island commercial area speaks to Nantucket’s grad-

ual return to a cautious, yet healthy building trades

environment.

Across from Stop & Shop on Sparks Avenue,

Marjorie Locke Noonan is re-developing the On Island

Gas property at 34 Sparks Ave. by adding a new 1,500-

square-foot gas station building, more fuel pumps and a

drive-thru shelter over all the pumps. She is also mak-

ing use of her formerly vacant adjoining lot at 30 Sparks

Ave. by building two, two-story commercial-residential

structures at 2,700 and 1,400 square feet in size.

At 34 Sparks Avenue, Noonan is building a two-bay

automobile service garage behind the existing gas sta-

tion, and a one-and-a-half-story building — which will

also contain a storage space and two-bedroom apart-

ment on the second floor. When this building is com-

devoted compassion for the joys and

challenges that come with childhood

development.

“It has helped so many kids with their

learning and self-confidence,” she said

of the school’s branch for sixth, seventh

and eighth grades that opened two years

ago in leased spaces at St. Paul’s Church

parish house. Gail spares no effort to

bring in community residents, from

artists to scientists to shopkeepers, who

all contribute to the children’s learning

process in diverse and vital ways.

“People are so gracious here,” she

said. “They all pitched in. It was a huge

group effort to make it work for the

kids.”

Gail is married to Charlie Clark,

Head of the Lighthouse School. They

were high school sweethearts who only

drifted apart for a short time before

finding each other again midway

through college. She studied early edu-

cation at Bethany College in West

Virginia and attended graduate school at

Butler University in Indiana. In 2010,

the couple moved here from Florida

where Gail was teaching fourth grade.

They were already comfortable with life

on an island after spending part of the

summer on Martha’s Vineyard for more

than two decades.

“It’s quaint. It’s lovely,” she said of

Nantucket. “Beaches to walk on, and

nature.”

She was attracted to the Lighthouse

School because it has a developmental-

ly based model and makes it a priority

to understand children for who they are

as young people and respect them for

their individual qualities.

“Knowing them inside out is very

important,” said Gail, explaining her

personal philosophy on teaching. “The

respect of the child is very important as

to what kind of learner they are and to

appreciate their way of learning and

understanding. In order for a lot of that

learning to take place, they have to be

okay socially, emotionally and physical-

ly before the intellectual will really

blossom. So, we address all those needs,

not just the intellect.

“It’s just important to know them

inside out to be able to provide what

they need. I feel a partnership with par-

ents is important to put together all the

pieces of the child. I think it’s important

that (children) know the world around

them and where their place and respon-

sibility is in that environment.”

Gail is far from strictly an adminis-

trator. She teaches sixth, seventh and

eighth grade English and sixth and sev-

enth grade science. As Director of

Education, she maintains constant con-

tact with community members who pro-

vide educational contributions and with

parents, along with holding meetings

with other teachers to discuss what will

be presented in classes and how to

adjust and improve those offerings.

“After the middle school gets estab-

lished — it’s just a baby — who knows

what the dream will be next,” said Gail.

School lets out for summer break in a

few days, and Gail is looking forward to

the traditional jaunt with Charlie to the

Vineyard beach house that fills with won-

derful visits from their three children and

five grandchildren. The vacation time is

fleeting, but that’s just fine because Gail’s

“Nantucket kids” and her work with them

hold a special place in her heart.

“July is all family time on Martha’s

Vineyard, and then it’s all gearing up

for school.”

The diesel pump will be sited at the back of the new

building.

The two buildings at 30 Sparks Avenue — one of

which is being built now, with the other’s foundation

being prepared — will be the requisite mix of resi-

dential and commercial uses under one roof. Each

building will contain retail on the ground floor with

two-bedroom apartment on the second floors. As of

May 29, the retail uses had yet to be determined.

Both properties, within Nantucket’s Mid Island

Planned Overlay District, met the requirements of the

MIPOD including five-foot front setbacks, parking

behind buildings and employee housing; however 34

Sparks Ave. required a waiver, said Snell.

“I believe they did receive a waiver from the max-

imum front yard set back and the reason for that is we

needed to make room for a multi-use path,” Snell

said.

This bike and pedestrian path running in front of

the two properties will connect the path as it enters

Nantucket Auto Body’s property from the west and

connect with the path coming from the east of 30

Sparks Ave. Also, Noonan, acknowledging the time-

honored used of 30 Sparks Ave. as part of a cut-

through path from Allen’s Lane and the residential

area south of this lot, is granting a five-foot wide

pedestrian easement over this lot to allow that path to

continue to exist.

Noonan is not the first to the shake the grip of the

economic downturn in the mid island area. In 2011,

Dan’s Pharmacy moved from its Bayberry Commons

location to a larger space at 110 Pleasant St. Also in

2011, the Green opened in the former Nantucket

Bagel Company space at 5 West Creek Road. And

although nothing came of it, Atlantic Development of

Hingham, Mass. showed what was possible that year

when it bought 51 Sparks Ave. from the Joan Craig

Trust and, for the 2.7-acre vacant lot between Sanford

Road and the Nantucket Boys and Girls Club, sub-

mitted a sketch plan to the Planning Board for a

roughly 20,000-square-foot building proposing to

build at the southwest corner of this lot. The two-

story structure would have contained one or two retail

uses on the ground floor and possibly seasonal

employee housing on the second.

This early proposal, which the Planning Board

approved in August 2011, also called for two other

commercial buildings with similar uses at the corner

of Pleasant Street and Sanford Road, and at the

northern corner of the lot on the Pleasant Street side.

Also shown on this sketch plan were 10 small

shack-type commercial structures, five along

Pleasant Street at the lot’s northern corner and five

right at the corner of Pleasant Street and Sanford

Road, which Atlantic Development proposed to

attract more walking traffic.

The developer, howver, could not secure enough

interest from potential tenants for the space offered.

In the fall of 2011, Stop & Shop signed a long-term

lease with Atlantic Development,to eventually build a

separate expansion space for its main island store at

31 Sparks Ave. that would include more inventory

storage space and retail space.
