Despite the sluggish property market, UEM Sunrise has had its fair share of achievements in 2016. We kept growing and enhancing our fundamentals and reinforcing our strong foundations with the extensive portfolio of properties currently underway.

Contribution from the Southern region has been encouraging and we are seeing growing interest on the residential component of Almãs at Puteri Harbour on top of the continued interest on Melia Residences, both of which are expected to positively contribute in achieving our sales target. Interest for our landed mid-market residential development, Serene Heights Bangi in the Central region also continues to be promising. This proves that demand for mid-market landed products remains robust and for the immediate term, we plan to continue launching such products to serve the market’s needs.

Despite being in the eye of the storm, in October, we marked another milestone when we announced the commencement of construction for Conservatory, our second project in Melbourne, Australia with residential apartment specialists, Hickory Group Pty Ltd. Construction commenced after the completion of an archaeological dig on the site at 9-23 McKenzie St. The AUD$330 million, 42-storey Conservatory, which offers 446 units with three generous levels of residential facilities, has a take-up rate of 90% to date and construction is expected to be completed by end 2018.

Regardless of the challenges, we remain focused and work to deliver on our strengths. We remain resilient and maintain our partnerships with key players in the region, striving to create the best quality of life for the various communities in Iskandar Malaysia. Together with Khazanah Nasional Berhad and Iskandar Investment Berhad, we jointly organised a triple-weekend ISKARNIVAL Extravaganza - ISKARNIVAL Kreatif, ISKARNIVAL Naratif and ISKARNIVAL Sama-Sama - held in the months of September, October, and November in Iskandar Puteri. All three legs of ISKARNIVAL were warmly received with more than 80,000 turnouts by locals as well as visitors from around the region.

In December, we reached another significant milestone with the design unveiling of Fastrackcity, Asia’s Premier Motorsports City in Iskandar Puteri, officiated by YAB Dato’ Sri Mohd Najib Tun Abdul Razak, Prime Minister of Malaysia, witnessed by HRH The Crown Prince of Johor, Tunku Ismail Ibni Sultan Ibrahim who is the Chairman of FASTrack Iskandar Sdn Bhd, and the Chief Minister of Johor, YAB Dato’ Mohamed Khaled Nordin.

Fastrackcity is expected to be completed in 2019.

As a responsible property developer, we continued to undertake various initiatives to help improve the lives of our surrounding communities. In the Southern region, we successfully concluded the 8th Pintar Al-Quran

Chong Chai Wea, 36, had always wanted to work in a

property development company. Once she was given

the chance to work at UEM Sunrise, she relished the

opportunity.

Chai Wea holds a Construction Management Degree and

Masters in Project Management from Sheffield University in

the United Kingdom. She says that even when she was younger

she had always been curious of

the processes that goes into

bui lding houses and high-r ise

buildings. As she got older, Chai

Wea immediately knew that she

wanted to learn and manage a

development from start to finish.

Chai Wea s tar ted work ing at

UEM Sunrise since 2006. When

she started, she was just a fresh

graduate. Currently, she holds the

position of Senior Manager and

has remained in the Company for

10 years.

When asked about the challenges

one faces as a Project Manager,

Chai Wea says that it was not

a lways a smooth journey and

that it was definitely challenging.

However, through this journey

she learned a lot and she says

she is glad that she was able to

implement the things she studied

in University to her duties as a

S en io r Manager in p rop er t y

management.

Through her own initiatives, she still continued her studies and

has continuously immersed herself in new project management

fields of study. For example, she says that she took it upon

herself to apply for the Green Mark Certification course. She says

that employees who are passionate about what they are doing

must continue to improve themselves.

Currently Chai Wea is managing Verdi Residence, a high-rise

condominium development located in Cyberjaya, Selangor, that

is part of UEM Sunrise’s Symphony Hills project; she is involved

from start to finish. As of now, the development is at its handover

period, and she and her team are extremely busy.

For Solaris Dutamas, she was fortunate enough to be able to

manage the mixed development from start to finish.

When asked about overcoming challenges, Chai Wea says that

it boils down to the support she receives from her colleagues

and superiors. Up until now, she remarked that the Company’s

management will give her the full support during challenging

times, so she finds it easier to handle challenges while managing

a project. She also says that days

become shorter when she has a

lot of supportive colleagues. Her

group of colleagues are more good

friends than co-workers and she

can go to them for any advice.

When asked which project she

enjoyed working on most , Chai

Wea says that each project is

memorab le and each pro ject

has i ts own di f ferent sets of

challenges. She explains that if

she were to put it into parenting

contexts , it would be that each

project that she has managed is

like her child. Each has its own

uniqueness and one can never

choose a specific project over the

other.

Chai Wea says that apart from the

challenges of managing a project,

managing her own personal life

is also a challenge. She says that

juggling her personal and work

life depends on the development

phase. For instance, nearing the completion phase, she would

become extremely busy and have no choice but to discuss with

her family and explain that she has to work weekends too. But

thankfully, she says, they are extremely understanding knowing

that after her busy period is over, she will take time off to spend

time with her husband and two-year old son.

Before concluding, Chai Wea says that hard work is important and

to always have ownership on the project that you are involved in.

