The 2016-2017 fiscal year proposed budget and long-term reserve (LTR) will be presented to all unit owners by Chet Babcock, Treasurer. The Finance Committee representing unit owners along with the Treasurer created this budget.

GARBAGE & RECYCLING
Garbage pickup is Tuesday through March 22.
The next Recycling date is Wednesday, March 9.

EBOA 2016-17 FINANCIALS The budget committee recently finished the final draft of the association’s budget for the next fiscal year 2016-2017. The
projected budget increase in your monthly maintenance fee is expected to be only 1.4% per
month. This means with approval by the board of directors, the minimal monthly increases, depending on the square footage of your condominium unit will be approximately $3 to $5. Because of a 30% decrease in our property insurance premiums due to the dropping of surcharges from the fires the association
experienced in 2013 and 2014 have greatly aided in keeping our total operating expenses low. The association’s major operating expense categories by percentage continue to be utilities 23.7% (water & sewer, electricity and telephone); payroll 23.2% (including payroll taxes); and 22.1% for our loan
payments, on the 2008-2009 $2 million exterior renovation, expiring in 2023. Major expenses to be made this year from our Long Term Reserve (LTR) account are for the pool (sand blasting & painting the pool as well as replacement of the pool bathroom flooring); asphalt seal coating of
roads & sidewalks including cement curb repair; replacing grounds equipment (new lawn tractor, a more efficient snow blower) and building repairs (foundation repairs and mud jacking). Notice of the exact amount of your monthly
maintenance fee for the next fiscal year 2016-17 including the Time Warner Cable fee will be outlined in the annual notice mailed to each unit by the middle of March.

Miller, Courtney Miller and Chet Babcock.

If no one steps up prior to the information regarding the meeting being set out, nominations will be taken
from the floor with voting taking place during the meeting.

Salt There are containers of salt at the
maintenance building. If you need a little extra salt for your area, just come and pick one up or bring your own container. When the container is
empty, you are welcome to refill and reuse the container or return it so it can be re-filled for others. The blue bin alongside of the maintenance building
contains the salt. If the container is empty, please let John know by leaving a note or a phone message at 354-1455.
Winter Parking Rules
Remember every vehicle left on garage aprons will be ticketed as described in the Rules & Regulations when there is a snowfall of 2” or more predicted. The plow cannot clean the aprons, yours and probably your
neighbors, of snow if there is a vehicle in the way. Park your car(s) in the garage or move them to either visitor parking or on 70th St. In addition, check with the police department for specific parking instructions for street parking.

If you have misplaced it, hand write a note or e-mail with the subject 2015 Test and the following verbiage: I have the requisite amount of smoke and carbon
monoxide detectors. They have been tested and
are working properly. If you are writing a note, please date, print your name and unit number and sign
it. If you are sending an e-mail provide your name and unit number & send to [email protected]. Please return your form no later than February, 29 to avoid a $20.00 fine as stated in our Rules &
Regulations for non-compliance.

IMPORTANT REMINDER
You must have approval of the Association prior to any project such as
replacing your furnace,
air conditioner, garage door,
front door, windows or
remodeling project to make sure they adhere to the East Bay by-laws or it can be redone by the Association and billed to the unit owner.
The process is quite easy and does not take long.

PARKING REMINDERS
The following are from the East Bay Parking and Traffic Regulations:
A. NO CURBSIDE PARKING EXCEPT IN MARKED STALLS. ORD. 101-23.5 G. Disabled, abandoned, unlicensed, or illegally parked vehicles will be ticketed and towed away at owner’s
expense after a warning has been given.
1. All units must register any vehicles kept on EBOA property and be issued a registration sticker to be placed on the back of their rear-view mirror. 17. At no time can any vehicle, except those on
official business, be parked in front of yellow
curbing, because of the potential of obstructing easy
access by emergency vehicles. This is a city of
Milwaukee ordinance ( ORD. 101-23.5).
18. At no time should any vehicles be parked that would deny any unit owner access to their
garage without that owner’s permission.

IV. PETS
A. Residents are responsible for their pets and
observance of Milwaukee Code of ordinances.
B. Pets shall not be kept in common or limited common areas while owner and/or responsible party is absent from the residence.
C. All pets must be kept on a leash and
accompanied when outside. Pets shall not be
staked out in common areas, on a tether long
enough to reach common areas, or allowed to
run loose.
D. The pet owner is responsible for cleaning up all pet litter immediately.
E. Residents aggrieved by violation of pet
ordinances have the responsibility to report such
violations to City of Milwaukee Department of
Neighborhood Services 414-286-2268.
Coyote Sightings
We are aware that coyotes reside in the Northridge Lakes area. Continue to be vigilant regarding leaving small dogs, cats and children outside unattended.

IF YOU ARE GOING TO VACATE YOUR UNIT FOR A PERIOD OF TIME
If you need to leave your unit vacant for more than a week—due to vacation or placing it on the market—please consider doing the following:
1. Turning off the water to your unit (not the whole building) and opening a faucet on the top floor and the basement to allow the water to drain out. We have had several instances where pipes have broken and severe water
damage has occurred while people were away.
2. If you will be gone during the colder months (October-May), please leave your thermostat set at 55 degrees. That is the temperature advised to avoid damage to the compressor in the refrigerator. This will also keep pipes from freezing.
3. Leave a light set on a timer so it appears someone is present.
4. Stop newspaper and mail.
5. Let the office know the unit will be vacant so we can keep an eye on it.
6. Ask a friend or relative to stop by once a week to make sure all is OK.
7. Consider leaving a radio on so it sounds like someone is present.
