TODAY’S CONCERN IN REAL ESTATE.

Around 77,460 apartments remain unsold in Mumbai, Thane and Navi Mumbai region, says a recent survey from property consultant JLL India. This raises the question: why real estate prices are not falling in Mumbai.

Ashutosh Limaye, national director (research) at JLL India, had an interesting observation to share: only 3.35 per cent of this inventory in Mumbai is actually completed or ready for possession.

“That means buyers who do not want to take the risks of construction delays or approvals delays and developer’s financial risk, have little projects to choose from. This is the answer why property prices are not coming down,” he said in an interview with NDTV Profit.

Mr Limaye also said buyers have shown a big change in their behavior towards property purchase.

He cited another factor why residential prices are not falling in Mumbai. “The inventory of 77,000 flats translates into 30 months of inventory, which is very high. But from a developers’ perspective, it will take will take 30 months anyway to complete the projects. That means by the time the developers are completing the project they are able to sell them,” he added.

CIVIL WORK

• Structural work is complete up to 56th level in both Towers and internal finishing is 80% complete.

• Structural work of the swimming pools and the jogging track at the three level valley podium garden on level 8 and 9 is complete.

• Facade painting of Tower A with Sigma Paints (Holland) is complete up to 51st level.

• The building facade work is progressing steadily and will be completed shortly.

INTERIOR DESIGN

• Exclusive drop off area at the main entrance is exquisitely done up and ready to welcome the guests.

• 80% marble flooring work in the Sky Villas is complete in Tower A and 60% in Tower B. • Granite work of deck railings has been completed up to 38th level of Tower A. • Dry balcony’s tiling work is done up to 48th level of Tower A; also 50% of the granite work is complete in this area.

• Flooring work of lift lobby is complete up to 34th level in Tower A and 38th level in Tower B. Also 50% marble dado work has been completed in lift lobbies of both the Towers.

• Overall fire safety system installation, including sprinklers and fire hydrants, has been complete up to 48th level of Tower A and B. • Light fitting installation from basement to 6th level podium has been completed. Apartment deck area light fitting is complete up to 38th level of both the Towers. • Water supply installations are completed in the internal toilets and kitchen, up to 48th level in Tower A and Tower B.

• Bus duct (an electric conduit) has been installed in electrical shafts of Tower A and B from basement panel room to 48th level for transmitting substantial electricity.

• Drainage pipes are installed and functional up to 48th level in both the Towers.

• Testing and commissioning of water tanks with piping is complete in both the Towers.

• All the mechanical, electrical and plumbing work of lift lobbies is complete up to 48th level in Tower A and, 38th level in Tower B.

• Fire fighting/water supply system with installations of pumps has been commissioned up to 38th level of both the Towers.
