SCOPE OF WORK – PSP CENTRAL ISLIP, NY This scope of work has been generated for the Pet Supplies Plus Store that will be located at 80 N Research Plaza, Central Islip, NY 11722. The drawings & specifications have prepared by Design Forum (Interbrand) with a bid/construction drawing date of 2/13/17. All subcontractors are responsible for all labor, material, and equipment necessary to complete all related work to their discipline as stated below. Specific trade scopes of work follow on subsequent pages.: 1. All work to be completed in accordance to all local governing rules and regulations. 2. Shall the drawings, specifications, or local codes conflict with one another, the more stringent restrictions shall apply. Site superintendent and project manager shall be notified immediately upon discovery and no work shall commence until given proper approval. 3. Ensure proper man power throughout the project in order to maintain the project schedule. All work must be completed by contract end date including inspections and requirements of the authorities having jurisdiction. A typical project schedule has been issued during the bidding process so the subcontractor. By submitting a proposal, it is acknowledged that the subcontractor can meet that timeframe to complete their portion of work. Subcontractor is responsible to be onsite during all inspections and walk the space with the inspector for their work. 4. No onsite change orders are to be done without the project managers approval and a proper quote sent in. If you do not properly document your work and submit to Dan Cathcart, then you will not be paid. If work is done on T&M a thorough description must be submitted with man hours and material receipts. 5. All drawings, addendums, and summaries of changes will be uploaded to Engelke’ Plan Room. The subcontractor will be notified and will be responsible after notification for logging into plan room to download the documents. 6. Submittals for all products, materials, and equipment to be installed MUST be submitted to the General Contractor, and approved by the General Contractor prior to ordering anything. Subcontractor shall give General Contractor minimum 5 business days for review and approval. 7. All subcontractors shall contact the local permitting authority and secure all applicable licenses, registrations, etc. prior to start of work as part of the agreement to work with Engelke Construction and secure such licenses, or approvals for work in the jurisdiction of the project. 8. Subcontractor shall have site supervision during work being performed. Site supervisor must be a competent person, must be able to make authorized decisions, and are able to read and understand the plans and specifications for the project. The person must also be able to speak English in order to properly communicate with ECS field supervision. 9. These scopes of work are to aid to the drawings and not exclusive to. 10. Each contractor is to broom clean daily their working areas to avoid trip hazards.

1. DEMOLITION SCOPE OF WORK

Refer to page 1 of Scope of Work complete document for General Items that pertain to all

subcontractors.

Remove all items as indicated on Drawing D1.0.

Demolition contractor note required to providing price for concrete / masonry removal. If

demolition contractor would like to also do concrete removal and pour back, and/or masonry

removal and new masonry, these must be listed as a separate line item in the proposal. We

encourage our demolition contractors if they have the capabilities to complete concrete and

masonry work, to provide this separate line item in their proposal. If providing proposal

number, this number must be budgeted as a separate independent number in the event the

demolition portion of project is awarded to another contractor.

Demolition of all aluminum storefront frames and glass by others.

RTU’s demoed by others. All ductwork, drop downs control circuits by demo contractor.

Demolition contractor to provide their own dumpsters for removal of all debris.

All power, water and gas will be made safe by others. Please walk with superintendent to verify

where all disconnects are done. Protect sprinkler system if applicable.

Ceiling to be removed complete including all lights, ceiling grid / panels, support wires, etc..

Remove all existing floor coverings. Grind all floor surfaces free of glue, mastic, discoloration

and make smooth for new finish. Chip out and cap all unused plumbing and electrical pipes

below slab level. Patch holes as required. Make sure patch is even to existing surface and grout

saw cuts.

Remove rear dumpster enclosure complete include all walls and gates.

Follow demolition notes for all walls, ceilings, floors, conduits, fixtures, lighting, panels. Protect

all areas not in scope from damage.

Clean all screws, wires, unused pipes, stickers, loose items from posts and roof deck.

2. CONCRETE SCOPE OF WORK

Refer to page 1 of Scope of Work complete document for General Items that pertain to all

subcontractors.

All saw cutting to be laid out with plumber, carpenter and superintendent for inside of space.

Public Pet Wash Concrete Pour Back – Slope concrete to floor drains.

Perform saw cutting of concrete, haul away all debris in your supplied dumpster.

