Smaller households, smaller homes

Welcome to spring, fi nally

Canadian households are shrinking,

according to Stats Canada.

Seven decades ago, the average

household consisted of 4.3 people, by

2011, the average size had dropped

to 2.5 people per household, albeit,

there’s plenty more of us to house.

While the majority of Canadian

homes built over the last century

were created to support larger

households, traditionally comprised

of two parents with children,

nowadays one or two people make

up the majority of households, which

is why apartment and condo living,

in urban areas in particular, has

become increasingly popular.

The impact of smaller families on

the Canadian housing market has

been signifi cant, spurring a dramatic

change. The introduction of more

rental properties and housing options

of all shapes and sizes is e� ectively

servicing smaller households who

need a� ordable options. While larger

dwellings are still a need, the next

time you see another crane in the air

keep this new demographic dynamic

in mind. While Canada continues

to grow, new housing needs will

continue to reshape the cities and

homes we live in.

Spring is fi nally here – no, it really is

– a period in the real estate industry

normally associated with busy

season.

It’s that time of year when, after

what’s turned out to be a pretty mild

winter, many Canadians emerge

from hibernation and want to get

out and search for a new home.

Builders, too, often use this period

to launch new developments, and

add incentives to entice buyers into

snapping up remaining inventory in

existing communities.

Spring this year in Edmonton

comes with the additional market

characteristics that may be a little

more challenging than in other parts

of Canada.

Still, combine these developments

with what are expected to be

continuing low interest rates, and you

have a pretty welcoming environment

to begin your home search.

And if it takes a little longer than

the spring season, as the Alberta

and Edmonton economies regain

lost momentum, take your time –

homebuying opportunities will likely

still be there later in 2016.

Are Renters Throwing Money Out The Window?

Conventional wisdom suggests the cost of home

ownership is more expensive than renting. However,

a recent study by the National Bank of Canada (NBC)

suggests that the average renting household in some

of Canada’s largest centres is paying more than the

typical cost to mortgage a condo.

Notably, this includes Edmonton where the average

renting household is currently paying $104 more

per month than the NBC would charge to mortgage

a median-priced condo. By the same measure, the

average Calgary rental is only marginally less expensive

($34/month less).

NBC’s calculations used a condo price of $264,512

for Edmonton and $315,064 for Calgary. Currently,

NBC’s qualifying incomes for these mortgage amounts

(less 5%) are $42,979 and $51,190 respectively.

Comparatively, both of these income requirements are

similar to the median incomes of each market’s renting

households when last measured by StatsCan in 2011

($47,487 in Edmonton and $50,209 in Calgary).

Collectively, the above scenarios seem to suggest

that many renting households in Edmonton and

Calgary might be wasting money by continuing to

rent. However, there are other considerations in this

argument.

Firstly, every qualifying household would require

a down payment of at least $13,225 in Edmonton

and $15,753 in Calgary (to finance the previously

mentioned mortgage amounts). Secondly, the true

cost of home ownership typically ranges between

20% and 40% more than a mortgage payment alone,

so buyers need to be comfortable with total monthly

housing costs that are 20% to 40% above their current

rental rate. This last point is particularly the case for

condos (once condo fees are added).

That said, if you’re a renting household who meets all

of the above requirements, you may want to talk to

your bank.

Nevertheless, comparisons like the one in the chart

below demonstrate that average renting households in

Edmonton and Calgary are considerably closer to being

able to qualify and handle a mortgage by comparison

to most other major Canadian markets.

is coming to Edmonton this spring.

Depending on your musical tastes,

this may be big deal or not.

It’s more likely you’re wondering

why someone from the Canadian

Home Builders’ Association is

providing concert updates in

New Home Guide.

The connection is confi dence.

Big-time concert promoters such as

Live Nation still have confi dence that

the Edmonton economy can support

one of only two Canadian tour dates

for a star such as Beyonce. And

people here are still expressing their

confi dence in Edmonton’s future by

buying new homes.

This might seem to run contrary

to much of what you hear these days

with low oil prices and the impact

that has on employment.

Perhaps a little context will help.

Edmonton’s unemployment rate was

up the last time stats were released,

but remains under the national

average. The rate for the metro area

is lower than 20 of the major cities

tracked by Statistics Canada, including

Toronto. Montreal and Ottawa.

