WILDLIFEAbundant number of bobwhite quail thrive on Mountain View Ranch. (In 2016, current owner flushed 54 coveys in one day!) In addition, excellent whitetail genetics, mule deer, turkey, hog, dove, duck and bass fishing round out this productive ecosystem.

HEADQUARTERSThe fully furnished 2 bedroom house comfortably sleeps 6, and has all the modern conveniences you’ll need with 1 full bathroom, central heat and air, washer/dryer and a metal roof. City water and electricity make this your home away from home. A covered equipment shed, storage building and two sets of livestock pens are included, as well as full perimeter fencing and additional cross-fencing.

TERRAINThe ranch is gently sloping with rolling hills, nice elevation changes, and several large draws running onto and throughout the ranch. Cover is varied throughout the ranch, with improved grasses, scattered brush country, a few small food plots and a variety of thick cover thoughout the draws.

WATERThis is an exceptionally well-watered ranch with the primary source being the local city water. There are two water wells which are piped to three cement troughs and feed an extensive line of quail watering stations. In addition, there are 5 ponds (3 of these are stocked with fish), and there are several spring-fed canyons.

MINERALSThe seller owns a small portion of minerals. All owned minerals will convey with an acceptable contract. There is currently no production and no oil and gas leases.
