Once you’ve decided to buy a new home, the excitement begins to build immediately.

Where to buy? What type of home? Is now the right time?

The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will

As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off?

In this issue of New Home Guide, like we do in every edition, we have a variety of content designed to help you determine your own answers to these questions.

When only a new home will do, those in the market will be pleasantly surprised by the

exceptional value and attention to detail a new home offers.

When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint.

If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one:» Shop the mortgage market to see what

you can afford before you start your hunt;» Obtain a lawyer who is willing to

review your offer and close the deal;» Don’t be persuaded by high pressure

sales tactics while you’re out shopping;

» Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed;

» To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction.

Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process.

Younger homebuyers don’t want to max out on their mortgage

Today’s Gen X Canadians overwhelmingly consider themselves “House-Plus” buyers who want enough flexibility in the budget to afford things like travel after paying their monthly mortgage. Only one in seven (14 per cent) Gen X Canadians consider themselves “House-All” buyers who go to the higher end of what they can comfortably afford when it comes to their mortgage, leaving less room for discretionary spending. But, according to a recent TD survey, Gen Xers are fairly evenly split between those who see themselves living in their current home forever (42 per cent) and those who see it as a stepping stone to a different property (45 per cent).

“More than two thirds of Gen X Canadians have told us they don’t want their entire budget allocated to mortgage payments,” says Nupi Zubair, associate vice-president, Retail Products at TD. “It’s possible to own a home and not feel handcuffed to the mortgage, but it does require careful saving and planning before signing on the dotted line. Buyers need to purchase a home at a price they can afford, while still budgeting for the other things on their list of priorities.”

payments but lower the overall costs of the mortgage.

It really comes down to the buyer’s priorities.

Zubair says that, in addition to the sale price of the home, Gen X Canadians need to factor in other costs of homeownership – such as taxes, maintenance, closing costs and insurance – and set a budget for all of the discretionary things they want to do.

“One way to have more disposable income every month is to make a larger down payment up front, which ultimately reduces the size of the mortgage and monthly payments,” Zubair says. “Keep in mind though, a shorter amortization period and making payments weekly, rather than monthly, can increase overall monthly payments but lower the overall costs of the mortgage. It really comes down to the buyer’s priorities.”

The TD survey found sale price is the most important factor for Gen X Canadians buying a home, followed closely by location and the future appreciation of the home. This was particularly true for those who consider themselves “House-Plus” homebuyers, but even “House-All” buyers put sale price at the top of their list, too. Access to public transit and proximity to schools were much lower on the priority list for all categories of Gen X Canadians, including those who planned to stay in their home forever.

ZUBAIR OFFERS THE FOLLOWING TIPS TO HELP YOUNGER HOMEBUYERS:

1. SAVE FOR A DOWN PAYMENT. The easiest way for buyers to do this is to set up a regular automatic savings plan and add to it any special monetary gifts or bonuses received. First-time buyers can also take advantage of the RSP Home Buyers’ Plan to build a bigger down payment.

2. SET A BUDGET. Start by listing all sources of income, including any potential help from family. Then list all non-discretionary expenses, such as food, utilities, insurance and car or student loan. What’s left will be the amount available for mortgage payments (replacing current living expenses), savings and any discretionary spending buyers may want to account for.

3. BU Y THE HOUSE THAT FITS THE BUDGET. The mortgage should be realistic based on the available budget. If it’s not enough for the desired home, consider holding off and save for a larger down payment, or look for a less expensive property. The alternative to waiting is finding ways to cut back on allocated discretionary spending money each month.

4. ASK FOR ADVICE. Buying a home is one of the most important investment decisions Canadians will make, so take the time to talk to an experienced professional. Work with a mortgage specialist and financial advisor in tandem to help develop a strategy to save for a down payment and, after closing, help maximize available funds for discretionary spending and future financial goals, such as retirement or a renovation down the road.

