While the heat and humidity are still with us, summer vacations are quickly fading into mem-ory and the kids are settling back into their school

routines. With the football season kicking into high gear, our life is slowly returning to ‘normal’.

Before we get too busy with after school activities, sports and music lessons, let’s not forget that the fall season in Florida has plenty to offer for fun in the sun. The ocean waters

are warm and beautiful and with the summer vacationers gone, the beaches are less crowded.

Turn the TVs and game consoles off for a bit, put down the phone for a while, and get out there to enjoy the surf, go shelling, visit the Florida Keys, take a tour through the Everglades, visit St. Augustine (the oldest town in North America), get out on a boat and catch some fish, or visit the theme parks of Orlando and Tampa.

Whichever activity you choose, make sure you do it together with family and friends. Our hectic lives force us to spend time sepa-rated from loved ones for most of the day to attend school and work, so make sure you take the opportunity to enjoy each other’s company whenever possible.

Sincerely, Sven BudzischPublisher/Owner

In keeping with long-standing fire department tradition, the Miramar Fire Rescue formally commissioned its newest firefighting apparatus. Quint 84 was brought into the ranks following an hour-long “Wet Down” cere-

mony that included a blessing, quick wash and push into the firehouse. Organizers say the tradition ushered in an eagerly-awaited piece of equipment.

“Today is a special day for our department,” said Deputy Chief Chris Armstrong. “Today will be the first time in our history we will be able to provide the services of a ladder truck to our community without having to rely on our neighbors for mutual aid. This represents a significant improvement in the capabilities of our organiza-tion and delivery of emergency services.”

The “Wet Down” was held July 16 at Fire Station 84, located at 14801 SW 27th Street. On hand, dozens of firefighters, city leaders and members of the commu-nity that wanted to take part in the age-old tradition. Station 84 On-Duty Captain George Roque began the “Wet Down” by taking a hose and spraying the new Quint. Within minutes, he was joined by City leaders and others who helped “wet down” the truck and then helped to dry it. Following that, as everyone laid their

hands on the truck, a blessing was offered for the truck and all who will serve with her. The ceremony ended with firefighters slowly rolling the unit back into its bay at Station 84.

Armstrong says Quint 84 adds new capabilities for Miramar Fire Rescue. With only one ladder truck, the city did not have a reserve unit when the truck went in for service and had to rely on neighboring cities. Now with Quint 84, they have a unit that provides five functions: hose, ladder, water, aerial ladder and EMS capabilities.

The “wet-down” ritual dates back to the late 1800’s when horse drawn pump-ers were used throughout the nation’s Fire Service. When new horses or pumpers were purchased neighboring firehouses, department chiefs, and citizens from the surrounding community would attend the ceremony to celebrate the new power-ful addition to their neighborhood firehouse. Local clergy came to bestow bless-ings upon the horse and firefighters would commission the new fire apparatus by anointing it with water sprayed from the retiring pumper’s tank water or from a neighboring firehouse’s apparatus. service.

From sushi to bruschetta, guests enjoyed samples of some of the best food that Pembroke Pines has to offer. Last month, The Shops at Pembroke Gardens, in partnership with the Miramar Pembroke Pines

Regional Chamber of Commerce and the Chamber for Good, hosted The Tastings III. If you missed this event, the next one will be held on September 17.

For a minimal donation, over 100 guests received a Taste Card that served as a sampling ticket. They visited each restaurant to try a favorite menu item. Eleven restaurants participated, includ-ing: Brio Tuscan Grill, The Pub, Fuddruckers, Lime Fresh Mexican Grill, TCBY Frozen Yogurt, Jason’s Deli, 7 Pecados, Village Tavern, Sal’s Italian Ristorante, RA Sushi Bar Restaurant, and Brimstone Woodfire Grill. Participants also had a chance to enter into a drawing for a number of prizes, including a $500 Shopping Spree

Each of the Tastings events benefits a different non-profit. Fifty percent of

the proceeds from the August event benefited Broward County Making Strides Against Breast Cancer. In September, they will benefit Women in Distress.

