DETAIL

It’s something you’ve probably heard, or maybe said yourself, about Nantucket’s architecture: It all looks thesame. While true that gray shingles predominate, it’s not the case that the island is without variety. Take a closer look — a walk along India Street or through the heart of Sconset — and you’ll find a different story inthe details, those finer exterior features that set seemingly similar buildings off from one another. With theHistoric District Commission regulating building projects, those details must fit with historic precedent and situational appropriateness. Regulation, however, doesn’t have to mean restriction.“Practicing on the island canbe challenging,” said Matthew R. MacEachern, principal at Emeritus Development, “but working in such a paradigm makes you perfect the palette you have to work with.”

y his own estimation, LymanPerry has been involved inbuilding about 200 structureson the island in the last 50

years. He’s been around longenough not only to develop adistinctive style, but also to

interpret a client’s sense of a homeinto an actual building.That sense

often comes in the accumulation of subtleties, which in turnform an impression.

“Generally, clients look a house and say, ‘I really love thathouse,’ without being aware of all the little details that gointo it,” Perry said. “Sometimes clients aren’t even aware ofwhy they like a house.”

What they like — in addition to the site of the buildingand its macro-features — are the details, whether the porchthat brings the structure’s scale down or the half-round win-

dow over the front door evocative of the palladium windowof the past.

Fashion, however, can have its drawbacks, Perry said.Take,for instance, the chimney pot, which extends two to threefeet above the chimney.

“At one point, people got enamored with them,” Perrysaid. “They seemed to make sense as a way to keep waterout, but when the wind blows, the whole chimney acts like apipe organ.”

And if you’re after a more romantic embellishment — thewidow’s walk — you’d do well to call the feature by its prop-er name, the roof walk, and you might not need it at all.

“It’s a misnomer,” Perry said. “It’s an old tale about wiveswatching for their husbands out at sea, but it was really a wayto go up and dump water down the chimney.

“Now, they’re great when you’re looking to buy a houseand when you’re trying to sell a house, but you don’t use itmuch when you own the house.”

The recently renovated trim work on this Darling Street home’s door frame is reminiscent of a more traditional style.

A lot of the embellishment comes down to trim,MacEachern says. He points specifically to rakes — the tri-angular trim piece at the gable end of a wall — and eavedetails, which can be found at their richest in the early 19thcentury buildings in the downtown area.

“What on the surface seems very simple becomes verysophisticated the closer you look,” MacEachern said. “A lit-tle trim detail can change the whole look of the house.”

Trim details aren’t limited to the downtown. In morerural settings and in ’Sconset, trim becomes less formal, butno less interesting. Flying rakes or exposed rafter details,which have otherwise been covered, aren’t, with the resultbecoming part of the architectural detail. The flying rake,which is built out as much as a foot from the end of the wall,can greatly enhance a building, MacEachern said.

“It creates a sense of depth and layering with the archi-tecture,” he said. “It can create shadow lines and can ani-

mate a building along those lines.”~

Architectural style depends heavily on a building’s physi-cal location.What’s appropriate for downtown may not befor Surfside or Polpis or Madaket. In turn, what’s available toarchitects is most often determined by where on the islanda particular plot of land lies.While one might expect the his-toric core to pose greater restriction than areas outside it,that’s not the case, said Chip Webster, principal of ChipWebster & Associates.The reason comes down to history:Precedence takes precedent.

“In town, there’s everything from the 1700, 1800s and1900s. If, for instance, a client wants a Victorian house,there’s precedent for that,” Webster said.“When you get tothe outlying areas, where you’d think you might have moreflexibility, there’s paradoxically less flexibility.”

a more relaxed look insuch areas – “as in a farm-house that looks like it’sbeen added to over time,”Webster said.

Environment, as muchas region, goes a long wayin informing a building’slook. And architecturaldetail — the level of it andits type — is heavilydependent on site onwhich the structure is built.

“You want to take fulladvantage of the site envi-ronment,” said CarrieThornewill of ThornewillDesign. “You enhance thearchitecture through thebuilding site.”

As an example,Thornewill referenced ahome her firm built inMadaket. There, she said,detail became an issue ofmassing in the beachsideenvironment. “The low-lying natural landscapemeant the home was hun-kered down in the site asthough it were among thedunes.”

~Just as it’s important to

situate a building in itsphysical context, it’s alsoimportant to do so in itshistorical context. Thatholds a particular value onNantucket, which was des-ignated a national historiclandmark in 1966. Owninga building on island alsomeans owning a piece ofhistory.

incredible collection of architecture,” said Michael May,executive director of Nantucket Preservation Trust.