Amid all the ongoing talk of mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news comes from RBC Economics Research’s latest Housing Trends and Affordability report. Housing in Canada became more affordable in the second quarter of 2014, thanks in large part to a decline in mortgage rates.

“It was more affordable to own a home in virtually all provincial and major local markets across Canada in Q2, and in the face of solid price gains no less,” says Craig Wright, senior vice-president and chief economist, RBC. “We had anticipated a rebound in activity from earlier this year when the harsher than normal winter weather took hold, but the biggest drop in fixed mortgage rates in almost four years and resulting improvement in affordability also gave the Canadian housing market a boost of extra energy.”

The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example, an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability.

For the Alberta market, affordability improved in all housing categories, falling 0.9 percentage points (meaning it became more affordable) for standard two-storey homes (to 33.4 per cent), by 0.6 per cent for detached bungalows (31.9 per cent), and by 0.2 per cent in condominiums (20.1 per cent) in the second quarter of 2014.

Homebuyers don’t appear to be overly concerned by the fact that affordability remained somewhat stretched for single-family homes, RBC says. Lower rates were the main factor contributing to marginal declines in affordability measures for Alberta.

For the Edmonton market, specifically, affordability improved in all categories, falling 1.8 per cent in two-storey homes (to 35.2 per cent), 1.1 per cent in bungalows (to 31.7 per cent), and 0.2 per cent in condos (to 20 per cent).

We all know how seriously people take the Edmonton-Calgary sports rivalry. That fiercely competitive spirit extends beyond the sports field to include home builders.

Once a year we host the CHBA – Alberta Awards of Excellence in Housing. Builders from Edmonton, Calgary, Red Deer, Lethbridge, Medicine Hat and Grande Prairie are eligible to compete for awards in 23 categories and the right to boast they are Alberta’s best.

With Edmonton and Calgary by far the largest cities in the field, it’s no surprise that they tend to dominate the action – though smaller centres also have plenty of innovative builders who always vie for a share of the honours.

Factors considered in the judging include curb appeal, layout, functionality, finishes, special features and value. We had 156 judges who volunteered their time to evaluate the record 417 entries.

The awards also open a window on the range of needs in the Edmonton market. The categories for single-family homes start at less than $245,000 and rise to more than $1.75 million (that does not include the cost of land or

GST). When the Alberta housing excellence awards started back in 1984, they were focused on affordable housing and prices were capped at $39,000.

Going into the awards ceremony on Sept. 19 at BUILD 2014, it was once again shaping up to be tight contest between Edmonton and their Calgary rivals. Projects from the Calgary region had 32 finalists, with Edmonton area projects just behind them at 29. And Calgary came away with a victory – barely – with 10 awards compared to nine for Edmonton.

But this isn’t like the Canadian Football League where the Stampeders have an 11-game win streak against the Eskimos. Last year Edmonton builders came away with 14 awards and Calgary trailed way behind with six.

And the reality is both cities have great builders who compete hard for a share of the marketplace – including bragging rights. You can check out the list of winners on the CHBA – Alberta website.

Participation in awards programs is just one way CHBA members stand out from the crowd. As association members, they led the way in Canada on providing their customers with a warranty for their new home.

Despite all media warnings, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story

– “Save 10 per cent” – we are a spendthrift bunch.

We haven’t always been. We saved 10 per cent or more for 20 years, from 1973 to 1993* – more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (in our enthusiasm, did we overdo a good thing?), we bounced around the 10-per-cent mark for about a decade, and then in 1993 we began our great slide. By 1999, we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made.

The lost art of saving

Negative 1.4 per cent is a long way off 10 per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income.

You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.43 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits. What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit. Liabilities – what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999.

Consumer credit – the money we borrow to feed our passion to consume stuff – makes up a big chunk of that as it rose from -.06 per cent in 1982 to 1.34 per cent in 1999. And according to a report entitled Canadian Economy: Personal Savings Rate put out by Industry Canada, in 1998 total accumulated debt per household in Canada was equal to 114 per cent of after tax income. Whew! How could we possibly save anything when we’re spending more than we’re making servicing our debt?

