For some, the idealkitchen is a big, noisyplace where soup bub-

bles on the stove and every-one assembles around a bigtable. But for others, the per-fect kitchen is one that iscompletely hidden away: nounsightly stovetop grill, nocoffee machine on thecounter, no imposing stain-less steel fridge.

Creating hidden kitchensis a challenge, but it is one Irecently accepted whileworking with my clients,Doug and Keith. The couplelives in a beautiful, historicalhouse that they renovated in

an uber-modern fashion.But, somehow their renova-tion hammer missed theirsmall, pink, ‘80s-stylekitchen that stood out like asore thumb in an otherwisestreamlined home.

Doug and Keith wanted aseamless path from theirfront door right through totheir outdoor patio, and thatmeant a kitchen that didn’tobstruct the flow. Don’t getme wrong, they still wanted

a fridge and a stove and adishwasher — they justdidn’t want to see them.

For a tiny space, it wouldbe a massive renovation. ButI knew that by applying theprinciple of hidden design, Icould serve up a delicious,contemporary kitchen thatwas simply out of sight!

To start, I had the wholespace gutted, the electricityreorganized and the plumb-ing rerouted. I also put down

a stunning dark hardwoodfloor and painted the wallsin bright white. Then, since abig part of this project was toconnect this tiny kitchenwith the patio, I blew out theback wall and installed twohuge sliding glass doors sur-rounded by beautiful zebra-wood. This creates the illu-sion of not having a wallbetween the two spaces.

With the newyear underway, you may

be thinking about neededhome improvements andhow you’ll use your creditto fund them. While it’simportant to understandyour credit before makingmajor home improvementdecisions, you should also

consider another kind ofcredit — tax credits forenergy-efficient homeimprovements.

For the past few years,the federal governmenthas offered tax credits forcertain home improve-ments aimed at increasinga home’s energy efficien-cy. While the most popu-

lar and generous tax cred-its, such as the one thatallowed you to claim up to30 percent of improve-ments such as a new roofor hot water heater, haveexpired, you can still getcredit for other significantenergy-efficient improve-ments.

According to Energy

Star.gov, you can claim atax credit for 30 percentof the cost of installing ageothermal heat pump,small wind turbine orsolar energy system inyour home. The credit hasno upper limit and appliesto both existing homesand new construction, butnot to rental properties.This credit is good untilDec. 31, 2016.

You can also get a cred-it of up to 30 percent ofthe cost of residential fuelcells, up to $500 per .5kWof power capacity,EnergyStar.gov says. Thiscredit is also availableuntil Dec. 31, 2016.

While the initial cost ofthese improvements mayseem significant, they candramatically decreasehome energy bills in thelong run.

Depending on the typeof home improvement or

repair you undertake,you may also be able toclaim a deduction onyour taxes. ter suite with a seating areathat doubles as an office,large walk-in closet andbathroom with both a stallshower and tub. The roomwas reconfigured to takeadvantage of sweepingviews from the ocean toDiamond Head. The swim-ming pool deck can now beaccessed directly from thebedroom.

There has been an abundance of rain this winterseason. It was a great holiday season, but now it’stime for a New Year’s resolution: Maintain your

asphalt! Left untreated, asphalt pavement will deterioraterapidly. The asphalt binder that holds the pavementtogether begins to oxidize and weather soon after instal-lation. Moisture penetrates the asphalt, causing furtherdamage and deterioration to the pavement.

One of the major ways moisture penetrates asphalt isthrough fatigue cracking. Fatigue cracking occurs inareas subjected to repeated traffic loadings (wheelpaths), characteristically with a chicken wire/alligatorpattern in later stages. This cracking allows water intothe pavement which slowly breaks it down, eventuallyforming a pothole. Potholes are bowl-shaped holes ofvarious sizes on the pavement surface. The best fix forheavily cracked areas and potholes is to replace that areaof asphalt.

Do not wait to fix potholes and other areas with crack-ing! These areas with damaged asphalt can easily doublewithin a one-year period. When problem areas arise,Walker-Moody can patch and crackfill these areas toextend the life of your pavement. Once moisture is pre-vented from penetrating the asphalt, it is an ideal time tosealcoat the surface and prevent de-raveling (gettingloose rocks all over).

The best fix for fatigue cracking and potholes is a hotasphalt patch. For areas with fatigue cracking you willneed to cut the asphalt out. Cut enough so that the hole isabout two inches deep. Clean the patch area so that all

loose debris isremoved. You willhave to spray tack coatin the patch area andaround the edges. Thisacts as a glue and bindsthe hot asphalt to the

current surface. Lastly, place the hot asphalt in the holeand compact.

Sometimes, the cracking has not also damaged theasphalt enough to warrant a hot patch. A cheaper solution

Next, I concentrated onthe kitchen’s two mainwalls. The first wall was allabout function; here, Istacked an oven andmicrowave on one side andhid a stainless steel fridge,freezer and wine cooler behind customwhite panels on the other side. In the mid-dle is a white crystalline sink with a glasscutting board that slides across when it’snot in use. Below the sink I put some hid-den storage, as well as a pullout trash andrecycling bin.

I chose bright white quartz countertopsand a back-painted glass backsplash (andthe half wall/pantry adjacent to it). Thisups the glamour factor and helps reflect thelight in the kitchen, rendering the smallspace visually larger.

Across from this functional wall, I creat-ed a wall that is all about beauty. I con-structed an archway of wood, housingrecessed lights, around horizontal panels ofmore back-painted glass. This stunningwall is highly reflective and adds a hugeamount of depth to the little space.

In the middle of the kitchen, I installed amagnificent kitchen island with a solid

glass countertop. This island can be used asan extra prep surface, a casual dining tableor — with the help of the integrated LEDs— a funky, illuminated cocktail bar. Hiddenin this island are storage and a dishwasher,in addition to an induction cooktop that sitsflush with the countertop. Even the cook-top’s ventilation stays out of sight untilneeded.

By the time I was finished, this kitchenhad everything: tons of storage, state-of-the-art appliances and plenty of modernconveniences. Everything was just hiddenaway behind cupboards, doors and draw-ers. Concealed, clean and pared down.

What was once a time warp from anoth-er decade is now a gem of modern functionand beauty that flows perfectly with therest of the house. Out of sight, in moreways than one!
