    The Flip Flop Flex houses are a 3 bedroom terrace house and a 1 bedroom live-work mews house sitting either side of a private garden at the centre of a single plot. The key to the houses is their adaptability by both the house builder at the start of the project and the occupant throughout the life of the homes. This means that the houses are both flexible to the demands of the housing market and flexible to the demands of changing family dynamics.

    The flexibility within the scheme is achieved through a number of principles. Internally the houses are designed through the premise of slack space where each room can be used for a variety of different functions.

    The building is also structured in a very simple and adaptable way so that occupants can easily make future alterations to it.

    Externally the spaces around the two houses provide ample opportunity for extension allowing the buildings to grow in a number of different ways.

    A services zone is provided along one long edge of the plot, below ground, to allow flexibility of services provision, now and at all times in the future.

    The buildings also recognise the requirement for future adaption to meet Code for Sustainable homes level 6 with the building fabric upgraded to meet this standard and the opportunity to provide increased on - site renewable energy if required. This is described in more detail in the sustainability section of the technical document.

    Year 2012We are all enjoying see the garden come to life. It been 2 years since we moved here and the mews house is built. A lady (Dominique) has moved in with her lovely dog. She works a lot from home so is always around to talk to. The dogs love playing in the mews. I have a little brother on the way.. i am soooo excited..

    Year 2010Mum (Jenny), Dad (John), Patch (dog) and Me (Amanda) have just moved into our new 3 bedroom family house in the prestigious Scotswood development. At the moment we have a huge garden and lots of amenity (or play as i like to call it) space at all levels. Soon there might be a mews house at the end of the garden. We are looking forward to having neighbours and being part of a new and growing community.

    Year 2018I am 13 now, officially a teenager. We need more room in the house. We all wanted our own room so Dad built another bedroom upstairs and extended the living room. We still have a spare room in case Nan wants to come and stay. Dominique has made her mews house bigger and added another bedroom. She lives with Sam, her boyfriend, now. Hes nice too. The trees in the street are all big and blooming...

    Year 2020Mum and Dad have made their bedroom bigger and made the balcony into a raised garden. Dominique has extended her house to meet ours. She and Sam have a baby on the way...

    Year 2023I am off to university to study architecture. Growing up here really made a difference to me. We dont need so much space now so we have offered to sell of part of our house to Dominique and Sam who need the extra room. She and Sam have a baby now so they will use the space to extend her office. Very clever..

    Year 2035Our family has grown a lot since we moved here. Our surroundings have grown and filled the plot we bought 25 years ago. Nan moved in a couple of years ago. Mum likes looking after her but dads not so sure. Dominiques mews house opposite likewise filled its site and is up for sale. We are looking to buy it. We love Scotswood...!