These figures seem to fly in the face of most of the predictions for how the baby boomers will behave as they age. In Boom Bust and Echo, David Foot asserted: “When you are young, you are a borrower. In your 40s and 50s, you are trying to build a nest egg for retirement.” Financial advisors are standing by, holding their breaths, waiting for the money to come pouring in as boomers hit their peak earning years. Yet since 1993 as we watched the first of the baby boomers turn the corner to middle age, Canada savings rate has plummeted despite a healthy economy, low inflation and more being written about money than every before in history.

So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save.

Perhaps the gloomiest part of the savings picture is the legacy we are leaving our children. Not only are we teaching them how to be avid consumers: spending their money on everything from trading cards at $5 a pop to

horrendously expensive video gaming toys; we are, by omission, teaching them not to save. And we’re willing to allow credit purveyors to entice our children into a world of debt with nary a lesson on how to keep a balanced financial picture. For while credit card companies wouldn’t dream of issuing a credit card without an adult meeting significant credit criteria – they’d have to have a job, for example – students in university are assaulted by easy credit, making it easy for them to dig debt ditches they must subsequently struggle out of.

WHY SAVESaving gives us a sense of security and mastery over our finances. As our savings grow – be they in a run-of-the-mill savings account or invested in equities – we can take pride in our sense of discipline and increased ability to weather a storm.

The more we’ve accumulated in savings, the harder those savings work for us. It can be truly rewarding to see substantial sums of money generated solely by our savings.

Saving takes us closer to our goals. It also creates a strong sense of independence by putting us squarely in a position of control. We have the resources to cover unexpected expenses without incurring debt at high rates of interest. We have the flexibility to take advantage of investment opportunities as they arise. We can change jobs, change homes, change countries without the sense of anxiety that comes from existing paycheque to paycheque.

HOW TO SAVEThis is perhaps the area in which we are the most confused. If we sock away $5,000, $10,000 or $15,000 a year in a retirement savings plan, we’re doing a great job of saving, right? Well, not exactly. If we had to borrow the money to make that RRSP contribution, we won’t actually have saved a nickel until that loan is paid off. And if we stuck $2,500 away in an RESP for junior and then promptly upped our line of credit balance by a similar amount, we haven’t saved a cent.

People playing games – stealing from Peter to pay Paul. But they not saving. To actually save a dollar you have to take that dollar out of your cash flow. Putting it in a GIC and then spending it on a credit card doesn’t count. You must make the commitment that current expenditures will not exceed current income. You’ve got to spend less money than you make.

The you-don’t-have-to-think-about-it way of saving is to use an automatic debit from your chequing account to your savings account, so the temptation to spend the money is removed. Yes, it’s a bit of a head-game to trick yourself into saving. But hey, if it works! Not everyone is a born saver, after all. Some people must play the game to achieve their goals.

Back to David Chilton’s The Wealthy Barber. The advice was sound in this short-but-sweet bestseller. Basically it boiled down to pay yourself first; put savings in a separate account; and be consistent. If you wait to see what’s left over after your

expenses you’ll be justified in not saving because you won’t have much left. That’s the way it is with money. Smart savers do it the other way around. The take the money they want to save and hide it before they can spend it. Sure it may mean cutting back a little, but that usually doesn’t hurt as much as most people think it will.

This all sounds like pretty basic information, nowhere near as exciting as a discussion of the stock market, technical analysis or long-term projections for the economy. But as simple a concept as saving appears to be, it’s the one that is being missed. And if you’re not talking about saving at home, there’s little to motivate your child to develop this life-long habit. So start talking about it.

TEACHING CHILDREN TO SAVEOne of the most effective ways of motivating a child to get into the savings habit is with a savings-matching program. You offer to match every dollar your child saves within a specific period of time with a dollar of your own. “Molly, here’s the deal. If you can save sixty dollars by the end of the summer, I’ll match that amount so you can begin investing.”