“The Tastings is a great way to spend an evening out with family and friends,” said Robert Goltz, president/CEO of the Miramar Pembroke Pines Regional Chamber of Commerce. “It is an opportunity to visit the restaurants and busi-nesses at The Shops at Pembroke Gardens and help a non-profit at the same time.”

Carly Fisher attended the event for the first time. “It was a lot of fun,” said Carly. “I got to sample a variety of food from

some of my favorite places. I also tried some new ones. I plan to return for Tastings IV. Next time, I will bring my whole family.”

The Shops at Pembroke Gardens is located at 527 SW 145th Terrace, Pembroke Pines, FL 33027, just off Interstate-75 at Pines Boulevard. For information visit www.pembrokegardens.com or call Guest Services at 954-450-1580. For information on the chamber, visit www.miramarpembrokepines.org.

As we celebrate the beginning of fall, local resi-dents can also welcome the

return of locally grown, healthy foods to Miramar. Fresh fruit, vegetables, breads, smoothies and more will be back on display this month as the Farmers’ Market at Memorial Hospital Miramar returns for a second season. The reopening of the community-friendly market will be held Sunday, September 22nd from 9:00 a.m. to 2:00 p.m. at the entrance of Memorial Hospital Miramar, located at 1901 SW 172 Avenue in Miramar.

In its first season, the market wel-comed more than 50 vendors each Sunday who sold assorted goods from freshly baked artisan breads to organic coffee, herbs, flowers, as well as fresh produce. Organizers estimate more than 26,000 people visited the market from September to May with vendors often selling out by the end of the day. This year, they hope to offer even more variety and organic products.

The market is a partnership between the City and Memorial Hospital Miramar.

Spurred on by the success of its Community Garden in Fairway Park, the city originally approached the hospital with the idea of creat-ing a market to bring fresh, locally grown produce to residents. Miramar residents, as well as those from neighboring communities, enjoyed the opportunity to come together to celebrate a simple event: farm-ers and local producers coming together to sell their hand-picked and homemade goods. In addition to quality-of-life benefits, organizers say the Farmers’ Market also strength-ens the local economy, provides better access to fresh local food, and supports stronger networks that help keep communities robust and healthy.

The second season will run every Sunday from September 22nd to May 18th, 2014 and organizers say they need the consistent support of its community to be successful.

The Farmers’ Market at Memorial Hospital Miramar 2nd Season Grand Reopening will be held September 22 from 9 a.m. to 2 p.m. at Memorial Hospital Miramar, located at 1901 SW 172nd Avenue in Miramar. The market will be open every Sunday following that from 9 a.m. to 2 p.m. until May 18.

Several dozen people descended on a popular south florida entertainment spot recently with empty stomachs and a big appetite. They found plenty to keep them satisfied at the 2nd Annual Mardi Gras Casino

Hot Dog Eating Contest, which provided for not only full stomachs, but a $1,000 price as well.

43 contestants took part in the contest, which provided three minutes to con-sume as many hot dogs and buns as possible. The winner was Mitchell Manresa who consumed 11 hot dogs, netting him the top prize and the Top Dog Winner’s Belt. Michael Parish took second place, downing nine hot dogs, while Liam Burt came in third place eating eight hot dogs.

Steve Harmon, Big105.9’s on-air talent and Paul & Young Ron Morning Show Executive producer, was on hand to emcee the event, which was last held in 2009. Throughout the year, Mardi Gras Casino also hosts other events, including a

watermelon eating contest, Halloween costume contests, disco dance/costume contests, singing contests and more. “At Mardi Gras Casino, it’s always a party. Events like this show the fun we like to have here and offer to our guests,” said Lisa Mizrachi, a spokesperson for the casino. “Our guests really enjoy participating and it allows them to show off their personalities throughout the year.”

