ANNUAL ASSESSMENTS
All homeowners receive two required annual assessments each year. One from the
Recreational Association (OLRA) and one from their respective homeowner
association (NLHA or ROHA)
OLRA ASSESSMENT
The 2019 annual assessment from the Oaks Landing Recreational Association
(OLRA) were mailed to all homeowners in late January and is
due by March 1, 2019. The total for the assessment will be $352
ROHA and NLHA ASSESSMENTS
Newport Landing Homeowner Association (NLHA) and Remington Oaks Homeowner
Association (ROHA) mail annual assessments to their respective residents. Please
contact your homeowner association with any questions concerning these
assessments. Contact information can be found on the back page of this newsletter.
ROHA is working with City Village and Tax for collection of assessments. All
payments need to be mailed to them. The clubhouse can not take payment.
OLRA ID CARDS - NO CHARGE
From January 1st until March 31st, you can replace your lost or misplaced OLRA ID
card at no cost. After March 31, there is a charge of $5 per ID card. Residents
are required to have an ID card to use the recreational facilities.
SNOW SHOVELING and WINTER SNOW REMINDER
If you would like to email the clubhouse your contact information, we will provide it
to residents who call the clubhouse needing snow removal.
Following snowfalls, please remember to park cars in driveway to allow snow
plows easier access to clearing our neighborhood roads.

Managers Notes:
Don’t forget to complete the Owner/Resident Information Form on the reverse side
of your annual assessment invoice. This information is required each year in order to
issue ID stickers to family members living your household. Email addresses are used to
send you the monthly newsletter. Information you supply on this form is kept
confidential and email addresses are not shared.
Your annual OLRA assessment funds the Recreational Association facilities. The
clubhouse is here for you to enjoy and is open 361 days a year. We hope that you use
the clubhouse to workout, host meetings and reserve for rentals and swimming will be
here before we know it.

Clubhouse Rentals
Too many relatives and friends to host your party at home? The clubhouse is available for rentals 365 days a
year, even on holidays! You can view our rental calendar at www.oakslanding.org or by calling the clubhouse
at 636-225-2183. Rentals made prior to January 1, 2019 will receive that previous rental rate stated on their
contracts. The clubhouse only accepts checks for payment.
As of January 1, 2019 the clubhouse rental prices are:
A deposit check of $150 is also required per rental.
A minimum of 4 hours is required for all rentals. Set up and take
down time are included in the 4 hours. If additional time is needed,
appropriate rental fee applies.
For example, if you reserve from 11am – 3 pm, you may begin set up at 11am and
you must be cleaned up and out by 3 pm. We need one hour for our staff to clean
between rentals so please make sure you give yourself enough time. Thank you in
advance for your consideration of the rental following yours in this new process.
NOTE: Only members of Oaks Landing Recreational Association may rent the Clubhouse and
members must be present during the entire rental time
Monday - Thursday $25 per hour
Friday - Sunday $35 per hour
Holidays $45 per hour
Non Profit Organizations - require a $25 deposit check
$15 for 2 hours and each additional hour is $10.

OAKS LANDING RECREATIONAL ASSOCIATION BOARD MEETING MINUTES
January 28, 2019 ANNUAL OPEN MEETING: Chuck Schwarz called the board meeting to order at 6:30 PM Attending:
Chuck Schwarz - President Frank Roberts – Vice President (New position) Bill Wiles – Secretary (New Board Member) Bryan Lucas – Board Member (New Member) Clubhouse Manager – Julie Myers Assistant Clubhouse Manager – Diane Nahn (Outgoing) Tina Lewis – Assistant Manager (new hire)
Open Session Discussion Items The meeting began with introductions of the new board members and newly hired assistant manager. The
board would again like to thank Diane for her efforts on behalf of the Association. The open session discussion included; A/ The mailing of the assessment letters has been completed B/ An increase in pay to some of the current young staff members was approved
C/ The contract has been signed with Unique Pool Management as the new pool management company for 2019
D/ A question was raised about whether Unique would offer training in customer service to the life-guards. The contract with Unique does allow for the dismissal of any ‘incompetent or uncooperative’ personnel.
E/ There are almost 30 file boxes of sign in sheets, concession receipts, and miscellaneous documents that will be shredded and recycled. Prior to this action the clubhouse manager and assistant will review the documents to help avoid losing anything required for record keeping.
F/ In addition, we will be selling a popcorn machine some other equipment that is no longer used by the Association.
Financial Overview Sam Crossen (current treasurer) and Don Eatherton (incoming treasurer) were not present at the meeting. The Board would like to thank Sam for his efforts to protect the finances of the Association as treasurer over the past few years and welcome Don as the new treasurer. Financial Update:

Assessments:
• Were mailed to residents on 1/17/19 Assessment payments are due March 1, 2019 and considered delinquent after April 1, 2019. Any resident who has not received their 2019 OLRA assessment should contact the clubhouse Clubhouse:
• Tina Lewis was hired as the new Assistant Manager and her first day was 1/25/19. Diane’s last day is 2/7/19.
• John Cole started as the maintenance man this month.
• Emailed the signed pool contract to Unique Pool Management for 2019 season
• 2018 Sales tax return was mailed 1/10/19
• 2017 Corporation taxes mailed 1/7/19 Personal Property Declaration mailed 1/10/19 General:
• Beetz Plumbing augured upstairs women’s restroom, toilet is working properly. ($156.25) They also re-paired the leak on the backflow assembly, they found the watts device leaking at the relief assembly and ordered parts and repaired. ($1,155.90)
• Westport pools replaced automatic cover pump and switch ($588.45)
• Total usage in Fitness Room for 2018 was 5061 December Clubhouse Rentals

Jan Pro started their cleaning contract on 1/21/19 with the first cleaning
Closed session