She also says that UEM Sunrise is a goldmine of opportunity and

that new employees must have initiative and be more aggressive

when they enter UEM Sunrise because by doing so, the company

will open up a lot of opportunities for them if they have the right

attitude.

Datuk Ismail Ibrahim is a n a m e sy n o ny m o u s w i th Iskandar Malaysia. His journey with the region began long before the b i r th of the Southern Metropolis.

According to Datuk Ismail , he was part of a team set up by Khazanah. The team was tasked to develop the Comprehensive Development Plan 2006 – 2025 (“CDP 2005-2025”) for Iskandar Malaysia . Apart from that , he was directly involved in formulating the act for parliament to approve the

creation of Iskandar Malaysia a n d I s k a n d a r R e g i o n a l D e v e l o p m e n t A u t h o r i t y (“IRDA”).

It was not long af ter that the fruits of their labour presented itself in the form of Iskandar Malaysia which was launched in 2006. Later in February 2007, IRDA was established through an Act of Parliament.

Iskandar Malaysia celebrated its 10th year in November, 2016. Looking back, Datuk Ismail says that it has been a

blend of bittersweet moments, priceless encounters, amazing experiences and fulf i l l ing milestones.

If he were to sum up the past 10 years in a single word, Datuk Ismail believes that word would be 'exhilarating'.

After IRDA was established through the IRDA Act 2007, Datuk Ismail was seconded to IRDA as the first Federal Commissioner. Aside from that, Dato’ Ismail also headed and oversaw areas involving investments, communications,

facilitations and planning in the company.

Despite helming a new and prest ig ious por t fo l io , he lef t for a while in 2009 to head the Physical Planning Division of the Town and Country Planning Department at its headquarters in Kuala Lumpur. However, In 2010 Datuk Ismail returned to IRDA and assumed his current position as Chief Executive.

In the early days, they were literally dream sellers. There was nothing physical to show

except its vision and plans for Iskandar Malaysia.

IRDA needed to ensure that people fully understood what Iskandar Malaysia was al l about and most importantly, what Iskandar Malaysia could do for them not only for their businesses but also for them individually living and residing in this region.

Today, however, Datuk Ismail says that they have not only dispelled negative notions, but have built the brand up to the level of global re c o g n i t i o n . T h ey h ave also catered to cataly t ic developments never before seen in the country.

Iskandar Malays ia is the forerunner of Smar t City and Low Carbon Society initiatives in the country. But more, if not most importantly, Datuk Ismai l de l ights in s e e i n g w h a t I s k a n d a r

Malaysia has brought to the local community such as employment opportunities , business potential and talent m a n a g e m e n t i n i t i a t i v e s as well as a quality of life that is comparable to many developed cities.

National Transformation Policies

According to Datuk Ismail, in formulating and implementing the specif ic programs and in i t iat ives for the focus sectors , IRDA at all times understands the dynamics of the world economy at large and the development of Nat ional po l ic ies and init iatives in specif ic l ike Government Transformation P r o g r a m m e ( “ G T P ” ) , Economic Transformation Programme (“ETP”) and New Economic Model (“NEM”).

The strategic intent drawn up in all of Iskandar Malaysia’s

blueprint is aligned with the National policies of which the foundations are based on Nation Building, Growth & Value creation and Equitable & Fair Distribution among s t a ke h o l d e r s . A l l th e s e principles are ref lected in the NEM, ETP and the 10th Malaysia Plan.

Iskandar Malays ia has a vision and aspiration which are similar in principle to the Malays ian transformat ion journey: Iskandar Malaysia focuses on service sectors in an effort to achieve high income for its population. All of Iskandar Malaysia’s p r o m o t e d s e c t o r s a r e also aligned with national goals: strategies, initiatives, p ro gramme s , and p lans . I s k a n d a r M a l ay s i a a l s o promotes a h igh income population agenda.

T h e ke y o u t c o m e s o f Iskandar Malaysia will also

most indef inite ly suppor t the nation’s socio-economic grow th such as drawing a cumulat ive investment of RM383 billion, having a workforce of 1.46 million and achieving a population of three million by 2025.

Up to 30 September 2016, I s k a n d a r M a l a y s i a h a s secured a total cumulative commit ted investment of RM218.84 billion. It is worth noting that of this total , RM113 . 36 b i l l ion or 52% r e p r e s e n t s i n v e s t m e n t s that have been rea l i sed as projects on the ground. Such heal thy investment performance trends certainly augurs well for growth in the Iskandar Malaysia region and also at the national level.

In the 2006-2010 per iod when Iskandar Malaysia was laying the crucial foundation for economic growth , the reg ion ’s Gross Domest ic

Product (“GDP”) grew at 4.1% per annum to reach RM42.6 bill ion. From 2011 to 2014, I skandar Malays ia ’s GDP grew faster at an average rate of 7.0% per annum, aided by the coming on-stream of cataly tic projects such as Johor Premium Outlets , LEGOLAND® Malaysia, Puteri Harbour Family Themepark a n d E d u C i t y , a m o n g s t o th e r s , a s we l l a s th e other favourable economic development and activities within Iskandar Malaysia.

