Gelli Faia“I was first attracted by the beautiful position of the house,” says Pat. “The property is so spacious which was another aspect that initially drew me to it. I knew as soon as I saw it that it would be the perfect home.”

“Since moving into the house 15 years ago we didn’t need to make many improvements as it was already in fantastic condition. It is a classic country Grade II Listed Georgian build and has an individual charm about it. The house is particularly spacious with a total of 17 bedrooms,” continues Pat. “We currently use the house as a facility available for a full scale retreat. It therefore has the potential opportunity to continue this if the next owners want to. Gelli Faia has previously been both a school and hotel and therefore has endless possibilities.”

“There are many outbuildings which could be redeveloped or extended. The house is surrounded by beautiful countryside and you can see the stunning views from the house,” adds Pat. “The garden is large and is approximately 8.5 acres of land forming a little green paradise. It has the advantage that it is brilliant for entertaining purposes and having special events. There would be enough room to hold a wedding here.”

“The location is also superb. Gelli Faia in Porthmadog is just outside the centre of town and Porthmadog train station is just a short distance away. You can get to Birmingham easily from here,” continues Pat. “There are many local facilities and amenities nearby including a variety of supermarkets and high street retail shops. There are also many places to go on long countryside walks to admire the beautiful scenery. The house is only approximately a 10 minute drive to the sea. It is a lovely place to live as it is so peaceful and quiet here.”

“The house is centrally placed and is truly a beautiful, refreshing location. Gelli Faia would make a brilliant home for an extended family or anyone looking to relocate to a wonderful area,” says Pat. “I have been extremely happy here over the years and I am sure the next owners will enjoy it just as much as I have done,” concludes Pat.

Set in total privacy on a vast hillside ridge, this magnificent Grade II Listed period residence, which is situated in an elevated position amidst 8.5 acres of outstandingly beautiful ancient garden and mature woodland stands as a majestic reminder of the stylistic value of Georgian architecture.

Originally built for William Madocks, the founding father of the village of Tremadog and the town of Porthmadog then occupied by the Spooner family of Ffestiniog Railway fame, the property has since undergone many incarnations, arriving at its present usage as a successful Buddhist retreat and now offers enormous potential and endless possibilities for prospective purchasers.

The house, which is laid out over three floors, has retained many of its original features such as vaulted ceilings, cornices and internal window shutters. The accommodation is served by a powerful mains gas condensing boiler for heating only, whilst a large Rinnai Multipoint system supplies instant domestic

hot water throughout, and the property benefits from a full fire alarm system. Additionally, there is a recently serviced four person lift, operating between the ground and first floors. In its current configuration, the ground floor offers extensive accommodation including a very prominent semi circular lounge that was added in the 1970’s as well as reception, dining and sitting rooms, office, study, spacious fitted kitchen housing a four oven Aga range, as well as adjoining utility and laundry rooms. Four bedrooms (one with private en suite facilities) complete the ground floor accommodation which is already adapted to be accessible for people with disabilities.

A further eight bedrooms together with two family size bathrooms and two separate WCs can be found on the first floor, while the second floor provides an additional five bedrooms. It is well worth noting that many of the bedrooms enjoy spectacular views over the grounds and surrounding areas. Three cavernous inter-connecting cellars, which can be found at the basement level, house the central heating and hot

water systems, as well as providing an ideal storage area.Gelli Faia is approached by way of a long private driveway, passing by the beguiling woodland onto a large forecourt, lying adjacent to the house, providing very ample off road parking and general access to the property including a detached garage/workshop/storage building, alongside a large timber clad, concrete-based portacabin that was installed in the 1960s, originally used as a chapel, now offering extra guest dining space.

An immense southerly facing lawn cascades gently down from the house, following the line of the driveway to a wooded area by the Borth Road entrance to the property. Together with the all-encompassing woodland, this lovely ancient garden has become a natural habitat for a vast diversity of flora and fauna, providing a haven of enduring tranquillity, away from the pressures of modern life.