If watching your money grow in a savings or investment account doesn’t turn you on you’ll have to find some other motivation for saving. How about this: Just for one moment be a pessimist.

What if you lost your job, got sick or smashed up your car? Those are all good reasons to save. So is putting aside enough so you don’t have to depend on anyone else – be it the government or your children - to take care of you when days of heading into the mines are over.

1. MINI FLAME PUMPKINS – such a cool idea to carve many,

stack them and use candle-less lights to keep them flickering as

your tables centre piece. Looks like a bonfire!

2. PUMPKIN FLOWER VASE – how gorgeous is this! I’m hosting

a fall dinner party, and I’m going to have this gorgeous white

pumpkin as my vase for my florals, along side the pretty small

gourds with brass tacks.

3. WHITE TATTOO PUMPKINS –

when I found this picture online, it

took my breathe away. Truly stunning,

I’d spend the time to create this on

a fake pumpkin so I could keep it

forever.

4. THUMBTACK PUMPKIN

– I’d use a fake pumpkin, love the texture and the bit of bling.

Great way to add sparkle to your Halloween, you could use black

thumbtacks as well.

5. MINI PUMPKINS – love this for your outdoor planters. Carve in

little eyes, and place long stick in each mini, arrange in planters

at your doors entrance.

6. SCULPTURED PUMPKINS –This scary pumpkin carving came

in 11th at last years world competitions – you should see the

winners carving!

7. BLACK NYLONS – clever, very clever. Use an old black

lacey nylon and wrap a white pumpkin with it, makes a gothic

statement!

BANK OF CANADA MAINTAINS

The Bank of Canada has once again announced that it is maintaining its target for the overnight rate at one per cent. The Bank Rate is correspondingly 1.25 per cent and the deposit rate is 0.75 per cent.

Inflation is close to the two-per-cent target and is evolving as the Bank anticipated in its July Monetary Policy Report (MPR). Recent data reinforce the Bank’s view that the earlier pickup in inflation was attributable to the temporary effects of higher energy prices, exchange rate pass-through, and other sector-specific factors rather than to any change in domestic economic fundamentals.

The global economy is performing largely as expected. The recovery in Europe appears to be faltering as the situation in Ukraine weighs on confidence. In the United States, a solid recovery seems to be back on track, with business investment now making a significant contribution to growth. Global financial conditions remain very stimulative and longer-term bond yields have eased even further.

In Canada, stronger growth in the second quarter has brought GDP to almost exactly the level the Bank had

projected in July’s MPR. Canadian exports surged in the second quarter after a weak winter, supported notably by stronger U.S. investment spending and the past depreciation of the Canadian dollar. While an increasing number of export sectors appear to be turning the corner toward recovery, this pickup will need to be sustained before it will translate into higher business investment and hiring. Meanwhile, activity in the housing market has been stronger than anticipated. The Bank still expects excess capacity in the economy to be absorbed during the next two years.

Overall, the risks to the outlook for inflation remain roughly balanced, while the risks associated with household imbalances have not diminished. The balance of these risks is still within the zone for which the current stance of monetary policy is appropriate and therefore the target for the overnight rate remains at one per cent. The Bank remains neutral with respect to the next change to the policy rate: its timing and direction will depend on how new information influences the outlook and assessment of risks.

The next scheduled date for announcing the overnight rate target is Oct. 22.

On Sunday, Sept. 7, the community of Ambleside welcomed guests to the eighth annual fun-filled carnival. Over a thousand came out to enjoy an assortment of activities and explore the flourishing neighbourhood. The event’s main attraction, the giant ferris wheel, was back again this year to entertain the younger attendees and also offer guests a fantastic view of the beautiful community. Other exciting activities that took place at the carnival included an inflatable obstacle course, wagon rides, face painting, a balloon artist and even a petting zoo!

