Indiana Marina is located in a private subdivision surrounded by 250 acres

with 5.5 miles of shoreline. The depth of the dam is approximately 30 ft.

with an average depth of 15 ft. The lake is 2 miles in length and up to 1/2

mile wide and is fed by the Right Hand Fork of Salt Creek.

Indiana Marina is the only marina on this lake.

There are approximately 1,682 lots in the private Lake Santee subdivision on

1,256 acres.

The development has a 1,000 ft. long main beach and a 200 ft. long

BROKER OPINION Marina and residence are in good shape overall real estate waterfront and location

are prime. Only marina & service department on this lake. Marina has quality mechanic on staff that is certified.

All acreage is usable not in flood plan or wet lands. This is located within the high-end residences surrounding the association grounds. Marina store offers many amenities to customers, including a fully stocked parts department.

Lake levels are not a concern 4’ - 8’ at docks and 10’ at gas docks.

Marina has 28-30 slips currently. Recommendation would be to increase to 45 slips.

Marina carries three quality lines of new pontoon boats for sale. An amenity that is needed is pontoon rentals. I would recommend with 2 to start with increasing revenue.

Marina does brokerage used boats on consignment. I feel this could be a larger moneymaker if advertised and promoted.

Storage outside / shrink wrapping and marina overall needs to be promoted better. This is perfect for a family business or owner operator. Very easy to be hands on, on all facets of business.
