I could not have asked for a better agent. Grace has been so responsive, honest, and has a great understanding of the market. Grace and her team helped us buy 3 homes and sold one home at great values. She’s listened our objectives and provided great strategy to get the best value from each transaction. Throughout to process Grace and her team have been there for us with any questions we had, regardless of the time of day. I couldn't have asked for a better agent to help find/sell my home. Huge thank you to Grace and her amazing team -‐Tulin B., WA.

Keep Wildlife WILDBe a good neighbor and follow these easy rules!
Its spring, which means our local bears will start emerg-ing from their winter dens in search of food. Please help keep your family, your neighbors and the wildlife that call this area home safe by following simple rules to prevent conflict.
Other then help inform residents, the Redmond Ridge ROA cannot do anything about wildlife. If you are experi-encing a problem with wildlife, please contact the Wash-ington State Department of Fish and Wildlife: (425) 775-1311. Only call the authorities if the animal has become aggressive or dangerous.
Remember, living in Western Washington means we share this neighborhood with the surrounding wildlife. Most of the time its a harmonious relationship that we en-joy. However, we, as residents who live near their homes, must be responsible.
Here are some quick tips to prevent conflict with wildlife:• Secure your trash containers! Make sure the lid fits
tight or look into wildlife proof trash containers. Wildlife Resistant Containers are available in Red-mond Ridge. To learn more and switch your can out, call Waste Management at 1-800-892-9995.
• Feed pets indoors.
• Don't feed wild animals - You and the animal could get hurt! In addition, if the animal becomes a nui-sance to neighbors, they could be put down.
• Keep pets indoors at night! Especially small pets as they can easily become a wild animal's next meal.
• Secure areas of your home that an animal might be able to access (i.e. crawl spaces, attics, etc.)
• Clean BBQ grills after each use.
• Don't use open compost.
• Pick up any fruit that has fallen off trees.
YOUR Dog, YOUR Responsibility, YOUR Community
One of the most fre-quent complaints we receive is regard-ing dog waste in the community. Not only dog waste "in its natural state", but also, dog waste care-fully collected and left in bags by trails
and sidewalks. If you are a dog owner who is leaving your pet's waste in the community, pet waste is unsanitary, unsightly and unnecessary. Please be part of the solution and NOT the prob-lem... Pick up AND dispose of your pet's waste. Your community thanks you.

HOMEOWNER TIPS & TRICKS
3START A ROOF FUND
Start a roof fund. It’s a good rule of thumb to check your roof for rotted, buckled, loose or missing shingles after winter because summer sun
will only worsen the damage. Since roof main-tenance is so expensive, it’s also smart to start a fund before you need it.
5STAY HYDRATED
Don’t strain yourself, and stay hydrated. This might be the first time you’ve done any heavy lift-ing or spent hours in the sun for months. Remember to drink plenty of fluids, take breaks and
stretch your muscles.
2CHECK AND CLEAN GUTTERS
Check gutters for leaks and de-bris. Loose gutters cause improp-er drainage, so water can collect in basements and crawl spaces.
Downspouts should point away from the foun-dation of the house and must be clear of all de-bris.
6CALL A PRO - CLEAN YOUR AC UNIT
Call a professional to clean your AC unit. Heating and cooling experts recommend an annual servicing since clean coils work more effi-ciently. When the summer’s blaz-
ing heat drives you indoors, your family will ap-preciate having an AC operating at peak levels.
4REMOVE STACKS OF WOOD & DEBRIS
Remove piles of wood or debris stacked near the home. It should be kept far away from the founda-tion and stacked 18 inches off the ground. These preventative mea-
sures help keep insect pests from exploring your home.
1REMOVE DEAD LEAVESStart gently, remove piles of dead leaves from the lawn. Not only will your grass grow greener, a clean
lawn helps maximize fertilizers and pesticides. Don’t fertilize your grass too early though. April is the general benchmark; any sooner might re-sult in yellow spots.
TLC Tips for Lawn and Garden Maintenance Whether you’re considering the resale value of your home or are simply resigned to doing maintenance projects to keep your house in good condition, your lawn and garden could certainly benefit from some TLC of the home improvement variety.
The exterior of your house commands most first impressions, and even mild winters inflict seasonal damage. If you don’t know where to start, a home improvement project checklist may help. Consider the following lawn and garden maintenance tips from home and garden experts at HGTV and Mar-thaStewart.com:

COMPLIANCE CORNER
Get Your Property Ready For Summer!
DON’T FORGET THE DETAILSClean the exterior of your home: Is the outside of your home dirty from winter? Its common in Washington. You may need to clean dirt off your siding, columns, windows, etc. Remember to clean out your gutters too!
Awnings, decks & fixtures: Please replace worn or damaged fixtures, check fittings for stability and paint any needed items.
Driveways & Sidewalks: Please repair cracks, pitted or flaking surfaces and other concrete problems. Remove weeds from sidewalk and driveway joints. YES - sidewalks adjacent to your home are your responsibility. Do not use driveways for storage or auto repairs.
ROOFSPlease insure your roofs are properly maintained and cleaned. This also helps with the life of your roof. Remove
all moss and excess dirt.
PAINT & STAIN
LANDSCAPINGLandscaping is extremely important to our
community’s curb appeal.
• Remove dead plants and branches. Keep yards free of leaves and remove grass clippings.
• Keep shrubs properly pruned and flowers well-tended. Make sure shrubs are trimmed away from the sidewalk and street.
• Trim tree branches for ample clearance on the sidewalk and street (even in your planter strip!)
• Remember to maintain your beds and planter strips. Your planter strip is the strip of land between the side-walk and street that is adjacent to your property ON ALL SIDES.
Keep your house looking great while also protecting against corrosion, weathering and in-sects by giving your home a
fresh coat of paint!
Don’t forget your fence! All fences need to be stained ONE color, that is approved by the ROA. Its common for fences to
be stained every two years.
Check out the rules for paint and stain before you start! RedmondRidgeROA.com
