With demand for real estate in Nairobi sending property prices soaring on the back of rapid urbanisation,

nearby counties are also seeing an uptick in activity as developers look to channel funds into satellite cities and commuter towns.Advertised land prices in Nairobi’s nine fastest-growing suburbs have increased five-fold since 2007, according to the Hass Property Index, issued by local real estate firm HassConsult in partnership with asset management firm Stanlib. Growth was the most pronounced in the Upperhill and Kileleshwa neighbourhoods, where prices soared by 789% and 614%, respectively. Land in Upperhill is now the most expensive in the city, averaging KSh470m ($5.01m) per acre.“The pressure on land prices is caused by the inherently limited supply of land close to key city centre clusters,” said Kenneth Kaniu, chief investment officer at Stanlib, quoted in the report.However, the rise in prices has led to a slowdown in new project announcements as developers consider more carefully the cost of potential transactions, Farhana Hassanali, the CEO of HassConsult, told OBG. “The price of land is essentially pegged to its development potential, and we are seeing many parcels of land sitting on the market for longer periods of time,” Hassanali explained. “It is likely we will see some correction in prices, or at least a stalling in their rise.”

Filling the gapIn addition to the limited availability of land, high housing demand has also contributed to the rise in the cost of house and apartment sales and rentals. Residential property prices rose by 8.3% year-on-year in 2014, with apartment prices increasing 13.2%, according to HassConsult data.The single-largest contributor to the rise has been the increased demand for middle-income and affordable housing in Nairobi, with official estimates putting the need at 200,000 units annually. Reducing the housing deficit is a priority for the government, which has recently pledged to construct 300,000 affordable housing units by 2017. The jump in property prices has attracted significant interest from the banking sector, prompting the Kenya Bankers’ Association (KBA) − the industry’s umbrella body − to launch in February 2015 its own house price index (HPI) for measuring and monitoring the sector’s development. Despite efforts to grow the mortgage market in the country, it remains severely undeveloped, with most estimates placing the total number of mortgages across the country at about 20,000. Analysts cite high interest rates and low wages as obstacles to the growth of the sector.

Farther afieldThe upward trajectory of Nairobi’s property market is leading to knock-on effects in surrounding areas. Among the larger planned developments in the region include Migaa, a 774-acre master-plan city located in Kiambu

county, about 30 km from downtown Nairobi, that is being developed by Home Afrika and is set to include a hospital, golf course, museum as well as retail and commercial space.In a separate development, Konza Tech City − a government initiative to develop a “green” satellite hub 60km south of Nairobi in Machakos County − will house the country’s IT and education industries when built. One of the first master-planned projects announced was Tatu City, which when completed, is expected to include 2500-acre, mixed-use, development in Kiambu county, about 30 minutes from Nairobi city centre. Nevertheless, the proliferation of satellite cities and commuter towns is likely to increase in the coming years, Njoroge Ng’ang’a, group CEO of Home Afrika, told OBG, but will be reliant on concomitant improvements in transport links. “The biggest obstacle limiting township developments is the current state of infrastructure,” Ng’ang’a told OBG. “Connectivity is key. Improved roads, as well as new projects like the proposed commuter rail lines, are essential for the successful development of the satellite cities, which if executed correctly will open a whole new class to home ownership in KenyaShared from: OBG.

One of the worst things about selling a home is handing over some of the profit to a real estate agent in

the form of a commission. After all the 6% commission means $30,000 is gone right off the bat on the sale of a $500,000 home. DIY home selling isn’t for everybody, nor is it easy, but if you possess certain traits you could save a lot of money. Market KnowledgeSome of the main reasons you hire a real estate agent is because they understand the market, know how to set the price and are

well versed in all that comes with selling a home. But it’s not rocket science. Thanks to the Internet anyone can learn about their local real estate market, granted if they are willing to invest the time. That means searching for comparables or similar homes that recently sold, marketing the property and making sure it is priced right. Go too high and it can sit on the market. Price too low and you are leaving money on the table. A good real estate agent is going to be able to do all of the above plus have access to potential buyers. A good DIYer follows the same strategies when selling his or her home. To price it right, sellers can spend the money for an appraisal or they can look at what houses in their area with the comparable square footage and amenities sold for and price it around that.

Spread the Word About Your Home for SaleNo matter how accurately you price your home, it won’t matter if no one knows it is for sale. That means you have to possess the ability to spread the word about your sale. That means using social media, placing ads and literally spreading the word to anyone you meet. Yes, you want the “for sale” sign prominently displayed in your front yard but you also want to list it on the Internet or even in the newspaper to reach as many people as possible. One of the worst things a DIY home seller can do is be unreachable to buyers. People are quick to move on to the next property when they can’t get access to the home.