Attendees weren’t only kept entertained throughout the afternoon, great snacks were also available for guests to enjoy. Hot dogs provided by Fat Franks, popcorn, cotton candy and snow cones kept carnival goers happy and energized throughout the day. Currents shopping district also hosted some carnival activities for this year’s event which included a gigantic inflatable zipline.

The carnival not only celebrated the beautiful community of Ambleside, but also marked the grand opening of four new showhomes that were on display for the event. Bedrock Homes, Kanvi Homes, Kimberley Homes and Marcson Homes all offered guests the chance to explore their exceptional new showhomes. Along with the Averton Homes semi-detached, these showhomes provided the experience of just how lovely a home in Ambleside could be.

Free showhome galleries bring high art to the southwest.

The community of Ambleside has made it a tradition to host a free art show. As it happens, the event takes place in the fall—the community is incredibly picturesque this time of year. The wandering paths paint lines through the ever-changing foliage as a harvest moon wanes through the cooling autumn sky.

Beautiful to the eye, the tree-lined paths also connect a community that’s been master-planned since day one. From one neighbour’s house to the other, to the shops of Currents and back again, even the flow of the community has an artful aspect to it.

Hosting the art show is also a way for the community to recognize and celebrate local artists. Last year, some of the folks whose work graced the showhome gallery event included Jason Blower, Lori Frank and Lauren Whitaker. And they’re mentioned in this article not only because we love

their art, but because so many who visited loved their art too—even if they didn’t know what to expect.

That’s a big part of the appeal to the 5th Annual Art Show in Ambleside. You get the chance to discover new, local artists who will no doubt wow you with their creations. You may even find a new favourite.

It all takes place in Ambleside, just off the Henday in Southwest Edmonton. From Saturday, October 18 to Sunday, November 9, you have a chance to see some really great artists. And not only that, the galleries that feature these artists are four new and six existing showhomes. So if you’ve ever wondered what life might be like in Ambleside, this is a great way to check it out for yourself.

Taking Glenridding Heights to new heights!

The week leading up to the Glenridding Heights Grand Opening was a nervous one as the summer weather faded and left Edmonton not only cold, but extremely wet. That didn’t discourage our tremendously hard working group of trades and volunteers, however, as everybody progressed forward, doing their best to make the event one to remember. All the hard work and well wishes to Mother Nature paid off as the morning of Saturday, Sept. 13 came with bright sunshine and clear skies, promising to be a great day. And what a great day it was.

Glenridding Heights welcomed more than 600 enthusiastic home buyers to its “Up, Up and Away” Grand Opening Event on Saturday, Sept. 13. Six incredible showhomes were in the spotlight at the carnival themed event that included games, a bouncy castle, face painting, a juggler and more. Guests at the event came hungry and left full as line ups formed in front of the incredibly popular Patty Wagon Food Truck to test their burgers, including the tasty Houdini Burger.

“It was nice to not only see people out enjoying our event, but also just how many educated shoppers were out visiting the neighbourhood,” says Kalina Davidiuk, Senior Marketing Coordinator for Rohit Land Development. “Guests explored the community, touring all six showhomes, as well as walking down to look at (and test out) our completed playground and four-seasons park.”

CHBAAlberta names of Excellence in Housing winners

The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) recently announced the winners of the 2014 Awards of Excellence in Housing. The awards were presented Sept. 19 at BUILD 2014, CHBA – Alberta’s annual conference, held at Fairmont Jasper Park Lodge.

Calgary’s Albi Homes won the Ralph Scurfield Builder of the Year Award in the large volume category, sponsored by RBC Royal Bank. Ashcroft Master Builder in Lethbridge was named Builder of the Year in the small-volume category, sponsored by Travelers Canada. The multi-family Builder of the Year Award winner was Homes by Avi for projects in Calgary and Edmonton. The award was sponsored by the Alberta New Home Warranty Program.

Builder of the Year Awards are presented for the best overall score in the competition. Points are awarded for reaching the finals in each category and how each home ranked among the top three. The builder then earned points for safety, customer satisfaction survey results and volunteerism. The builder with the most combined points was declared the winner.

