at a later stage of completion of build.• Spot notes where archaeologist needs areas opened up.

3 External WallsExisting walls: • Assumed existing solid brick structure to be retained unless otherwise noted. • Where noted on plan, assumed existing timber frame structure to be retained unless otherwise noted. • Resiliant bars to be fixed where walls out of alignment to allow flush finish.• Type 1 A : To internal face of exg. wall, fix 25x47mm timber battens @ max. 600mm vertical c/c and 1200 horizontal c/c to compose 25mm cavity• DPM between exg. wall and timber battens (lapped over new / exg floor DMP)• 12.5mm Plasterboard over 60mm Quinntherm QR insulation with skim finish.• Construction to achieve a "u" value of 0.28w/m2k, as confirmed by Quinntherm• Type 1 C : Where shown on plans, to be composed of :• Nom. 50x165mm timber studs (dims. TBC on site) with 100mm Kingspan Kooltherm K112 insulation board. • To inner side to be faced with 12mm plywood, VCL and 12.5mm plasterboard with skim finish.• To outer side with min. 9mm OSB, suitable membrane and plasterboard to match exg.•Construction to achieve a "u" value of 0.23w/m2k, as confirmed by Kingspan
5 Doors and Windows• Existing windows and doors repaired where required. Any replacement doors should match existing. • Final sizes and details to be confirmed and agreed with client.• Internal doors to client’s specification, all doors coming off of communal areas and where noted on plan to be 30 minute fire doors.
6 Lintels• Lintels to new internal and external openings to be in accordance with S.Eng layouts and details
7 Structural Steelwork/Timber• New structural columns and beams to be in accordance with S.Eng layouts and details
8 PlumbingFoul: • New 75mm deep seal trap, 32mm ø min plastic wastes from new washbasins.• 38mm ø waste from new bath and showers. • Soil pipes to have rodding eyes (bossed access plate) at their base.• SVP's to be located a minimum 3000mm away from opening windows/doors . If within 3000mm, finish a minimum 900mm above their head.• All internal pipework to be acoustically insulated and boxed-in at the locations shown on the drawingsRain/Surface Water:• Surface water drainage - to remain as existing.• All internal pipework to be acoustically insulated and boxed-in at the locations shown on the drawings.
9 M&E installations:• All electrical works to be in accordance with current iee regulations and building regulations, and to be carried out by a competent person.• Services locations/layouts to be compliant with current building regulations.• All works to the proposed gas installations to be carried out by a person 'Gas Safe' registered. • New 15 litres/sec. mechanical extract fan operated with light switch with 15 minute over run facility to bathrooms /en-suites/wc's .• New 30 litres/sec. mechanical extract fan to kitchens over hobs.• Electrical layout of new lights, extracts and power outlets to be agreed on site with the client.
10 Staircases:• Remaining staircases to be retained and repaired where required. See notes on drawings for lining system to exg. stairs which are part of compartmentation .• 900mm high compliant handrails / balustrades to rake and landing where required.13 External works:• Allow for making good where external areas disturbed because of new lightwell formed.
4 Internal walls• Where noted on plan, assumed existing timber frame structure to be retained unless otherwise noted. Works to exg. / new walls to be as follow: • Type 2 A : 50x75mm timber studs, faced to both sides with horizontal Gypframe RB1 Resilient Bars @ 600mm c/c and 2 layers of 15mm Gyproc Soundblock with staggered joints. To be infilled with 50mm Isover Partition Rool (APR 1200). To wet areas, add an additional layer of wedi tile backer board. Wall system to achieve 90min. fire resistance and 60 (52) Rw (Rw + Ctr) airborne sound insulation, as per information by British Gypsum.• Type 2 B :• Hush Acoustic System HD 1041 as per manufacturer's information. To comprise : Hush-bars @ 450mm c/c fixed to subframe with Hush-slab 25 sound absorber unless otherwise noted on drawings. To be faced with Hush multi panel and 15mm Fireline Plasterboard with staggered joists. • Type 2 D : Where shown, exg. / new structure to be lined with 2 layers of 12.5mm Gyproc Fireline boards with staggered joints. Cavity infilled with 50mm Isover Acoustic roll. All gaps and joints to be fully sealed.
2 FloorsBasement Floor:• Commercial unit 1 remains as existing.
Separating Floors: Type F2 : To areas where exg. fl. joists are min.195mm deep @ 450 / 600 mm. To underside of exg. joists, fix Gypframe RB1 Resilient Bars @ 450mm c/c, 19mm Gyproc Pank and 12.5mm Gyproc Fireline (outer leaf). To top install Gypfloor Silent system, comprising Gyproc Plank on Gyprframe SIF Floor Channel located over exg. timber joists. To top fix 21mm chipboard / softwood flooring, to areas where exg. floor boards are not retained. Fit 100mm Isover Spacesaver Ready-Cut in the cavity. System to achieve 1hr fire resistance, 63dB airborne and 55 impact sound insulation, as per information by British Gypsum.Type F3 : • Where existing stairs/ steps are part of floor compartmentation to be lined with independent lining system, set 25mm from exg. soffit of stairs. To comprise 100mm x 50 mm timbers with 100mm Isover insulation (unless otherwise noted) between timbers and 2 layers of 12.5mm Gyproc Fireline boards with staggered joists. To top of exg. treads (unless otherwise noted) install Hush Panel Floating Flooring, as per manufacturer's details. System to achieve 1hr fire resistance.