Mardi Gras Casino is located at 831 North Federal Highway on the corner of US-1 and Pembroke Road. The casino features 1,100 Las Vegas-style slot machines, including new-linked Progressive slots, video roulette and blackjack, and Vegas-Star Roulette; 30 action-packed poker tables; simulcast and greyhound racing; and various dining options. For more information, call 954-924-3200 or visit www.mardigrascasinofl.com.

As the jewish high holy days approach, there is an option in place for residents not affiliated with a Synagogue who still want to worship with others in the community. They are invited to come out to the Miramar

Cultural Center on both Rosh Hashanah and Yom Kippur for services organized by Shema Koleinu, a “community without walls” that serves all who want to con-nect with their Jewish heritage. Last year, the services drew close to 500 people and Cantor Debbie Ballard said they are anticipating even more this year. “I feel that it was really important to give unaffiliated residents in West Broward a qual-ity option for not only high holy services, but life cycles services in general,” said Ballard.

Jews will begin cele-brating Rosh Hashanah, the Jewish New Year, on September 4. The High Holy days encompass the ten days from the beginning of Rosh Hashanah through the end of Yom Kippur, the holiest day in the Jewish calendar. Ballard will lead the services with her father, Rabbi Steve Spiegel. Everyone from the community is invited to attend, though tickets are required. For a second year, they are also offering a community-wide “Break the Fast” meal following Yom Kippur.

Ballard started Shema Koleinu, which is Hebrew for “hear our voices,” in September 2010. She found more Jews were looking for an alternative way to connect with their Jewish roots instead of joining a Synagogue. She said some had financial concerns, other simply weren’t finding a spiritual home. Shema Koleinu provides Jewish education, lifecycle events, and community outreach for unaffiliated, interfaith and intercultural families and individuals throughout South Florida. They also provide a Hebrew school, private Bar/Bat Mitzvah preparation and destination weddings.“We’ve carved out this niche for people looking for options in Jewish connection and Jewish worship,” she said.

The High Holy Day services begin on Sept. 4 at 7:30 p.m. for Erev Rosh Hashanah. On Sept. 5, there will be a Rosh Hashanah service for adults and families at 10 a.m. Services for Yom Kippur begin on September 13 with Kol Nidre at 7:00 p.m. On Sept. 14, there will be a Yom Kippur service for adults and families at 10 a.m., followed by a Yizkor service. The community-wide meal following Yom Kippur is $20 for adults, $10 for children. Tickets can be purchased online at www.miramarculturalcenter.org or at the box office at the Miramar Cultural Center. The cost is $108 for adults; $90 for seniors or students ages 13-22 and $54 for chil-dren 12 and under. One admission price grants entry to all of the services.

The Miramar Cultural Center is located at 2400 Civic Center Place. For ticket information, visit www.miramarculturalcenter.org or call 954- 602-4500. For information on Shema Koleinu, visit www.shemak-oleinu.org, send an email to [email protected] or call 954-646-1326.

A new planting year is about to get underway at Miramar’s Community Garden, and organizers are hoping

to stretch their roots into new areas in the community. The garden, a 3,150-square-foot micro-urban farm in Fairway Park, operates with the help of local volunteers and is look-ing for new members to join them. Among the benefits that lay in store: an opportunity to grow fresh organic produce and plants, an educational connection to the environment and neighborhood improvement and companion-ship. “It is inspiring to see how a conceptual vision can come to fruition and be so success-ful,” says Miramar Mayor Lori C. Moseley, who is the project’s champion. Volunteers who run the program unanimously agree that learning, enjoying and contributing, are the three main reasons why they participate.”