Photo IDs Please remember residents must have their OLRA ID with them when using any of the Recreational Association facilities. If you have not had a chance to get your ID, stop by the
clubhouse to have one made. In most cases , ID cards can be issued while you wait. You will need to pro-vide proof of residence in the form of a current driver’s license. ID cards are provided free of charge from January through March. After March 31, there is a charge of $5 per ID card. Weight Room Rules
Children under the age of 18 must have a signed parental consent form on file in the
Clubhouse office to use this equipment. Minimum age to bring a guest is 14. Parental
Consent Forms are available in the Clubhouse office. Parents, please stop by to sign one for
your child. Residents, 18 and older, are welcome to bring 1 guest per visit to the weight room. This past year,
our workout rooms have been used over 5,000 times.
Office Services Don’t forget the clubhouse offers affordable and convenient office services to our residents. Stop by and have your document copied, faxed or laminated. See below for pricing details.
Wireless Internet Availability
Need to get some work done outside of the office? The Clubhouse Wi-Fi has you covered.
Stop by the office to sign in and get the password, then relax in the rec room as you surf
the “Net”.

2019 Newport Landing Assessment Due - No Increases
The 2019 Newport Landing Homeowner’s assessment bill has been mailed. Payment is due February 1st, 2019. All assessments received after February 28th must include an additional $25.00 late fee. Your assessment pays
for essentials like trash pickup, street lights, insurance and common ground maintenance.
New trash and recycle contract – New Trash Carts
Each home should have received 1 Waste Management Trash Cart to use at no cost as part of our new contract. Please start using this Waste Management cart for trash along with your recycling cart from St. Louis. By stand-ardizing the trash carts, it will help keep our Trash Contract costs down, as they can use the pick up arm on the truck to pick these up, speeding our trash pick-ups. 3 seasonal yard waste pick ups only on the last Wednesday
of April, July, October, Limit of 5 bags/cans
Please consider serving on your NLHA and OLRA Boards
The neighborhood is at the point that if we do not have residents to fill these positions, the Newport Landing Indentures require St. Louis County to fill them with Non-residents at a COST to our neighborhood. This will likely cause an increase in our assessments. Another option is to hire an outside management company to come in and
take over these duties, again as an added cost to our residents.
We need 8 volunteers to represent our neighborhood fully. Ideally we need to have Trustees serve 3-year terms then turn over to a new Trustee. We continue to have a difficult time finding residents who are willing to de-vote a small amount of their time to keep Newport Landing a great place to live. These Trustees also appoint the 3 OLRA representatives from our neighborhood. It is important to the subdivision that our boards are staffed. It would be great if someone from each household would fill one 3-year term while they live here. Newport Landing Annual Open Meeting The next open NLHA meeting is Wednesday, February 6th, at 6:00 PM. All Newport Landing residents are encouraged to attend. The 2019 Budget will be discussed. If you have exterior changes that need to be considered, or any other business you do not need to wait for a meeting. Newport Landing the past 10 years
We want to thank our many neighborhood volunteers that have served on the NLHA and OLRA boards, along with the volunteers that have helped with keeping Newport Landing a premier place to live in Fenton. -Additional Stop Signs added at Atlantic Crossings for safety -Additional Street Light added on Piedras Parkway for safety -2 Park Benches added at the pond -Use of Nextdoor Newport Landing neighborhood site -20 trees planted around the pond and at the front entrance -Pond fountain electric moved to a new Bulletin shelter -Updating of entrance monument and landscaping -Repairs to the dam and overflow outlet at the pond -Upgrade to LED lights at entrance monument -Conversion to all LED streetlights (2019)

is not parked inside your garage.
Dog Doo!
PLEASE remember to take along a plastic bag with you when you walk your dog! We have received a number of complaints on the failure of some residents to pick up after one’s dog on another resident’s
property.
Winter Tip
With freezing temperatures ahead, remember to remove your garden hoses from outside spig-
ots to keep them from freezing and reduce the chance of having ruptured water pipes inside.
Frozen Newport Landing Pond
Parents, PLEASE remind your children that play on the frozen/partially frozen pond - including walking/
biking on the ice, throwing snowballs at geese and playing hockey - is prohibited and dangerous!
On a similar note, pet owners should exercise special caution to keep cats and dogs away from the water’s perimeter.

“What Do All of These Acronyms Stand For?”
ROHA, NLHA, OLRA: What You Need to Know
1. So, what do the acronyms stand for?
ROHA — Remington Oaks Homeowners Association
NLHA — Newport Landing Homeowners Association
OLRA — Oaks Landing Recreational Association
2. What does each association actually do?
ROHA governs the Remington Oaks and Chestnut Pointe neighborhoods (AKA the “tree-themed” streets), and
NLHA governs the Newport Landing neighborhood (mostly “sea-themed” streets on the other side of
Hawkins). Homeowners belong to ONE of the two organizations based on their address. OLRA governs the
Clubhouse, swimming pools and tennis courts.
3. Can you give me a refresher on the annual assessments?
Each resident receives two assessments each year: one from either ROHA or NLHA, and one from OLRA.
The OLRA assessments are mailed in late January and are due March 1 each year.
4. What, exactly, do the fees cover?
ROHA fees cover common ground maintenance (including Lake Remington), main entrances maintenance,
insurance and streetlights for the Remington Oaks and Chestnut Pointe neighborhoods. NLHA fees cover
trash pickup, common ground maintenance (including the Newport Landing pond), main entrances
maintenance, insurance and streetlights for the Newport Landing neighborhoods. OLRA fees fund Clubhouse
maintenance, insurance, swimming pools, tennis courts, fitness rooms, and Clubhouse-sponsored neighborhood
activities.
