HomeDex™ Key Points June 2013 Data

1. The median price for all North County home sales – attached and detached – increased to $495,000 in June 2013 compared to $485,000 in May 2013.

a. Detached homes in North County increased 1.71 percent in June 2013 to $565,000 compared

to $555,500 in May 2013. Year-over median price for SFD in North San Diego County jumped 20.21 percent, from $470,000 in June 2012, continuing an 11-month trend of year-over median price increases (the last four months exceeding 20 percent).

i. Detached home prices OUTSIDE North County increased 2.32 percent to $429,750

in June 2013 compared to $420,000 in May 2013. Year-over non-North County median price jumped 23.49 percent compared to $348,000 in June 2012, making a 15-month trend of year-over median price increases.

b. Attached home prices in North County increased 5.86 percent to $333,450 in June 2013 compared to $315,000 in May 2013. Year-over North San Diego County median price increased 28.75 percent, compared to $259,000 in June 2012.

i. Non-North County attached home prices decreased 1.31 percent to $301,000 in June

2013 compared to $305,000 in May 2013. Year-over countywide SFA median price increased 33.19 percent, compared to June 2012.

c. The number of North San Diego SFD listings (active and contingent) rose 5.97 percent from May 2013 to June 2013, but decreased 26.1 percent year-over compared to June 2012 – continuing a 22-month trend of year-over declines in listings.

The number of sold North San Diego County SFD units decreased 5.76 percent in June 2013 compared to May 2013. Year-over sold SFD units decreased 0.88 percent compared to June 2012.

i. Median days-on-market for single-family detached homes sold in North County

increased to 19 days in June 2013 compared to 18 days in May 2013.

d. The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – remained at 34 percent in June 2013.

Single-Family Detached Home Prices

The median price for all homes in North San Diego County – single-familydetached and single-family attached – increased to $495,000 in June 2013 from$485,000 in May 2013.1

The median-priced single-family detached (SFD) home in North San Diego County increased 1.71 percent, from $555,500 in May 2013 to $565,000 in June 2013. June 2013 was the highest SFD median prices in North County since January 2008. Year-over median SFD price in North San Diego County increased 20.21 percent, from $470,000 in June 2012 – the eleventh month of year-over median price increases (the last four months exceeding 20 percent).

The SFD median price in non-North County Zip Codes increased 2.32 percent, to$429,750 in June 2013 from $420,000 in May 2013. Year-over non-NorthCounty median price increased 23.49 percent, from $348,000 in June 2012 – thisis a fifteenth month trend of year-over median price increases.

The median SFD price in San Diego County increased 3.64 percent, to $485,000in June 2013 from $467,950 in May 2013. Year-over county-level SFD medianprice jumped 24.36 from June 2012 -- the thirteenth month that year-over medianprice has increased.

The median days-on-market for North San Diego County SFD homes soldincreased from 18 days in May 2013 to 19 days in June 2013.2

The SFD median price-per-square foot jumped from $252 in May 2013 to $261 inJune 2013 – the highest price in over five years -- and a 23.41 percent increaseyear-over from June 2012.

The number of sold SFD units in North San Diego County decreased 5.76 percentfrom May 2013 to June 2013. Year-over sold SFD units decreased 0.88 percentcompared to June 2012.

SFD total sales volume increased 19.45 percent year-over from June 2012, thefifteenth month of year-over increases.

SFD listings (active and contingent) in North San Diego County increased 5.97percent from May 2013 to June 2013, but were down 26.1 percent year-overcompared to June 2012 – continuing a 22-month trend of year-over declines inlistings.

SFD listings (active and contingent) in San Diego County increased 8.26 percentfrom May 2013 to June 2013, and decreased 26.77 percent year-over from June2012.

Housing Affordability – Single-Family Detached Homes

The monthly payment – including principal, interest, property taxes, and insurance– for the median-priced SFD home in North San Diego County increased from$2,647 in May 2013 (based on a conventional mortgage), to $2,649 in June 2013.The monthly payment for the median-priced SFD home in non-North San DiegoCounty increased from $2,001 in May 2013, to $2,015 in June 2013.

The percent of San Diego County households that could afford the median-pricedSFD home in North County remained at 28 percent in June 2013, according to theNorth San Diego County HomeDexTM, and the affordability percentage in non-North County Zip Codes remained at 41 percent in June 2013.3

In June 2012, the affordability percentage was 33 percent in North San DiegoCounty and 47 percent in non-North San Diego County.

The HomeDexTM affordability percentage for all homes in North San DiegoCounty – single-family detached and single-family attached together – remained34 percent in June 2013.

Single-Family Attached Home Prices

The North San Diego County median-priced single-family attached (SFA) homeincreased 5.86 percent, from $315,000 in May 2013 to $333,450 in June 2013.Non-North San Diego County SFA home median price declined 2.65 percent, to$285,000 in June 2013 from $292,750 in May 2013.1

North San Diego County SFA median price increased 28.75 percent year-over,compared to $259,000 in June 2012, the seventh straight monthly year-over priceincreases exceeding 20 percent. Non-North County SFA median year-over priceincreased 35.71 percent, compared to $210,000 in June 2012.

San Diego County SFA home median price decreased 1.31 percent, to $301,000 inJune 2013 from $305,000 in May 2013. Year-over county median price increased33.19 percent compared to June 2012.

The median number of days-on-market for North County SFA homes solddecreased, from 18 days in May 2013 to 14 days in June 2013. The averagenumber of days-on-market decreased, to 39 days in June 2013 from 53 days in

May 2013.2

The number of sold SFA units increased 8.76 percent in June 2103 from May2013, while the number of sold SFA units in non-North County Zip Codes fell3.97 percent in June 2013 from May 2013.

Year-over SFA sales in North San Diego County increased 10.09 percent, fromJune 2012. Non-North County year-over sold units increased 2.54, compared toJune 2012.

SFA listings (active and contingent) in North San Diego County increased 7.36percent from May 2013 to June 2013, but were down 41.28 percent year-overfrom June 2012. San Diego County SFA listings (active and contingent)increased 6.27 percent from May 2013 to June 2013, but decreased 33.56 percentyear-over compared to June 2012.

Housing Affordability – Single-Family Attached Homes

The monthly payment – including principal, interest, property taxes, andinsurance – for the median-priced SFA home in North County increased, to$1,564 in June 2013 from $1,501 in May 2013. The monthly payment for themedian-priced SFA home in non-North San Diego County zip codes decreased, to$1,336 in June 2013 from $1,395 in May 2013.

The percent of San Diego County households able to afford the median-pricedSFA home in North County decreased, from 55 percent in May 2013 to 53percent in June 2013.3 The SFA home affordability level for non-North SanDiego County zip codes increased, to 60 percent in June 2013 from 58 percent inMay 2013.

60 percent of county households were able to afford the median-priced SFA homein North San Diego County in June 2012, and 70 percent were able to afford themedian-priced SFA home in non-North County zip codes.
