LOCATIONThe land is located on the northern edge of the village of Springside, North Ayrshire. Springside is situated approximately 3 miles east of Irvine and benefits from a range of local amenities, including a primary school. Further amenities are provided in nearby Irvine.

The village benefits from excellent access to the A71, Kilmarnock and Irvine. Irvine train station is situated approximately 4 miles to the west of the subject property, providing regular services to Glasgow.

DESCRIPTIONThe subjects comprise approximately 25 acres of land to the north of Springside. Located in the north eastern corner of the site is Springside Farmhouse and outbuildings. Springside Farm is accessed from Overtoun Road a short distance to the east. The farmhouse and steading are in a poor condition and enclosed by a ring of mature trees. The main body of the land extends west from the farmhouse and steading and is undulating and currently laid to grass. The land is bounded to the north by a mature hedge/trees and former railway line, to the south by hedging and to the east by

Overtoun Road.

PLANNINGThe land extending to approximately 25 acres is allocated in the North Ayrshire Local Plan for residential development with an indicative capacity for 170 houses - RES2(8).

The site is included in the Schedule of Long-Term Housing Sites Anticipated to Become Active 2024-2029 (with an indicative capacity for 170 houses ref: NA1121) of the proposed North Ayrshire Local Development Plan due for adoption in 2019.

The existing farmhouse and steading buildings are noted to be category “C” listed and have been subject to an approved planning consent for the conversion and alterations to form 8 dwelling houses under planning reference, 08/00606/PP which was granted in August 2008, and has now expired.

METHOD OF SALEOur client invites offers are invited for their freehold interest in the site with vacant possession. Whilst the whole site is for sale it is anticipated that any sale may be in tranches. Consideration will therefore be given to offers for the land in phases.

Interested parties will be notified of a closing date and requested to submit a heads of terms offer. Galbraith will issue the required form of offer to interested parties on notification of the closing date. The form of offer will include the minimum information required and timescales.