You Can Weed Out the Good From the BadOne of the quickest ways to slow down the sale process is choose a buyer who ultimately can’t close the deal. It’s a frustrating and costly situation for the seller. Once there is a contract the house goes off the market, shutting out potential buyers. With the

mortgage process taking so long that can easily mean three months the house is off the market if the deal doesn’t go through. Because of the risks, home sellers have to be able to weed out the good buyers from the bad ones. Going with a buyer who is preapproved as opposed to prequalified is a good start. Preapproved means the borrowing process has begun and the lender qualified the borrower based on a mortgage application and supporting documentation. Preapproval can be done online or over the phone, and it gives buyers a ballpark idea of how much they can qualify for. Down payments and the conditions attached to the mortgage also matter and need to be weighed heavily. If all things are equal, the best bet is to go with the home buyer offering the biggest down payment with the fewest conditions to getting the mortgage.

That shows their seriousness and commitment to buying the home. A buyer with no down payment loan could be at riskier bet. All of this requires the ability to investigate and analyze offers to ensure you choose the correct one.

The Bottom LineEverybody wants to get the biggest profit from the sale of their home but not everyone is going to be able to do it on their own. Deputy Minister for Lands, Housing and Human Settlement Development Angelina Mabula, speaking at her

familiarisation tour of Watumishi Housing Company (WHC) in Dar es Salaam recently, said the process of reducing VAT on houses was at an advanced level and will be tabled in the next budget.“A lot has been done on the issue of VAT on houses by the special task force at the Treasury office. We continue to make close follow-up on the matter to ensure that the low income earners’ dream to own decent homes at an affordable price is realised,” she said.Ms Mabula urged WHC to consider establishing new projects in the rural areas to cater for the high demand of decent houses for public servants, an incentive that will attract many others to work in the remote places.

Tanzania is estimated to have a housing deficit of three million units and growing at a rate of 200,000 units per annum.The National Housing Corporation (NHC) estimates that Tanzania needs around 200,000 units annually worth Sh19 trillion to meet the demand.In his welcoming remarks, the WHC Chief Executive Officer (CEO), Dr Fred Msemwa said by reducing VAT on houses, more houses will not only be bought but also investors in the real estate will invest in massive projects.“The move to slash VAT on houses will have a positive impact on the sector with more projects executed, allowing the government to collect more property and land taxes,” he said adding that WHC has already constructed about 768 houses.He named the regions with the housing units in brackets as Tanga at Pongwe area (40),

Mwanza at Kisesa Township (56) and Dar es Salaam which will receive the bulk of the houses to be built in Kigamboni (400), Bunju (190) and Magomeni Usalama (104).At Magomeni Usalama project, WHC is set to build two flat buildings with 15 floors each. Besides Dar es Salaam, Morogoro, Tanga and Mwanza, other regions that will benefit from the construction of the low cost houses are Dodoma, Ruvuma, Mtwara, Mbeya, Kigoma, Mwanza, Shinyanga, Arusha, Tanga, Lindi and Coast.It is in Coast Region where WHC is set to radically change the face of Kibaha Township by launching a massive project to build 1,000 housing units in what will be a satellite town aimed at warding off the town’s residents commuting to Dar es Salaam for shopping.Written by: The Dailynews

Dragnet Clause a provision in a mortgage that pledges several

properties as Collateral, potentially including newly acquired

property owned by the borrower. A default on one mortgage

constitutes a default on the one with the dragnet.

Example: A real estate investor was in fi nancial straits. She failed to

pay a certain Mortgage. The holder of the on a different property,

real estate, the transaction is treated for tax purposes as a sale for

the mortgage debt. If the taxpayer’s basis is less than the mortgage

Example: Hank owns a building with a fair market value of

$100,000 and an adjusted tax basis of $50,000. It is encumbered

by a $40,000 mortgage. Hank exchanges the building for land with

realized gain is $50,000, but for tax purpose he need recognize only

Example: Eric owed $650,000 on a home upon forecloses. The lender

accepted the home as full payment of the debt. Because his tax basis

of the home was $400,000 a $250,000 gain is realized, but may be

excluded from taxation if the home was his principal residence.

Exposure (Financial) the amount that one may lose in an investment:

the unprotected portion.

Example: The property worth $1 million was insured for $750,000,

leaving an exposure of $250,000.

Exposure ( Market) the advertising , whether free or paid of property

that is for sale.