NPT was founded in 1997. It gained attention with its“Gut Fish Not Houses” bumper stickers in response towhat its members saw as a growing problem: the loss of his-torically significant interior architectural features. It’s not aregulatory body, but as Mays says,“we keep on repeating ourmessage of encouraging proper restoration.”

“We try to show people that you can retain historicelements and still have a modern house,” Avery said.

That’s not to say that homeowners should leave every-thing intact. NPT offers direction, like with those old woodfloors – too much sanding and you’ll lose that lovely patina;or that plaster wall with what looks like a defect – there’s

more historic character there than a generic replacement.No group does a better job of helping to tell a building’s

story than the Nantucket Historical Association.The NHA,which was incorporated in 1894, has acquired an extensiveportfolio of 22 island properties, ranging from the bare-essential Oldest House to the stately Hadwen House.

These buildings and others survive becauseNantucketers protected the past, partly for economic rea-sons and partly because of tradition, the NHA’s Director ofHistoric Properties Mark Avery said.

“On the mainland, houses might be torn down, but onNantucket, nothing was torn down,” Avery said. “Nothing’swasted here.That’s a big part of the Nantucket psyche.”

that as architectural stylesprogressed from Quaker toFederalist to Greek Revivalto Victorian, the testamentsto these building periodssurvived. “We have one ofthe best-preserved pre-CivilWar towns because of it,”Avery said.

Preserved within theseproperties are the architec-tural details that have cometo be codified: frombalustrades on roofs to trimembellishments to columns.Imported from the mainlandand beyond, those featuresand others took on aNantucket aspect, Averysaid. Islanders then adapteddetails to suit their environ-ment.

The prime example,Avery said, is cedar shinglesas opposed to painted clap-boards, the former provingeasier to maintain in theisland environment.“That’s atrue Nantucket architectur-al style — and it was bornout of practicality of livingon the ocean.”

~The Historic District

Commission likewise wasborn out of practicality. In1972, Town Meeting Dayvoters approved a measureto extend the historic dis-trict island-wide. The movegave the HDC, which cameinto existence in 1955, theauthority to regulate build-ing projects from Madaketto Sconset and everywherein between.

Why the need? HDC Administrator Mark Voigt points tothe commission’s authorizing legislation for the answer: Itwas for the economic benefit of the island that theNantucket’s architectural history be safeguarded. Theisland’s look, it was recognized, helped promote its econom-ic well-being.

“We wouldn’t be doing this if there wasn’t a bona fideeconomic benefit to protecting historic buildings and theirsurroundings,” Voigt said.

Those buildings,Voigt said, can be considered “America’slargest antiques.” In that context, “you wouldn’t take some-thing so spectacular and be cavalier with it.”

For the HDC, job No. 1 is making sure that projects areappropriate for a given location, that they blend in with sur-roundings as a means of maintaining continuity. “We can’tcheck every project to the nth degree,” Voigt said, “but wemonitor them to make sure nothing’s out of whack.”

In that sense, “exterior detailing is driven more by theHDC than it is by the client,” Webster said. As a result,Webster said he’s more drawn to the classic, shingle stylebuilding.

“The reason being: The shingle style time period is themost appropriate for most projects on Nantucket, and it hasa lot of latitude in fenestration and some of the other detail-ing,” he said, adding that shingle style buildings can rangefrom formal homes on the Cliff to more “relaxed” houses inoutlying areas.

So, is it a challenge to work with the HDC? The answer’ssimple, Perry said.

“It depends on how big your ego is, and if you feel trou-bled by it. There are certain limitations, yes, but you takethem and you work with them.”

recent years has been dampened by the recession. It wasreported recently that only 26 permits for new-home con-structions have been issues by the Building Department thisyear.More than that,what homeowners are pursuing in bothnew buildings, remodeling projects and restoration is trend-ing to quality over quantity.

“We’re still seeing a similar number of applications, butthe dollar volume or the value of those applications hasdropped significantly,” Voigt said.

The one feature bucking the trend is the swimming pool,applications for which have increased slightly, Voigt noted.“That mimics the information we’ve been getting – thatwhen renting properties, Realtors say that it may be moremarketable to have a pool, in the same way that it’s mar-ketable to upgrade the kitchen or the bathroom.”

Thornewill has noticed a increasing interest amongclients for multi-function spaces.“It’s part of taking advantage ofthe building site,” she said.“People are looking for a more con-cise use of space, for adaptability from one space to another.”

That may mean a guest bedroom that doubles as anoffice, a more informal dining area or better use of outsidespace, specifically as entertaining areas – “something peoplehave always wanted,” MacEachern said.

“Eight years ago, we were designing spaces that might beused once a year, if that,” he said.“Now clients are forgoingthat.They don’t want the formal dining room, per se.Whatthey want is usable space.”