If that doesn’t make you feel a

little more confi dent about where

the local economy stands, consider

the oilsands. You might have seen

a headline warning that “Oilsands

construction jobs to shrink by 84%.”

This sounds bad – and it is certainly

a change from what was expected. But

the report by PetroLMI also noted that

the surge of oilsands construction over

the past few years will mean more

hiring to operate and maintain those

new facilities. By 2020, when a lower

pace of construction is expected to

eliminate 10,305 jobs, the number of

additional workers needed to run and

repair the plants will climb by 9,870.

The net e� ect is a loss of just

one per cent of jobs. The new jobs

are permanent and bring greater

economic stability than the fl y-in, fl y-

out labour force of the boom years.

When you’re assessing the strength

of the local economy, it’s also

worthwhile to recognize how much

the city has grown in the recent past.

ATB Financial recently calculated

that Edmonton grew by more than 40

per cent since 2001, adding 400,000

people to the metro population.

Even if the number of people moving

here slips, Edmonton has built a lot

of momentum to carry us through

economic cycles.

To put this growth into perspective,

it’s 6.5 times the number of

people who could squeeze into

Commonwealth Stadium in May

to see Beyonce.

There’s an old saying about the

risks of putting o� a home purchase

because of economic uncertainty:

“Don’t wait to buy real estate, buy

real estate and wait.”

Beyonce puts it a little di� erently in

the song Single Ladies: “If you liked it,

then you shoulda put a ring on it.”

If you were planning to buy a new

home but are holding o� because the

daily headlines focus on short-term

pain instead of long-term gain, maybe

it’s time to reconsider.

Or like Beyonce, you might be

singing “Oh, oh, oh” in a couple

years.

That is the Multi Million Dollar question. Having started in the New Home industry as far back as 1991, I have seen many ups and downs along the way.Have we reached the bottom? I would say yes we have as far as pricing goes. In my travels recently, I noticed inventory levels in single family, duplex and townhome inventory drying up. Builders have delayed new projects and spec building from the 4th quarter of 2015, thus will put some pressure on available units. A good selection still exists, so you have some choices to consider. Builders have sharpened their pencil, so take advantage of this and find your new home. If your employment is stable, this should also give you confidence in your pursuit. Our dollar is showing signs of recovery, as well as oil has seen gains recently. The biggest challenge I see is in the financial qualification process for first time buyers and new

Canadians. The Banks are tough, but that is a good thing for our economy as a whole. Thank God we do not have to deal with the craziness they have in Vancouver. Nice place to visit, but wouldn’t want to live there. If you have spoken to a Mortgage Specialist, see where you stand, and get you there and buy! If you are not quite there yet, continue your pursuit of home ownership. For the ones renting, need I say stop paying off your landlords mortgage, and start paying off yours. Consider yourself one of the lucky ones if you have your finances in order. There are thousands of families out there who would love to be in your shoes. They will get there one day if that is what their goal is.

There are deals to be had out there as we speak, but this will not last forever. I have heard rumblings of price increases coming in the second quarter. Yes, we have seen this Rodeo before. The time to buy is now!

the ways.

1. Low interest rates

In its latest rate announcement on

March 9, the Bank of Canada held its

target for the overnight rate at 0.50

per cent, citing a setback brought on

by a decline in oil and commodities

prices. BoC expects the economy to

grow by about 1.5 per cent in 2016

and 2.5 per cent in 2017.

Some experts, such as Benjamin

Tal, deputy chief economist at CIBC

World Markets, even anticipated the

Bank would reduce the rate. Though

it didn’t happen then, he still expects

interest rates to remain low through

2016, if not fall.

2. The upside of down prices

When the The Canadian Real Estate

Association (CREA) released its latest

statistics on Feb. 16, one number

jumped o� the page and into the

headlines: 17 per cent – the rate by

which the national average sale price

rose on a year-over-year basis in

January.

“Holy,” prospective homebuyers

might have thought, “how will I ever

be able to buy a home if this keeps

happening?”

The key thing to look for when you

see such news, however, is what’s

happening in your market. Real

estate is local, not national. You don’t

buy the Canadian market, or even a

provincial or regional one. You buy

Excluding British Columbia and

Ontario from CREA’s January stats,

the national average sale price actually

declined slightly, by 0.3 per cent.

Economies and housing sectors in

markets such as Calgary, Edmonton

and Saskatoon are feeling the pinch

of the extended slowdown in oil

and gas. For existing homeowners,

of course, this isn’t great news, as

average home prices in Calgary

dropped 3.05 per cent year-over-year

in January; in Saskatoon, they fell

2.11 per cent.

