Should we invest in Real Estate?
For past 5 years residential prop-
erty price appreciation in India
bottomed out to a mere 12% –
effectively a little over 2% on a
yearly basis, even for properties
in prime locations.
As real estate property prices
have bottomed out- it is right
time to invest!
Real Estate Investment Backed by government sops, affordable
housing scheme can feasibly give returns to the tune of 8-10% in
the long term.
Points to Consider before investing
1.Stay Patient – Buying a property is a time consuming affair, with
most genuine property transactions taking a few days to be
complete.
2.Check The Papers – The papers of a property are perhaps the
most important factor one should consider. Understand/ review
registration requirements, delivery date, standard fittings/
flooring/ equipment provided and amenities available. Consult
an advocate before finalizing the deal.
3.Check Market Rates – Most local governments provide a guid-
ance value to help investors know the rate of a property.
Negotiate to the extent possible

4.Talk To Neighbours – Talking to the neighbours will help you in
understanding the local area infrastructure (school/ hospital/
water issues/ electricity issues), builder/ landlord reputation,
etc...
5.Calculate Your Finances –Understand clearly the payment
requirements/ timelines and accordingly look for a loan for
shorter duration to the extent possible- so that your interest
payout is least. Reach out to Shriram Housing for exclusive loan
offer for Shriram City employees.
6.Higher UDS – Invest in properties which provides maximum
undivided share of land- as land value appreciate faster than
building value.
7.Lower Maintenance – Invest in properties wherein maintenance
cost are lower – as higher maintenance cost will hamper your
future monthly expenditure budgets.
Investment in property is as safe as gold and it provides security to
you on retirement.
Appreciation in property value is guaranteed. Backed by
government sops, affordable housing scheme, real estate
investment can give returns to the tune of 10% p.a and above in
the long term !
The views expressed are based on certain factors and prevailing
trend , so please be advised to analyze the pros
and cons before taking your final call on
investments.

DECEMBER 2019
These are eight ways to improve yourself everyday:-
1: Understand that intensity is rabbit and consistency is a tortoise. Your
dreams doesn’t care about how you feel, be consistent.
2: Don't rush yourself with timelines of others. Some people excel in life
early and some after them.
3: Mind management is the essence of the life management. Not being
able to control your thoughts is enslavement. The surest sign of weak
mind is the body that cannot rest. Practice meditation, spend time with
nature and be accountable for the words that come out.
4: Stop blaming your luck. Luck is nothing more than the marriage of
preparation with opportunity. Start preparing for the things you've writ-
ten in your “to do” list for like hundred times.
How do I improve myself?

5: The only way to improve tomorrow is to know what you did wrong
today. Maintain one progress book to keep a trace of improvement.
Remember that even an attempt to improve is a good improvement.
6: Learn to be comfortable with your own self. Go for a solo trip once,
dine alone and observe the things going on around you. Fall in love
with learning new cultures, interacting with different people and
different energy.
7: Stop worrying about what people say. Tomorrow morning if you
disappear, world will go on perfectly fine without you.
8: Don't forget to remain physically fit and mentally stable. Saying that
you don't have time to improve your thoughts and your life is like
saying that you don't have time to stop for gas because you are too
busy driving. Go for a trek once in 3–6 months. Go work out and get
yourself in that physical shape you always wished to have.