Regardless of the function of space or the details thatmake a building unique, the primacy of land persists, Perrysaid.“The most important thing is the site, the piece of land.The house becomes a better way to appreciate the site.”

So too are the buildings a way to access and appreciateNantucket’s unique history.

“Every house has a story,” Mays said.“The worn step, theshadow in the plaster – it’s almost like an archaeological dig.Those elements can tell you so much about the history andthe people who lived there before.” �

There has been talk recently of signs pointing toa national recovery. What's your take on whenwe'll feel the full and lasting effects of any recov-ery on Nantucket?

The construction industry here had such a boomthat I doubt we'll see that level of activity in the nearfuture. Tourism will fare better here in the near term,and as the world economy stabilizes, so will the Islandeconomy. I'm optimistic about 2011.

What is your prognosis for the market for thenext several months? Any predictions for nextsummer?

The mid-term elections will certainly play a part inshaping the national and global economy. The finan-cial markets don't like uncertainty and I feel we willsee further stabilization after November.

What kind of properties are selling now? I think the buyers today, in all price ranges, are

seeking out the value in Nantucket real estate.

What neighborhood(s) do you think is/areundervalued now? What neighborhood(s) doyou think best retain its/their value over time?

Financing issues have probably hit hardest at thelow end of the market where, in the past, almostanyone could get approval for mortgages. This hasbecome most apparent in some areas usually con-sidered “year-round” residential areas. I believeproperties with close proximity to the shore as wellas town tend to be more resilient in holding value.

Are you seeing any movement in the sale ofland, either up or down from previous years?

Speculative building, the real driver in the sale ofraw land in the past, has declined considerablythough there are always individuals interested innew construction.

Over the next few months, it will prob-ably be the best opportunity to get a gooddeal on Nantucket. It is still a buyer’s mar-

ket and the properties that are going tocome up for sale are most likely already onthe market. If you want to get a great deal,next summer may be too late.

What kind of properties are selling now?

Waterfront properties have been strongthis summer, and the best properties withthe most competitive price points in anygiven neighborhood are also selling.

What neighborhood(s) do you thinkis/are undervalued now? What neigh-borhood(s) do you think best retainits/their value over time?

The local neighborhoods are underval-ued at this time. This is certainly the best

time for local buyers to get into themarket that I have seen in the past 30years.

Are you seeing any movement inthe sale of land, either up or downfrom previous years?

Land sales are certainly better thanthey were last year and builders arestarting to get back into the market. Inmy opinion, there probably has neverbeen a better time to build onNantucket and spec projects that startat the bottom of the market tend to bethe most successful over time.

The Nantucket market is susceptible tonational macro economic events, the same aseveryone else. However, the island real estatemarket tends to move quickly as the econo-my improves. Assuming a solid recovery,which today is a nervous assumption, weshould see a solid increase in buying.

What is your prognosis for the marketfor the next several months? Any predictions for next summer?

This market is in a steady recovery rightnow. Our forecast for next summer hingeson the economy. If the economy is expand-ing and recession fears are gone, then Iwould predict a very strong selling season.There is a lot of pent up buyer demand. If

that occurs prices will firm up as invento-ries start to shrink.

What kind of properties are selling now?

The market has largely been dominatedby the under $1.5 million price range. Asof August 31, 73 percent of the propertiessold have been under $1.5 million, yet only48 percent of all listed properties are listedunder that price. There have been severalsignificant eight-figure transactions andcurrently there are two listings priced over$20 million that are under contract. Theactivity in that very high end is good signof an improving market.

What neighborhood(s) do you thinkis/are undervalued now? Whatneighborhood(s) do you think bestretain its/their value over time?

The weakness is defined by price rangeas opposed to location. The $2 million to$6 million range has shown the mostweakness. The strongest locations arealways the best locations and Nantucket’sbest locations are waterfront. But eventhose properties have seen price declines.

When things are as bad as they were in2009, every location sees price declines.Hence there are lots of good values in alllocations.

Are you seeing any movement in thesale of land, either up or down fromprevious years?

Year to date land sales are up 91 pert-cent. That said only 11 lots sold last year bythis time. Still, the year over year gain isexcellent. An interesting note is that landsales hit a peak in 2004 with 147 transfer-ring. Since then the number declinedsteadily to 32 lots sold last year. Thisdecline has something to do with the econ-omy but also represents a fundamentalchange in the island market. The last 30years of rapid growth has come to an end.Land inventories declined significantlyfrom the peaks in the 1990s as subdivisionactivity started to decline. Even in thisrecession there has not been much of aninventory expansion and I would notexpect much change in that trend in thecoming years.
