Single-Family Detached Home Prices by Region of San Diego County

• The median-priced single-family detached (SFD) home in San Diego County

increased four percent, from $450,000 in April 2013 to $467,950 in May 2013, and increased 23.14 percent year-over from May 2012.1

• North San Diego County SFD median price increased 3.83 percent, to $555,500

in May 2013 from $535,000 in April 2013, and increased 23.72 percent year-over from May 2012. East San Diego County median SFD home price increased 6.38 percent, from $345,000 in April 2013 to $367,500 in May 2013, and increased 22.74 percent year-over from May 2012. South County median SFD price increased 5.9 percent, from $373,000 in April 2013 to $395,000 in May 2013, and increased 21.54 percent year-over from May 2012. San Diego Metro median SFD price increased 5.6 percent, to $528,000 in May 2013 from $500,000 in April 2013, and increased 25.71 percent year-over from April 2012.

• The number of SFD homes sold in San Diego County increased 15.96 percent in May 2013 from April 2013; year-over sold SFD units jumped 10.33 percent from May 2012.

• North San Diego County sold SFD units increased 11.49 percent in May 2013 from April 2013, and increased 12.54 percent year-over from May 2012. East San Diego County sold SFD units jumped 25.45 percent from April 2013 to May 2013, and increased 21.45 percent year-over from May 2012. South San Diego County SFD units increased 20.83 percent from April 2013 to May 2013. San Diego Metro sold SFD units jumped 16.15 percent in May 2013 from April 2013, and increased 2.75 percent year-over compared to May 2012.

Housing Affordability in San Diego County – Single-Family Detached Homes

• The HomeDexTM affordability index decreased to 36 percent of San Diego County

households able to afford the county’s median-priced SFD home in May 2013, compared to 38 percent in April 2013.2

• The North San Diego County affordability percentage decreased, from 30 percent

in April 2013 to 28 percent in May 2013. The East County affordability level decreased, from 51 percent in April 2013 to 47 percent in May 2013. South San Diego County affordability fell to 44 percent in May 2013, from 47 percent in April 2013. San Diego Metro affordability decreased from 33 percent in April 2013 to 30 percent in May 2013.

Single-Family Attached Home Prices by Region of San Diego County

• The median-priced single-family attached (SFA) home in San Diego County

increased 5.17 percent, to $305,000 in May 2013 from $290,000 in April 2013, and increased 32.61 percent year-over from May 2012.1

• The North San Diego County monthly median SFA home price decreased 4.55

percent, from $330,000 in April 2013 to $315,000 in May 2013, but increased 24.02 percent year-over compared to May 2012. The SFA median price in East San Diego County increased 6.67 percent, from $165,000 in April 2013 to $176,000 in May 2013, and increased 30.37 percent year-over compared to May 2012. South County median SFA price increased 15.81 percent, from $215,900 in April 2013 to $249,000 in May 2013, and increased 46.47 percent year-over compared to May 2012. The San Diego Metro SFA median price increased 9.38 percent, from $320,000 in April 2013 to $350,000 in May 2013, and increased 32.08 percent year-over from May 2012.

East San Diego County SFA sold units increased 6.17 percent from April 2013 to May 2013, but decreased 12.24 percent year-over from May 2012. Housing Affordability in San Diego County – Single-Family Attached Homes

• The percent of San Diego County households able to afford the median-priced SFA home in the county fell from 58 percent in April 2013, to 56 percent in May 2013, according to the HomeDexTM affordability index.2

• North San Diego County affordability increased, to 55 percent in May 2013 from

53 percent in April 2013. East San Diego County affordability decreased, from 81 percent in April 2013, to 79 percent in May 2013. South County SFA affordability decreased, from 72 percent in April 2013 to 65 percent in May 2013. The San Diego Metro area affordability declined from 54 percent in April 2013 to 50 percent in May 2013.
