Shopping with my four-year-old is kind of like eating soup with chopsticks – incredibly

unsatisfying, maddeningly frustrating, an altogether foolhardy venture. What sane person

does this to themselves, I chastise myself silently, as my son hides behind clothes racks, drags books off shelves, complains loudly of the sudden urge to go to the toilet or throws

himself on the ground shouting, “you’re hurting me Mummy!” when I try to quietly vacate him

from the building. Is it eternal optimism, a short memory or mere insanity that has me heading back to the shops with the child in tow as he

promises, “yes Mummy, I do have my listening ears on today”? Okay, so what has this to do

with property? Nothing really, I just needed to vent, besides it’s Christmas and there isn’t a

parent at the Plaza who doesn’t feel my pain. But speaking of shopping (ah, there is the segue,

I knew I’d fi nd it eventually) this week Jarna Baudinette had a rather more enjoyable

experience window shopping for property. Her efforts were rewarded and she found fi ve

fantastic buys from around the Coast. Head to page 6 to fi nd out more.

We’ve made a list, we’ve checked it twice and here it is – MPP’s

top fi ve Christmas property buys.

It’s the time of year for wish lists, when we all start compiling a mental inventory of the things we’d love to fi nd under the tree on

Christmas morning. However, rather than an iPad 2 or an around-the-world plane ticket, many Sunshine Coast locals spend the holiday period dreaming of a new home.

Whether it’s the summer weather stirring up a desire to live closer to the beach, or the impending arrival of scores of relatives offering a reminder that you’ve outgrown your current house, it seems the festive season can act as a catalyst to get us thinking about our long-term property goals.

First National Maroochydore’s Shane Purssell has been an agent on the Coast for 11 years and says despite the perception that the lead-up to Christmas can be a quiet period for real estate, November through to January has always been a strong selling time. Buyers often want to be set up in their new home by the new year, and

this is especially the case for people relocating to the Sunshine Coast or for families with school-age children.

“I call it the ‘transit time’,” says Shane. “People inspect and buy either right before or right after Christmas, because they’re moving to the Coast so their kids can be in school by February and they want to be settled in before then. It happens every year, no matter what the market is doing.

The only difference is that this year people are getting lots of bargains.”

Shane also deals with plenty of lifestyle buyers, who see Christmas as an opportunity to downsize or to

treat themselves to the beachside unit they’ve always dreamed of.

“I just sold to some last weekend – typical lifestyle buyers from

Brisbane who are sick of coming up and paying for a holiday unit

and would rather own one themselves,” he says.

selling a prestige property on Martins Creek Road, Buderim, and says three of his recent inspections have come from visitors eager to move here in the new year.

“One has been from Mackay, one from Toowoomba and another from Sydney, so buyers do appear to be coming from far and wide,” Tim explains. “And educated investors are fi nally recognising the opportunity that’s available on the Sunshine Coast at the moment.”

This isn’t only the case for cashed-up investors, though. Tim says some prestige properties are

listed at well below replacement value, which means if you’ve always dreamed of owning a high-end property but thought you couldn’t afford one, this Christmas is the perfect time to think about buying. In fact, Tim goes so far as to describe the current season as a “once-in-a-generation buying opportunity” at the top end.

So whether you’re an entry-level buyer thinking of securing your fi rst home, or a more established home hunter searching for the ultimate in acreage or waterfront living, make it your New Year’s resolution to see what the local market has to offer – we’ve put together the following wish list to get you started. And, unlike the resolution to never invite your relatives over for Christmas lunch again, make sure you stick to it. As local agents will tell you, there are plenty of bargains out there just waiting to be unwrapped.

Next Property Group held its fi rst Lights, Camera, Auction event at Maroochydore’s

cinemas last week, and before the show was even over the premiere screening was judged to be a big success. Ten properties were showcased on the night with one selling prior to the evening and two going under the hammer. The agents working on the properties that passed in were kept busy with post-auction negotiations.

On the night auctioneer Jason Andrew said it was the fi rst auction he had held in a cinema but it probably won’t be his last. “The event was a huge success for Next Property Group and their vendors,” says Next principal Loren Wimhurst.