Created in 2010, Miramar’s Community Garden is centered in Fairway Park, located at 3700 Largo Drive. Organizers liken it to a living classroom where people can learn about the sources of fresh produce while sharing in it, receive vocational training in sustainable agriculture, and discover healthy living and the importance of environmental stewardship. The garden also hosts special “Work Days” for volunteers, which provide an opportunity for parents, children and high school volunteers seeking community hours to contribute and enjoy a day at the

garden.New this year, organizers are also about

to launch “The Miramar Community Garden Manual,” which covers all the basics for becoming a successful gardener in the chal-lenging South Florida climate. It was written by Scott Lewis, PhD MCG founding member who interviewed four prominent organic farmers in the area and translated the information into a easy-to-follow format including a calendar section. In response to the many requests for information about the garden, there’s also a new “Garden Treasures” video series pro-duced by the City, which takes viewers to local restaurants, highlight prominent chefs, and

introduces experts who share their knowledge about the importance of sustain-able agriculture. Each episode covers simple tips and tools on how to enjoy nutri-tious foods and healthy living.

The videos can be seen on Miramar TV (channel 78 and 16), YouTube and the City’s webpagewww.ci.miramar.fl.us/green/garden<http://www.ci.miramar.fl.us/green/garden. To become a garden member, visit www.ci.miramar.fl.us/green/garden/ and complete an application. The Miramar Community Garden is located at 3700 Largo Drive in Fairway Park. You can also make plans to attend the general mem-ber meeting September 12th at Fairway Community Center, 3700 Largo Drive at 6 p.m., as well as the September 21 Saturday Work Day at the garden, from 8 to 11 a.m.

Seniors unsure about their health care insurance options will have an important ally this month to help sort it

all out. The Friends of Miramar Library will be hosting a workshop and expo to help seniors get updated information and streamline their health insurance decisions for the upcom-ing year. “Insurance plans for seniors can be confusing, and may become even more confusing. So any little bit of information that can help people make a better choice for their own health conditions, financial situations and general well-being is all for the good and that’s what we are hoping to provide,” said Judy Sullivan, the President of the Friends of Miramar Library.

As many as 75 people are expected to turn out for “Health Insurance Options for Seniors: How to Choose Wisely” which will be held September 21 at the Miramar Branch Library. Sponsored by the Friends of the Miramar Library, the workshop grew out of the Healthy Aging Workshop the group held in February, which helped seniors learn how to navigate safe websites for health information to help them better manage their own care. “We came upon the idea that something to do with health insurance for seniors would be a good follow-up especially with the affordable care act and its ramifications for seniors,” said Sullivan.

Working with Dr. Mary M. Howrey, the Director of Library Services at DeVry University, the group has put together a panel of speak-ers, providers and agencies available to discuss their plans and services with attend-ees. Among those on hand to speak will be SHINE Insurance Counselors from the ADRC of Broward County, the Broward County Health Department, as well as up to ten vendors who will offer resources on senior health insurance options, such as Florida Blue Cross, New York Life, Humana, Aetna, United Health Care and more.

Among the topics covered will be Medicare vs. Medicaid eligibility, Medigap Insurance Providers, Prescription Drug Plans, Medical Savings Plans, Long Term Care Insurance, Affordable Care Act Provisions, Medicare Advantage Plan Providers and a general ques-tion and answer session. Based on the success of its earlier workshops, the group is also

considering offering a workshop on estate planning as its next effort.

The Senior Health Insurance Workshop and Expo will be held September 21 at the Miramar Branch Library, located at 2050 Civic Center Place in Miramar from 1 p.m.-4:30 p.m. To register for this free community service program, guests should RSVP to 954-357-8090, Option #3 or visit online at www.friendsofthemiramarlibrary.org

What is the main focus of your prac-tice? We provide full and complete General and Cosmetic Dentistry and Orthodontics

What has been the key to your success? We deliver exceptional patient care in a tender, gentle, loving manner We are honest, focused, and committed

What is your (Dr Trujillo) background? I am the daughter of a pediatric medical doctor In 1990, I graduated from La Javeriana University in Bogota, Colombia and immediately opened a dental office in Cali, Colombia I learned at a very young age and early in my dental career the RIGHT and WRONG things to do in a dental practice In 1994, I moved to the United States in order to become a dentist I enrolled and gradu-ated from the first dental graduating class of Nova Southeastern University in 2000 I worked for several other dentists In 2002, I purchased an office in Pembroke Pines with three operato-ries and went to work full time In October 2012, I opened a brand new 2,200 sq ft facility with seven operatories It has state-of-the-art equip-ment and a spa-like atmosphere

