The Memphis Depot Industrial Park

The Memphis Depot is a gated and secure 4.2 million square foot industrial campus with easy access to Interstate 240 and the Memphis International Airport. Containing 43 buildings spread across 250 acres, the Memphis Depot provides both large and small businesses the opportunity to meet long-term real estate, distribution, and office needs. The Memphis Depot provides grade level, drive-in, and dock-level doors, powerful looped sprinkler systems, professionally designed and maintained landscaping, a flexible range of floor plans, and 24-hour security-controlled entrance gate. The Memphis Depot is professionally managed and leased by Colliers International | Asset Services with an on-site management team and maintenance engineers allowing for a fast response to all tenants’ needs.

Redevelopment

In 1997, the City of Memphis and the Shelby County Government partnered with the economic development community to convert the Memphis Defense Depot into a modern business park. More than $30 million in capital repairs was made to reposition the property to today’s standards. Some of the improvements included: New roads, parking lots, and infrastructure, with fiber optic communications, to improve access and internal circulation; replacement of all gas and electric lines, as well as high-pressure water lines, for greater fire protection within the buildings; and the planting of mature trees and shrubbery to enhance the Park’s landscaping.

Mayfield Properties acquired the Memphis Depot in 2011, and for the first time in its history, the facility became part of the private sector. The owners have added new monument and directional signage, in addition to installing TPO roofing on the buildings throughout the Park. Mayfield Properties plans to continue the revitalization of the property and is looking forward to establishing a long presence in the Memphis community.

Location

The Memphis Depot is located in Memphis’ Industrial Southwest submarket off of I-240 and Airways Boulevard with easy access to I-55 , Hwy 78, and the Fed Ex and UPS hubs. Companies within the Memphis Depot benefit from the invaluable advantage of immediate accessibility to all four modes of transportation, including the Memphis International Airport, leading Memphis to be branded as “America’s Aerotropolis”.

Businesses located in the Memphis Depot can also take advantage of the Foreign-Trade Zone (FTZ), which is designed to allow businesses to attract and promote international trade and commerce. Inside a FTZ, many companies are able to achieve such dramatic savings that they can effectively compete with manufacturing plants located outside the U.S. The Memphis Depot is designated a “general-purpose zone” located in Foreign-Trade Zone No. 77 - Site 4.

With 43 buildings consisting of more than 4.2 million square feet of space, the Memphis Depot can fit the needs of any business, big or small. Some of the tenants include companies such as: Cargill Cotton, United Parcel Service (UPS), Louis Dreyfus, Avery Outdoors, and Buck Gardner Calls.