“The experience we delivered was unlike any other multi-auction on the Sunshine Coast,” she adds. “It was great to see us successfully fuse real estate auctions with entertainment.”

The 100 or so onlookers were treated to a fantastic audiovisual display which showed the Sunshine Coast and the 10 properties – which

included an acreage retreat, waterfront residence and family homes – in their best light.

Loren adds, “From the feedback we received, the event was beyond anybody’s expectations – from vendors, buyers, spectators, sponsors and staff alike, this is a great accomplishment for our team.”

Local auctioneers Jason Andrew and Simon Thomas are both in the

running to become the 2012 Real Estate Institute of Queensland Auctioneer of the Year, after being named as two of the four fi nalists vying for the title.

Sixteen auctioneers from across Queensland contested the heats, which were held at the REIQ headquarters in Brisbane last week. The fi nal was held the following day, with Jason and Simon competing alongside two Brisbane-based auctioneers in front of a packed auditorium.

Finalists are judged on all aspects of their auction call, including the property description, their knowledge of the auction contract and terms and conditions, and their ability to encourage continuous bidding.

The winner will be announced at the REIQ Awards for Excellence event on February 10.

While some buyers can spend weeks deliberating the purchase of a home, for the new owners of Mooloolaba’s 24 Yulunga Place, the process took little over half an hour. The property went to auction at 9am on Saturday and agent Trevor Martin from Property Today says his bidders inspected it for the fi rst time at 8.25am. “They had fl own down the night before from Charters Towers,” Trevor says. “Their elderly parents live in Buderim and had walked around the property and checked it out for them beforehand.” Bidding opened at $500,000 before auctioneer Gordon Macdonald from Jason Andrew Auctioneers sold the home under the hammer for $901,000. always wanted to do something on the Sunshine Coast,” Susan tells MPP. “A friend of ours took us to the Tanawha golf course because he had to pick something up from there and he mentioned that it had been for sale.

“So we had a look at it, and decided we could raise the money by selling our house in Sydney because we owned an acre overlooking Pittwater.

Susan adds, “I didn’t play golf. In fact, I had never played golf.”

Susan and John are now set to sell their investment, but they have never regretted making golf their life for the best part of a decade. The couple has successfully managed the business, which consists of a challenging nine-hole, par-three golf course incorporating sand bunkers and a creek, two

all-weather tennis courts and a pool, a cafe and pro shop with liquor licence, and an outdoor function and barbecue area. And they did this on their own, with one casual staff member.

“We bought the property knowing John could do all the outside work because he had a big landscaping business in Sydney and I had the retail experience,” Susan says. “It is a seven-day-a-week job

for just the two of us because you have to have someone on site all the time, but I still managed to get my own jobs done in between, like cooking and washing.”

“We initially started looking into the value of the house and the land, which is what you do when you are looking at pricing a property,” RealWay sales consultant Margaret Deighton tells MPP. “And then we looked into what it costs to set up a golf course and it costs a mint, so this is actually very cheap when you consider how expensive it is to build a golf course.”

Margaret believes the business would prosper under the management of someone who has a passion for golf or a sporting profi le. She envisages a new generation of Greg Normans evolving from Tanawha.

“You know how ex-footballers throw their time into the community, teaching children and things like that,” Margaret says. “I think it would be amazing if a retired golfer bought the property and continued the passion by teaching people to play golf, and running golf schools for children.”

Tanawha Valley Golf and Tennis has already established a strong connection with the community. It

provides golfi ng lessons to the public, including the local school children, and hosts social functions and charity golf days for organisations like the Cittamani Hospice Service. Private morning teas, birthday and Christmas parties, and corporate sporting functions, also make for a busy events calendar.

There is also a strong demand for wedding functions which, says Susan, is a side of the business that could be developed further given the venue’s idyllic surrounds, which are home to a variety of wildlife. “Sometimes we have koalas in the trees that hop between us and the botanic gardens next door,” Susan says. “We also have a resident deer which wanders around the gardens at sunrise and sunset.”

And while John and Susan will miss many things about the golf course when the time comes to move on – including the easy access to three rounds of golf each week – they will never forget the friendships they’ve formed.

“There is always a familiar face on the fairway and we have a very active social club here,” Susan says. “We have absolutely loved it – especially the people that we have met over the years.”
