A Bathroom Boostby Mary Pepitone

When selling your house, there are ways to improve the master washroom’s appearance without being taken to the cleaners. A bathroom’s design should be both practical and pleasing.

“A bathroom should be light, bright and white,” says Clay Lyon, owner of Lyon Construc-tion + Design in Kansas City, and President of The National Kitchen & Bath Association’s Builders and Remodelers Advi-sory Council. “Money spent in the master bath is money well

spent, because it’s likely to increase the selling price and the home’s appeal.” While a complete bathroom renova-tion can cost up to $40,000 (and up), Lyon says that per-sons trying to sell their home can do simple things that can cost as little as $1,000 without seemingly pouring money down the drain. • Clean, clean, clean Lyon says if you do nothing else to a

master bath – it must be sparkling clean. Remove EVERY-THING from countertops (yes, even the toothbrush holder). The aim, according to Lyon, is for the potential buyer to visualize using the master bathroom.

• Flooring Clean tile/stone, especially around the tub and toilet. If it doesn’t come clean, remove old grout and re-grout using a darker color (NEVER use white grout). Replace dingy, worn vinyl flooring with new vinyl at prices that start at about $10 per square yard.

• Colored wall tile, tub and sink Have a professional ep-oxy coat the rose-colored tub, turquoise sink or canary yel-low wall tile a bright white.

• Bathtub/Shower Stall Remove all old caulking around the bathtub, making sure to clean away any mold growing in corners. Re-caulking around the tub & shower area is a requirement, according to Lyon.

• Mirror, mirror, on the wall If the mirror is looking cor-roded (delaminating silver), it’s time to replace it. You can either put in a wall-to-wall beveled mir-ror or frame a mirror and hang it like a piece of artwork for a one-of-a-kind look. • Lighting Replace outdated light fixtures or burned-out bulbs. Fix-tures can start at about $20, but make sure the metal in the lighting matches the metal in the faucets. Remove large, billowy window treatments to let nat-ural light shine in. If privacy is not a concern, leave windows unadorned. White plantation shutters are a great choice for bathroom window treatments.

• Countertops If, after clearing the countertops, they still look dated and worn, consider replacing the top with a new lami-nate. For the money, (under $20 per-square-foot installed), laminate countertops can mimic the look of more expensive surfaces such as marble, concrete or metal.

• Walls Apply a fresh coat of white satin paint to the walls – not a glossy or flat paint. There are also paints that have anti-mold/anti-fungal agents mixed into them. A semi-gloss paint works well for the trim, says Lyon.

• Cabinets Give your master-bathroom’s cabinets a facelift, by first cleaning them out and then re-staining or painting the front of them. Replace knobs and pulls with a metal that matches the lighting and plumbing fixtures.

• Fixtures Faucet fixtures on both the tub and sink that are leaky or corroded can be eas-ily swapped out for new ones. Satin nickel fixtures are es-pecially in-style, according to Lyon.

• A New Loo (or Toilet). If your 1950s toilet has you seeing pink, it’s time for a new one. Spend a couple hundred dol-lars for a new white toilet, or, at the very least, a new neutral toilet seat and cover (under $20).

• Hands off Hang decorative hand towels near the sink for display only.

After tending to the details in the bathroom, it should smell as good as it looks. “Invite a third party into your master bathroom to ask them about areas that may need improv-ing,” Lyon says. “After living in a house, sometimes prob-lem areas become invisible to the homeowner.”