Who are the other doctors in the prac-tice? The other doctors in the practice include: Dr Kristen Igualada, Orthodontist; Dr Charles Adelson, Periodontist; Dr Manuel Pulido, General Dentist limited to endodontics; Dr Edgar Navarrete, General Dentist limited to oral sur-gery; Dr Erika Felix, General Dentist; Dr Carlos Quiliquini, General Dentist; Dr Jaime Rosenzweig, Medical Doctor who is focused on Advance Cosmetic Medical techniques

What kinds of patients are treated in the practice? We treat the entire family, from small children to adults Since we are a family dentist, we focus on the whole family concept

What sets your practice apart from similar practices? The quality of care, respect, educa-tion, personal attention, and dedication from the entire staff is what sets us apart from other practices

Describe your facility? The state-of-the-art dental spa has a 100% paperless patient chart-ing system, a full digital x-rays system, and brand new high quality dental chairs for added comfort and back support during procedures The modern facility is equipped with intra-oral cameras and computer screens with educa-tional videos for a more comprehensive under-standing of the entire dental treatment

Describe your staff. The staff is young, ener-getic, knowledgeable, experienced, well-trained and bilingual Most importantly, the entire staff is committed to each patient’s oral health

What type of implant care do you offer? We offer full complete implant restorations, includ-ing all types of surgical procedures

Who is a good candidate for dental implants? Most adults are good candidates for an implant procedure

What are the advantages of dental implants? If you are missing teeth, you want a solution that is as close to your natural teeth as possible Therefore, dental implants are the best alternative to dentures or bridges With dental implants, you will have greater confidence in your smile, bite and overall oral health Dental implants are very strong because of the method

of placement There is no problem with slippage, which means that you can eat and speak with comfort and confidence Looking at a smile with dental implants is like looking at a smile with natural teeth

Can bridges cause problems? Bridges can present some problems, because the natural teeth that lie on either side of the bridge are filed to accept the appliance This step in the bridge-making procedure may make these teeth prone to bacterial plaque accumulations, decay, periodontal disease, and the possible need for future root canals

What type of cosmetic dentistry do you offer? We offer complete cosmetic

restorations, including veneers and full mouth reconstruction, smile designs, teeth whitening, Invisalign, braces and complete orthodontic treatments

Do you offer Porcelain Veneers? Yes, we do

In between the fun and games of summer camp, and long before school started, nearly one dozen Miramar campers took on an activity of a

very different sort. The youngsters sat down for an eye exam, to make sure they start the school year with perfect vision.

On August 6, the Florida Heiken Children’s Vision Program visited the M.O.ST. summer camp program at Fairway Park, which is funded by the Children’s Services Council. The idea behind the visit of the mobile eye care unit was to offer comprehensive eye exams, and glasses if necessary, for Florida school kids who qualified to participate. The Heiken

Children’s Vision Fund was created in 1992 by the Dade County Optometric Association, and to date it has provided free comprehensive eye examina-tions and eyeglasses to more than 85,000 financially disadvantaged schoolchildren who had no other source for vision care.

Randy Kaiser, the Site Supervisor at the Park, said 17 children qualified for the free exams, while 10 chil-dren showed to actually take part. Now in its second year, Kaiser said it is popular among their families.

“Our parents love it,” said Kaiser.”Some of them don’t have insurance so they wouldn’t be able to take their children for an eye exam otherwise.”

The eye exams were given by Dr. David Popper of Eye Looks in Miramar, who did a thorough check of both the children’s vision and eye health. He said he is happy to make sure his young patients will have the gift of good vision for success in school and their lives. “I do it to help the kids, and give back to the community which I’ve been a part of for 28 years,” he said. Children that were found to need glasses were then fitted for frames, and able to pick up their new eyeglasses a few days later.