Awards were also presented in 23 categories to Alberta’s top home builders, renovators and community developers. A total of 22 companies won awards. Projects by CHBA – Calgary Region members won 10 awards, followed by nine from Edmonton Region, three in Central Alberta Region and one in Lethbridge. Some factors considered in the judging are curb appeal, layout, functionality, finishes, special features and value.

“The depth and diversity of Alberta’s residential construction industry was demonstrated by the number of companies winning awards from around the province. Our members are competing to meet the differing needs and preferences of customers, whether they want a single-family home, townhome, duplex, apartment, or to renovate their current home. Winning entries ranged from under $245,000 to more than $1.75 million. Picking the best from a record 417 entries was a challenge for our 156 judges. Albertans will be impressed by the outstanding work of our members when they check out the show homes,” said Jim Rivait, Chief Executive Officer of CHBA – Alberta.

CHBA – Alberta is also proud to honour winners of the Safety Leadership Awards sponsored by ATCO Gas. Companies are demonstrating leadership by sharing safety information with other industry members, making safety manuals available to staff in the field via smartphones and empowering workers to take charge of their own safety through regular reviews.

KNOW THE FACTS Understanding the restrictions and capabilities of your lot is important. Builders differ as to what is included in the price of your home and lot. There will be legal responsibilities for landscaping your new home. Rough grade, final grade, landscaping deposit and seasonal holdbacks are all terms you will need to familiarize yourself with. Rough grade approval will likely be applied for and absorbed in the cost of your home. Any extra excavation required for retaining walls will be at an additional cost to you. Know what you are required to do and what your builder has included. Your developer will have some landscaping guidelines and requirements for your neighborhood. These must be followed as requested by the developer. The developer requirements in most cases include front yard landscaping and the design or style of your fencing. Keep in mind what type of soil you have, how much sun you get in the front and back yards of your home. How much room do you have? Does your neighborhood allow underground irrigation? Will you require additional underground pipes to be installed? All of this is much easier and affordable if thought out and planned beforehand. Ask questions!

CHBA- Alberta announces new president

The Canadian Home Builders’ Association (CHBA – Alberta) has announced that Tally Hutchinson of the Daytona Group of Companies will become its new president during the BUILD 2014 conference in Jasper, Sept. 18 to 20. Hutchinson is currently the association’s vice-president. He will succeed President Stephen Amonson, president and general manager at Ashcroft Master Builder in Lethbridge. Hutchinson became president of the Daytona Group of Companies in 2007 and has served on the boards of both CHBA – Alberta and Edmonton Region. Edmonton-based Daytona is a builder of quality homes and communities. The company was founded in 1993 by Tally’s father, Ralph Hutchinson, who served as CHBA – Alberta president in 2007. The company has grown over the years to serve Grande

Prairie, Lethbridge, Regina and Saskatoon. Daytona plays an active role with Alberta’s New Home Warranty Program and the Professional Home Builders Institute. “Residential construction is one of Alberta’s most important industries with investment of more than $18 billion in new home construction and renovation. This year builders are expected to start work on 38,600 single and multi-family homes – that’s more than 100 homes a day and up seven per cent over 2013,” said the incoming CHBA – Alberta president. “Our concern is that prices are also rising in many cities and making it more difficult for Albertans – especially young people – to achieve the dream of home ownership. Our Association will be focused in the coming year on ensuring that provincial government leaders understand the impact of new legislation on the affordability of homes and choices about how and where people live,” Hutchinson said. CHBA – Alberta is actively engaged in the review of the Municipal Government Act and consultations for proposed changes to the Condominium Property Act. “These are complex pieces of legislation but the principles we bring to the table for discussion are simple. How will changes affect the price of homes and are they fair to our customers and our industry? We look forward to working with Premier Jim Prentice and his team to find solutions that will support economic growth and provide Albertans with the high quality of life that makes this province a great place to call home,” said Hutchinson.

