At Dream Design, we’re honored to work withseveral local, state, and national chains to createa new home for their business.

We work with businesses in four basic ways: 1)selling fully improved, build-ready commercialland for a business to build on, 2) remodelingan existing property to meet the business’ need,3) leasing a suite at a newly built structure, or 4)building to suit and leasing.

Often a business owner will reach out to usinquiring about a new space and through manyconversations and meetings, we get to knowtheir needs, work with them to determine thebest space and option for their business, andthen help move them through the developmentprocess until they’re set up and ready to open.

We’ve been hard at work on several commercialdevelopments throughout town. Many of theseare part of larger “mixed use” developmentsthat offer both commercial and residentialoptions to enhance the neighborhood forresidents by bringing the best shopping, food,entertainment, and necessities right to theirfront door.

Some of these projects are fairly recognizablelike the Dakota Market Square Renovation atthe Old Kmart Complex, but other projectshave commercial land being developed in newpockets of town to help fill those areas’ gaps.

Here’s a look at a handful of commercialprojects Dream Design is currently developing:

DAKOTA MARKET SQUARE: The incoming“Dakota Market Square” project is the new andimproved former Kmart Complex off Cambelland East North Street in Northeast Rapid City.

This 175,000 sqft complex has requiredsignificant demo and remodeling workincluding removal of the canopy layer acrossthe length of the complex.

We’ve been working with a number of newtenants from various industries – small, localbusinesses, State and Government facilities, outof town groups, medical uses, a non-profit, aneducational facility, and even a church!

The facility is nearly 100% spoken for withthe tenant mix coming together just in time forremodel work to be done later this fall.

Facade work is well underway – and nearingcompletion yet this summer – with landscapingand parking lot upgrades also coming soon.

Traffic/Access: The intersection at Cambelland East North where this project resides is themost highly driven by corridor in town.

BUFFALO CROSSING: The Dream Designteam is developing two of the 4 corners of theCatron Boulevard and Highway 16 Corridor onthe Southwest entrance into Rapid City.

The home of the former Waterslides and RanchAmusement Park properties, these projects nowfeature long term, sustainable uses for medicaland technical anchors.

Monument Health Orthopedics and SpecialtyHospital and the Hanger’s Prosthetics Clinicsit in “Buffalo South” alongside a Holiday GasStation and Holiday Inn and Suites.

On “Buffalo West” – across the street fromthe Black Hills Power Headquarters – uses willinclude large medical facilities, an investmentbank, Scooter’s Coffee, the Autumn Hills VetClinic, a gas station, fast food restaurant, and anew, 9,100 sqft retail center featuring the GyroHub Mediterranean Restaurant.

Traffic/Access: These developments are thefirst entry point into town and a commonroute for many west side residents onthe way to and from work and school.

ORCHARD MEADOWS: Our OrchardMeadows Subdivision is better know for itsresidential community, but there are severalcommercial properties in the front of thedevelopment as well.

Existing commercial projects include theCommon Cents and Inferno Food by Fire, theOrchard Meadows Family Dental and DentureClinic, the Great Plains Tribal Chairmen’sHealth Board Office, and the newly finished28,320 square feet facility for Signify Health.

Additional commercial land has already beenpurchased by a church and a potential futureurgent care clinic.

Traffic/Access: Orchard Meadows sits just offElk Vale and Highway 44 making it a prime

location for easy access and great visibility.

JOHNSON RANCH: Our Johnson Ranchdevelopment has been a big hit for affordableand workforce housing, but it too has manyallotted lots for commercial uses.

Two non profits have a place at Johnson Ranch:Rural America Initiatives – a Native Americanheadstart program – has an 8.86 acre parcel inthe development and the Abbott House Bridgesprogram also has a small lot.

A convenience store has already been sold onthe corner of South Valley Drive and East St.Pat as well.

Traffic/Access: This is a great, hightraffic spot and the direct entrance offEast St. Pat should be finished soon!

THE SHEPHERD HILLS SUBDIVISION:Though our Shepherd Hills project will haveover 2,000 housing units, at 700 acres, thedevelopment also offers several options forcommercial properties as well.

Grading, utilities, and road installation iswell underway and, apart from the first phaseof already established residential lots, thedevelopment has an abundance of options forcommercial properties this early in the game.

Traffic/Access: Major access points to ShepherdHills will include East Philadelphia Street –accessed off Cambell from Dakota MarketSquare, Anamosa Street behind Menards, andNorth Valley Drive – which spans the length ofthe development from East St Pat to East North.

NORTH VALLEY PARK: The Valley ParkProject is the northern most portion of theoverall Shepherd Hills development.

Lots at Valley Park are zoned for commercialand light industrial uses and with 2+ acre lots,they are perfect for warehouse type shops and

businesses. These are nice, flat lots just over thehill from Menards and are graded with utilitiesand ready to build.

Traffic/Access: Valley Park is just diagonalfrom Rushmore Crossing and is accessedoff Valley Drive and East North Street.

THE KANSAS CITY STREET LOFTS: TheKansas City Street mixed use project will house45 residential suites on floors 2-4, but will alsohave space for three to four commercial tenantson the ground level – with shop entry availableon Kansas City Street.

These commercial suites will benefitfrom residential tenants above, numerouscollege students nearby, and many workingprofessionals nearby from downtown RapidCity and the incoming Ascent Innovationincubator just across St. Joseph Street.

Traffic/Access: These suites are near the mainpost office on the corner of East Boulevard andKansas City Street and nearby major east andwest traffic routes on Main Street and St. Joe.