For more information on the program, visit http://www.miamilight-house.org/Florida_Heiken_Program.asp

campers treated to free eye exams

Hoping to keep teens moving down the right path, an innova-tive six-week summer program recently wrapped up its latest session, after a summer spent with activity, education and fun. 75 students attended the

program, known as “Hangin’ with 5-0,” for a fun summer experience that was also designed to help them grow and learn from positive influences. The program tar-gets at risk youth between the ages of 11-15, who are referred by school resource officers and guidance counselors. “We do see a big changes in many of them over the six weeks,” said Miramar Police Athletic League Executive Director Scott Hadley, who has led the Hangin’ with 5-0 program for the past eight years.

Now in its 12th year, the program is run through a $15,000 donation from Sunbeam Properties and the Miramar Park of Commerce. Through the leader-ship of Miramar’s Police Athletic League, the campers enjoyed sports, activities, life skills teaching, charity events and field trips, many with an environmental or

educational angle to broaden their horizons. “We try to let them see what’s outside of Miramar,” said Hadley.

More importantly, the program helps to form positive relationships between young people and authority figures in the community. Each camper was assigned to the same officer for the entire six weeks, so they could build a relationship.

“That one officer really gets to know the child over six weeks and also gets to know the parents to see if we help by explaining how we see the kids behavior,” Hadley said.

This year, officers also implemented the Drop Everything and Read (D.E.A.R) program. Students were required to read for a minimum of 20 minutes, at least twice a week. The books had been donated from Silver Lakes Elementary and the Miramar Regional Library.

Many doctors believe that around 80% of learning occurs through a child’s eyes. Since a child’s eyesight may change frequently, consistent

eye and vision care is crucial to a student’s classroom success. Surprisingly, most parents are not including eye exams as part of their child’s back-to-school doctor’s visit line-up. Furthermore, survey results show that over 50% of parents don’t take their child for an eye exam until at least age three. The AOA actually suggests that children receive their first eye screening at six

months, then comprehensive vision examinations starting at age three, before beginning school. Exams should continue to be booked routinely every other year from that point on.

Often the issues a child deals with in the class-room can come from sight difficulties. The number of students who are suffering from undiagnosed vision problems is quite high. Over 60% of students classified as students with learning-disabilities actu-ally have undiagnosed vision problems. Your child will be much better off if you take a proactive role in ensuring your child is seeing properly.

Don’t push off your child’s first vision screen-ing until kindergarten. Pediatricians should perform a dilated eye exam to discover any seri-ous eye problems within the age of two months. Every child should have a complete eye check-up by age five, since early intervention can make a difference. Additionally as a parent, it’s important to see whether your child is reading sufficiently. Generally, kindergarteners are excited to look at books and try and figure out words. Children that don’t read books may be experiencing a vision problem. Before you assume the worst, it’s a good idea to get a vision examination. For a pediatric eye exam in Pearle Vision Miramar, call us to book an appointment.

Remember that the earlier a vision problem is identified and treated, the more likely treatment will be successful. And vision is an essential component for school work. If a child’s eyesight is flawed, increasing visual demands, such as finer print in textbooks or more homework, can considerably change a student’s success. At the same time, new technology in the classroom, such as using inter-active SMARTboards, can also possibly exacerbate less obvious vision issues.

Without proper eyesight, children may suffer not only at school, but also men-tally, physically and emotionally. Before school starts this year, make sure your child’s vision is on par!

To book an eye exam for your child, contact Dr. Michael Chesen at 954-437-9733. Pearle Vision is located at 2909 Dykes Rd., in the Fountains of Miramar Shopping Plaza.

Gait disturbances are one of the most com-mon concerns of parents. Children may begin walk-ing with their feet turned in or out, leaving parents

with many questions. The problem may be coming from any level between the foot and hip. Some deformities occur at one level (i.e. foot, leg, knee, or hip), while others are more complex. Some children may “grow out of it”, while others will not. Newborns and infants are born with their legs bowed and the lower leg turned in relative to the upper leg (medial tibial

torsion). This represents the fetal position of the lower limbs. With the beginning of walking the lower limbs start to straighten as normal physiologic development takes place.

