DREAM DESIGN INTERNATIONAL Local Developer At Dream Design, we’re honored to work with several local, state, and national chains to create a new home for their business. We work with businesses in four basic ways: 1) selling fully improved, build-ready commercial land for a business to build on, 2) remodeling an existing property to meet the business’ need, 3) leasing a suite at a newly built structure, or 4) building to suit and leasing. Oſten a business owner will reach out to us inquiring about a new space and through many conversations and meetings, we get to know their needs, work with them to determine the best space and option for their business, and then help move them through the development process until they’re set up and ready to open. We’ve been hard at work on several commercial developments throughout town. Many of these are part of larger “mixed use” developments that offer both commercial and residential options to enhance the neighborhood for residents by bringing the best shopping, food, entertainment, and necessities right to their front door. Some of these projects are fairly recognizable like the Dakota Market Square Renovation at the Old Kmart Complex, but other projects have commercial land being developed in new pockets of town to help fill those areas’ gaps. Here’s a look at a handful of commercial projects Dream Design is currently developing: DAKOTA MARKET SQUARE: e incoming “Dakota Market Square” project is the new and improved former Kmart Complex off Cambell and East North Street in Northeast Rapid City. is 175,000 sqſt complex has required significant demo and remodeling work including removal of the canopy layer across the length of the complex. We’ve been working with a number of new tenants from various industries – small, local businesses, State and Government facilities, out of town groups, medical uses, a non-profit, an educational facility, and even a church! e facility is nearly 100% spoken for with the tenant mix coming together just in time for remodel work to be done later this fall. Facade work is well underway – and nearing completion yet this summer – with landscaping and parking lot upgrades also coming soon. Traffic/Access: e intersection at Cambell and East North where this project resides is the most highly driven by corridor in town. BUFFALO CROSSING: e Dream Design team is developing two of the 4 corners of the Catron Boulevard and Highway 16 Corridor on the Southwest entrance into Rapid City. e home of the former Waterslides and Ranch Amusement Park properties, these projects now feature long term, sustainable uses for medical and technical anchors. Monument Health Orthopedics and Specialty Hospital and the Hanger’s Prosthetics Clinic sit in “Buffalo South” alongside a Holiday Gas Station and Holiday Inn and Suites. On “Buffalo West” – across the street from the Black Hills Power Headquarters – uses will include large medical facilities, an investment bank, Scooter’s Coffee, the Autumn Hills Vet Clinic, a gas station, fast food restaurant, and a new, 9,100 sqſt retail center featuring the Gyro Hub Mediterranean Restaurant. Traffic/Access: ese developments are the first entry point into town and a common route for many west side residents on the way to and from work and school. ORCHARD MEADOWS: Our Orchard Meadows Subdivision is better know for its residential community, but there are several commercial properties in the front of the development as well. Existing commercial projects include the Common Cents and Inferno Food by Fire, the Orchard Meadows Family Dental and Denture Clinic, the Great Plains Tribal Chairmen’s Health Board Office, and the newly finished 28,320 square feet facility for Signify Health. Additional commercial land has already been purchased by a church and a potential future urgent care clinic. Traffic/Access: Orchard Meadows sits just off Elk Vale and Highway 44 making it a prime location for easy access and great visibility. JOHNSON RANCH: Our Johnson Ranch development has been a big hit for affordable and workforce housing, but it too has many allotted lots for commercial uses. Two non profits have a place at Johnson Ranch: Rural America Initiatives – a Native American headstart program – has an 8.86 acre parcel in the development and the Abbott House Bridges program also has a small lot. A convenience store has already been sold on the corner of South Valley Drive and East St. Pat as well. Traffic/Access: is is a great, high traffic spot and the direct entrance off East St. Pat should be finished soon! THE SHEPHERD HILLS SUBDIVISION: ough our Shepherd Hills project will have over 2,000 housing units, at 700 acres, the development also offers several options for commercial properties as well. Grading, utilities, and road installation is well underway and, apart from the first phase of already established residential lots, the development has an abundance of options for commercial properties this early in the game. Traffic/Access: Major access points to Shepherd Hills will include East Philadelphia Street – accessed off Cambell from Dakota Market Square, Anamosa Street behind Menards, and North Valley Drive – which spans the length of the development from East St Pat to East North. NORTH VALLEY PARK: e Valley Park Project is the northern most portion of the overall Shepherd Hills development. Lots at Valley Park are zoned for commercial and light industrial uses and with 2+ acre lots, they are perfect for warehouse type shops and businesses. ese are nice, flat lots just over the hill from Menards and are graded with utilities and ready to build. Traffic/Access: Valley Park is just diagonal from Rushmore Crossing and is accessed off Valley Drive and East North Street. THE KANSAS CITY STREET LOFTS: e Kansas City Street mixed use project will house 45 residential suites on floors 2-4, but will also have space for three to four commercial tenants on the ground level – with shop entry available on Kansas City Street. ese commercial suites will benefit from residential tenants above, numerous college students nearby, and many working professionals nearby from downtown Rapid City and the incoming Ascent Innovation incubator just across St. Joseph Street. Traffic/Access: ese suites are near the main post office on the corner of East Boulevard and Kansas City Street and nearby major east and west traffic routes on Main Street and St. Joe. “AHELPINGHANDINOURCOMMUNITY’S GROWTH” - Commercial development is a concrete way we’re able to make an impact on the future strength and stability of our community. Helping local groups begin a new venture or bringing in new services to the area from bigger chains helps us to improve quality of life and enrich our city for years to come. At Dream Design, we’re honored to work withseveral local, state, and national chains to createa new home for their business.

We work with businesses in four basic ways: 1)selling fully improved, build-ready commercialland for a business to build on, 2) remodelingan existing property to meet the business’ need,3) leasing a suite at a newly built structure, or 4)building to suit and leasing.

Often a business owner will reach out to usinquiring about a new space and through manyconversations and meetings, we get to knowtheir needs, work with them to determine thebest space and option for their business, andthen help move them through the developmentprocess until they’re set up and ready to open.

We’ve been hard at work on several commercialdevelopments throughout town. Many of theseare part of larger “mixed use” developmentsthat offer both commercial and residentialoptions to enhance the neighborhood forresidents by bringing the best shopping, food,entertainment, and necessities right to theirfront door.

Some of these projects are fairly recognizablelike the Dakota Market Square Renovation atthe Old Kmart Complex, but other projectshave commercial land being developed in newpockets of town to help fill those areas’ gaps.

Here’s a look at a handful of commercialprojects Dream Design is currently developing:

DAKOTA MARKET SQUARE: The incoming“Dakota Market Square” project is the new andimproved former Kmart Complex off Cambelland East North Street in Northeast Rapid City.

This 175,000 sqft complex has requiredsignificant demo and remodeling workincluding removal of the canopy layer acrossthe length of the complex.

We’ve been working with a number of newtenants from various industries – small, localbusinesses, State and Government facilities, outof town groups, medical uses, a non-profit, aneducational facility, and even a church!

The facility is nearly 100% spoken for withthe tenant mix coming together just in time forremodel work to be done later this fall.

Facade work is well underway – and nearingcompletion yet this summer – with landscapingand parking lot upgrades also coming soon.

Traffic/Access: The intersection at Cambelland East North where this project resides is themost highly driven by corridor in town.

BUFFALO CROSSING: The Dream Designteam is developing two of the 4 corners of theCatron Boulevard and Highway 16 Corridor onthe Southwest entrance into Rapid City.