In our last story, we presented research findings that suggested 22% of those looking to purchase a new home in the City of Edmonton were solely looking for an investment property. The same research indicated this percentage had nearly tripled over the last two years. We then asked, “what has changed in the market that could accommodate such a high percentage of investors shopping for new homes?”

The shortest answer is “a lot.”

As was the case in the years before our last housing construction downturn, today’s general economic indicators for Edmonton are strong. Net migration is hovering around record-setting levels, unemployment is low and incomes are on the rise. This has helped sales in the resale market to outpace listings, supporting steady but attractive price growth rates in 2014 – marking the third consecutive year this number has grown. This, in itself, is a strong indicator that Edmonton’s housing market will continue to grow in the foreseeable future.

That said, it isn’t surprising to see people considering Edmonton real estate as a good investment. But, as we mentioned in Part 2 of this series, investors can also create a downturn in the housing market. Speculative investors played a large role in Edmonton’s last new housing construction downturn

when a large number of resale listings became available in new housing communities. To avoid this, builders must try to ensure that a sale today doesn’t turn into a competing sale tomorrow. When investors make up a large percentage of new housing consumers, this above point becomes even more crucial.

If, in fact, roughly 1 of 5 units a builder sells today has the potential of coming back on the market in a year or two, then there is reason for concern. As we’ve seen in the past, if a red-hot housing market begins to cool, these investors may quickly list their homes in fear of opportunity costs to their investments.

To explain our hypothesis as to why there’s an increase in investors, it is mainly because there are reasonably priced entry-level condos and townhomes that can provide easy monthly cash flow. This investor increase is also partly due to steady immigration, low vacancy rates and somewhat poor quality or “old inventory” of rentals. In our next article, we’ll dive into further market indicators for supply and demand, product definition and affordability factors for both builders and consumers.

to the Bank of CanadaEvery six weeks, you may notice news headlines along the lines of “Bank of Canada holds key interest rate at one per cent.” The articles often discuss the overnight lending rate, how the economy has shaped the central bank’s decision to either change it or not change it, and how the monetary policy has been updated. It’s a lot of information packed into one article, so don’t feel bad if some of it goes over your head at first.

However, if you have a mortgage – particularly a variable rate mortgage – you may want to add a calendar reminder for each of these announcements. Why? Well, because if the overnight lending rate goes up, so could your monthly mortgage payment.

To explain how this works, let’s start with some back-ground information. The overnight lending rate is the interest rate at which banks borrow and lend money to one another, to cover the transactions they make each day. Changes to this interest rate can directly result in changes to other interest rates, such as for consumer loans and – you guessed it – mort-gages; this is because each bank’s prime rate is attached to the overnight lending rate. So, as an example, if the overnight lending rate goes up by 0.50 per cent, your bank’s prime rate will also go up by 0.50 per cent. And if you have a variable rate mortgage, which is attached to prime rate, your mortgage rate and payment will follow suit.

Let’s assume you bought a home for $400,000, put down 10 per cent and amortized your mortgage loan over 25 years. If your bank gave you a five-year variable rate mortgage of prime-minus 0.50 per cent (currently that would be 2.50 per cent), your monthly mortgage payment would be $1,651. If, at any time during that five-year term, the overnight lending rate went up by one per cent, your bank’s prime rate – and therefore your mortgage rate – would also go up by one per cent (so you’d be up to 3.50 per cent). At that rate, your monthly mortgage payment would be $1,841, which is an additional $190 per month or $2,280 per year you’d need to find in your budget to pay for.

As of this month, the overnight lending rate has sat at one per cent for four years straight, and economists predict it will remain unchanged until at least mid-2015, so you may not need to worry about this for a while. However, the one thing you should be aware of is that interest rates will undoubtedly go up, not down – so you may want to pay attention to what the Bank of Canada says in its announcements, and prepare your budget for what’s to come.

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONAL:The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