Economic Impact from Iskandar Malaysia

Looking at Iskandar Malaysia, some 700,000 employment oppor tuni t ies have been created from the investments which have been secured. On top of that, the quality of life for the people in Iskandar M a l ay s i a h a s in c re a s e d significantly.

Although Iskandar Malaysia only reaches matur i ty in 2025, the various catalytic projects already in place and implemented have made Iskandar Malaysia’s impact to the nation felt. According to Datuk Ismail , Iskandar Malaysia wi l l continue to align and play a major role in Malaysia’s economic growth in the years to come.

Datuk Ismail believes that touching the very heart of the community through Iskandar Malaysia’s development is one of the most important factors for him.

He expla ins that th is is because from the start, the objective of Iskandar Malaysia was, and still is, to spur the socio-economic growth of Malaysia and Johor with one aim in mind – to ensure the community prospers and share the wealth generated by the development.

As Datuk Ismail mentions , seeing talents coming back to work in Iskandar Malaysia, and the community enjoying elevated quality of l i fe is probably the most satisfying achievement for the agency.

He is also happy to see h o w I s k a n d a r M a l ay s i a is in the forefront of the green agenda. In attaining the highest quality of life , p lanning wi th in Iskandar Malaysia must encompass the protection of the natural resources, agriculture lands, preservation of public and private open space along

with the continued dedication o f p a rk lan d an d a c t i ve recreational facilities.

These resources , to him, contain a fragile ecological environment that sustains biodiversity and provides v a l u a b l e b e n e f i t s a n d amenities that are critical in sustaining life. Iskandar Malaysia’s natural environment provides scenic beauty and a sense of natural presence for its local community therefore, protecting the quality and quantity of these natural env i ronmenta l resources is of extreme importance to establishing sustainable development patterns and improving the overall quality of life in Iskandar Malaysia.

Thus, he says, it is important for a regional authority like IRDA to lead by example in ensuring that developments in the next 10 years or so, must be sustainable.

I R D A ’ s s u c c e s s i n t r a n s f o r m i n g I s k a n d a r Malaysia into a region of international standing will be closely watched by the world. The current generation owes it to our future generations in ensuring that we leave them with excellent natural and built environment and a higher quality of life.

It is also heartening to see how people want to be associated with Iskandar Malaysia because they can now see and experience the benefits of the development. What IRDA sowed 10 years ago, they are now starting to reap and wil l continue reaping for many years to come.

Datuk I sma i l a dds that Iskandar Malaysia’s vision i s to b e a S t rong and S u s t a i n a b l e M e t r o p o l i s of International Standing . In l ine with that , as the

Authority mandated to plan, promote and facilitate the deve lopment of Iskandar Malaysia, IRDA’s vision is to create Iskandar Malaysia as the f irst choice to Invest , Work, Live and Play.

IRDA

To ta lk ab o ut I s kan dar Malaysia is also to talk about IRDA. IRDA as an organisation that has had its share of challenges and Datuk Ismail believes that one of those is embedding the organisational culture among the staf f of IRDA.

While the Company expects each and every employee to walk the talk, it does not believe in forcing people to accept these values. This is why IRDA organises several e m p l o y e e e n g a g e m e n t in i t iat ives which help to embed these values deep within them.

D e v e l o p i n g e m p l o y e e s and training them well is

fundamental to developing a business and guarantees that it will run smoothly in a leader’s absence. But training is what will improve efficiency and provide a long-term gain to the business. Datuk Ismail explains that training is a mutual benefit for both the business and the individuals involved.

Moving forward, Datuk Ismail hopes that IRDA will continue to perform its core functions to plan, promote and facilitate the development of Iskandar Malaysia, whilst collaboratively working with key Government agencies, the private sectors and encourage community-led initiatives anchored on the organisation’s five core values.

He does not consider being open to the staff a risk, but it is sincerity, and the staff knows it and feels it . He mentions that a good leader earns respect and not fear or suspicion. He also says he works 24/7

but never complains . He enjoys his work, but when he does find the time, he tries to spend as much of it as he can with his family. Other than that Datuk Ismail reads and enjoys books which are semi-f ict ion , such as the Da Vinci Code, for instance. S o m e t h i n g s w h i c h h e enjoys but hasn't been able to do much is travelling and photography. He mentions that his family has been ve r y under s tand ing and supportive of his work and of Iskandar Malaysia.

D atu k I s m a i l s ay s th a t looking back at Iskandar Malaysia, it feels like a father seeing his firstborn graduate from university. It is very personal and has a mixture of fulf i lment , satisfaction , pride and joy.

He is certain he is not the only one who fee ls th is way but the pioneer team in IRDA, some of whom are still with IRDA until this very day, would feel the same way he does. He mentions that IRDA has come so far yet it seemed like everything happened in a blink of the eye. Those who have been a part of Iskandar Malaysia since it was launched in 2006 would a lso share mutual feelings.

Moving forward

He concludes that there is a lot more to be done and a lot more promises to be d e l i ve re d a n d f u l f i l l e d . Iskandar Malaysia is here to stay, and IRDA will pave the way for its development.