Dowel and pour back trench to specs and drawings. Finish to match existing surface. Grout any

overcuts as needed.

Provide and install proper fill, tamping, forms, rebar reinforcement for ramps and pads per plans

and local code.

Set bollards as per plans plumb and level. Concrete contractor responsible for (2) exterior

bollards and 2 interior bollards. All (4) located at overhead door. Refer to A1.0/A4.0 for plan

locations. Refer to 07A8.0 & 08/A8.0 for bollard details.

Field verify ADA access ramp in front for proper set back and slope. Follow detail 03/A8.0 and

local code. Concrete contractor responsible for truncated domes.

Any footings needed built per drawings and local code.

Public Pet Wash area is approximately 14’x7’-2”. See D1.0/A1.0/A4.0 for Public Pet Wash

location. Excavation of soils and put back of soils for underground plumbing done by others.

See Public Pet Wash details 01/A7.0, 14/A8.0, & 07/A8.1 for set backs and concrete slope

requirements. This set back is important for tile installer to install flat to finished sales floor.

Lineal footage of 2’ wide trench is approximately 45’ LF. See D1.0 for trenching locations.

Excavation of soils and put back of soils for underground plumbing done by others. Refer to

detail 01/A8.0 for trench pour back and re-enforcement requirements.

Remove portion of sidewalk and install new concrete for new curb ramp in rear.

Remove portion of sidewalk and install new concrete for new curb ramp in front.

3. MASONRY SCOPE OF WORK

All masonry demo to be removed and disposed of in GC’s dumpster.

All door openings created must be boarded up to maintain a secure building. Remove at least 8”

of block below grade of openings for proper sill or floor height.

All temporary shoring is the responsibility of mason for openings.

Verify openings and locations with superintendent.

Provide a clean and finished product. Wash all walls when completed.

All debris to go into our dumpsters.

Follow local codes and current drawings. Use lintel schedule for steel details.

Field verify to match any brick or block . Use demoed material if possible.

4.Any block or brick repair to start no less than 8” below grade. Grout block to provide solid footing.

5.Provide any reinforcement rebar material per drawings and local codes.

Remove portion of knee wall in front at 2 locations per D1.0.

Remove portion of wall for new OH door opening in rear per D1.0/A1.0/A4.0. Provide and

install steel lintel per loose lintel schedule on C4.0. Provide and install steel bent channels for

each side of jamb full height. Refer to A9.0 for masonry grouting / toothing and additional steel

requirements. Grout solid masonry bearing.

Remove portion of wall for new man door opening in rear per D1.0/A1.0/A4.0. Provide and

install steel lintel per loose lintel schedule on C4.0. Refer to A9.0 for masonry grouting /

toothing and additional steel requirements. Grout solid masonry bearing.

Masonry contractor responsible for installing hollow metal door frames in masonry openings.

Provide and install all metal studs, fasteners, screws and clips per specifications.

Provide and install insulation as required per plans and specifications.

Provide and install drywall, expansion joints, tape, joint compound. Finish to level four. FINISH CARPENTRY

Provide and install acoustical tiles and grid for office. Also grid and egg crate for cat adoption room.

Provide and install FRP and related trim for drinking fountain, cat adopt room, and mop sink area. Apply clear silicone caulk to seal at mop sink and FRP.

Supply and install FRT blocking as required per drawings in office, pet wash dryer shelves, rest rooms, cash wraps, wall cabinets in bathrooms, mirrors, paper product dispensers in bathrooms.

Provide and install FRT plywood in stockroom for walls, phone board and electrical panels.

Provide and install FRT 2x4’s for stockroom and sales floor racking.

7. AUTOMATIC DOORS SCOPE OF WORK

Provide and install (1) Automatic Door per specifications, A1.0 Floor Plan, and A9.0 Door

Schedule and Details. Automatic door to have transom above per A5.0 Exterior Elevations &

A6.0 Interior Elevations. Middle panel of transom to be frosted spandrel glazing per drawings.

Automatic door to be set up to communicate with air curtain to be installed. Refer to

mechanical drawings for air curtain specifications. Air curtain provided by others.

Finish of Automatic Door to be Dark Bronze per architectural site survey report to match existing

storefront. This color to be verified with GC prior to ordering / fabrication to ensure no changes

have been made.

Shop drawings to be submitted to GC prior to fabrication for field verification of dimensions.

