“We contribute to a better world

by pursuing sustainability and environmental wisdom…

By participating in the effort, we lift our spirits and

the spirits of those around us.”

— from Herman Miller’s Corporate Values

“There’s a growing recognition that the Green Building movement

is still missing a key element—measurement and analysis.

We are excited about Convia because it will allow for continuous

improvement and once and for all prove that Green Building

makes economic sense as well as environmental sense.”

The Global Gateway is a desktop application that gives facility

managers choices in how they integrate energy management

solutions throughout a building.

The Global Gateway can also be used to give individuals

control over their workstation environments.

®

Integrated energy management strategies mean a single

occupancy sensor can turn off lights and plug loads and

adjust HVAC set points when an employee leaves an office.

Intelligent workstations turn-off plug loadsand overhead lighting when unoccupied.

Convia’s Sensor Interface Module (SIM)allows you to use the Convia Wand to virtually

rewire occupancy sensors on demand.

Shutting down battery chargers still plugged insave a company up to 5% of it’s overall

power usage at any given time.

Integrated Control

A well designed control system is able

to share component and labor costs across different types of

controls and thereby reduce overall costs. Because the Convia

framework facilitates integrated design, it accommodates

associated cost benefits.

For example, a single Convia controlled occupancy sensor

can be used to trigger a number of energy management

strategies. When someone enters a conference room, the

occupancy sensor triggers lights and plug loads to turn on and

changes the thermostat set points. Design with Convia means

achieving a higher resolution of control because clients can

use just one device to achieve multiple control strategies.

Plug Load Control

The US Department of Energy estimates

that office plug load represents 26% of energy use in

commercial offices.

Battery chargers left in are still drawing power. This

represents up to 5% of a company’s overall power usage at

any given time, and adds up to more than $3 billion in annual

energy costs in the US.

HVAC Control

According to the US Department of Energy,

HVAC accounts for 40 to 60 percent of the energy used

in commercial buildings, and represents a significant

opportunity for energy savings. Setting building temperatures

lower during unoccupied times can save energy by reduced

heating or cooling needs. Shutting down a space heater can save a

company more than $22 per year.

The Global Gatewaydesktop application can be used to give individuals control

over their workstation environments.

The Convia Wand can re-associate light fixtures with different switches simply by pressing a

button. No electrician required.

Shutting off a single desk lamp throughConvia’s Plug Load Control can save nearly

$9 per year, per lamp, in energy costs.

The Convia Global Gateway lets users program lights, switches and sensors from

the convenience of a PC.

With Convia, HVAC can beintegrated into a company’s energy management approach. The same occupancy sensor used to

manage lighting and plug load can also be used to manage thermostat set points.

Convia measures actual energy consumption at a zone level so facility managers can measure the impact of their energy saving strategies.

Daylight and occupancy sensors can be added at any time with plug and

play simplicity.

Once an occupancy sensor determines a space is empty, the Convia system will compensate by

adjusting the thermostat to an energy saving setting.

The Convia Global Gateway

Traditional control systems are notoriously difficult

to program and often involve calling the manufacturer to

send a technician to set the programming. The Global

Gateway allows facility managers to take control of their

facility. A facility person with general PC abilities can program

lighting, electrical and HVAC events.

Demand Response

Convia’s integrated controls enable most companies to

participate in the most lucrative of initiative, Auto Demand

Response Programs. In addition, companies using load

balancing can be eligible for significant tax reductions.

EPACT Legislation

A tax deduction of up to $1.80 per square foot

is available to owners or designers of new or existing

commercial buildings that save at least 50% of the heating

and cooling energy of a building that meets ASHRAE

Standard 90.1-2001. Partial deductions of up to $.60 per

square foot can be taken for measures affecting any one

of three building systems: the building envelope, lighting,

or heating and cooling systems. These tax deductions are

available for systems “placed in service” from

January 1, 2006 through December 31, 2013.

In addition to saving moneyon monthly bills, companies that employ energy saving strategies may also qualify for Demand

Response programs and federal, state andlocal tax credits.

Investing in controls for your building has a positive ROI.

LEED buildings command rent premiums of $11.24 per square foot over non-LEED buildings and have

3.8% higher occupancy. Energy Star buildings command rent premiums of $2.38 per square foot and

have 3.6% higher occupancy.

Source: CoStar

Energy Star buildings are selling at an average of $61 per square foot higher than their peers, while

LEED buildings command a $171 per square foot premium.

Source: CoStar

Every dollar invested in an energy efficiency upgrade can produce between $2 and $3 in increased

asset value, which can make commercial properties more attractive to buyers and lenders.

Source: Energy Star

A 30% reduction in energy use (commonly achievable in the average commercial office building) can

yield the equivalent of a 5% increase in Net Operating Income (NOI) and overall asset value.

Performance ReportingWith Convia’s Energy Track Reporting Tool,

companies can monitor and optimize their buildings’ energy performance instantly, for immediate and ongoing improvement.

The Energy Track “Map View” displays the floor plan of a given space, and highlights areas that are consuming more energy than predicted.

“History” gives facility managers the power to track past usage in simple-to-read graphs and tables. Convia facilitates ongoing optimization by allowing for unlimited changes based on a space’s measured performance. The US Department of Energy estimates that this ongoing optimization can help reduce energy consumption by an additional 20%.

CASE STUDY

One study done for a large computer equipment

manfacturerer showed that dedicated space was used by

their employees only 38% of the time. And that number

was even less for conference rooms. By developing a better

understanding of how the space was performing, this

company was able to increase utilization rates to 50% and

reduce the real estate cost per employee by 55%!

Space Utilization ReportingReal estate is the second largest expense for most businesses. And as space occupancy

costs continue to increase, facility managers are seeking methods to lower these expenses through improved workplace productivity and overall real estate reductions.

The Convia Reporting Tool gives you the information you need about occupancy of a space and how that space is being utilized so you can minimize your real estate costs and improve workplace productivity, which makes Convia the perfect tool for reducing a facilities costs.

Herman Miller Energy ManagerTM Workstations

Recognizing that workers spend approximately 50 percent of their time away from their desks, Herman Miller developed Energy Manager to bring energy management strategies to the individual workstation. Energy Manager—a proprietary electrical circuit control system—leverages the advanced load monitoring (the amount of energy drawn by devices on an electrical circuit) and control capabilities made possible through Convia. The system connects building power with the modular power of Herman Miller workstations—including Vivo interiors, My Studio Environments, Ethospace system, and Action Office system—enabling a truly integrated control solution for end-to-end power applications.

A Simple Way to Save Energy and Reduce Costs

Convia Controls may be purchased as part of the Herman Miller Energy Manager product line. The Herman Miller Energy Manager product allows energy consumption to be monitored, measured and controlled at a workstation level. Significant amounts of energy can be saved if task lighting and powered devices in workstations are controlled, so they are on only when needed and off when not occupied.

When used in conjunction with Convia Enabled Wiremold components, the result is an end-to-end power control platform that integrates a building’s lighting, plug-load and HVAC energy management strategies.

Herman Miller works for a

better world around you—with inventive designs, technologies and related services that improve the

human experience wherever people work, heal, learn,

and live.

TM

Convia Enabled means this product is

enhanced with the ultimate

energy saving capabilities.