CAUSES ▸ Genetic: Rotational problems often run

in families. When parents and siblings have grown out of it, the presenting child usually will as well.

▸ In utero position during pregnancy may cause the foot to turn in.

▸ Sleeping or sitting postures may not cause the problem, but will delay the resolution of them.

▸ Compensating mechanisms for limb deformities.

▸ Tight muscles and ligaments at any level.

▸ Bone deformities in the hip, femur, knee, tibia, or feet.

EXAMINATION OF THE CHILD ▸ Observation of the child at rest, standing, walking and running. ▸ Checking hip range of motion with the hip flexed and extended. ▸ Checking knee structure and the rotation of the tibia on the femur (lower

leg bone relative to upper bone). ▸ Checking the position of the ankle and the leg bone to determine bone

deformities. ▸ Observation of foot posture to check for curvatures and elevation or flatten-

ing of the arch. ▸ Neurological problems must be ruled out.

TREATMENT ▸ To effectively treat rotational problems, the level and severity of the defor-

mity must be determined. ▸ If sleeping and sitting position perpetuate the deformity, they must be

changed. ▸ There may be a need for casting the foot, ankle and leg (every two weeks)

to put tight ligaments and muscles into a continuous stretch. This may be necessary for anywhere between two and eight weeks.

▸ Physical therapy to improve muscle flexibility and to provide gait training to the child.

▸ In-shoe custom molded orthotics or gait plates to help encourage normal walking. This is especially beneficial in the flatfooted child or ones who are intoed.

▸ Night braces or splinting to encourage and maintain correction. ▸ In rare cases, surgery may be necessary if the problems persist and walk-

ing becomes difficult or if the child continues to fall or trip. ▸ In most cases, continued observation of the child may be all that is

necessary.

cracked heels

Do you suffer from cracked heels? this is a common foot problem sometimes called heel fissures. Often caused by dry skin, cracked heels become more

difficult to treat if the skin around the heel is thick. Many times this is simply a nuisance and a cosmetic issue. However, if the fissures or cracks are deep, they can be painful to stand on, may bleed, and could become infected.

How do you know if cracked heels need treatment?

If the skin is normally dry, has a thick callus which appears yellow or dark brown, and the cracks are obvious- it’s time to do something. Pain may occur with weight bearing. People should avoid wearing open or thin soled shoes, as they will make symptoms worse.

What are the causes of cracked heels?

Some people are pre-disposed to it, because they have dry skin. The callus or thick, dry skin around the heel is likely to crack often due to mechanical factors like the way you walk. Other causes include: pro-longed standing on hard floors, being overweight, open back shoes, and some medical conditions which cause the skin to dry (like neuropathy in those with diabetes, under active thyroid, and psoriasis & eczema).

How can you help the problem?

Self-treatments can include applying an oil based moisturizing cream twice daily, and using a pumice stone to reduce thickness of hard skin. Never use razor blades or scis-sors! There is risk of infection. If you are unsuccessful in self-treatment, see your podiatric physician. Your podiatrist may debride the hard skin, use strapping, prescribe medication, and give advice regarding appropriate moisturizers and footwear.

real eState

As sellers continue to hold the advantage in the current real estate market, For Sale by Owners (FSBOs) are slowly becoming more and more prevalent.

Admittedly, some people are able to sell homes on their own, without the services of a Real Estate professional.

These FSBOs gain exposure by placing For Sale by Owner signs strategically within the area. However, more times than not, code enforcement officers from the City remove the signs within hours of their placement. Many also elect to gain addi-

tional exposure by paying a considerable amount for classified advertising in the local newspaper.

The biggest mistake made by the majority of FSBOs is that they tend to overprice their homes at the onset. Like most homeowners, most FSBOs honestly believe their home is worth more than comparable homes in the same neighbor-hood. Many of the successful FSBO’s are experienced home sellers, while others, who try unsuccessfully, ultimately come to realize that it takes more than placing a sign in the front yard. The ultimate and, if I may say, the only reason why FSBOs try to sell their home themselves is to save on the commission. Assuredly, FSBOs don’t take on the task for the emotional drain that selling a home can bring or for the fondness of the complexity of the transaction from executing the Contract to the eventual closing.