8. OVERHEAD DOORS SCOPE OF WORK

Refer to page 1 of Scope of Work complete document for General Items that pertain to all subcontractors.

Furnish and install (1) 8'x8' insulated sectional overhead door. Door to be manual operation with Chain hoist. Door to have T-shaped bottom bar with seal, track guides, and weather seal on all sides. Refer to specifications for additional requirements.

Overhead door to be mounted to exterior wall. All mounting hardware and required blocking to be provided by Overhead Door installer and included in proposal.

Overhead door does not have to be a product of “Overhead Door Company”. Equals and different gauge steel will be reviewed and accepted as listed in proposals.

Finish of door to be White.

9. GLAZING SCOPE OF WORK

Refer to page 1 of Scope of Work complete document for General Items that pertain to all subcontractors.

All glazing that is to be demoed must be boarded up to maintain a secure building. It is the

glazing contractors responsibility to board up any openings where glazing has been removed

and not immediately infilled.

Remove pair of storefront doors per D1.0. Install new storefront frames and glazing per A5.0.

All new exterior glazing to be 1” insulated per drawing specifications.

Remove pair of storefront doors and storefront frames / glass for new automatic doors per

D1.0. Install new storefront frames and glazing adjacent to Automatic Doors per A5.0.

Automatic Doors provided and installed by others. Glass for automatic doors provided by

others. All new exterior glazing to be 1” insulated per drawing specifications.

Install new glazing at interior of office on both walls per interior elevations and office section

details. Glass at office to be ¼” tempered one way glass.

Office door frame to be aluminum and provided by glazing contractor. Verify with GC prior to

fabrication for door hardware hole placements.

Finish of all aluminum to be Dark Bronze for Exterior Frames. Interior Frames at office to be

Clear Anodized. This color to be verified with GC prior to ordering / fabrication to ensure no

changes have been made.

All new exterior glazing to be 1” insulated per drawing specifications.

Glazing to be tempered as indicated on drawings and per national / local codes.

10. PAINT SCOPE OF WORK

Refer to page 1 of Scope of Work complete document for General Items that pertain to all subcontractors.

Cover any surface that can be damaged by paint. Keep paint products in one area.

All surfaces are to be properly prepped including rusted, greasy, dirty items.

All columns to be scraped smooth, all holes filled and rust removed where applicable.

Remove protection or tape off all sprinkler heads once dryfall is completed.

Dryfall 2 coats complete. All bar joists, beams, pockets must be painted. No dark spots accepted. Any rust bleed through to be spot primed and repainted.

All walls and hard pan ceilings to be primed and painted 2 coats per specs.

Prime and paint all hollow metal doors, frames, bollards, c channel, gas pipes, posts per specs.

Paint contractor to walk site with superintendent for inspection. All punch list items must be repaired prior to final payment.

Paint CMU walls where block work was toothed in on outside of building.

Caulk all door frames inside and out. Caulk front windows where drywall meets frames.

All paint splatters to be cleaned by painting contractor.

Prime and paint overhead door and bent channel around roll up door.

Prime and paint rear exterior doors and frames.

If wood cap/trim is being installed at Pet Wash or grooming, stain / seal as described. Surface to be smooth.

Use proper primer for all surfaces for adhesion.

11. RESINOUS /SEALED CONCRETE FLOOR SCOPE OF WORK

RESINOUS FLOOR

Refer to page 1 of Scope of Work complete document for General Items that pertain to all subcontractors.

Mechanically clean and prepare existing new concrete with a low dust diamond floor grinding machine. Grind surface with #80 metal bond. Tooling progress to #150 Hybrid. Transition into resin tooling for honing.

Starting at #80 resin. #100 resin. #200 resin

Apply Ameripolish Stain. See plans for color. Resinous floor contractor to verify with GC prior to purchase of material of color to ensure no changes have been made.

Apply 3DHS densifier until rejection at an average rate of 650 sf a gallon maintain a wet floor for no less than 15 minutes. Allow product to dry before continuing.

Continue surface honing with #400 resin

End polish with #800 resin.

Apply Ameripolish SR2 sealer at a rate of 3,000 – 5,000 sf a gallon

Apply second coat when needed after first coat is tack free.

High speed burnish with 1500 grit diamond impregnated pad or auto scrub with white pad to remove haze.

