The average density of the subdivision will be 1.24 dwelling units per acre. All roads within the subdivision are proposed to be private. The development will be served by York County water & sewer. A marina is currently under construction and another proposed marina with dock sites will be provided as amenities. The existing Valita Road serves five (5) existing lots that are not part of this development. Valita Road will be redesigned that will provide access to Pinnacle Way. As development occurs, the developer must provide access at all times to the five (5) existing lots affected by this development. All outstanding issues on the preliminary plat have been addressed. STAFF RECOMMENDATION: Staff recommends approval of the preliminary plat based on §154.029 Preliminary Plat Review and §154.030 Preliminary Plat Application and Supporting Data (Requirements).
