Multi-year leases for showrooms in the Lofts at Union Square are offered at the all-inclusive rate of $10 per rentable square foot. There is a
16% common area factor included in the rentable square footage, which is an allowance for the area inside the building that is not used for
exhibitor display. This common area includes the loading dock, elevators, stairways, fire escape stairs, bathrooms, lobbies, and hallways.
Although the common areas are used by tenants for freight movement and employee and customer access and services, they are not used for
product display.
The all-inclusive rental cost includes:
1. Showroom utilities (water, gas, and electricity)
2. Building property taxes
3. Landlord’s building insurance (Note: Additional renter’s insurance for the tenant product and liability coverage is required.)
4. Marquee signage on the building exterior and interior common areas
5. Dock access (Note: Freight drayage is at the tenant’s expense, and it may be done by the tenant or the service company of their choosing.)
6. Exhibitor staff or customer parking places (one parking space per 2,500 rentable square feet)
There is no landlord mandate to advertise in the Resource
Guide. Use of the building logo in tenant advertisements