Apply anti-slip clear floor epoxy (FT-3) to wet areas where shown on A2.0.

All floor surfaces to be cleaned between passes with floor scrubber.

SEALED CONCRETE

Light grind stock room followed by applying a penetrating concrete sealer with a HVLP sprayer.

12. CERAMIC TILE SCOPE OF WORK

Refer to page 1 of Scope of Work complete document for General Items that pertain to all subcontractors.

Use proper setting material, sealer per specs.

Supply and install tile, setting material, grout, sealers, Schluter trim, & waterproofing membrane.

Follow plans, specifications and local codes.

Red Guard all corners, joints with two coats.

Clean all haze from tile. Seal properly.

Provide a written 1 year warranty for workmanship.

Tile wash tubs: o Framing and Duraboard installed by others. o (3) Kerdi shower pans. sizes as specified on drawings. o Drain to be centered as a standard. Modify pan as needed if drain is offset per plans. o Set in unmodified thinset. o Use Kerdi 4” square chrome drain kit. Install to manufacturer specifications. o Use Kerdi membrane, inside corners and Kerdi band with unmodified thinset. Install per

manufacturers specifications. o Seal new tub with Red Guard or equivalent with two coats. After dry, plug drain and fill

with 3” of fresh water. Mark line of water. Perform overnight leak test. o Provide tiled access panel at high tub per interior elevations.

Existing ceiling throughout majority of space is lay-in. New ceiling concept is open. Sprinkler heads to be modified as required to provide head turn up / turn down as indicated on FP1.0.

All engineered drawings, drawing approvals, and permit fees associated with this scope of work to be responsibility of Fire Suppression contractor.

Relocate pendent sprinklers for the new restrooms and office areas.

14. FIRE ALARM SCOPE OF WORK

Fire Alarm to be modified and tied into landlord into landlord system.

All engineered drawings, drawing approvals, and permit fees associated with this scope of work to be responsibility of Fire Alarm contractor.

Provide new fire alarm system per tenant drawings and FA1.0.

Fire Alarm contractor to verify if system is stand alone system or one system for entire plaza. Designs / installs shall be completed accordingly.

All equipment, wiring, panels, etc. associated with fire alarm system to be responsibility of Fire Alarm contractor.

15. MECHANICAL SCOPE OF WORK

Refer to page 1 of Scope of Work complete document for General Items that pertain to all subcontractors.

HVAC Contractor responsible for demolition of existing RTU units. 3 Units are to be removed. HVAC contractor to safely recover Freon and dispose of units.

Verify all ceiling ductwork when awarded job . Order all ducting, fans, grills, diffusers, RTU’s, stock room heater, curbs or curb adapters per specs. Send submittal on equipment prior to ordering.

All equipment and material to be installed per local codes and ordinances verified by subcontractor.

Install (3) RTU’s per roof top schedule, ducts, plumb and level as tight to joists as possible. All ducting in compliance with local code. Flexible ducts shall be insulated and no longer than 10’.

Coordinate with superintendent and roofer the location and of penetrations needed as soon as possible.

Electrical Contractor will provide conduits with pull strings for thermostats. Electrical Contractor will provide conduit and wiring for smoke detector (coordinate with Electrical Contractor before ordering). Mechanical Contractor to purchase and mount remote key station. Smoke detector should be factory mounted in return air duct. Label all thermostats, key stations and sensors.

Install exhaust fans in restrooms (provided by others). Provide and install exhaust fan ducting for rest rooms and pet wash. Provide any curb or gooseneck per drawings. Contact roofer with these penetrations, also. Wiring and final electrical connection by electrician.

Provide manual volume dampers and turning vanes as per plans.

Provide and install proper ducting for clothes dryer per specs. Confirm where vent will penetrate wall or roof. Provide curb or sealing method for wall discharge of vent pipe.

Carbon dioxide detectors to mount with thermostat and control ventilation. Label all.

Add return air duct and grill to vestibule per drawings.

Provide and install Air Curtain for entry door. Mechanical contractor responsible for all final hook ups.

Provide and install concentric vent for water heaters to manufacturers installation manual.

Cap and seal any abandoned return and/or supply air ducting as tight to roof deck as possible. Coordinate with roofer if needed.

Provide testing, adjusting and balance report per AABC.

Change filter when store is completed and provide 1 new filter.