For most home sellers, trying to sell a home as a FSBO is not an option. They realize that they are not real estate experts and simply do not have the time and effort it takes in the preparation and the logistics required in selling a home.

The power of selling one’s home lies in pricing it correctly from the onset. The Multiple Listing Service (MLS) is the second most important (marketing) aspect of selling a home. FSBOs aren’t allowed to list their home on the MLS; only real estate brokers and agents are allowed. FSBOs are also locked out of many real estate search engines and websites that are syndicated through the MLS. The major one, amongst others, is Realtor.com.

In closing, the main reason why many don’t elect to sell as a FSBO is the liability that is involved in the sale of a home. A minority of FSBOs are likely to stumble into legal trouble at some point during the sale. Real Estate transactions are often filled with potential liability for unwary sellers, especially in the state of Florida, which has extensive disclosure requirements. A FSBO who overlooks even one required form or legally mandated disclosure could face a lingering and expensive lawsuit from the buyer long after the transaction closes.

The truth of the matter is that FSBO’s aren’t the true professionals of the real estate industry and are not knowledgeable as to the ever changing Contract and disclosure laws in real estate. With all that is stacked against them, many choose to take the calculated risk for the monetary savings earned from not having to pay the real estate commission.

New federal guidelines have recently taken effect that may give financially pressed homeowners a fresh opportunity to qualify for a loan modification. “HAMP” stands for the Home Affordable Modification

Program, a government initiative to encourage lenders to allow loan modifica-tions with reduced mortgage payments. Here is a summary of the new loan modification benefits:

lower debt-to-income limits – The new guidelines allow borrowers to lower their monthly mortgage payment to as little as 25 percent of their gross monthly income. Previously, borrowers could not qualify for HAMP unless their total mort-gage payment was more than 31 percent of their gross monthly income.

broader debt guidelines – The new rules also take into account more types of debt in evaluating a borrower’s financial burden, such as such as second mort-gages, medical bills, etc. The old guidelines focused solely on what a borrower was paying for their primary mortgage.

rental properties eligible – One of the biggest changes is that the HAMP program is now open to landlords who are struggling to keep up with mortgage payments on rental properties. Properties need not be occupied to qualify, and a single borrower can qualify to obtain loan modifications on up to three properties under the program.

repeat modifications allowed – It used to be that you only had one shot at a HAMP loan modification. If you couldn’t keep up with your payments, you could not reapply for a new modification. Under the new guidelines, borrowers who defaulted on a permanent or trial HAMP loan modification can apply for a new one, provided they’ve been out of the program for at least 12 months.

minimum 10 percent reduction – Under the new rules, all loan modifications performed under HAMP must reduce a borrower’s monthly mortgage payments by at least 10 percent.

principal reductions encouraged - New incentives are being provided to encourage lenders to allow principal reductions on mortgages where borrowers owe more than the home is worth. We have seen principal reductions up to 50 percent of the amount owed, drastic reductions in the annual interest rate, and even waivers of all past due amounts in certain instances.

Navigating through the murky waters of the new HAMP program is frustrating. It is even riskier when there is a pending mortgage foreclosure which could result in the loss of your home prior to completing the loan modification. If you would like more detailed explanations of different options available to homeowners in foreclosure, at risk of foreclosure, or considering bankruptcy are discussed in our new consumer friendly DVD developed by the Arcia Law Firm entitled “Fight for Your Home,” available for purchase on our website, www.fight4yourhome.com. If you mention that you heard about the DVD through this magazine, you will receive a FREE copy during the appointment to discuss your case in detail with a member of our qualified legal team.

If you are struggling to make your mortgage payments, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule your free consultation, or visit www.fight4yourhome.com for more information, client success stories and testimonials.