For prospective buyers, however,

this means opportunity.

3. The hot gets hotter

The Toronto and Vancouver housing

markets continue to roll along,

recording record sales and prices. If

you live there and you’re fortunate

enough to be able to buy, particularly

in the lowrise category, the forecasts

for 2016 are for more growth.

Again looking at the CREA’s stats

for January, B.C.’s Lower Mainland

and the GTA contributed most to the

national increase. Greater Vancouver

(20.56 per cent) and the Fraser Valley

(16.94 per cent) posted the largest

gains, followed by Greater Toronto

(10.69 per cent).

Longer-term performance for these

markets is o� the charts. Greater

Vancouver average home prices rose

20.56 per cent in the last year, 31.58

per cent over the last three years. For

the GTA, the fi gures are 10.69 and

27.44 per cent, respectively.

4. History is on your side

Have you ever heard the adage,

“Don’t wait to buy real estate, buy real

estate and wait,” but aren’t sure what

it means, exactly?

While there are no guarantees,

in short, real estate in Canada is a

proven performer over time.

Sure, Vancouver and Toronto have

shown the most spectacular historical

growth, but plenty of unsung markets

in Canada have performed well over

time, thank you very much.

5. Spring is fi nally here

Spring in real estate is typically “busy

season.” While it’s largely been a

mild winter in much of Canada, the

warmer weather and longer days

generally encourage more activity in

the market. Those who were thinking

of selling but delayed through the

winter months might now throw up

that “For Sale” sign.

Those looking to buy are similarly

more enthused about getting out and

looking around when the weather

is nicer, and when, coincidentally,

listings usually increase.

Even on the new-home front,

builders often use the spring season

to launch new developments, and

to add incentives for any remaining

inventory in existing communities.

NOW THAT YOU’VE decided to buy

a home, there are numerous steps

in the process you’ll have to follow.

When it comes to getting a mortgage,

it could cost you in the long run if

you make a mistake or two.

To help you save money and

avoid potential problems down the

road, here are some mistakes you

should avoid:

1. Not knowing your credit score/rating

Lenders love borrowers with a good

credit rating. They’re often the ones

who pay their bills on time, don’t use

a large percentage of their available

credit, and have di� erent types of

credit, such as a credit card, car loan,

and line of credit. If you have good

credit, you should be able to qualify

for the best mortgage rates. But if

you have bad credit, expect to get

a mortgage with a higher interest

rate. Not sure of what your rating is?

You can get your credit score from

Equifax or TransUnion.

2. Not being pre-approved for a mortgage

If you’ve been looking at properties

for a while, you might suddenly fi nd

the perfect home. But it’s possible

you won’t be able to a� ord the

place. That’s why it’s best to get pre-

approved for a mortgage so you’ll

know how much you can a� ord.

between 60 and 120 days. That’ll give

you time to fi nd a property in your

price range.

3. Not shopping around a mortgage

If you think you’ll get rewarded with

the lowest rate from your fi nancial

institution because you’ve been a

loyal customer for a number of years,

think again. Your institution may not

have the best rate while a rival across

the street might have a lower rate.

You should do some comparison

shopping on a site like RateHub.ca

before getting a mortgage. You can

also hire a mortgage broker who can

do all the legwork at no cost to you.

4. Not making more payments

No one really likes to carry a large

mortgage. Typically, mortgage

payments are made on a monthly

basis but there are ways to pay

it o� faster by using accelerated

biweekly payments. For example, if

you have a $400,000 mortgage with

a 25-year amortization and make

monthly payments, your mortgage

won’t be paid o� until 2041. We

used RateHub’s mortgage payment

calculator and found if you make

accelerated payments, you’d pay o�

your mortgage nearly three years

earlier and save about $15,000 in

interest. Also, most lenders allow you

to make lump-sum payments, which

will let you pay your mortgage down

faster and save you thousands of

dollars in interest.

5. Not preparing for extra costs

Buying a home can end up costing

a lot more than you’d expect. First,

there are closing costs, which

include legal fees, title insurance and

the land transfer tax. You might also

need to reimburse the seller for the

property taxes and utility bills they’ve

already paid. These costs will add

up to from anywhere between 1.5

and four per cent of the property’s

purchase price.