Remove existing RTU’s and dispose of properly. Curb to be sealed by roofing contractor.

Provide and install stock room unit heater and exhaust venting. Coordinate with roofer.

Gas and electrical provided by others.

Supply all model and serial numbers and manufacturer of all units.

Supply all warranty paperwork for RTU’s, exhaust fan and unit heater.

16. PLUMBING SCOPE OF WORK

Field verify the best method for connection to sanitary line. Scope and trace lines on first day for location and blockages. Layout with carpenter and superintendent.

Field verify correct gas meter location.

Field verify 1 ½” water line needed for store use. Have a plan to get proper line to space if not already there.

Excavation and dispose of spoils in dumpster from trench work for underground plumbing responsibility of Plumbing contractor. Provide proper backfill and tamp. Sawcutting of concrete and pour back by others.

Follow Marineland drawings specific to site. See PM or superintendent for drawing.

Supply and install all fixtures on plumbing schedule.

Supply and install all plumbing pipes, valves, shut offs, unions per local code and drawings.

Supply and install all gas pipes, valves, shut offs, unions, dirt legs per local code and drawings. Confer with roofer and superintendent for penetrations.

Install proper venting for sanitary lines. Set location with roofer and superintendent. Roof repair and penetrations by others.

Supply and install PVC piping inwall for pet wash dryer. Connect dryer hose with 2” fernco for tub, connect dryer hose from dryer to PVC. Supply and install 2” chrome trim ring on outlet. Mount dryer to shelving with tie straps. (shelving and electrical installed by others).

Install supplied Bathmaster units, hoses, fittings, soap supply hoses from soap bottles, soap racks per drawings. Supply trim for hose penetrations.

Install supplied tubs. Supply hair interceptors and install to tubs as per drawing.

Supply and install water heaters as per local code and drawings. Venting and penetrations by others.

Supply and install RPZ backflow valve per drawings and local code.

Supply / Install solenoids , check valve and mixing valve for pet wash.

Gas line roof penetrations must be coordinated with roofer.

Cap unused gas lines to old RTU’s if applicable

Supply and install pipe insulation per code and drawings.

Provide and install in wall washer box, water supply and drain.

Public Pet Wash Tiled Tubs o Supply and install conditioned water line from manifold to a full turn hose bib, neutral

colored handle. o Floor drain added for pet wash drains. See schedule and plans for location. o Supply and install 2” PVC to pet wash drain. o Pet wash drain to penetrate wall to stockroom, where hair interceptor will be located

and discharge into floor sink. Provide chrome pipe trim ring for pipe. See detail on P2.

17. ELECTRICAL SCOPE OF WORK

Electrical contractor to make space safe prior to start of demolition work. If electrical contractor is unable to access space prior to start of construction, electrical contractor to have personal onsite day 1 of demolition to make space safe. Disconnect all power to any panels or devices that will be replaced or removed per plans.

Provide temporary lighting for the space. Include power as needed for the trades.

EC to coordinate any need to add service or move service location, feeders, meter bases, access to transformers with local power company. This should be done in a timely manner and be set up in advance.

Provide and install conduits, wiring, boxes, outlets, switches of proper size for all circuits per plans and specs.

Conduits, wires, boxes that are not used to be removed by demo contractor once made safe.

Provide and install conduit and pull string for data wire and thermostat per drawings.

Provide and install conduits and wiring for smoke detectors, make final connection. E.C. to supply and install conduit and wiring for remote key station and make final connection.

Rework app panels as described. Follow all codes and drawings for grounds, bonding.

Provide and install power pole for cash wrap. See layout and install once cash wraps are in place. Install circuits for timers for pet wash solenoids per owners/ PSP location. Solenoids and timers provided by others.

Install GC supplied gear, panels/breakers, timers, timeclock, contactors, lighting (cables and clips provided). Emergency lighting and signage as indicated on CD’s and in accordance with local authority having jurisdiction.

Complete typed panel listings identification and placards on doors.

Power and final connection to equipment including RTU’s, stockroom heater, exhaust fans, rest room water heater, rest room exhaust fans.

Follow Marineland drawings specific to site. See PM or superintendent for drawing.

Provide circuit for store signage per sign contractor.

Remove power from unused RTU’S and make safe as applicable.

Use appropriate seal tight conduits for hi moisture areas.
