DESCRIPTION An undeveloped parcel of land of approximately 5 acres comprising a relatively level grassland area with clearly defined hedged boundaries immediately adjoining St Enodoc Golf Course and benefiting from gated access onto Trewint Lane. Whilst the land does not have the benefit of planning the area has been identified within the Cornwall County Council’s Strategic Housing Land Availability Assessment (SHLAA) (site reference U0011) study area as having the potential to accommodate housing. The report was prepared by Cornwall Council as part of the Government required evidence base for the Cornwall Local Plan. The report is dated 2016 and builds on and refreshes the previous Cornwall SHLAA’s (published 2011, 2013 and 2015). LOCATION The parcel of land is located immediately adjacent to the St Enodoc Golf Course and a short distance from the centre of Rock which has always been a haven for water sports enthusiasts and is known internationally for the quality of the natural facilities available in and around the Camel Estuary with perfect flat water for skiing, a sailing club capable of hosting national events and some of the best surfing conditions available at nearby Trebetherick and Polzeath, this exclusive enclave is really the ‘jewel in the crown’ of Cornwall’s water fronting communities.

As mentioned the land is located immediately off Trewint Lane and close to the centre of Rock which benefits from all of the facilities required for day to day living.
